Inconsiderate AF. They stuck a giant, ugly box that is about 5 minutes from looking dated on the block in Williamsburg, with a pointless strobing yellow warning light (similar to an emergency vehicle) above a rolling garage door. This strobes 24/7 into the windows of the buildings opposite. Complaints have gone ignored. These people show up in your neighborhood, put up a flimsy building in about 5 mins and have no regard for anyone that lives next to or across from. read more

She was so professional but warmly engaging - providing detailed knowledge of multiple properties and really zoning in on the qualities I was seeking. I was working with an agent by the name of Aida Acosta at EXR Realty. I first came in contact with her through an advertisement on StreetEasy July 20th. I saw a 2 bedroom apartment that I requested an in person tour of. I received a speedy response with the typical questions about my move in date, income, credit score etc. It feels like the minute I said I had a voucher things shifted. I emailed back and no response. I followed up the next day and got a response 2 days later she explained was due to a family emergency. Life happens so, no biggie. She asked about my voucher details. I explained to her that I had a 2 bedroom apartment voucher and the amount covered. She thought I had a 1 bedroom based on the amount I told her. Although I was clear on how many bedrooms. I called to confirm the amount of bedrooms and amount. Turns out the amount for a 2 bedroom was more. I emailed her back and then after all of that it's now July 25th and she says the unit I inquired about already has an application on it. Okay, moving along I asked about what 2 bedroom apartments were still available to apply to because StreetEasy had a few from that building still being advertised. She says the site and units are constantly changing so it's not always accurate and all other units she had was more expensive. As opposed to just answering with what was available and how much. I had to email back and ask how much more. She tells me the price and move in date. I asked how I go about applying. She emails back and apologizes saying another brokerage has an approved application on it. A couple of days later I see another apartment on StreetEasy with an upcoming open house. I email Aida to inquire again about applying and attending the open house. She says it won't be available until 9-1-24 and is currently being occupied so appointments are based on the current tenants schedule. I replied saying I would like to apply. This is July 27th, I followed up on July 28th with no response until July 29th. Now, she asks me to email her a copy of my voucher. This is 9 days later and several emails back and forth. I send her my voucher and again silence the next 3 days. At this point, I reached out to StreetEasy letting them know about the experience with Aida at EXR. I wasn't expecting anything and was going to move on from their brokerage. However, a couple of hours later. A guy named Anthony reaches out to me with an explanation. I could tell by his email he was misinformed so I told him what had been happening. I finally here back from Aida and she says she had a death in her family. I will say once Anthony got involved. I was finally able to see an apt on August 3rd. Please keep in mind I first reached out July 20th. I loved the building and she did show me a different apartment because the one I wanted wasn't available until Sept 1. That was fine by me because the apartments were very similar and she sent me a video tour of the apartment I wanted. I asked to move ahead with the application process. She sent it I applied but never heard anything. Almost a week and a half later I reach out. I emailed, no response. Waited and emailed again. She says sorry nobody was in the office. Most realtors work from their cell phones but okay. She says the apartment already has an application from another brokerage. Now I'm really confused because I asked her about an apartment previously that I saw on StreetEasy. She told me it was from a different brokerage. Her company advertises on one side and they had the other. Somehow, she thought I was talking about a different apartment. I responded back for clarity letting her know I was asking for an update on the apartment I filled out the application for. Now, she tells me she needs more information. I called housing for the information she requested only for them to tell me what I gave her was correct. That she or the landlord had to do the next part using my voucher and pin number. I email her what housing told me. Roughly 45 minutes later she says "when I checked just now today" the other brokerage put an application in that was accepted and they already started making payments. My thought, this just popped up today. You didn't realize what was going on given that I had been emailing you for updates. And after she told me they advertise on different sides of the building. And, after she told me many times applications were already on apartments I had an interest in. Yet somehow, another applicant was able to apply when my application was given a while ago. A lot of time wasted and lack of professionalism. I don't think Aida ever had any intention of helping with renting an apartment. I believe she did it to save face because I reached out to StreetEasy and complained. There was no effort to reach out to me regarding any updates. She never bothered to check on the apartment or anything. So many different stories. Always a reason why she didn't get back or something. Don't waste your time. read more

- DISCRIMINATORY STEERING - WITHHELD SECURITY DEPOSIT My with EXR began on a positive note. I was leaving my apt in 8 days and needed a new place. Worked with EXR broker to apply for a rent stabilized unit in a lovely area of Ditmas Park. Provided security deposit, app fee, credit check, and other necessary documentation within 12 hours. Things quickly went south after this. DISCRIMINATORY STEERING Broker spent the next 5 days explaining that his EXR manager was "reviewing" my application for the Ditmas Park unit and, for 5 days, my application was withheld from review by the actual building/property management. During this time, EXR mgmt. heavily scrutinized minor areas of my credit history--even though my credit score was ONLY FOUR POINTS below the building's suggested level. Also during this 5-day period of waiting, the broker explained that EXR mgmt. instructed him to encourage me to consider a different apartment as EXR mgmt. did not think the building/property managers for the Ditmas Park apartment would accept my application. I was then shown a unit in a "ghetto" neighborhood. The broker's manager also instructed him to tell me that I would be immediately approved for the unit in the alternate area they suggested for me. [NOTE: The unit at Ditmas park was $125 cheaper than the unit in the other area--yet, they were willing to instantly approve me, which appeared suspicious]. I make well over 6-figures, work for one of the leading management consulting Firms in the world, and present myself very well. Don't know why EXR mgmt. so strongly encouraged me to not move into the unit of my choice and would, furthermore, be so unreasonably selective about my credit--which was, in large part, a non-issue. This all led me to believe I was being steered away from renting in a specific neighborhood due to the color of my skin. WITHHELD DEPOSIT 3 days before my move, broker explained that the property manager finally reviewed and denied my application. When asked if I wanted to take the unit in the lesser neighborhood, I initially declined. I had already ordered movers and instructed them to move my property into my mom's house in Queens. The broker made a final attempt to rent me a unit and we met the following afternoon. He showed me one building that did not fit my criteria and then suggested I view the apartment in the lesser neighborhood one more time. I eventually decided that I would ONLY SIGN ON THE UNIT ON THE CONDITION THAT I WAS ALLOWED TO STORE MY BOXES IN THE APT ON MY MOVE-OUT DATE. Security for the building verified with the Superintendent that I had a green-light to drop my boxes off prior to lease signing. As such, I informed my movers that I'd be changing the destination address. The broker later explained that, although the property manager did not want me to move my items in on my requested date, I should move in anyway. I was not comfortable with following that advice, so I told the broker that I will not take the unit if I cannot move my items in based on my time constraint and desire to avoid additional moving fees. Broker said he'd work to get consensus from stakeholders on his end. I waited 4 hours for a reply that Sunday (day prior to my move) and received no status from the broker. By then, I had run out of time. The movers were closing soon and I had to confirm--yet again--what address they'd be taking my items to. Before I did, I texted the broker and CLEARLY explained that I will no longer be taking the apartment since my requested conditions couldn't be met in a timely manner. [NOTE: As of this point, I only signed an application and provided a deposit for the DITMAS PARK unit (Ocean Ave.). I never signed any documentation proving that I provided a deposit for the alternate unit.] 30 minutes AFTER I explained that I would not be taking the unit, EXR suddenly sends me a notification for a lease appointment in an attempt to lock me in to renting the unit. The broker urged me to call my movers--a 4th time--and update my moving request. However, my movers would have cancelled my entire request if I called to change directions again and I couldn't risk the legal implications of remaining in my old unit beyond the agreed date. I don't appreciate being bullied or pushed into situations for the benefit of others. Such a disappointing experience!! read more

Giving this a 3-star review because while we had a horrible experience as detailed below, we had a very pleasant interaction while signing our lease with a wonderful, professional employee who was already aware of Robin's tendencies when we shared them. This is not meant to hurt EXR, but the people you hire are surely a reflection of your business. I will preface this with the fact that Robin showed us an apartment on a day that she was sick, which also happened to be her birthday. That was very kind of her and we thanked her many times for that as we of course appreciated it, but this was one of the things that she kept holding against us in an attempt to guilt trip us and it worked. We worked with Robin Pollisky and she was the most unprofessional person I have ever worked with, constantly calling us "babe", sending us kissing emojis, and ending interactions with "Love ya" right after screaming at us. I have now had to block her phone number because she has made me feel so incredibly uncomfortable. You also do not pressure your clients, lying to their faces saying that there is no way to back out of the leasing process only after putting down the fee for the application. She told me that I was bound to the agreement after I put the application fee down, even though I had a last minute change of heart about the apartment because of personal financial concerns and had immediate stress and regret. She called me screaming (while I was at work) after I informed her of my decision and made me feel horrible and berated me over my decision to change my mind even though NOTHING is official until you sign the LEASE AGREEMENT (which I unfortunately learned afterwards) and put down the security deposit. That phone call left me in tears as she was so aggressive. Now, I am in an even worse financial situation than I ever imagined, paying for a roach-infested apartment that I am getting nothing out of as I've relocated because of the roaches and COVID. I hope I do not face retaliation as a result of this because we gave you our money like you wanted, and now that you have our money we wanted to share our review to inform other potential clients. Hopefully this can be a learning experience for everyone involved. read more

Keon and Ana were as apathetic and unhelpful as they come. While they were quick to take my deposit for a room in a 4 BR apartment, there was no communication initiated by them about next steps and when we could sign a lease. I reached out several times and was told about other showings and they told me to reach out in a few days. Three of the four rooms had been filled, but I was concerned because Ana had mentioned in passing that there have been cases where they can't get enough roommates and call off the entire lease. For that reason, I was adamant about signing a lease ASAP (also they had $1,000+ of my dollars and they said my application was approved immediately, so I felt entitled to it). I was supposed to move in on September 1st and by August 24th (application and deposit submitted August 14th) I still had not been given a timeline on when I could sign a lease. Finally, I emailed Ana's boss, Keon, and asked for details. He responded promptly and asked what my move-in date was. This is not reassuring to hear from someone who has the necessary paperwork and know-how to figure that out on his own. Eventually, he said he does not work on the weekends and for me to reach out again on August 27th. Five days before I was supposed to move in to this place and I had no idea if it was going to happen. Not being from this area and having family coming in to town to help me move, it was inconsiderate and highly unprofessional for them to continue to put the onus on me to figure out if/when I could get a lease signed. On August 26th, I finally pulled out because the uncertainty on their end indicated to me this would fall through. Even after my very clear messages informing them I would not be signing any lease with them, Keon emailed me today (August 27th) about the apartment. I don't know what's going on at EXR or how they can stay in business with tactics like this. I learned my lesson and hope to save you the trouble! read more

They stole my application deposit of $2600!! Stay far far away from these people. These people are unbelievably dishonest. Lauren Dooley showed me a rental apartment saying the previous person who applied for it changed their mind and was getting a full refund of their deposit. To apply, I had to pay an application deposit + fee. I ended up paying over $2700 but couldn't sign the lease in the end. In the end, I never got any of my money back. Naveena Mohammed, who is the closing agent, just stopped replying to my emails. What they are doing is illegal. They're not allowed to keep an application deposit by law. I guess they don't understand the difference between a fee and a deposit. I'm filing an official complaint about them. I highly recommend you stay far away from this company. read more

Can't say I'd recommend them. Honestly most (all?) realtors in NYC (and everywhere) are pretty scummy, and there was nothing about EXR that convinced me otherwise. I found the staff generally unprofessional (for example, I got into literal screaming matches with our pushy realtor over the phone. I was also sent an incomplete lease and had to follow up several times); we also paid for a credit check, even though we provided our own credit reports, and I have asked for a refund several times and have heard nothing back. The property was listed as having a rooftop, aka an unfinished roof that is technically not safe or legal to be up on (though granted many people in the building do go up there). Finally, they require you to pay an outrageous fee (in addition to their standard fees) that is equal to one month's rent when you submit an application. If you get the apartment the fee is then transferred and becomes a rent payment, but if you decide to not move into the apartment they keep the money anyway! It's Insane. I couldn't believe it was legal. Honestly, I think your best bet in NYC, especially now when the market is more renter friendly, is to look for opportunities to rent without a realtor (rare, but not impossible). You can try to go directly through the prior tenants, or the property management company or landlord (and they sometimes offer referral bonuses or discounts when you do!). Otherwise, if possible, just identify a property you like and find the most tolerable realtor showing that property and work with them. In our case, the apartment we went with was being shown by at least one other realtor, and we could (and probably should) have gone through them instead. But alas, moving in the middle of a pandemic with less than a week's notice did not give us the time or flexibility. Good luck out there. read more

In terms of transparency, friendliness, responsiveness and attention, David was the best by far. We never felt pressured, and while he's obviously got a job to do it really felt like he just wanted us to find something that worked for us. Plus, he seems to know a wide variety of spots all over town. Full disclosure, we ended up applying with a place a different broker showed us. But when we found out it was a building David also shows, we felt much more comfortable with the decision. BEWARE OF SCAM! We found an apartment on streeteasy and worked to closely with Zabrina and Joe to submit an application. We were told as soon as you put a deposit down and pay the fees the apartment will be under contract. We paid the deposit and fees and hours later we were told that the apartment was already under contract with someone else and there was nothing they could do. An inconvenience for us but at least they said we would receive a full refund for their error. They later refunded the deposit but held on to the fees. Extremely dishonest and even though we were promised a refund we never received the funds back - FOR THEIR ERROR. I would not recommend working with EXR unless you want your money stolen. read more

Unprofessional and misleading, do not work with Gordon Lewis. I met Gordon at a apt showing and he was the most unfriendly broker I have ever met. I didn't even know who he was until the other broker? woman showing the place started talking with us, as he was just standing around texting on his phone. As I was in a rush to find a place I put down a deposit and application anyways and he told me that it would all go smoothly and fast (within a week) to move in as the landlord is very 'chill'. On the day I wanted to move out (I had movers ready and had told Gordon multiple times that I wanted to do this, which he reassured me was ok) I am told to visit the landlord in his office to sign the lease and move in right after. After rushing there and hoping to get back in time to meet up with my movers the landlord who is the farthest thing from 'chill' tells me that no, he doesn't like this one thing on my bank statement and unless I can get a detailed receipt of it he will not let me move in. I had everything all packed up and did not know where my receipt was back home, and had to pay cancellation fees to my movers! I later found out my roommate had also went to the landlords office to 'sign a lease' only to not be shown any lease and more or less interviewed. We have not seen a lease of any kind to this day (over a month since moving in). Why did Gordon lie to us and tell us there was a lease signing? He could've just told us the landlord wanted to meet us (which is rare and strange but ok). Eventually I managed to resolve the issue with the landlord and moved in, while Gordon gave the impression of 'it's not my problem' the whole time. At this point I thought it was over and I could forget this happened but no, the apartment itself was in unlivable conditions. The building is rat infested, the gas was locked, we had no fire/smoke detectors, the fridge was leaking water and other disgusting things and pretty much broken. When contacted Gordon seemed unaware of all of this and it is appalling that he did not check the room before putting people in. This is not just a issue with our room as next door had the same problems. The room needed at least a week or more to have maintenance done, and more to rid it of rats, & I immensely regret moving in. He even had the gall to ask if my roommate and I were "trippin' about the rats. Disgusting service. read more

I found an apartment with Virginia from EXR. She was a pleasure to work with, and took into account what I was looking for in a new place. She showed us lots of places that matched our description, and met the requirements we set forth. After lots of viewings, all while accommodating to our schedule, we finally found the spot. She was incredibly easy to work with and the whole process was as good as it gets. No problems whatsoever. After previous bad experiences with apartment searching, finding Virginia was a relief. My significant other and I used EXR in our search for a new apartment in Brooklyn. Our experience working with EXR was pretty good. I would definitely recommend them to a friend looking for an apartment in NYC, but I am not totally thrilled with my experience. Don't get me wrong- they do plenty that is great. We worked with Arsene, and he was fun to work with, knowledgeable about the places he showed us, and helpful throughout the document underwriting and application approval process. Arsene is a great guy. We felt like he had our best interests at heart while showing us apartments. However, EXR did a poor job setting expectations. Arsene was helpful in the application process, but the whole thing could have been much more transparent. Once our documents had been underwritten and he'd congratulated us, we were sent a link to pay an additional application fee of $150 that we hadn't yet been told about. Additionally, only after we signed our lease were we provided with the seller's agent disclosure that we should have gotten upfront. We didn't feel like EXR was doing anything shady, but the lack of proper explanations and disclosures left us feeling confused when additional fees came up and when promised rebates were delayed. We had a four star experience ourselves, but could definitely see EXR providing a five star experience for other customers if they set expectations better and are generally more upfront and transparent about the apartment process. read more

Stay away at all cost. They told me I could move in on the first of the month (when all leases end and begin) and I was not able to move in until a week into the month. Basically making me homeless for a week. Their communication is horrible and was not told until 6pm on the first of the month that I wasn't going to be able to gain access and would not give me an answer on when I would get access.This is after I had already put down a deposit and signed a lease. They advertise to be able to find roommates but fail to realize that each person is paying for their own room and needs either their own lease or to sign the lease on their own schedule. If they can not come to an agreement with the building management on those terms, they should not falsely claim to be able to find individuals a room within an apartment. read more

The apartment building failed to meet all of the promises the EXR agent made, EXR rented the apartment next door to a "music producer" who insists on playing music and having loud company all times of day and night, and an EXR employee even contacted me to tell me I "have to sign" a new lease, which is totally inappropriate. read more
