Terrifying. They tried to rent out a studio to me in a filthy condition after promising it would be clean. They said before I get key I need to send first month rent. They were urgent. When I got key he left immediately, super unprofessional. Never showed me the mailbox, about the garbage. I had questions. I discovered he left the door open on purpose because it reeked of cigarettes and they never cleaned place as promised and it took DAYS to get in contact with them despite how fast they were when they wanted my money! Total scam. I can't imagine actually keeping a lease with these people. Terrifying to think about being stuck with a management that don't come when you need something fixed etc. I'm so grateful I know my rights, dont let them scam you please don't believe the reviews of 5 stars. For sure they're lies. If you read the one star reviews they are all consistent with what I'm telling you. I hope these guy go down so bad. Idk how this operation is legal. My husband and I have spent nearly a month trying to get answers about a surcharge that is added to our rent, seemingly at random. We've tried email, text and even calling the maintenance line. The management team seems to refuse to do any communication other than email. They don't have a phone line for tenants to call. So disappointing because our building and neighbors are great. Wow, five 5 star reviews for Selborne just in the last week...? Perhaps there are two Selborne Property Management companies out there? Here at our building they have been a disaster -- a request for addressing water inundation in our laundry room at the beginning of December. " Maintenance" put a cement dam at the door opening just last week but did something wrong and it's not setting up. It took them 4 months to replace my broken heater and they did that only after I finally contacted the City building department. My neighbors garbage disposal was leaking into the cabinet below and they actually never fixed it for her -- they replaced it finally after she moved out. And they hired workers to fix up her place before her actual move-out date and they took the stuff she had left there to clean up, including a new vacuum cleaner. I don't have a vendetta against Selborne, I'm just stating facts about how it's been here at our property. So who are these people suddenly posting all these five star reviews? read more

Their primary contact, Gabe Bruck, has always been respectful and caring, and focused on supporting the building manager in collaborating on harmonious resolutions for any maintenance or safety challenges that have arisen -- and those are qualities that I, as a tenant, especially appreciate. read more

At first when they became the property manager of our buildings it was a great improvement, but now it's becoming worse. Note: I am comparing them to our previous management by the landlord themself, which was pretty bad (but *not terrible* in the realm of landlords, unless you had special circumstances which is about 15-20% of my building from what I know) ***BEWARE*** they make tenants sign up for an online portal to pay rent which removes many tenant rights Pros: - improved maintenance (previously the landlord would deny that problems existed or blame tenants for problems fairly often, which meant tenants stopped reporting, which led to the maintenance of the building decreasing (think: broken locks, laundry machines not working, lights out, leaks going into other apartments) - better maintenance than before when it's done (for example we have made it through winters without ant infestations which is a significant change) +/- online rent payment Cons: - they make tenants sign up for an online portal to pay rent which removes tenants rights as part of its terms of use - about 1/3 of the time they don't respond to maintenance requests - flaw in the portal? - if you don't pay through their online portal you CANNOT PAY BY CHECK or bank transfer - you have to take money to a local business (7-11 or similar) to pay rent - online rent payment charges fees if you use your credit or debit card ($9.99 each payment) read more

I rented a 1BR apartment in San Leandro for 4 years with my partner. Looking back, we feel very fortunate that we rented our first place with Selbourne Properties. They offered an affordable unit, in a safe area, with prompt service. Any time we had an issue with our unit (heater, pests, clogging, tree trimming, etc.) they handled it timely and communicated well. When we decided it was time to move to a larger and more up to date home, we first checked Selbourne Properties listing because there services are that good. The only thing to keep in mind as a prospective tenant, is that there amenities and buildings can lean on the older side. That's why rent might be cheaper than the surrounding area. This is a horrible, extremely sketchy, and unprofessional property management company! I would NOT do business with them or sign anything with them as they are extremely dishonest, play games, and you can NEVER reach anyone by phone or email. I was a prospective tenant with them and trying to sign the lease once they offered me the apartment on 2/13/23. They were extremely pushy sending me multiple emails demanding that I give them a response the same day when I hadn't even been able to talk with anyone to ask them about who lived in the unit above and also shared a wall with the unit (this was a bottom/first floor unit) and noise was a concern of mine, and most would people would wanna know if there's a family and children or more than one person living above them. The realtor who showed the unit was unable to provide any real info. on the unit and answer these questions, so I was trying to get ahold of Selborne, the property management company the entire time as I was applying. I was considering their unit and another property management's unit who also approved me, and I ended up going with Selborne and letting them know I would take the apartment, but I still had some questions regarding the lease and the unit. While I know they cannot give specifics on any tenants that live the building, I asked if there was a family/children or more than one person that lived in the unit above, and they repeatedly danced around the question claiming that they had no ability to know who lived in the units (when that's a lie and makes no sense since they are a property management company and would know who was on the lease). I also noticed in the lease they provided that renters insurance was required (this was never brought up by the realtor who showed the unit) and I also asked them to adjust my move-in date to an earlier date, since they asked me when I wanted to move in and also adjust the lease to a year (wasn't sure why they had it for more than that). They agreed to this, but never sent me a new lease or followed-up thereafter. I called and also emailed them repeatedly telling them I would purchase my own renters insurance and asking for an updated lease to sign, and still no response. I also tried to have the realtor reach out to them. Finally, on 2/17, I get this response below: "Sent: Friday, February 17, 2023 at 12:54 AM From: "Property Manager" donotreply@appfolio.com To: Cc: craigslist@andrearentals.com Subject: Re: Re: 359 Grand Thank you for your email. We just started managing this building and although lease records could say one thing, we can't be certain how many people are in each unit - people have kids, after they sign a lease etc. There could easily be a kid, someone else, etc nearby and we could not be 100% certain telling you information based on the lease. Please also note that we have not heard from you in few days, and have had other people who have applied and been approved. If you want to be put on a waitlist behind them, please email info@selborneproperties.com and craigslist@andrearentals.com letting us know. Thank you again for your interest in the property." Not only had I not been able to get a response from them the whole time, they lied and claimed they hadn't heard from me in days, when I'd been emailing and calling them the whole time with cc's to those email addresses and contacting the realtor, and they gave away my unit to someone else, and I lost out on a different apartment I should've gone with in the first place given the extremely sketchy and poor communication and behavior throughout the process with this property management company. I rented through Selborne a year and a half ago. I found myself in a position to purchase a home and needed to be released from my lease early. Tim negotiated with me fairly and promptly. He made the process very seamless. Then, a year and a half later, an unexpected Christmas package was delivered to my old address at the Selborne property. I emailed Tim. He responded, again promptly, and reached out to the current tenant on my behalf. I was able to get my package from the current tenant--a Christmas miracle--all thanks to the kind professionalism from Selborne Properties. If I ever found myself needing to rent again, I would not hesitate to rent from Selborne. We rented a property through Selbourne Properties for 2.5 years, and it was one of the easiest experiences we've had as renters in the Bay Area. Tim Browne was always quick to respond to anything we needed, and deployed his team when service was needed (and this house definitely needed a few repairs during our tenure!) We had contacted Selborne 6 months earlier, decided not to use them and they gave us no pressure and said to let us know if they need us for anything. We found a renter, and had a bad experience and learned out lesson. Now out of town, we called Tim out, needed another renter and he found us one very very fast. We only had a 2 week delay with no rent. They are professional, create excellent monthly reports and deliver the personal touch of being available. Quite important when you are out of state. I wish I had found Selborne Properties years ago when I became a landlord. Before them with another company my experience became a nightmare. Then when Tim at Selborne in North Oakland office took over, my problems and complaints from tenants went almost completely away. Plus the transparency was great, no begging for copies of invoices or mystery miscellaneous rent deductions. Instead there is online system and a monthly statement with copies of invoices. Tax filings handled, tenant expectations reeled in and managed according to the lease. The tenants even complimented after warming up to this new company.
