The Duval house is managed by unreasonable "policies" without regard to reality or the safety of guests. The cancelation policy requires a 2 week notice, which is fine...EXCEPT IF THERE IS A POTENTIAL NATUAL DISASTER!!!! I called to cancel my trip because hurricane Dorian's forecasted track includes key west and my neighborhood. They refused to cancel unless there is an evacuation. This is so unreasonable because the location north of key west may be impacted. That would make travel impossible because gas stations and restaurants would be closed. Not to mention we may need to prepare our household for the hurricane. You would think a business in key west would have some compassion and understanding that it's impossible to vacation during a hurricane. This business is clearly more interested in revenue the the safety of their guests. read more

The main draw is convenience. It sits right in the middle of Duval street. You can rent bikes next door, or walk anywhere. The rooms are quiet as far as not hearing other guests, but you should pack earplugs for the loud, insessant roosters. (They're protected and everywhere.) The room I was in was in the far back, and had it's own little porch, latticed in, with a table and chairs. It ended up being a perfect spot to discreetly hang up wet clothes after a trip to the beach. Duval House has two pools. They were never busy, and swimming under coconut trees at night and staring at the stars was amazing. The free breakfast helped offset the pricey restaurants. If you call the hotel directly to book, ask for a AAA discount. It loses one star because of the friendly cat, and it's even friendlier fleas. read more

The breakfast was tasty and enough to start the day. But, the best part of the stay was the people. The business partners who run the place are super friendly and helpful. Last week four of us stayed for four nights in Duval House. Although it is a relatively pleasant place to stay - for the money you should be able to do better. Pros: Great location (a short walk to anything of interest in Key West). Nice gardens & pool (a quiet place to escape the noise and energy of Key West) Reasonably friendly staff. Historic buildings. Great house cat. Will let you use their gardens and pool after you check out. Cons: Overpriced. Breakfasts are "free" but not good (but an excellent French bakery is across the street) Small simple rooms. This establishment is run in an old building, complete with all the charm of an old space, and its quirks too!! Among the charm are things like beautiful murals painted on most of the fences. We loved our private patio with rocking chairs. The color choices were very fun!! The quirks were unsquare doors, a musty smelling worn "antique," and the WORST SHOWER EVER!! The shower was too small and the shower head placement was awkward and fixed. Only a Cirque performer could rinse all their "parts!" LOL. I had to grease my 6'4" husband to get him in!! Just spent my first stay here and from the minute I walked in to check in I was greeted with a smile and great welcome. From the first beer is on me line and then walking all over to show me where breakfast is served to the great pool area made you feel welcome. The room was very clean and the bed was very comfy and the shower was clean and nice. Then breakfast even with social distances worked as they serve you plus that waffle with fresh fruit was the bomb. Coffee and fresh OJ was tasty too. Overall I will stay here again. We came to stay at the Duval House for a long weekend (Friday-Monday). Overall, it was a pleasant stay. The staff is really nice and welcoming. They helped us with any questions we had without hesitation. I see some reviews mentioning that some of the amenities are small or outdated. This wasn't such a huge deal for us since most places in Key West have that older feel and we were okay with it. We booked the cottage for two couples and had a great time. The cottage was nice for what we needed. The only negative is that the shower was tiny and one of our guys had a hard time in it. We had our own private deck and all. Everything in the house functioned properly and we had no issues. The property is centrally located in all the Key West action. Mallory Square is a couple of blocks down and there are restaurants and bars walking distance from this place. The staff will also help you pick and book excursions for you to save you the trouble (thanks guys!). This is definitely a place we would stay at again on another trip to Key West! read more

Great Team, Great Location, Peaceful Retreat! As a repeat visitor to Key West, Duval House is now my "Go-To" place. We had a great stay, thanks to the team of new owners (Dec 17) who are focused on customer service, attention to detail, and a quality experience. Our trip was for a group of three friends flying in from around the U.S. and England. On arrival, the owners greeted us with a cold drink and a warm welcome. Mornings: Our mornings started with gourmet coffee at a shaded table on the patio deck, next to a huge Banyan tree. John told us they sampled beans from 20 coffee companies before choosing their coffee. As I was pouring my first cup, I saw they'd posted the Key West weather report...as well as the day's temperatures from our home towns, a nice touch. They offer an included continental breakfast and I'll also recommend the patisserie across the street, either as pastries to go with that great Duval House coffee or for a full breakfast in the patisserie's restaurant if you'd like something more substantial. Location: The property's location was ideal, right on Duval St but far enough down that the majority of the crowds were a short walk away and the noise didn't reach us. We started each day with coffee on the patio while we came up with plans for the day's adventures and couldn't tell that life on Duval Street had already begun. For us, this was a walking vacation and it was easy to do everything we wanted without a car as most everything was within walking distance. When we did need to travel farther out, the average Uber wait time was 1-3 minutes. Rooms: The rooms were very clean and the beds were great. We stayed in three of the cabana rooms as singles. They're the smallest rooms on property and worked perfectly for us since we were out exploring during the day. I'd have no problem recommending these again for singles or couples. Decided to stay here on a whim and ended up pleasantly surprised. We made the reservation the day before we were coming and everyone at the hotel was super friendly and accommodating. When we first walked in the room we were greeted with a clean, fresh smell which is one of the most important things for me when staying somewhere. The location is perfect and you can conveniently access all the activities on Duval Street. The free breakfast was loaded with fresh fruit and many other options. When I arrived at the DuVal House I was greeted by the people in the front office with a cold beer. They made you feel very relaxed. The next morning for breakfast however I had quite a different experience. First of all I was greeted by a cat in which I am allergic to and then a lady who barely knew English. I went over to the waffle griddle and began to make a waffle like you do at other hotels. The lady screamed at me and told me I am not allowed to use the waffle griddle. I said where is the sign that indicates that I'm not allowed to use it? She then sprayed chemicals on to my waffle and got in between me and the griddle. Of course I didn't eat it. I reported this to the front office saying they could either listen to me now or I would write a bad review. They ignored my request to put a sign that states ask for assistance. I would say this place is 2 1/2 stars. It is conveniently located on Duval Street. The room was clean. The parking is a nightmare! We didn't have the breakfast because the first day we really wanted to eat at the French bakery across the street (amazing!) and the next day we were leaving at 7:30 and breakfast didn't start until 8am. read more

This was a very lovely B&B. The bed is nice and the breakfast is ok -- just continental; cereal, pastries, bagels, and unlimited mimosas :) I am used to the B&B's that comes with eggs Benedict, pancakes, etc. I gave this place 3 stars because of the atmosphere and the location. The place is beautiful and very well cared for. The location couldn't be better, right in the heart of Duval Street. Pros: Location and atmosphere. Cons: PARKING IS NOT INCLUDED! If it wasn't for the fact that our parking was included in a special deal we got, I would have given this place a very bad rating. The price you pay should include on-site parking, but it doesn't, it cost an extra $10 a day to park at the place! I loved the duval house. My friends and I rented a cottage, 2.5 bedrooms and 1 bath @ around 350 per night. The cottages have one queen size bedroom. Second room has one day bed with a trundle bed, connecting to bathroom. One inlet with a queen bed. Small living room and kitchen along with private patios and a side gate with super easy access to the Main Street. Location couldn't get any better!! Only downfall is calling for reservations and checking in upon arrival are a little hectic. Overall I would stay again and recommend to friends. read more

What an amazing stay. The Duvall house came highly recommended by friends and I am so happy that we chose to book our stay there. We received such a great welcome even before we arrived. Once there, we continued to feel welcome at every turn. Breakfasts were beautiful in the courtyard and the coffee perfect. Rooms were charming and clean. Special mention of the cleanest towels that I ever had the pleasure of wrapping around my body. We loved our little balcony as well. One of my favorite things was that the minute we stepped off of that busy sometimes hectic street, we were in our own peaceful world. I stayed at the Duval House on two occasions, the first being in Dec. 2019, where the staff was very accommodating to several of our last minute needs. When i found myself needing last minute travel arrangements again this month, I immediately thought of the Duval House, and they again came through for me. During this stay, I had an unfortunate incident involving another guest of the hotel, which had absolutely nothing to do with the hotel, management or the staff. Once notified, John F, the owner and manager of the hotel, went above and beyond to make sure I was happy, and felt taken care of. I can not recommend this hotel enough, not only because of John, but because of all the staff, the location, and the well kept grounds. It is a quaint hotel, located on the "quieter" end of Duval, with beautiful grounds, a nice pool that is in the sun all day, and a great complimentary breakfast. Check out the Duval House on your next trip to Key West, you won't regret it. read more

The staff were very nice and pleasant and the outdoor area here was very nice. The hotel I think is more meant for people to come and get drunk in key West and be able to walk back to the room. For this purpose the hotel is really good. I would not recommend for a couple's or family holiday though as the hotel is quite old and the rooms are not fantastic. read more

Wow, horrible experience, If I could give zero stars. Booked this hotel through Hotels.com for a stay in March and had to cancel the reservation due to a family emergency and was charged over $200 for a cancellation fee when cancelling the room well over a month in advance. It's not like they won't be able to fill that room in that time. This would be understandable if I was cancelling the room on a few days notice, but as of now, this is 42 days in advance! Hotels.com called the hotel and they refused to offer a refund of the money. Safe to say I'll never book another room at this place and hopefully this review helps steer others clear of this place as well. This is what happens when you don't treat customers right and try to nickle and dime people. read more

We stayed at the Duval House while visiting Key West for the first time and our stay there was fabulous for sure! From check-in through check-out and every minute in between, this gem of a find was a big part in us enjoying our time. Check-in was seamless, to include a call earlier in the day to give advanced notice of a Parade that afternoon. We were given an address to use in order to find the parking since the entry on Duval was going to be blocked for a little bit. We were greeted upon arrival and given a tour around the place, to include a complimentary drink. The room itself was wonderful and it overlooked the courtyard. Everything was so clean and comfortable. Location is second to none and puts you directly in the middle of it all on Duval. Admittedly, we were a little concerned about street noise, however the AC in the room ( which we were so grateful for) did a great job of hiding the noise and activity from Duval. We will definitely plan to stay at the Duval House the next time we visit. One of our best vacations ever!!! read more

My boyfriend and I spent 6 nights here and everything was amazing! The staff was super helpful from the time we checked in until the time we left. The gardens and pool are beautiful and the room was clean and cozy. We had a private sitting area outside with rocking chairs that was perfect for drinking wine and relaxing at night. The breakfast was the perfect healthy offset to all the other food and alcohol we had all week. I would 100% stay here again. My boyfriend actually proposed to me on this trip and when we got back the B&B they had champagne for us! It was a wonderful time in a nice clean and accommodating B&B. read more

I called to make a reservation for a room for 3 people. I made a call, instead of making the reservation online, because their website mentioned something about a special offer if I made a phone call. When I called, I was explained that the special was applicable with a minimum stay. Since I'd be there only for a night and there is a room that would fit me perfectly (someone would occupy the room before I arrive and someone else would replace me after I leave), I asked if they could make me a special offer. And they did. They gave me a 15% discount and a free parking, which was nice at the time I was making this reservation, me think. I spent a good half an hour making this reservation and was told I would receive a confirmation email. After 5-6 hours past, I got the email, but it said that it would be only for 2 people. I thought it was a mistake and so I called them again to make sure everything would be corrected before I arrived. Instead of correcting it, they told me that I would have to pay for the extra person. I said I did realize that there would be a cost associated with any extra person. However, since I made a reservation for 3 people, I didn't I was entitled to pay any extra. Basically, they should honor the agreed price or cancel the reservation. The first person at the hotel I talked to wouldn't do either. So, basically, I would be forced to pay for the extra or I would forfeit the $276 deposit if I decided to cancel. I simply told them that they could dispute it with my credit card company. After the disagreement, the first person transferred me to the "manager". The manager couldn't be of much help either. Basically, she tried to explain me how I already got a good rate on it. ($310.78 after tax plus free parking.) But I told her that it's not the point. Good rate or not, I agreed to a certain amount for a specific number of people and I don't think I'd have to pay a cent more. In the end, the manager did me "a favor" by cancelling the reservation without any cancellation fee. In a way, I'm glad that it happened before I stepped foots on their property. read more

I really wanted to like this place, but it let me down in a lot of ways. First the good things - The place has a nice courtyard, pool & gazebo area where you can just relax. The 7 buildings that make up the resort act like a wall from the outside world. The front desk staff are great. Its on Duval street, practically next door to the bars, short walk to everything else. Complimentary bottle of Californian champagne with the room. The bad things - + Carpet is nasty - while the main walking areas of the room the carpet looked ok, albeit worn out in some places - I find it absolutely disgusting that the edges along the wall and under the high legged tables/desks have a thick layer of grey that I guess conventional vacuums can't reach - 10 minutes with a shop vac, or better yet a yearly deep cleaning would make it not look like a dryer's lint trap + Window ACs - very very noisy - Need to replace with larger more efficient units + Its just weird to have a toilet seat that is bigger than the toilet bowl... + Water pressure/Shower heads...no where enough volume to get a good shower, but I suppose not much can be done with this as the place is pretty old, and the water pipes probably can't be upgraded without tearing half the place down. + Breakfasts are lame. I get the same complimentary breakfasts from holiday inn (bagels, mini muffins, small danishes, hard boiled eggs, yogurt) - at least get a Belgian Waffle machine..Even Ramada Express has those! + Its on Duval street - when your hung over or trying to turn in a little early to make your appointments the next morning, hearing Harleys/busted motorcycles and belligerents shouting at the doormen after getting thrown out don't make it a calm restful place. (Though getting a room/suite that is more in the rear of the resort may resolve this) Would I come back here without a livingsocial discount again....probably not.... read more

It's very centrally located - Duval Street is the main drag in Key West - but what's nice is all the rooms are set back off the road, so it was pretty quiet. Perfect location. First time for me at a bed and breakfast. Kirsten the general manager is great. The rest of the staff seem like they just don't care. The property is very large. Pool is salt water or at least it seemed like that. Very nice to lay out. Gardens and grounds are clean and kept up. We stayed at a cabana room. Very Very small. The first room we had, the air was not working. They moved us right away, and the second room the air was working. The rooms are so small, the sink is in the room. Showers are tiny too. The breakfast they serve is a huge continental. I am not a breakfast person so not much to say there. The beds are worn down, and need replacing. Sheets also need to be replaced. The location is really what you pay for. It's in the heart of Duval street, and you can walk everywhere. I don't think I'm a bed and breakfast kind of guy. All in all not a bad place, but I don't think I would be back. I feel they are very over priced. I guess you pay for the area. read more

Beautiful place to stay! Lovely gardens and pool area (courtyard)! Room was very quiet with no street noise and spacious accommodations. Breakfast was basic but good. They did have boiled eggs which made me happy as I like to have protein with my breakfast. Carb addicts would be happier though. Waffles, pastries, fruit, etc. the staff was very nice and helpful. The rooms were clean. Could I've used more towels but we didn't ask for them. (With a tropical climate you tend to take more showers.) I'm sure if we had asked they would have provided. Shower only, didn't really need a bathtub. Didn't use the pool area but it looked clean and beautiful. The trees and plants in the courtyard were lush and well cared for. Overall great stay! Expensive, but so is everything else in accommodations here. Pleased! read more
