    So I went 5 stars. Not exactly for the rooms or property, but for the location and more importantly the staff. I booked a room only because my flight was canceled and the friends I was traveling with actually made their flight. So I was alone. I needed a quick room for (what I thought would be) one night. I booked through one of those last minute booking apps. After I booked and paid the property where I booked called me, and told me that the booking was an accident and they were sold out. But they could honor the booking at this property. To say the least. This property was much, much better than the budget property I originally booked. They honored the cut rate last night price. The folks there treated me as if I were a full price guest. When I checked out the next day they held my bag and I was hoping to get out later that day. In fact, the weather worsened, and I didn't. They were sold out for the second night. However when I turned up at the end of the day they had a cancellation for one of their apartments. Much bigger than a room. Of course it was far more expensive. But understanding my situation, being stuck and alone, they gave me the apartment at a reasonable price, not the same super lucky cut rate price of the previous evening. But super fair for the property. And when you may think I'm talking about the folks in the office. It's not just them. I sat on the front porch for a good long while and talked to the house keepers. To the maintenance men. And I'm pretty sure a manager of some type. Everyone was super pleasant. The property is also awesome. Close to all the Duval debauchery, super close to Blue Haven, the rooms are super individual (I stayed in a king room and a one bedroom apartment). I'm a 100% Marriott guy. I travel for a living and spend about 150 nights a year in Marriott's. So I'm dedicated. But it's worth deviating from your corporate relationship while in Key West for a unique spot like this!

    Absolutely gorgeous property, beautiful, lush surroundings, comfortable accommodations, perfect location, and welcoming staff. The pool area and outdoor lounging areas are SO nice. We appreciated the custom made daily breakfast. Kiss Kiss the cat is just the sweetest little greeter! My only recommendation would be to request a room that is not facing Duval St. Ours was and it was pretty noisy.

    We had plans to spend our trip to Key West at THE ARTIST'S HOUSE, but due to Hurricane Ian, it was closed for our first night. Luckily, we found the Duval House. The people there were positively amazing!!! Then, the grounds are absolutely stunning. Our room was small but clean, and had everything you could ask for. Room 12 has two balcony areas as it's a corner room. It was wonderful sitting out on the patio with a drink! The breakfast they supply is wonderful with Belgium waffles topped with fruit, fresh fruit cups, yogurt cups, hard boiled eggs, etc. Our next trip will definitely include the wonderful Duval House. I highly recommend it!

    First time at a B&B celebrating my 50th birthday. Very disappointed with room, cruise cabin has more space. Room had ants, loose flooring tiles, and extreme rot, damage and poor craftsmanship(ant entry points). Had to hold room curtain closed with a shoe because you cou see inside due to installation of window coverings. Parking was also problematic. Price online is $20 but told at checking $30. Showed price to office, waiting for a response still because they said everything online was already updated with new pricing. The location is in the heart of everything but depending on your room location not as quiet. Not kept up well at all. For the price, booker beware.

    2.5 stars Pros: -Beautiful outdoor courtyard with amazing trees, a quaint pool, and a gorgeous gazebo -Front and rear entrances make it feel less limiting in where you can park and enter -Crown molding and cute tropical decor -Free breakfast... I guess Cons: -The hair dryer actually caught on fire when I turned it on!!! -There was a hole on the bottom of the door to our room- easily big enough that a rat could come right in! -The pool- IS NOT heated- they try to skimp on costs and only run it for 2 hours a day so during any peak time- it's freezing. -The maintenance guy was banging on our wall with a hammer 2 hours into our check-in -Check-in process was sketchy and unprofessional- they call and tell you your room is ready and then you show up and they become frantic and force you to wait out in the courtyard for another 20 minutes -The free breakfast was limited and uncomfortable- with the workers breathing down your neck and bickering with each other. They get offended when you try to make your own waffle and then they under-cook it -We came out for breakfast our 2nd day with 10 minutes to spare and the worker actually closed and locked up the kitchen so we could not even get water or utensils! -Tiniest bathroom/shower ever! Their shower curtain and little shower foot mat were grimy and dirty from use! -Overall rooms are so outdated and you can tell maintenance is very low quality- done fast and cheap from everything to the doors, the paint, the dry wall patchwork throughout- it's just severely in need of being gutted and re-done. -The workers (although some overly nice) acted very strange and the ones who work in the breakfast kitchen were abruptly rude. The girls at the front desk yell at each other and it seems like new girls are shipped in from other countries overnight- and are literally treated like peasant servants by the bosses- just observe them- you'll see it. -Way overpriced based on the quality of the room (let alone the service) There are too many options in Key West (with much more reasonable prices) to stay here.     I loved this place! It is the perfect Key West spot. It has lush gardens all over, a good pool, and a nice breakfast. The best Belgium waffle i have ver had - i swear. The staff are incredibly friendly and accommodating. The only problem i had was with my shower. It was honestly awful. But everything was absolutely perfect and made up for it. I look forward to going back.

    Location was great, but for the price, the rooms were small. Breakfast was good, though, and the staff was accommodating.

    Honestly, it was a good stay! It's a town house that's been converted to a Inn. There's like 4…read morebedrooms on the main floor, and more rooms upstairs. Each room comes with actual keys to get into the front door of the guest house and into your actual room. There's cameras located in the common area. There's patio areas to hangout and the home is on Duval street. The prime bars and food spots were 5-10 min walk. The beach (Fort Zachary) was a 20 min walk The rooms were not super modern, but it was comfortable. It came with a tv, iron, mini fridge, and fresh towels. You don't hear the actual noise on Duval street from the bar. I heard more noise from guest moving around and slamming doors. I would definitely recommend packing eat plus if you're a light sleeper. Especially if you're on the main floor near the front door. They provide a small continental breakfast including boiled eggs, freshly baked pastries from a local spot, cereal, oatmeal packets, milk, juices, and coffee. There's also a donut and coffee shop next door with THE BEST donuts EVER!!! It's called Glazed. The service was great! Foster is the main go to guy for questions and needs. He was super kind and helpful. He gave us really good recommendations for places to see, eat at, drink at, etc.... Overall, I would definitely stay here again. It's a prime location, clean, affordable, and good service. If you book directly through their website you save 10%.
