    the property manager ignoring safety concerns

    i dont even know where to start...there is so many things i can get into that has happened in just a year of renting a 1 bd 1bth in hayward to start ill just let you know don't expect anything to be done concerning maintenance and safety issues all they will do is ignore you ,make you jump through endless hoops in hopes to have someone sent out in a timely manner just to end up sending a "maintenance" guy who has no idea what they're doing. in they end they will tell you its not they're responsibility..i rented a bottom unit of a two story complex since the day i moved in the unit above was so brash and inconsiderate. of course no one from management cared,no matter how many times i reached out,they did nothing.not even when i called the police making numerous noise complaints.all they said was" have you tried talking to them?"/" have you been in contact with them at all?"as if its not they're responsibility to ensure the peace of they're tenants as it says in the lease but i guess it just another one of my responsibilities.if i could rate this place 0 and have them investigated and shut down for negligence i would! i will attach just a small piece of the enormous lease they have tenants sign but do not enforce no matter how much proof ,evidence,or documentation you have and a pic of the roof they failed to fix even though i was in contact since it collapsed and fell on one of my cars and im sure if you've read this far you guessed it they sent one person out to give them a quote because all they care about is money and not the safety of their tenants and never sent any one to actually fix it after that !

    Structure Properties Neglects Tenants, Ignores Laws, and Should Be Investigated I recently vacated a rent-controlled apartment in San Francisco managed by Structure Properties, and I urge others to avoid this company. My unit had serious habitability violations, and the management's response was negligent at best--and possibly illegal. 1. Rodent Infestation for Years: For years, I reported a persistent rodent problem. Structure Properties failed to resolve it. They used temporary traps instead of properly sealing entry points or exterminating, leaving me to live with rats long-term. This is a clear violation of habitability standards under California and San Francisco housing law. 2. Unclean, Unrepaired at Move-In: When I moved in, the apartment was filthy and clearly hadn't been cleaned or properly prepared. Nothing had been replaced or maintained--fixtures, appliances, and surfaces were worn or dirty. I had to clean and repair it just to make it livable. 3. Unsafe Conditions: The unit had visible fire damage, including charred blinds, and other safety concerns like exposed wiring. Structure failed to make the unit fully code-compliant, and repeated maintenance requests were delayed or ignored. 4. Utility Overcharges: I was charged excessive utility bills for shared services because Structure failed to report the correct number of occupants in other units. I raised this for over a year with proof, and they eventually acknowledged the error--but refused to refund me properly. 5. Improper Refund Practices: Instead of returning the money they overcharged me, they attempted to apply it to my deposit, which is illegal. Utility overpayments are not part of a deposit under Civil Code §1950.5, and must be refunded directly. Their refusal may also violate California's unfair business practices laws (B&P §17200). 6. Deceptive Behavior: Structure Properties avoids accountability by burying tenant complaints, ignoring valid concerns, and misusing funds owed back to tenants. Their practices are irresponsible and undermine San Francisco's tenant protections. Do not rent from them. Document everything, and know your rights if you're already a tenant.

    We signed a 1-year lease for a Structure Property managed apartment. 1115 Green St. We were told before we moved in that the broken fireplace would be fixed by the time we moved in, that lightbulbs would be fixed by the time we moved in, and the place would be cleaned by the time we moved in. We moved in to the apartment in the same exact condition in which we toured it. There were leaves in the front door hallway, dead bugs and live pests roaming the apartment. Urine stained toilet seats, dust and cobwebs all over the apartment. Visible mold growth in the fridge and the washer. When these were documented and reported to our property manager Ty Harris, he simply denied the photo evidence and said they did their own inspection and didn't find any of it. I re-took the pictures and Ty again denied this. We are paying $9,300 a month for this apartment and they are unwilling to hire cleaners to clean the place before we moved in, but even after we moved in and complained, they are still unwilling to hire them. Stay far far away from this management company. Unless of course you like living in an apartment that is falling apart, ridden with pests, and left in a frat-house style condition. Not to mention having a property manager that looks you in the eye and denies photo evidence presented to him.

    Corey you are so wrong. I disputed all the BS and the incorrect charges and received over 450.00 back after I complained of bogus charges. So go eat your words. I'm a fighter and don't believe in treating people terrible . Lindsey reached out to me and fixed the wrong you guys made and I got my check. Thank you

    Updated review: structure trying to pay off previous tenants who leave a bad review Following my one star review a few days ago, structure properties reached out to me via phone to apologize for Nikko's wrongdoing. They acknowledged his wrongdoing and validated that they "dropped the ball". Following this they offered me $1500 as a reimbursement for my early lease termination fee. This was supposed to be a resolution to Nikko's wrongdoing. However, the caveat was that it wasn't a "resolution" at all. It was structure properties trying to pay me hush money in exchange for removing my one star review. I know this because on the phone he made sure to reiterate many times to me that "this isn't hush money. It's a mutual resolution to what happened" as long as I remove my review of course. I thought this was fairly reasonable; a "mutual" resolution. Until they emailed me the "fine print" which was an informal NDA which entailed not only removing my one star review but never posting anything negative against them again. On the phone they told me Nikko was no longer customer facing and was under going review for his poor form. They phrased it as he is no longer working with us but upon my investigation he is still employed which was confirmed by the contact. They were not fixing anything. Nikko is still employed at the company which is fine but not what was marketed to me and we are owed much more than $1500 because of Nikko's misconduct. When I mentioned this I was told that they don't do refunds. They will silence you in the form of a reimbursement but will not actually solve the problem when you lay out exactly how much you are owed. We are owed close to $4700 which we had given up on for the sake of moving on. However we wanted to be clear that if they wanted us to agree to the informal NDA we expected to have a formal (legal) NDA with a proper expiration date and appropriate "reimbursement" for Nikko's lies and misconduct. The problem is that Nikko is a liar and mistreated us for months. Then upon move out he walked around charging me for things in the apartment that were as is when we moved in. He wrongfully charged us and now they're saying it was a thorough investigation. I tried telling him this during the walk through and even pulled up pictures but he literally and physically waived me away and talked into his Bluetooth ear piece ignoring me completely. He even told me I must not remember my move in but I was literally trying to show him the pictures that proved it was that way upon our move in. We hung one painting and Nikko walked around the entire apartment listing things that were damaged, however upon move in we called plenty of times about windows, walls, paint, a furnace not working, etc. and never heard back. I have some experience with user rights, reviewer's rights, and advertising and I know it is illegal to: "...incentivize reviews in the United States. The Federal Trade Commission (FTC) prohibits businesses from offering any compensation in exchange for a positive or negative review. This includes undisclosed paid endorsements, prizes, or free products." We never wanted their money. That is why I turned them down. Do not trust this company. On the phone they made a point to tell me they take reviews seriously and said I may have noticed they have primarily 5 star reviews. Now we all know why they have 5 stars.

We had a bit of disagreement with the owner, who was very upset about some marks we had left on the countertop and was trying to deduct an addition several hundred dollars to replace it. Jeanne stepped in, found a cleaner who could take care of it for $50 or so, and that was that. We're appreciative to Jeanne for intermediating and de-escalating a small issue that could potentially have blown up into something much more annoying.

I had the extreme misfortune of doing business with Jeanne, who worked with me to rent an apartment at the 1 Federal Building. The apartment had severe maintenance issues [broken toilet, electrical issues, drier vents that hadn't been cleaned in years and had backed up lint to the top of the closet, broken fireplace, etc]. After providing the punch list of issues, Jeanne recommended that I hire maintenance people and charge back the landlord, which required many days of waiting at home for repair people to show up [this required 1 week of vacation time from work - I was a tenant, not the property manager, but she happily outsourced all the leg work to me]. After two weeks of living in the apartment, I noticed a strong chemical smell coming from the closet. In subsequent weeks, I become more and more sick, eventually ending up with full body inflammation, many symptoms and requiring a 3 month disability leave from work to recover from a chemical exposure. My mother came to visit and her eyes swelled shut and had to go to the emergency room. I moved out that day. Jeanne was aware of the chemical contamination in the apartment and that I had become severely ill living there. She did 0 follow up to see if I was okay or to see what was causing the chemical contamination. In fact she put the apartment back on the market 3 hours after I moved out, putting the next tenant in severe danger of experiencing chemical poisoning. People were showing up to see the apt literally the afternoon that I moved on. Jeanne is a sick individual and certainly not someone you would ever want to be involved with and certainly not do business with. Steer clear.

Many brokers don't invest the time to learn about the ins and outs of TICs, and that can lead to unexpected problems for buyers, sellers and lenders. So the obvious choice for me was the Brown Real Estate Group, because for years they have developed a specialty in Tenants in Common. I worked most closely with Mark Brown and Cathy Garibaldi, but it was always obvious that they were supported by a strong team. From day one they anticipated things that I wouldn't have known -- for example they knew that lenders now require TIC Agreements to have clauses that didn't exist when my TIC was formed in 2009. So they hit the ground running with legal expertise to amend the TIC agreement, and they worked directly with the other TIC owners to get our Agreement revised and signed in time for a clean, easy, close. Mark and Cathy were incredibly detail oriented, thorough, responsive to my queries, and patient with me! They were fantastic communicators, making the complex issues comprehensible to me, and to prospective buyers. In addition to the TIC expertise they applied to my transaction, they also assessed what the house would need to sparkle on the market, and brought in their own team of floor refinishing, painting, and staging talent. They managed the entire project, on budget, on time, and with good humour! All that up-front work definitely paid off for me. As a first time buyer in San Francisco, Tom did a great job consulting me on what to expect from the process and how to think about and prioritize the things I wanted from my future condo. I saw numerous properties over several months but finally found one that checked all (or most) of my key boxes. That is when Tom really shined. He did a great job corresponding with the selling agent. He coordinated all of the inspections and advised us on how to approach our offer. He was a great negotiator and we ended up getting the condo. Tom made the closing process very smooth. He did the majority of the work behind the scenes and told us what we needed to do. If it was not for Tom, I really believe I would not have owned my lovely condo. This past fall, my wife and I decided to move out of San Francisco. We searched for a house for a year in the east bay and finally purchased one. After my great experience with Tom purchasing the condo, I knew I wanted him to help me sell it. He met with me before we purchased our new home to discuss how we would approach the sale when the time came. When the time came, we had a very tight window to get the property ready and sold. We moved out over Thanksgiving and were concerned about getting our condo on the market and sold before the holidays. Tom worked some serious magic to prepare the condo to be listed and shown the following weekend. He has an amazing network of painters, inspectors and stagers. He pulled lots of strings and went above and beyond to get our condo ready with amazing speed and efficiency. Our condo received lots of interest and sold for more than we could have imagined. Throughout the negotiation and closing process, Tom was (once again) a tremendous asset. He made the process seem very smooth and easy, even though I know he was working very hard to make it come together. If you are looking for a realtor in San Francisco, I can't recommend Tom highly enough. He is very experienced in the city, knows the ropes and the people. Throughout the process, he never told me what to do. He provided me with information, recommendations, and guidance to help me make informed decisions that I was comfortable with. I was never disappointed. Whether buying or selling, if you are looking for a top realtor who will go above and beyond your expectations, Tom is your man.

Last year, I made the decision to make the biggest purchase of my life so far: a 2-bedroom apartment at Duboce Triangle/Castro/Upper Market. I did my research on the market, calculated how much I could afford, and looked up real estate agents. I've talked to a few real estate agents before (mostly through family friends) and they turned me off immediately- some were way too pushy, others were aloof, they were clueless about the SF market, and some were maybe just a bit too eager. Either way, I really questioned whether they provided any value at all in the age of RedFin. That's when a very experienced and established neighbor of mine introduced me to Tom Cooke, and I can safely say now, having bought my house, that Tom Cooke was WORTH EVERY PENNY and I'm pretty sure I couldn't have done it without him. Upon meeting him, I really got the sense that he was not only knowledgeable about the SF real estate market (he's been at it for almost 20 years), he is extremely astute and intelligent, and he REALLY understands the neuroticism of a first-time home buyer. Upon meeting him, I thought to myself, if there is ANYONE I need on my side in a negotiation- it's this guy. He really knows this sh*t. Despite being super busy (all his business being from referrals and loyal repeat clients) Tom makes himself available, he isn't at all pushy, and makes you completely comfortable with the whole process- which can be a frustrating one. I really saw the value in having Tom by my side during the negotiations/offer-making process, and especially during the closing of escrow. The paperwork, deadlines, and the insufferable personalities of the lender/seller/previous homeowner/HOA association/bank was difficult to sort through, but Tom walked me through everything, handled most of it, and gave me his honest opinion throughout the entire process. I felt I could trust Tom to give me his unbiased and honest feedback, whether or not it benefitted him, and that in itself is difficult to come by. Tom was my confidant, therapist, and advocate through the entire home-buying process, and a year later, he still continues to be my main resource in all things relating to real estate. And I am happy to report that I am still very, very happy I bought my place. And, I know it wouldn't have happened without Tom. If you don't believe me, just set up some time and talk to him and decide for yourself. I'm just happy to give credit where credit is due.
