He cleaned up any tools he was using as he went and answered any questions that came up as he did his work. At the end he gave us a brief overview of the main issues he found that we could expect to see on the inspection report. Craig's calm demeanor made a very stressful step of the home selling process just a little less stressful. We are so grateful for the thorough and pain free experience we had, trusting Golden State Inspections to take care of things for us.

I hired Golden State Inspections to conduct a final walkthrough inspection on a new build (New Home…read moreCompany) in Elk Grove. The good: friendly staff who tries to work with you and the builder. The report was provided less than 24 hours after the inspection. The mid: when I called to ask about their availability and what they look for, I was told there would be a follow-up call addressing a question that couldn't be answered on the spot, but never received a call back. The bad: inspector (Joseph) mainly noted things that I had already identified before his walkthrough (blue taped). He did catch there there were 2 broken tiles that I was not able to see. When the builder went to fix it, they noticed 4 broken tiles. The ugly: when I moved in 4 days later, I noticed none of the hot water valves were turned on in the entire house. Made me think it wasn't tested... my theory was kinda confirmed when I installed by fridge 4 days later, turned on the fridge water line (which was hooked up to the kitchen sinks hot water valve), and had water dripping out of my ceiling within 5 minutes. I emailed Golden State Inspections to let them know that Joseph missed this and have not even received an acknowledgment to my email (I emailed them 5 days ago). I wasn't asking them to fix it or anything, but a simple acknowledgment would have been nice. Be warned. If you hire this company and get Joseph on a new construction inspection, it's may be a lazy report.

I hired Twin Termite to replace some rotted deck posts and beams. They did a shockingly terrible…read morejob on their first attempt. Some joists were missing hangers, some hangers used non structural screws, beams were cut short, posts that they installed were leaning, the list goes on. The pictures are *after* their first attempt, they aren't the before pictures. So that gives you an idea of how bad of a job they did. When I pointed out all the mistakes and how disappointed I was, they tried to fix half the mistakes and they literally squirted caulk into the gaps of the cut-short beams and tried to cover up their work by throwing on non structural covers to hide their mistakes. Their answer to doing a shoddy job the first time was to come back out and try to cover up their mistakes. Infuriating. I now have to go fix their mistakes myself. They actually created more work for me. I'd hired them before and they didn't always get the job done right the first time but they usually got it don't satisfactorily. I would strongly advise against anyone hiring them. They are terrible

Nathan came out to my house right away for evaluation. He was incredibly knowledgeable about my termite circumstance and he offered honest and affordable advice for treatment options. Cute but pesky squirrels built a nest at the top of the tall column on my front porch using…read moreshredded cedar from my garden. Then they started gnawing through stucco and into the substructure. I tried various humane ways to get rid of them, from squirts from my hose to my impersonation of a wild predator, which amused my neighbor but wasn't effective. Finally I called Good Life. The technician they dispatched cleared out the nest and repaired the damaged stucco. He did an awesome job matching the existing stucco color. Then he applied a pest solution he called "hot foot" which apparently squirrels hate. It worked. The squirrels haven't been back. As an added bonus, the technician changed the second story light bulbs above my porch that required a super long ladder and some risky, heart stopping maneuvering near the top rung. He fearlessly accomplished the task for which I truly grateful. He installed LED lights with a 40-year lifespan so they should outlast me. Thank you, Good Life. Great work!

Recent home buyer in the Sacramento area who had their inspection done by them and now has mud…read moretubes in my house indicative of termite infestation. They also offered a 50% off for inspection and future treatments. First red flag: when I asked the person on the front desk if I should scrape / clean part of the mud tubes, she said yes. Just make sure to take a picture of it. When most suggestions say not to do this. I asked for a WDO- wood destroying organism inspection of the whole house, which is also outlined on the email and was quoted for. When the inspector came by, he literally only looked at the area of the mud tubes, asked to go outside (I have a crawl space) and already diagnosed the problem. His name is Derek Mills and he has 18 years of experience and does not seem to really care about the condition of your house. I literally asked him if he was supposed to look at the interior of the house, and he said "no", and explained he didn't need to. When I called another company for a WDO inspection, they had told me they are supposed to look under the crawl space and spend a minimum 1 hour on the inspection. Derek was there for less than 15 minutes. There was no follow up of when he was going to go back. No email. I sent an email and called, and did not receive a single phone call. Please, do not waste your time and effort with this company for inspection or treatment. Especially if you care about the management of your home. They are poor communicators, with inspectors that do not care about the condition of your house. At least, for branch 2/3 termite control.
