Jim Steg and the entire team at Steg Custom Homes consistently exceed that standard. Jim brings a rare combination of craftsmanship, problem-solving, and genuine collaboration to every project. He respects the architectural vision while offering thoughtful, experience-driven input that ultimately makes the work better. Details matter to him. Quality matters to him. And it shows in every phase of construction, from early coordination to the finished product. Communication is clear, timelines are taken seriously, and the level of care Steg Custom Homes puts into their work is exceptional. They approach each home as a true custom project, not a template--and that mindset makes them an ideal partner for high-end, design-forward residential and commercial work. I genuinely enjoy working with Jim and would recommend Steg Custom Homes without hesitation to clients and fellow architects alike. We hired Jim in January of 2025 to help us get permits and complete a major remodel on our home…read more He touted a "concierge level service" and "guaranteed our project would be on time and on budget". His initial estimates were a bit high but we believe it would be worth it with the level of service he claimed. The intention was to perform the work that summer, which meant 3-4 months to obtain permits...a reasonable timeframe. in the end it took a year to get our permits, the initial plans had 82 corrections, and Jim's price went from $430,000 prior to signing on to over $1,000,000...for the same work, if not slightly less. To say this was a disappointing experience would be an extreme understatement. Multiple homes on our street were purchased, permitted, and construction completed prior to us even getting final permits. Jim completely forgot to follow up on comments from the city for our pool permit for 4 months!

Youssef and all of his subs are *FANTASTIC* and the best I have ever worked with (and I've worked…read morewith many). Here why (with details below): He OWNS the work and takes full responsibility for everything and fixes every mishap BEFORE you even ask; His primary subs (carpentry, electrical, flooring, trim) are all GREAT; he's one of the easiest, kindest, and most compassionate people I've worked with; and he knew when to tell me when an idea or suggestion I had was infeasible or too expensive. More deets: On OWNERSHIP and RESPONSIBILITY - Our shower glass walls were a little short. I didn't even know enough to know this was a solvable problem, but he made the third-party glass company take the segments back and replace them with segments that fit even more perfectly and beautifully. There we a couple of other instance and there was never accountability squirm.... Honestly that's unlike 95% of contractors. ADVICE - If the lighting wasn't going to work or look nice, he told you. If the switches we're in the wrong place in the blueprint, he told you. If a door or opening would have been better served with a pocket door instead of a swinging door, like into a bedroom closet, he told you. He told you nicely, politely, never insinuating that I did not know what I was doing or that the architect was bad or wrong. He'd just politely and slowly walk me through a few different scenarios and the real life placement of things and was 100% right in all of his corrective suggestions. The one time I did not listen to him and thought I knew better, after a few months I realized I was completely wrong. MAIN SUBS - Whenever his subs were scheduled to show up, they did, on time, always clean-cut and professional, smiling, and happy. They cleaned up EVERY DAY. Other previous contractors thought nothing of leaving trash on the floor or even dangerous nails when I had small children in the house. I think he is one of, if not, the BEST IN THE BUSINESS and I plan on doing more with him in the future.

The workmanship is outstanding! We have received compliments from every person who has seen the transformation. F6 really went above and beyond with their work. The crew was always professional, courteous and kind. They cleaned up after their work each day, they worked hard, and communicated very well. They also did a great job of working around my family of 5, which includes two very small children and family pets. Living in a home under construction is not easy but they made it as painless as possible. I highly recommend F6 to anyone looking for work to be done in their home. I hired Outside Living Concepts to complete my landscaping project in May 2023. Unfortunately, the…read moredrip irrigation system they installed has become a major issue. Just this summer alone, I've had to repair and replace nine separate sections of the drip line due to leaks. At this point, I've replaced roughly 50% of the entire system myself. What concerns me most is that every leak has occurred in the same type of tubing, which is visibly worn and deteriorated. I even cleaned sections of the removed tubing to make sure dirt wasn't making it look worse--the material is simply degraded. For comparison, I installed another drip irrigation system line in 2021 using different materials. Despite being about two years older than the system installed by Outside Living Concepts, it has experienced only a single leak. I understand the project is now outside of its warranty period, but I don't believe a drip irrigation system should experience this level of failure after only a few years. The amount of time, labor, and money I've had to invest to continually dig up and replace the system has been extremely frustrating. What has been equally disappointing is the follow-through. After discussing the issue, the project manager told me they would send a crew out to repair the next leak. Just two days later, another leak occurred. I immediately reached out, but now two weeks have passed without anyone coming out or any meaningful follow-up. I'm sharing my experience so others can make an informed decision. I had hoped for better quality and, when problems arose, better customer support. Based on my experience, I can't recommend Outside Living Concepts.

The owner came out for the estimate and answered all questions. Once I said yes to the estimate, we agreed on a start date. The crew finished in the estimated time. A few points: -Deck looks great. They applied their surface material in a flagstone style. Very happy with the color palette and how slip resistant the surface is. Is it as cool as our original authentic Keystone Kool Deck coating? No. But it is cooler than other surfaces I've encountered in the valley. -We have a pool net with hooks that fasten into metal eyelets drilled into our pool deck surface. The crew was able to preserve the eyelets so we can continue using our safety net, no problem. -The owner told us that we'd see a white powder appear soon after installation, that it was part of the curing process and would eventually wash away. I was slightly alarmed to see the once pristine finish spotted with the powder, but he was right. A few months later, and the powder spots are nearly all gone. -Cash or check only. (50% down at start. 25% after initial prep work. 25% when complete). Very happy with the outcome. We now look forward to spending time at the pool instead of cringing while looking at an ugly, chipped surface.

And, the fact that they have been " in business for 40+ years (but, now Angie's List it shows 60+ years). If they've been in business that long they must be doing something right. The owner was punctual & professional. His workers were nice however, we never knew when they were going to show up, how long they'd be gone for lunch or what time they left. I asked them to tell us since we had 2 dogs locked in the house while they were working. The finished product looked pretty good, from what I could see, since it was too cold to get in the pool. I didn't like it at the separation between the pool & the in-ground spa. The owner sent them out, weeks later, to fix the area. By the end of the swim season I started seeing some hairline cracks, etc. I called the owner again but, he had just lost a loved one. So, I gave him several months before asking him to send them back out. They did eventually come out & fixed the areas. Once swimming season started again I started seeing all kinds of hair line cracks, a rather large crack by the steps & some sort of gouge right by the top step. Again, ""adequate"" seems to be the new norm.

Subsequent years saw a few leaks every couple of months. I suppose I should have asked what type of poly tube they were using but figured for the price (over $3k), they'd be using something of quality. I was way wrong. I have had to engage Sprinkler Doctors for each leak (and it's not just one at a time, it's several at a time) after giving up doing it on my own. It just became a burden. Every instance of Sprinkler Doctors coming out to fix the leaks, the tech invariably asks, "who installed this?" and "this tubing is cheap." Most recently, I had a tech come out to address more leaks and he flat out told me that the tubing they used was garbage and the installers should have or would have known that. My entire system needs to be replaced because now, with each leak fixed, another leak pops up a little further down the line. So if you want to have fun repairing leaks a year after install, go with this company! If that doesn't sound like a grand time to you, I'd recommend looking elsewhere. TL/DR: irrigation tubing should last about 10-15 years after installation if it's buried. Mine hasn't even lasted eight. Leaks began occurring the year after installation.

We honestly just assumed pavers would be out of our price range, but opted to get a quote to remove a few sections of our walkway to add the driveway, raise the wall and then a quote to pave around our shed. Though the quote may not have been the cheapest, we also added a project and the over value and product could not be beat.
