Great place to stay that puts you walking distance from several bars, shops, and restaurants. We were in a room that had 4 queen beds, a balcony, and a sitting area downstairs. There was only one bathroom and limited plugs, which made things a little difficult for us to get ready. It is only physical keys as well so you will need to keep track of those and make sure to stay together as a group because it's two keys per room. We grabbed a 1 night stay at the Duval House because we weren't quite ready to go home. Sunday morning we checked out of a Fri-Sun get away and we automatically started looking for a 1 night stay on the strip! We found this wonderful 1 room and 1 bath lodging. It was perfect and they offered a morning breakfast almost to good to be true. It was just what we needed! White linens on the bed, white shiplap on the walls, fridge, ceiling fan, dresser, with a beautiful day gone by feel. The bathroom was a really nice size with a walk in shower. The towels were nice and soft! Location was perfect... no long walk to the local hangouts. The breakfast consisted of yogurt, fresh fruit, waffles made to order, hard boiled eggs, juice, coffee, etc. (Free with your room!) If you ever in need for a stay in the Keys near the strip in town. Beautiful and peaceful grounds, wonderful temp-controlled pool, a nice breakfast layout (waffles, fruit, bagels, muffins) with a VERY friendly staff, and a great location along Duval St. If you're there to sit in a room and watch TV, you're in the wrong place (and town). If you don't ask for a room away from the street, you WILL experience street noise. One night my wife was slightly ill from dehydration. I happened by the office, and was waved in. So I went 5 stars. Not exactly for the rooms or property, but for the location and more importantly the staff. I booked a room only because my flight was canceled and the friends I was traveling with actually made their flight. So I was alone. I needed a quick room for (what I thought would be) one night. I booked through one of those last minute booking apps. After I booked and paid the property where I booked called me, and told me that the booking was an accident and they were sold out. But they could honor the booking at this property. To say the least. This property was much, much better than the budget property I originally booked. They honored the cut rate last night price. The folks there treated me as if I were a full price guest. When I checked out the next day they held my bag and I was hoping to get out later that day. In fact, the weather worsened, and I didn't. They were sold out for the second night. However when I turned up at the end of the day they had a cancellation for one of their apartments. Much bigger than a room. Of course it was far more expensive. But understanding my situation, being stuck and alone, they gave me the apartment at a reasonable price, not the same super lucky cut rate price of the previous evening. But super fair for the property. And when you may think I'm talking about the folks in the office. It's not just them. I sat on the front porch for a good long while and talked to the house keepers. To the maintenance men. And I'm pretty sure a manager of some type. Everyone was super pleasant. The property is also awesome. Close to all the Duval debauchery, super close to Blue Haven, the rooms are super individual (I stayed in a king room and a one bedroom apartment). I'm a 100% Marriott guy. I travel for a living and spend about 150 nights a year in Marriott's. So I'm dedicated. But it's worth deviating from your corporate relationship while in Key West for a unique spot like this! read more

We have stayed at the Duval House for a week or more, we've stayed in 3 of their 'suites' and each was fantastic! Susan hosted our breakfast buffet that was DELIGHTFUL each morning in the courtyard with the most phenomenal garden setting. This is a paradise within the heart of Key West on Duval Street. There's a lot of PRIVACY within the security gates that makes you feel like you are in a tropical setting that is lit at night making it just a pure romantic, peaceful place. Even a fountain accents the mature flowered area at night. There's no place like this...have been going to KW for 40 yrs. Been and done it via hotel, other B&B's that were very nice; HOWEVER NOTHING COMPARES TO THE DUVAL HOUSE! We will stay no where else! The staff so accommodating you'll feel so comfortable! Go! We stayed one night here recently. It's a charming place. The two bedroom unit was ok. There is no social sitting room per se unless you sit in the one bedroom room. The floor does slate which was off putting when you first get out of bed. The court yard was lovely. Location is perfect. The owners and staff were delightful. We had plans to spend our trip to Key West at THE ARTIST'S HOUSE, but due to Hurricane Ian, it was closed for our first night. Luckily, we found the Duval House. The people there were positively amazing!!! Then, the grounds are absolutely stunning. Our room was small but clean, and had everything you could ask for. Room 12 has two balcony areas as it's a corner room. It was wonderful sitting out on the patio with a drink! The breakfast they supply is wonderful with Belgium waffles topped with fruit, fresh fruit cups, yogurt cups, hard boiled eggs, etc. Our next trip will definitely include the wonderful Duval House. First time at a B&B celebrating my 50th birthday. Very disappointed with room, cruise cabin has more space. Room had ants, loose flooring tiles, and extreme rot, damage and poor craftsmanship(ant entry points). Had to hold room curtain closed with a shoe because you cou see inside due to installation of window coverings. Parking was also problematic. Price online is $20 but told at checking $30. Showed price to office, waiting for a response still because they said everything online was already updated with new pricing. The location is in the heart of everything but depending on your room location not as quiet. Not kept up well at all. For the price, booker beware. read more

For a luxury hotel price, I expect a luxury hotel experience. Duval House really is more of a roadside motel experience. Let's start with the good part. Great location right in the middle of Duval Street. Beautiful grounds and a very nice, warm pool. It's traditional Key West Houses linked together by board walks, which look quite charming. It turned out to be VERY expensive. The total cost was $800 a night. We stayed recently at a 4 Seasons in the center of Sydney for $400 a night all in. The board walk connecting the different buildings were at slightly different levels--an inch or two from one part to the next. It was a significant tripping hazard. Maintenance was an issue. Some of the exterior wood had rotted and was punky (a balcony railing and one of the stair landings heading up to our second floor room). The room was spacious with a nice balcony overlooking the yard/pool area. Really charming. Furnishing, however appeared mostly to come from a yard sale, Most was used furniture masquerading as antiques. The bathroom was nicely designed, however maintenance was again an issue. Floor molding were made of particle board and had deteriorated. The toilet dated from the fifties. It was hard to flush and slow to fill. Towels were very low quality, thin and scratchy. Skip the "free" breakfast. We ate out most days. We were disappointed. There are better choices just off Duval. read more

2.5 stars Pros: -Beautiful outdoor courtyard with amazing trees, a quaint pool, and a gorgeous gazebo -Front and rear entrances make it feel less limiting in where you can park and enter -Crown molding and cute tropical decor -Free breakfast... I guess Cons: -The hair dryer actually caught on fire when I turned it on!!! -There was a hole on the bottom of the door to our room- easily big enough that a rat could come right in! -The pool- IS NOT heated- they try to skimp on costs and only run it for 2 hours a day so during any peak time- it's freezing. -The maintenance guy was banging on our wall with a hammer 2 hours into our check-in -Check-in process was sketchy and unprofessional- they call and tell you your room is ready and then you show up and they become frantic and force you to wait out in the courtyard for another 20 minutes -The free breakfast was limited and uncomfortable- with the workers breathing down your neck and bickering with each other. They get offended when you try to make your own waffle and then they under-cook it -We came out for breakfast our 2nd day with 10 minutes to spare and the worker actually closed and locked up the kitchen so we could not even get water or utensils! -Tiniest bathroom/shower ever! Their shower curtain and little shower foot mat were grimy and dirty from use! -Overall rooms are so outdated and you can tell maintenance is very low quality- done fast and cheap from everything to the doors, the paint, the dry wall patchwork throughout- it's just severely in need of being gutted and re-done. -The workers (although some overly nice) acted very strange and the ones who work in the breakfast kitchen were abruptly rude. The girls at the front desk yell at each other and it seems like new girls are shipped in from other countries overnight- and are literally treated like peasant servants by the bosses- just observe them- you'll see it. -Way overpriced based on the quality of the room (let alone the service) There are too many options in Key West (with much more reasonable prices) to stay here. This place is AWESOME! Most amazing staff! We were completely unaware how excellent duval house was so amazing! George was super helpful. The gentleman at the front were awesomely helpful. The grounds are so fascinating; cool spots all over! The rooms are impeccably clean and accommodating! Do not miss the fresh, lovely breakfast. The coffee is in house prepared and, was awesome for my husband the pickiest coffee guy! We brought two of our closed friends, they loved it! The pool is outstanding! The grounds are so beautifully maintained! Immediately upon arrival you feel at total peace. We will definitely be returning for our next anniversary and probably be returning earlier! Wow what an amazing place. Centrally located close to all the fun stuff, beautiful property, and the staff was awesome. Very accommodating and friendly they made our stay extra special. The property is historic and very charming with a beautiful tropical feel to it. Pool is heated and was so relaxing. Morning complementary breakfast was delicious I highly recommend the Belgium waffle with fresh berries. Check in and check out was also very quick and easy no surprises. This trip was an impromptu event, I called to make reservations the day before and got terrific help over the phone. The day we arrived went well also, the room was remodeled and spacious. The bedding and mattress weren't the most comfortable, but being awakened by a carpenter SAWING a piece of WOOD at 8:10 AM directly outside my hotel room door was uncalled for !! I opened my door and gave him a look and immediately got dressed to report the event to the front desk. The front desk was not sympathetic, even though the hotel room was over $300 !! I was not offered a reduction in rate, in fact I was subsequently charged $20, I am assuming that was for parking. The location can't be beat if you are looking to stay whet the action is. It's amazingly quiet for being so close to many bars. We weren't planning on staying in Key West overnight, but decided to do so last minute and found this gem. The staff were really cool and nice. We were brought to check out two different rooms so we could pick what we wanted. As we were just needing a place to sleep we chose the smallest one. Room 14 I believe. It was nestled behind the kitchen which turned out to be a problem. Over night all was fine. However around 5 am someone must have been dropping off items for breakfast and getting coffee ready. They kindly put coffee and cups outside before breakfast in case you are a very early bird. All of the cabinet door slamming and banging around kept us up. So do Not pick this room if you want to sleep past 5.as it got closer to breakfast time it got even nosier and noisier. So we were up and the first at breakfast. If we could have slept in our had quiet I would have given this place another star. Breakfast was good, fruit, hard boiled eggs, coffee, pastries, and someone was there to waffles. No meat products, so for someone that is allergic to eggs, there is no protein available. The grounds are wide spread, lots of places to sit and relax, swing in a hammock and take a dip in the heated pool. There is a cat that is friendly and lives on the property too. Parking in their lot is available for an extra fee. Our room had a small shower, if you are on the tall side it would likely be too short for you. The sink and mirror are outside of the bathroom and there was a small desk and two nightstands. There is a TV up on the wall and a small closet of youd like to hang a few things. The place is old, so expect character and charm. The air conditioner wall unit was pretty loud and we had to put something on top of it to keep it from rattling around and making so much noise. The is also a ceiling fan, so there were no issues with the heat outside. Overall, I would stay here again, but not in the room against the kitchen due to the noise early in the morning. read more

There were bugs in our room. Like a lot of them... at first I didn't believe my husband when he was saying there were bugs in our bed, but then we turned the light on and they were everywhere. They looked almost like termites. Then we asked for the sheets to be changed after a couple of nights and they told us they would drop off some linens. We had to change our own sheets. After paying almost $200 a night for a studio space. Would not stay here again, although I will say that the location is good. read more

I stayed here for 5 days in May 2012 for my destination wedding! Our wedding party took over 12 rooms at The Duval House. Overall, we really enjoyed our stay. Like many of the other reviewers said, it is in a great location. It's close enough to all the action on Duval Street/Mallory Square to make it very walkable and very convenient, but far enough away that you get away from the chaos. Walkable to the chaos is the best combination in Key West for me :) As for the property itself, we really enjoyed having the central courtyard and the pool tucked away in the back. Also, it was nice that there were a number of different style rooms (they had a number of two bedroom units) that accomodated our guests. The rooms themselves were simple, but completely sufficient. If you want something swank, go elsewhere and you'll surely pay a pretty penny for it. Regarding the staff and service, we worked with the GM to get a block of rooms in the months leading to our trip. Contact with them was often difficult at times and many of our guests had problems booking their rooms under the wedding party discount code. But in the end, we all got our rooms, at the group discount (which was awesome), and we all enjoyed our stay. For the breakfast (it seems the past reviewers were disappointed in this), it is not fancy at all. However, there are so many great brunch places nearby that I feel like this shouldn't even matter. For those days when you just want a quick bite, it was fine. Want a more substantial breakfast, go down the street to Blue Heaven. Overall, I recommend the Duval House to anyone who wants to be close to the action, but don't want to pay the high prices of the hotels on the other end of Duval. read more

We loved our stay here! The staff was very accommodating and friendly. This is such a nice bed and breakfast. They have an awesome gazebo and outdoor area. Nothing like breakfast on the patio in key west. One of the best things about this place is the private pool. The rooms were super nice, you definitely get what you pay for!! This was the perfect location, we walked and rode bikes everywhere. Highly recommend staying here. Checkout was at 11 am, but they gave us a 1:00 pm checkout for a little extra. We took a spontaneous trip to Key West and snagged a room at this place last minute. We were so pleasantly surprised!! The location is great, right where the action is. There are bikes to rent for a fee and a free small breakfast. The staff was pleasant and Lia at the front desk was so kind and accommodating. Something to note, the hotel is running at 50% capacity due to Covid-19 which we totally appreciated. Only downside was a tiny bathroom but that is to be expected in Key West hotels. I've stayed here before with hubs and loved the location. This time it was a girls vacation and The Duval House exceeded my expectations. Eric was amazing! I asked for an upgrade and received one without having to pay extra. As we were checking in they asked if we wanted a drink, my friend was floored as they had a keg on tap and she was offered a beer (gratis) me, I wanted wine and they "only" had Reisling, my fave! Eric heard us say that we were going to rent bikes somewhere, he let us know that they rent them there and they were brand new. All in all it was an amazing visit. The only draw back was the roosters waking us every morning at 5 am but that's beyond the control of The Duval House... We will be back! read more

Duvall House is a real home away fr home. The rooms all have a private entrance, as the place used to be individual rooms for the cigar makers in the old days. What a tropical paradise and beautiful gardens in the backyard! Service was truly exceptional and best of all we didn't move our car the entire 4days. Great location in the middle of everything!
