Worst property manager/landlord that I have experienced. Our next door neighbor was a "legacy" tenant that was allowed to smoke cigarettes in his apartment. This was never disclosed to us even though it's legally required to be and our apartment constantly smelled of cigarette smoke. This same tenant also would leave his dogs off leash in the shared hallway of our building and they would constantly try to rush into our apartment and would not let us walk past. Structure Properties did nothing to address these things. Our building also had a mice infestation that was not remedied and upon move out we found mice poop throughout our closets. We also got a new property manager the week we were due to move out. In the weeks leading up to our move out we reached our numerous times for paint color codes and a move out inspection. No one from Structure Properties got back to us until THREE days before we were due to move out. Then, upon moving out our new property manager tried to charge us for a full repainting because the "touch up paint did not match and we will have to repaint the unit." We had not repainted anything and the paint was damaged when we moved in. After some back and forth they dropped the security deposit deductions from $1,300 to $700. Many of the charges in the $700 were ridiculous ($100 for a new towel rack when the towel rack was loose when we moved in) but in the words of our property manager "at this time, all deductions are final." Avoid at all costs. read more

Structure Properties Neglects Tenants, Ignores Laws, and Should Be Investigated I recently vacated a rent-controlled apartment in San Francisco managed by Structure Properties, and I urge others to avoid this company. My unit had serious habitability violations, and the management's response was negligent at best--and possibly illegal. 1. Rodent Infestation for Years: For years, I reported a persistent rodent problem. Structure Properties failed to resolve it. They used temporary traps instead of properly sealing entry points or exterminating, leaving me to live with rats long-term. This is a clear violation of habitability standards under California and San Francisco housing law. 2. Unclean, Unrepaired at Move-In: When I moved in, the apartment was filthy and clearly hadn't been cleaned or properly prepared. Nothing had been replaced or maintained--fixtures, appliances, and surfaces were worn or dirty. I had to clean and repair it just to make it livable. 3. Unsafe Conditions: The unit had visible fire damage, including charred blinds, and other safety concerns like exposed wiring. Structure failed to make the unit fully code-compliant, and repeated maintenance requests were delayed or ignored. 4. Utility Overcharges: I was charged excessive utility bills for shared services because Structure failed to report the correct number of occupants in other units. I raised this for over a year with proof, and they eventually acknowledged the error--but refused to refund me properly. 5. Improper Refund Practices: Instead of returning the money they overcharged me, they attempted to apply it to my deposit, which is illegal. Utility overpayments are not part of a deposit under Civil Code §1950.5, and must be refunded directly. Their refusal may also violate California's unfair business practices laws (B&P §17200). 6. Deceptive Behavior: Structure Properties avoids accountability by burying tenant complaints, ignoring valid concerns, and misusing funds owed back to tenants. Their practices are irresponsible and undermine San Francisco's tenant protections. Do not rent from them. Document everything, and know your rights if you're already a tenant. read more

We signed a 1-year lease for a Structure Property managed apartment. 1115 Green St. We were told before we moved in that the broken fireplace would be fixed by the time we moved in, that lightbulbs would be fixed by the time we moved in, and the place would be cleaned by the time we moved in. We moved in to the apartment in the same exact condition in which we toured it. There were leaves in the front door hallway, dead bugs and live pests roaming the apartment. Urine stained toilet seats, dust and cobwebs all over the apartment. Visible mold growth in the fridge and the washer. When these were documented and reported to our property manager Ty Harris, he simply denied the photo evidence and said they did their own inspection and didn't find any of it. I re-took the pictures and Ty again denied this. We are paying $9,300 a month for this apartment and they are unwilling to hire cleaners to clean the place before we moved in, but even after we moved in and complained, they are still unwilling to hire them. Stay far far away from this management company. Unless of course you like living in an apartment that is falling apart, ridden with pests, and left in a frat-house style condition. The property manager name Ty has done nothing to resolve an issue of water damage that has continuously occurred between the two properties of 1845/1847 Fulton. Many request has been made to Ty regarding this issue and he just brushes the request to repair the water leak from the properties of 1845-1847 Fulton. I have never had someone blatantly ignore a request to repair or remedy the problem. I do not know why Structure Property has someone like Ty running properties. I want to clarify after receiving the reply from the VP of structure. His response is a bull faced lie. "Lucky Stewart" was our property manager. So that makes him our point of contact. Every time I called the Stucture phone number, they said all they could do was transfer me to him. And he never picked or replied to any voicemails. Also our internet was cancelled 3 times!! And it was not Comcast's fault. I called them and they said Stucture deliberately cancelled the account. This "VP" is only talking about the first time this issue occurred. The second and third time, nobody would return our calls for a weeks. Hence this review. We all stopped paying rent to get them to notice us. By the way, I still live here. Updated review: structure trying to pay off previous tenants who leave a bad review Following my one star review a few days ago, structure properties reached out to me via phone to apologize for Nikko's wrongdoing. They acknowledged his wrongdoing and validated that they "dropped the ball". Following this they offered me $1500 as a reimbursement for my early lease termination fee. This was supposed to be a resolution to Nikko's wrongdoing. However, the caveat was that it wasn't a "resolution" at all. It was structure properties trying to pay me hush money in exchange for removing my one star review. I know this because on the phone he made sure to reiterate many times to me that "this isn't hush money. It's a mutual resolution to what happened" as long as I remove my review of course. I thought this was fairly reasonable; a "mutual" resolution. Until they emailed me the "fine print" which was an informal NDA which entailed not only removing my one star review but never posting anything negative against them again. On the phone they told me Nikko was no longer customer facing and was under going review for his poor form. They phrased it as he is no longer working with us but upon my investigation he is still employed which was confirmed by the contact. They were not fixing anything. Nikko is still employed at the company which is fine but not what was marketed to me and we are owed much more than $1500 because of Nikko's misconduct. When I mentioned this I was told that they don't do refunds. They will silence you in the form of a reimbursement but will not actually solve the problem when you lay out exactly how much you are owed. We are owed close to $4700 which we had given up on for the sake of moving on. However we wanted to be clear that if they wanted us to agree to the informal NDA we expected to have a formal (legal) NDA with a proper expiration date and appropriate "reimbursement" for Nikko's lies and misconduct. The problem is that Nikko is a liar and mistreated us for months. Then upon move out he walked around charging me for things in the apartment that were as is when we moved in. He wrongfully charged us and now they're saying it was a thorough investigation. I tried telling him this during the walk through and even pulled up pictures but he literally and physically waived me away and talked into his Bluetooth ear piece ignoring me completely. He even told me I must not remember my move in but I was literally trying to show him the pictures that proved it was that way upon our move in. We hung one painting and Nikko walked around the entire apartment listing things that were damaged, however upon move in we called plenty of times about windows, walls, paint, a furnace not working, etc. and never heard back. I have some experience with user rights, reviewer's rights, and advertising and I know it is illegal to: "...incentivize reviews in the United States. The Federal Trade Commission (FTC) prohibits businesses from offering any compensation in exchange for a positive or negative review. This includes undisclosed paid endorsements, prizes, or free products." We never wanted their money. That is why I turned them down. Do not trust this company. This RE management is the worst kind of corporate--does the bare minimum , often NOT EVEN that much, borderline unlawful (negligent and unresponsive in cases of emergencies). my building had to call on Building Code violations office for the auditor come check the lack of basic services - hot water (lukewarm most of the times-old boiler) and digicode 4 times in the past 6 months. Since they never responded to phone calls or email. Those problems are still pretty much as they were at the time of complaint. The broken window which the manager promised to fix before my move in is still as broken as on Day 1. The appfolio app is just a dust collection of unresolved problems. currently considering terminating my lease, the prices they charge on the higher end and hoping to find other places with more responsible managers and landlord. I contacted Alexander H. for property management services for midterm rentals (30+ days), after seeing their other units in the area. After an initial phone consultation I asked to review their standard agreement but he never followed up with me. Bear in mind he also quoted a 35% management fee, which is by far the highest I've heard of in the Bay Area. I even double checked whether that's their standard fee (in case there were any circumstances that made my case special) but he confirmed it's the standard. Update 11/13: the owner doubled down with a rambling response, yet the two points I raised still stand: 1) Alexander H. never followed up after the call to provide their agreement for review, and 2) I was quoted a 35% management fee for a rental with minimum 30+ day stays. read more

They are not upholding the contract we already had signed and in place. I call daily for weeks without a call back. So unhappy with this company. I have never experienced a company that has continued to show a complete disregard for its customers or tenants. I've had issues since Day 1 (signed a lease for an apartment WITH parking and they tell me the day I'm meant to move in that parking is NOT available) and even after moving out I cannot be done with them. My property manager told me the wrong paint color for me to paint my apartment back. Due to his error (and it sure wasn't the first) the person I hired costed an additional $400 for more time and to buy new paint. I was told I would be reimbursed. That was in JULY. I have called countless times and have told them I never received the check. This is just the last/most recent issue I have had with them. If you value security as a tenant or liability mitigation as a landlord then you might want to rethink this company. I lived in an apartment in the Richmond district. I moved out in January of 2023 but was connected to the intercom for 3 months after my departure. This means I had the ability to let anyone in the building. I contacted over and over again when I kept getting calls but again...it took 3 months to fix this security risk. Our point of contact Drew was an absolute joke. When we called his number (listed in AppFolio and where we were transferred to by the home office) he would aggressively remind us that the phone number was his cell phone and we shouldn't be bothering him. Note that this would be in the middle of the week mid day lol. Didn't know it was our fault the company doesn't pay for work phones but we did want to chat about PG&E turning off the water heater due to concerns about a gas leak. I guess the positive side is Drew no longer works for the company which brings me to my next point. It makes sense he's gone because again...I haven't lived there in 3 years. Today...I get a text message about a service request followed up with THREE emails asking me to do a survey on the work. Don't walk...RUN away from this roach motel business. read more

I lived in a Structure Properties managed apartment for about a year and a half before moving in with my Partner. I would have preferred to stay because the apartment was great and the location very convenient, but circumstances led me to be the one to make the move out. Whenever there was an issue, it was simple to file a request through the apartment portal, and follow ups were always prompt and the issue fixed in a surprisingly short amount of time. I don't ever recall reaching out to management and not having my call answered or returned within the day. The move out process was also simple and straight forward as well. All in all, it was as pleasant a stay as possible (considering some of the other horror stories about renting in SF) and I wish I was still there. I can't say enough good things about this place. I've lived at the B street apartments in downtown Hayward for about three years now with Alexander H as my property manager. As far as the property goes, this building is gorgeous and well kept. It does get scuffed up and dirty from people moving in time to time, but Alexander has the hall carpets cleaned regularly, the laundry facilities maintained beautifully, the trash areas are professionally cleaned, maintained and kept smelling nice. My first year here I was surprised by all the effort to keep the place looking nice and the efforts to keep it safe. Our manager Alexander is very easily reached, attentive and quick to respond to any issue. My hot water heater had an issue and I thought I would be without for days, but the repair occurred within HOURS. He is both responsive to building maintenance issues as well as personal issues with neighbors, neighborhood, and any other concerns you may have. The value can't be stressed enough with gorgeous high ceilings and original brick walls. This place is has 9 coffee and boba tea places, 8 bars, 5 sushi places, 10 hair salons, 4 nail salons, Thai, Japanese, Italian, Burmese, Indian, Mexican, Fijian and Philippine food all within a city block. Theres also 3 grocery stores, 6 parks and the Bart station within walking distance (5min) and pet friendly. You should probably live here. I wouldn't move If I wasn't buying a home! read more
