Very professional, timely, informative and educational... why would you select anyone else for your home inspection needs?

Recent home buyer in the Sacramento area who had their inspection done by them and now has mud tubes in my house indicative of termite infestation. They also offered a 50% off for inspection and future treatments. First red flag: when I asked the person on the front desk if I should scrape / clean part of the mud tubes, she said yes. Just make sure to take a picture of it. When most suggestions say not to do this. I asked for a WDO- wood destroying organism inspection of the whole house, which is also outlined on the email and was quoted for. When the inspector came by, he literally only looked at the area of the mud tubes, asked to go outside (I have a crawl space) and already diagnosed the problem. His name is Derek Mills and he has 18 years of experience and does not seem to really care about the condition of your house. I literally asked him if he was supposed to look at the interior of the house, and he said "no", and explained he didn't need to. When I called another company for a WDO inspection, they had told me they are supposed to look under the crawl space and spend a minimum 1 hour on the inspection. Derek was there for less than 15 minutes. There was no follow up of when he was going to go back. No email. I sent an email and called, and did not receive a single phone call. Please, do not waste your time and effort with this company for inspection or treatment. Especially if you care about the management of your home. They are poor communicators, with inspectors that do not care about the condition of your house. At least, for branch 2/3 termite control. read more

Twin termite "repaired" dryrot for over $13,000. 6 months later the repair failed resulting in a water loss to my kids bedroom. Rather than come and fix the smallest area of their repair under my 13 month warranty they decided to deny my warranty claim because my gutter failed. If their siding were water tight, I would not have had this loss in just six months - it was only their siding repair that literally opened up so much I can stick a finger through my wall to my childs room. If the siding is water tight, this wouldn't have happened. The inspector was rude, cursed at me over the phone accusing me of being rude etc etc. Telling me if I wasn't so "F'ing rude" they would have helped me. Last time I checked a warranty of 12 months in the smallest section of your house should've been a no brainer. Tim then had the gall to ask me if I was the one that paid for the work...how rude is that? It was done through escrow and I paid top dollar for the house, and now because of TTermite refusing a warranty repair- I suppose they would like to me to find someone else to do it and send them the bill. They use a cut off bolt in a stick and have this guy with a really strong arm stick your house everywhere. They do not use professional tools they don't have a 24 hour number for after they caused damage to your house. they disconnected my gutter from my eaves, and then didn't tell me about it. read more

These guys are the last one to touch my house. Did a horrible job. Unattach my ac hose to the attic. Don't recommended unless you ready to lose some money. Didn't chase any rats out. Thumb down. ​they love to scam people like us that's how they get their money. read more

We've had two excellent experiences with Greg Byrne at Twin Termite. He inspected a house we were interested in, found many issues and saved us from buying a problem house. Then we found another home, and Greg found problems that the seller's inspector had missed. Luckily, the repair was covered under the seller's warranty and performed before closing. They said my house needed to be tented ($5000) for termites and beetles. Called Twin Termite for 2nd opinion & they found no active termites or beetles. Updated 9/5/24 Sorry, it was NOT Jeff B. but Joshua S. who inspected our home. Jeff B. inspected our home for sale on Aug 22 2024. He is incompetent and should not be an inspector. His report resulted in the cancellation of the sale. 1. He was unable to operate a simple thermostat to activate the air conditioner. He called me for instructions. Once operating, he still wrote it up as inoperative. We are now hiring an HVAC contractor to do a general inspection to dispute the inspection of Twin Termite. 2. He wrote up what he thought was a flexpipe dryer vent. It was a bathroom fan vent pipe which met code and is allowed to be flex pipe. 3. He "found" two roof tiles that were broken. It is obvious someone stepped on the tiles in the wrong place cracking them in half. He is the only person who has been on the roof in the past 6 months. I personally inspected the roof before putting the house on the market, and no roof tiles broken. 4. The ventilation in the laundry room was written up as none existent. The vent is located in the baseboard below the laundry room cabinet. I don't know why he couldn't find it. 5. The house was built in 1987 and passed all inspections and met code. Since that time, the code has changed. Numerous items were written up, such as no caulking between toilets and floors, stairway hand rail returns missing, etc. All these items met code at some point. As a result of the inspection and his incompetency, the buyer of our house cancelled the sale. read more

The home inspector, Josh Samples, revised the inspection 2 times after the initial inspection. Both revisions were erroneous and reported that a wall heater was operational and serviceable. The initial report said that the gas line was turned off and he couldn't check whether it was operational. However, the unit didn't even have a thermostat and the gas line was capped. After close of escrow, when I saw that the unit had the gas line capped, I called PG&E. They informed me that there was a hazards document and there was NO SERVICE CALL made to turn the gas back on, meaning gas service had been on. So I emailed Josh Samples how he was able to check the unit at all -- and then report that it was working (when there's no way that it could be turned on without a thermostat). He said, "I looked at the report and I remember the house. The wall heater had the valve capped and the line was disconnected at the unit. I had a morning inspection with the same type of heating system and accidentally mistook this properties heating system for my morning inspection when finalizing the report." So far, the manager, John Maphet says that they would have fixed it but will not take responsibility for this mistake and the cost of the repair. By the way, they also left out significant structural damage by termites that Josh would have needed to see when inspecting the water heater. The estimate from EcoGuard to repair/replace basement cripple framing due to termites is $749. Josh also missed the large wedges of wood jammed into the window frames, said that they could be repaired and made it sound like problems were relatively minor adjustments or repairs. It turned out that 10 windows had to be replaced, $9000. The whole point of getting a home inspection is to be informed about a purchase. If the inspector gets houses mixed up, and has to issue multiple corrections -- but still gets it wrong -- then what was the point at all??? They do not seem to take the customer seriously and that making a home purchase is big deal -- because all they are willing to say is, well if you aren't happy with the report, we'll give you back the $398 service fee. (Umm, I just relied on your assessment to buy a $500,000 home.) Additionally, they have a clause in their contract where they attempt to limit their liability by contract. However, under Business & Professions Code section 7198, a home inspector's contract that would limit the inspector's liability to the cost of the report is contrary to public policy and void (per Howard Stagg IV, Esq. and Jeffrey Ochrach, Esq.). Currently, their position is that I should have contacted them first and they would have taken care of the heater. But I tried multiple times to contact them before I did the repair and they did not respond to any of my emails or calls. They have only attempted to gaslight, deflect my questions, and pretend like this was my fault. Their entire inspection is void when THEIR INSPECTORS GET HOUSES MIXED UP and WRITES REPORTS FROM MEMORY. Not sure but I don't sense a willingness to negotiate, but is Kyle F. taking responsibility? It's a step in the right direction that I even got an apology. But let's make this clear: (1) the REVISIONS WERE WRONG; (2) INITIAL REPORT WAS FALSE; (3) MIXING UP HOUSES FOR A HOME INSPECTOR IS NOT OKAY; (4) I TRIED CONTACT THEM MANY TIMES and even asked Josh what I should do about the error. HE DID NOT RESPOND. I kept a detailed timeline (see photo) of all attempts at contacting them but did not get a response until I said I needed to know who the agent of service was for small claims court -- and I was fine with that since no one there was taking me seriously. I'm fine with that now too -- just wanted to give them a chance to address concerns. BUT I had to contact BBB because John Maphet (GM) has ignored my emails and I've realized that I need mediation to find a resolution. They still continue to misrepresent the details in the reports and ignore the evidence that I present to counter their inaccuracies. I've realized that they are intentionally manipulating the facts because they, especially Kyle F, the owner, are extremely defensive when I point out their errors. read more

We just purchased a home in Nevada City, CA. During escrow, the previous owner hired Twin Termite and Pest Control to repair dry rot/insect damaged boards. The work was poorly done with rough joining and no z-bar or caulk to prevent future rot. The Structural Control Board would not be pleased. I would not recommend. Kyle, I have already rectified the incomplete rehab situation in preparation for painting. read more

DO NOT get your inspection from these people. I had the unfortunate experience of having them do my home inspection as part of my house buying process. They signed off on the whole house. Before I have a chance to make my first mortgage payment the Whole AC goes out and a lot of house writing malfunctions/missing. $450 that I will never get back. This company has cost me thousands and thousands of dollars because of their sloppy and negligent work. They just want to scam customers out of their money. Horrible customer service. This company is a sham. They did our house inspection. Reported rodent activity, which is true. We found some droppings, gap on the the exterior door for the rodent to go in and out, and chewed up dry wall. They asked for $ 500 to get rid of the rodent and repair the damage. Well all they did was attach a flimsy door sweep and cleaned up some droppings. In the end, there were still droppings in some areas. They did not trap or poison the animal or repair the dry wall. And they lied about doing any follow ups. We have video cameras. We monitor everything. Do not do business with them. read more

They got my pest inspection done in a timely manner so I could close and get my loan funded. I chose to use my contractor to do the work and inspector failed property. Selling agent and contractor are going to fixed issues to pass inspection. I had a fixed budget so chose to go for a lower bid, and I now got hit with three inspection fees instead of two. I wish everyone was on the same page, even if the work is done by someone other than their crew... be clear in reports and offer a number to call if a contractor doesn't understand what your talking about. read more

Hi Kyle F. Soon as i moved in i saw water damage and called you guys and manger Todd came by with the same water meter used in that picture and even tho Your inspector cant see thru walls they have that tool to use and your inspectors didnt flat out. I paid for that service. Ill let the mold go as in the contract mold was not on there but you guys missed that water in bath room upstairs. All your inspector had to do was put that meter anywhere round the toilet or by sink and you would of seen that moisture. Im sueing previous owner and in law suit and got inspection for court. As these inspector and mold guys come see my house tp quote me a price all they ask is why i didnt get an inspection. As time go by i can see i got screwed over my my inspection companies my realtor used. I got a sugar coat inspection report or they just half ass it or just didnt look and it seems like your inspector did too. I CANT BELIEVE YOU PUT MY INSPECTORS CANT SEE THRU WALLS.I think everyone know that but people in pest and mold business have tools they work with. Writing thing to try and make the person complaining about this company look stupid is one of worst thing you can do as ill post all this on every review site google and anything else i can find so people can read it and know read more
