I contracted with Crawl Pros and had an overall good experience from start to finish. They were professional, communicative, and did good work. I got my attic sealed & insulated and all sorts of crawl space work done underneath the house. The good vibes started with my estimator, Tyler. Unlike other estimators he was very thorough and had no problem talking through exactly what they could do to my house and fielding all of my questions. I could tell they run a tight ship from how dialed-in the estimate process was. Before Tyler even left our initial appointment, he gave me a binder print-out full of info on the services to be rendered AND photos of the current state of the work areas in my house. It was eye opening to see the condition of some of these hard-to-reach areas for the first time. When it came time for the work to be done the workers were friendly and got the work done in a timely manner. When we had work done in I believe 2022 it was done very well by an excellent team. We had mold remediation and new insulation installed along with a new sump pump. All good! Now the reason for a 1 star review. This week I wanted another area in our crawl space inspected for leaks, poor insulation, pests, or any other problems they might find. This is an area they had not inspected in 2022. Anyway I sent in the request for a free inspection as per the website . I was then told rather bluntly by an operator that since I was a previous customer that my estimate was $250!!! not free!! .What a way to treat a happy repeat customer! We went with Crawl Pros in 2020 and were told, in order to keep our warranty it would $100 annually. They just came out and serviced our sump pump. It took them all of 40 minutes and they charged us $418 for the service. Price gouging is what I would call this. It has taken me almost 3 months to write this review because I finally had a plumber come out to replace my pipes and went in the crawl space. Plumber said it was "beautiful" down there and who ever did it, did a great job! I took three bids, and I am thrilled that Crawl Pros won out! It was for a big, nasty job. Rats had been finding their way into our insulated furnace ducts, which had fallen to the floor of the crawl space and become soggy over who knows how many winters. The whole duct system need to be replaced, the crawl space needed a new liner and the air vents needed serious repair if not complete replacing. And our crawl space is 18" to 20" deep! The crew who did the initial dirty work were tireless and thorough, it took them two days! They worked hard, long hours. The service included three follow-up visits to check rodent traps - of course we aced all three tests. I tip my hat to Cassidy, who was consistently a pro, thorough and quick. First things first. We homeowners with vented crawl spaces - we are kind of on our own to educate ourselves on the pros and cons of vented crawl spaces. We have to understand enough to parse out the mold scare tactics, moisture levels, etc. Be willing to go down in your own crawl space and make some judgments yourself. To the Review. We entertained quotes to have our crawl space evaluated without any thought either way to what needed to be done. We had a sloppy original builder black plastic vapor barrier and we knew it should be replaced. And our crawl space tends towards high relative humidity, with no mold problems so far. Pros: Crawl Pros did not try to use scare tactics and upsell us to expensive full encapsulation solutions. Good. Crawl Pros was very professional and nice to deal with in the assessment quoting process and the actual work being done. Good. We settled on their quote to have a basic clean up and vapor barrier replacement. They use a higher quality 9 mil white woven vapor barrier. Better than the 6 mil black plastic most builders used. Good. Crawl Pros did the work very quickly under the estimated time. I assume that's good, ie. didn't cut corners, etc. Crawl pros work crew spent the time upfront to install plastic tunnelling from the front door to the crawl entry to protect our home. Crawl Pros also uses a blower vent outside to pull air through the crawl space during the work to minimize up drafting into the home. all good. Cons: They did an adequate job, probably equivalent to a DIY with moderate standards of quality and workmanship. Under cons since $2000 is not chump change. If you know what you want in a vapor barrier job, be very specific in the contract you sign with them up front. Did not solve our crawl space humidity issue. It wasn't contractually specified or promised to solve anything, but if your expectation is a perfect vapor barrier solves crawl space humidity problems, it does not. Maybe it has more to do with the whole concept of vented crawl spaces to begin with. Lots of info on the internet about this debate. Overall, if you do not want to DIY a vapor barrier in your crawlspace and pay someone - Crawl Pros is adequate. They'll do a basic job for you. If you are an anal perfectionist - you may want to consider DIY or be very specific about what you want up front. Carry on. read more

I did have some issues getting revised documentation so I could get my Energy Trust rebate, but it was resolved in the end. Crawl Pros did an amazing job restoring my Crawlspace! When we bought our new home, we were left with a hideous mess in the crawlspace that had been left in disrepair for years by the previous owner. Besides being Rat infested with Rat droppings in all of our insulation below the floor, there was also old equipment down below that had to be removed in order to clean it properly. There were gigantic spiders living in crawl space along with the roents. Now you get the picture. Brian the estimator for Crawl pros was the only company that worked with me and offered to help me remove the old equipment as "part" of the proposal, while all of the competitors wouldn't even entertain in assisting in any way. To this extent, they went way ABOVE the call of duty in comparison to all the other estimates I received from all of their competitors. Crawl Pros did the entire job flawlessly, including replacing the old vapor barrier, fumigating and sanitizing the whole crawlspace, plugging and deleting all possible rodent entry points, installing new insulation, and much more. Crawl Pros estimate wasn't any more costly than any other estimates (despite the fact that they helped me remove the unwanted old hvac), and even maybe less than a few other quotes. Regardless, overall, I am sure that nobody could have done a better job with such a dire situation. The Lead onsite foreman "Jesus" was phenomenal in his attention to detail. and he even made a custom cover for my crawl space floor-hatch cover using the new installation material. They did some work for our crawl space this year before the pandemic started. They did a great job. Super respectful of property, made an enclosed plastic walkway from the front door to the crawl space so the materials and dust and dirt wouldn't fly everywhere, keeping the rest of the house clean and sealed off. Did the work quickly and efficiently - all the work was done in 2-3 days. We did have a little water leakage afterwards, which started during the pandemic. The foreman came out to check and wore a mask and booties in the house, which we appreciated. he let us know what the issue was, and the two fixes they could attempt, as well as recommending one. We went with the one he recommended and it has worked well so far. As a disclaimer, Crawl Pros did send us a "thank you and please review us" card afterwards, along with a $5 gift card to Starbucks. There was a leak coming from my ceiling and didn't know if it was the roof or a vent leak so I asked Crawl Pros to check out my attic space. They made an appointment the next day or day after but it was super fast and Joseph was incredible, he was super thorough and my attic space is not easy to get into.
