    I got the toffee matcha tea. I am not sure why there was a long line up outside on the day I went. That was what really attracted me to try this place out. I came to this mall looking for bubble tea because I also needed a place to kill time before heading to the airport to pick up my sister from Calgary. I purposely got a large and the drink was full of foam. It was basically less than half full or should I say half the drink was made out of foam. Don't bother letting the people there know because they only speak mandarin. I don't recommend ordering the toffee matcha tea. The taste had so many matcha residuals. I know its made from real matcha but at least grind it finer - please! I came here on August 31 at 8 pm and the receipt says September 1, 2018. Guess the owner wanted to report the income for next month (trying to defer revenue or trying defer GST). Also the receipt is in Chinese. Not sure what it means but ok. Parking is wow here. Lots of parking especially at night time.

    YAY FOR TEAAAAAA! :) Do note: This place is cash only. Slight bummer but worth it for the drinks. Made a quick stop here for boba and left the place pretty satisfied. If you're feeling adventurous, I highly recommend trying out the drinks with the cheese / salted cream. You won't taste too much of the cheese but the overall texture of the cream = yum yum. I ordered the honey pomelo (grapefruit) green tea and overall, it was pretty refreshing and yummmmmmy. Wait time here is a little long but not too bad. Definitely would swing by again for the other flavors!

    Formerly known as "Le Tea" - this is the original location of the brand, with a second location in Kerrisdale. Located within Continental Center, there is a large parking lot that is often full but sees decent turnover. Atmosphere (3.5 out of 5): I liked the modern feel - though the interior isn't too large, with seating for about 10-15 people total. There was calm acoustic Top 40 music playing. Service (N/A): Ordering was straightforward and the drinks came out reasonably soon. Order and pickup is both at the front counter. I liked the customization available for the drinks, even though that's standard for most shops. Regular Pearl Milk Green Tea (3 out of 5): Even with less ice and 15% sugar, I was able to taste a nice balance of sweetness, milk, and green tea. The pearls were nothing too special, but not disappointing either. Standard texture and flavor with a harder-than-average center. Value (3 out of 5): Pretty standard prices, $5 - $6 for a drink. Nothing too special - overall I received a solid drink for a solid price.

    HANDS DOWN MY FAV BROWN SUGAR BBT PLACE IN RICHMOND! I love it because unlike other brown sugar btt drinks, they don't just put regular flat milk, they froth it!! Which makes it taste very fluffy and smooth! Like you're eating a piece of cloud! I also love how soft and chewy their pearl is! To the point where it tastes like glutinous rice balls (汤圆). Although I didn't get it this time, there is also the option to put cheese (奶盖) on top of it!! I've tried their other tea flavoured BBTs and they were kinda bland! So if you wanna have it sweet, make sure you do 100% sweet. NOTE: Cash only or Wechat and Alipay which is a bummer, cause I have forgotten cash a few times and had to leave empty handed. Also, times for the brown sugar bbt is 2:30 and 6! Bring cash and goodluck!

    Visited: July 2 2019 On my continuing quest to try every brown sugar milk in the Lower Mainland, I heard this place has a pretty decent version. I will say this; their brown sugar milk rivals the best in Vancouver (i.e. Xifutang on Cambie Street). The pearls were really flavourful and saturated in brown sugar (without being excessively sweet). The milk was on point, nice and creamy without the heaviness. The salty cream on top is reminiscent of my all-time favourite brown sugar milk (Tiger Sugar in HKG) This will be my default to-go place now in Richmond to accommodate my brown sugar obsession.

    Honestly since the brand change the quality has decreased :( If you miss the original Le Tea there's a location at Lansdowne and Cooney - less variety and more specialized drinks but comes with HUGE high quality tea bags Got the peach oolong tea with salty cheese cream 8.5/10 While it is a classic, the foam is not as dense before and the tea isn't as flavourful. Eventually it just mixed into the tea base. It's refreshing and sweet and fits well with the creamy foam. Sucks that after a while the foam just floats and it's hard to drink it. Hard to tilt your head back to get all the foam. Friend got peach oolong milk tea with sweet cheese cream 9/10 ~+80 cents for cheese foam to any drink Personally I think the sweet cream fits with the drink as it adds a richness and thickness. However it's hard to taste the peach flavour so it's quite light. Friend got mango milk tea with pearls 7.5/10 Mango flavour tasted very artificial and the pearls were terrible. Not soft and chewy but hard and falls apart. Passion fruit and kumquat green tea 7.5/10 Not a fan, the kumquat pieces are quite sour and don't work well. Wish there was passionfruit pieces but there wasn't. The pearls were terrible. Not sure if this was intentional but the three of us had occupied the big table (meant for 6 - no other seating so we didn't mean to take up that spot) and after a while (20 ish minutes?) they switched from light kpop to loud heavy rap with a lot of explicit lyrics. The music became loud and irritating. We were planning on leaving but what sucked is right after we left they changed the music back. That's pretty shitty customer service if done intentional but who knows. Has anyone else experienced this?

    Went here because our first choice bubble tea was closed. I didn't realize we arrived at closing, but the one employee working was so kind. He was so patient with us and let us sample flavours as well. We ended up buying four different teas and they were all so unique. They have this sweet or salty cheese foam, which my friend really liked but I'm lactose intolerant and found it too sweet/heavy for me. My favourite out of the 4 bbts we ordered (for the 2 of us haha) was the coconut oolong! My only wish is that they had a non dairy option, which unfortunately most bbt places don't have either. They shop inside is cute and I love the packaging! I'd for sure go back because the employee was so kind!

    Came by after hearing about the cheese lattea (tea latte, get it?) here. Parking is plentiful in the large strip mall parking lot. The venue is classy and modern, though the number of tables is a bit lacking for the amount of customers. Staff were friendly, and reasonably quick. The cheese lattea (I had the rose one) is something quite unique. It's like a bubble tea with cheesecake mixed in. The drink itself is rather foamy (maybe fluffy is a better description), much like the whipped cream on top of a coffee. Not too sweet (there are different levels of sweetness available upon request), and very delicious. As a neat little touch, they even stencil the logo on top of the drink using matcha powder. After drinking the liquid portion, I found myself scooping and eating all the foam out of the cup with the straw. Definitely a good place to check out among the sea of bubble tea shops in Richmond. Recommended.

    One of the best brown sugar pearl milks I've had so far! I regularly drink and review bubble teas on my Instagram story (I call it my Bubble Tea Marathon haha) and one of the things I look for in a great brown sugar pearl milk is a hint of saltiness in the foam to balance out the sweetness of the pearls. I definitely recommend!

    I love their freshly brewed peach oolong tea with the salty cheese cream cap. We also enjoy the strawberry version very much too! Extra points for their convenient location in Union Square! A nice place to stop by for a refreshing bbt!

    Can't go wrong with the cheese latteas here! Obsessed with their peach oolong cheese lattea. Most places would be too sweet with regular sugar (100%) but it is actually the perfect sweetness here. CASH ONLY*

    One of my favourite tea joints in all of Greater Vancouver! Tea is carefully prepared, the baristas are extremely talented and make flawless looking (and tasting!) beverages. Their cheese tea latteas are extremely fresh yet savoury at the same time. I definitely recommend them! I never had a cheese lattea until I had one at Le Tea, and the bar was raised so high that no other tea place can satisfy my cheese lattea cravings! A huge bonus is the fact that they open really late, and make for an excellent place to study! I'm here all the time!

    Osmanthus oolong cheese lattea

    I'd never had cheese tea before but fell in love with that foamy cheese sauce when I had the bubble tea toast at Elephant Garden so I really wanted to give it a try. Like most modern bubble tea shops, there's a huge selection of drinks where you can customize the amount and ice and sugar, which I really like. I ordered their recommended osmanthus oolong cheese lattea with 30% sugar and little ice. At their recommendation, I got the cheese sauce salty instead of sweet. It was a bit pricey at $5.25 but I think that's the norm now. I really did like the cheese sauce! I didn't think it would go with the tea but it just added a complementary creamy salty experience to the sweetened tea. It was difficult to blend the sauce and tea together; the best way to drink it is to drink from the lid (there's a little spout like the ones on coffee cup lids) as the motion mixes the two evenly. Also this place had the nicest tea cups I've ever seen. They're made of a sturdy plastic, tall, skinny, and slightly frosted. It's a small thing but makes it look fancier than it is. I also found the service to be really friendly and patient. There were a lot of people but the teas came pretty quick. The only thing I didn't really like was that they had just left the tea bag in my cup.

I personally tried the cheese foam black tea with mochi and golden pearls which costed close to 10CAD. The cheese foam was slightly salty and pretty creamy, and the taste is much more pronounced when you dip the plain mochi into the drink. The mochi itself was slightly soft though a bit uneven in texture as some parts are chewy and some parts are already a little bit dry. I do like they nicely wrapped the mochi in a plastic bag to preserve the moisture, though I ended up trying it out immediately to get the maximum freshness. The tea itself is flavorful and not too sweet, which is what I intended because I opted for light sugar (30%). The golden pearls were pretty chewy and are the right preferred texture. While I liked the general quality of the drinks, like other reviews mentioned, the price of the drinks are a bit on the higher end but the quality did not really scale up compared to a good boba spot.

We'd already had lunch a bit earlier and while my friend had room for a scone, I had zero room in my stomach for any food so I just had a pot of Longan Red Date tea. It was a cold day so a pot of hot tea really hit the spot. I thought it a bit pricy at first, but when the tea came, I saw that the teabags were Fortnum & Mason teabags. That is a very a prestigious company from all the way over in England. When I realized we were drinking Fortnum & Mason tea, all of a sudden $10.25 didn't seem so extravagant any more. My friend said her scone seemed like more of a biscuit than a scone. It came with butter and jam. I think she wished there had been some clotted cream to go with it. I can't say too much about the food as I only had one pot of tea but I was impressed that it was Fortnum & Mason tea, and I very much enjoyed the flavor of the Longan & Red Dates in my tea.

This location is the one I tend to come across the most cause I usually am visiting the mall. The shop sticks out with it's red design. It's just a pretty small boba vendor shop that's kind of hidden away. The menu is basically a screen running a video so that it animates and loops. There's quite of a selection of drinks on it though. Most of them are on the sweeter side with their cookies and cream shake. They've got a lot of crazy drinks going on, but I'm a simple man that likes his simple drinks and lately, I've been very much into the #8 fresh jade lemon green tea. Because the drinks are pretty sweet I usually adjust it to like 75% sweetness. I also adjust the ice level to get more for my buck and ask for less ice. Hard to judge boba shops in my opinion. Especially since any adjustments I make to my drink is on me and not on the shop. Service was quite fine. Only one person was on the job when I was there, but I've seen two people there before. One to make drinks and the other manning the cashier. Overall, I thought my drink turned out fine. Just have to adjust by trial and error to get the right sweetness down for yourself. If you come across one of these shops, check it out.

All the locations I've been to are amazing and maintain the same high standard. The only thing I'd love to see is a location in North Delta--it would make it even more convenient! It could be served hot or cold. The osmanthus flavour did come through but the drink tasted watery overall, not sure if it was because we chose cold and there was ice. The whipped cream on top was a nice surprise! Service was quick despite a busy store and lots of takeout orders. They were also able to answer questions we had about the promo and drinks. Large accessible parking lot made the store easy to pick up drinks. If you dine-in, there is plenty of seating in the store.
