Very expensive storage unit, but on first visit it appeared secure. Today I encountered a group of strange people loitering outside. I immediately brought this to the attention of the staff on site. I THOUGHT they would be concerned and appreciative, not only for THEIR customers, but also for their own safety. The response I received was "Did that bother you?!" I was so shocked and taken aback. Of COURSE a group of loitering sketchy people are of concern! ANYWHERE! Hello?!?! Why wouldn't they INQUIRE as to the reason this group was "hanging out" on their property? Maybe they were friends of the office people? Regardless, the staff turning my concern onto ME spoke volumes. If you are looking for a SAFE unit for your property...and YOURSELF whilst you are attempting to "visit" your unit, "EXTRA SPACE STORAGE" on Parkshore Drive in Folsom is NOT THE PLACE! I am quickly moving my items OUT to another place that actually cares about the safety concerns of their customers. I hope the OWNERS see this review, as their on-site "management" clearly needs to be replaced. As a female visiting alone today, I was (and still AM) definitely concerned about the RUDE and unprofessional response that I received. TERRIBLE BUSINESS. Beware of a classic bait and switch tactic. I rented a 10x10 unit from Extra Space Storage (Folsom) in January 2023 for $158 per month. In May 2023, I received a notice that my rent was increasing to $238 per month, a 51% increase! I called the manager, David, to inquire about the increase. He said that they routinely review market rents and have the ability to reset them at any time to reflect inflation. I asked him if inflation had gone up 51% in the past 5 months and he said yes. I then went on their website and saw that they had units available for less than the $158 per month rate I was paying. After asking about switching units, David said that we could not switch to one of those units because that pricing was reserved for new customers only. He also noted that those units would almost surely see a huge price increase within just a few months of moving in. This seems like the definition of a bait and switch tactic. They lured me in with a low price, then jacked up the rent after I signed the contract. And nowhere in the contract did it say anything about us getting a promotional rate that would reset after just a few months. I decided to move out of Extra Space Storage after the price increase. The move out was a lot of work, wasted time, and headache. But we weren't going to pay $238 per month, and we also were not going to stay just based on principle. I hope others can learn from my bad experience. read more

I would give NEGATIVE reviews, if it were possible! The people that run this facility are terrible! If you like to overpay, and have a storage unit company that decides if you are allowed access depending on their mood, and want overall horrible customer service, this may be the place for you! We are paid up until the end of the month, and as I am trying to sell some items, empty the storage unit out, etc., I was able to access the gate yesterday. Today, I was granted access into the gate... Had somebody come purchase a filing cabinet, and as I went to enter the code to let them inside, the office decided to suspend the access code. Just within the short 20 minutes I was there. there I was, trapped inside the facility as the person I was meeting had to wait until the office employee decided they wanted to head outside and let me out. He then had the audacity to ask if I had followed somebody in there and what my code was. Clearly their front-facing office looks toward the gate code, and could tell I let myself in. In front of my fire, they said I owed $33 and some change because I was not paid up. I asked if that were true, how could I have entered yesterday and entered today??? The district manager had to get involved and called him to tell him to give me a code and let me in (he didn't know I knew that). He still had me come inside of his office and turn his computer around to show me what I owed. He was still going to have me pay the $33, even though we are paid until the end of the month. I said "the DM Just called you to tell you to give me a code and you were still going to have me pay??" He backtracked ..... Once he finally let me inside, he came to tell me what my new code was, so I could have it for the future (and exit the facility). The second I typed in his new code, it said "ACCESS DENIED." SMH. This place is poorly run, and they clearly only care about $$$. Much better storage units in Rancho Cordova for less than half the price! read more

I called today and the specialist that helped me find my unit was very helpful and worked me through the process over the phone. It was an easy and quick process. When I arrived at the storage unit, I had a problem with getting in the gate the first time but the site manager was there to help me and she explained the process. I reserved a unit online that specifically offered 24/7 access to the unit and I was told by the property manager it is completely arbitrary and up to them if they want to allow 24/7 access because "no one needs to be on the property past 10pm". When I brought this up I was invited to leave the facility and move my belongings out of the unit. I provided a solution for the manager and told him to just adjust my rate to the lower package that didn't include 24/7 access but was told that he could not do that because it's an online rate only. I'm planning a wedding this year and you don't realize how quickly you accumulate necessary items and the sheer magnitude of it all. I quickly filled my spare room with decorations, signage, bridal party gifts, and glassware. I wanted to fInd a facility that would be safe/clean to store these items until this fall. I called the Folsom store and spoke with Sean, and he was so personable over the phone. He really listened to my needs and invited me in to show me around. He was able to get me into a unit that best suits my needs and won't break the bank due to my financial restraints. Really great customer service!! I would like to advise anyone that is considering renting a storage space with Extra Space Storage to look over your contract as well as talk with their branch manager about the rates and how they can fluctuate at any time before deciding. I rented two spaces from my local branch for $128 per unit. 4 months later I received notice that my rate would be increasing to $208 per unit. That was a 40% increase. I was told by corporate customer service and the branch manager that they can change the rates at any time. With rising inflation, gas prices and a struggling economy I can't see why a company would do this to their customers. Maybe they are waiting for the increased foreclosures that are expected so they can capitalize on the people who will be forced to move and have to store their belongings. I am not sure but it does seem like bad business. If you are only staying a few months then this may be a good option but anything past that I would seriously look at all options before deciding on this company. read more

So normally I wouldn't think a storage place has much to offer besides having space for your stuff. But since I have left this place to move to a new location in the bay area I have come to appreciate the level service and care given by the staff at Parkshore Storage. I have always been pleased with the interest they take in you personally and have always felt welcomed and appreciated there. Aside from how nice the units are and how clean the whole facility is, including a spotless bathroom and ice cold water fountain, you will find it hard to be served by a more friendly and appreciative staff. Great promotions and friendly front desk clerk. The owners are a little iffy, but you probably won't interact with them much. The facilities are well kept, but the AC seems poor especially on hot days. Access hours could be improved, but they are comparable to other storage sites. Very nice and secure storage to put all your stuff. Sean help me to get a good and easy accessible storage close to the elevator. Then not even 3weeks on that storage my boyfriend and I changed our mind about the size of the storage and decided we need need a bigger one. So since I was in another city that time I couldn't go to Folsom to changed the rent contract and we need to changed it right away before our due date to pay the first month. And my boyfriend can't do it either because the storage unit is under my name. This has been the best commercial relationship I have ever experienced. The facility is close to the freeway. The manager is very friendly and helpful, billing is always on time and done correctly, the facility itself is immaculate. I had 4 units upstairs in the climate-controlled space. Elevator always worked well. Air conditioning seemed to struggle on extremely hot days, but at least it worked! I liked the gated access. Always felt safe. Thank you for a great experience.
