    Water damage in ceiling of parking garage.

    The concrete ceiling of the parking garage literally fell apart due to flooding. Chunks of material were strewn all over the floor. We received a text to move our car immediately at 4:30 AM. I called property manager who wouldn't return my call. I spoke to the management office who took my "maintenance request" and refused to give me any estimate or follow up. The building is a public safety hazard. I plan on calling the city inspections office to determine if the building is up to code.

    I have been searching for an apartment for my kids and I. The listing is exactly what I've been looking for. I wanted to view the property, but was given a list of questions to answer before hand. I politely declined answering those questions until I view the property.. which they never responded back. I decided to look at the reviews of the management company and they are horrible. In my search for an apartment no one has asked me these questions before viewing. Seems really strange.

    I'm giving one because you can't give less. I'm headed right now to pick up my lease refund. This is just a typical example of how candet does business. The check they gave me is not even made out to me so I can't cash it. They spelled my name wrong despite having a signed lease with my name on it and dozens of personal checks. When I ask them to correct it they act as if the error is mine and expect me to do extra footwork. Although there is so much more ill end by saying they also charged me for items that border on fraudulent. They upgraded items in the house (example from horizontal to vertical blinds) and charged me for it! DO NOT DO BUSINESS WITH THEM

    If there is any thing less then one star I'll definitely vote for it . We reported a Licking poplin during the rainy day two years ago tools forever for them to send some one and they came just say hi didn't to anything. Now we just reported a Termite problem they just Don't care don't give a Shit about it .

    This property management company needs to get their s*** together. water problems, faulty shower heads, roaches, and termite larvae in the living room floors (photos attached), their quick fix was to put caulk on the floor edges, I'm surprised the building hasn't given in! The worst thing, they put up the apartment for rent the 4 days after moving out; termites and all. My roommate and I left the place as good as we moved in. according to them we had to pay 500 dollars to "repaint" the whole building which was left almost immaculate. I wonder if they needed the money to pay for the fumigation of the whole apartment.

    This is actually "good" compared to what the trash bin looked like a week ago.

    Horrible Property Management!!! Not sure if its the location that has horrible employees or what but the trash has been overfilled for over a week. Not to mention the trash collectors refused to pick up the bin last week. Thanks to 100 degree weather the whole area smells horrible! Now trash collectors can't pick up the bins if they are overfilled or if they have furniture in it so the property manager needs to take care of logistics. But for a whole week they left the area unkept. Finally today the trash collector was able to get in and collect it but there is now trash all over the floor. It is sickening.

    This is what I was sent to explain the $250 I was charged for touch up paint in the bedroom.

    I have lived at my current apartment in West Adams for almost a year and I can honestly say that I…read moream continuously impressed and happy with every interaction I have with the property management company and the on-site manager. From the first interaction before signing my lease to any issues that I needed to address, their level of customer service is superb. If I ever need anything, they are quick to respond and every interaction is super easy. I can pay rent and submit any service request through an online portal. My building's tenant coordinator, Miriam, is fast, efficient and friendly. The management company effectively and clearly communicates any changes or announcements to the tenants, like city inspections, well in advance. I recently needed to have my sink unclogged and the repairs went so smoothly. The plumber was on-time, professional and friendly. He was done in less than an hour and I couldn't be happier. The onsite manager Alvaro is seriously the best! He is always responsive and seriously cares about the building and the tenants. He is always available if you call him or text him about anything, even if you locked yourself out of your apartment... twice... in the same week. So I hear, not through personal experience! Haha! The building is well-maintained. My apartment is lovely, recently remodeled, yet retains its charm and character. I constantly receive compliments about my apartment and I consider myself very lucky to live there.

    I was nervous about renting an IC Property unit because of all the negative reviews (not just on…read moreyelp) but they manage so many properties in Alhambra, it's hard to avoid them. But it was 2020 and I was more concerned about Covid than the reputation of a property management company. So I skimmed the reviews and though "meh, these sound like personal problems" and rented with them anyway. Little did I know I would be adding to their heap of negative reviews. Things can feel fine at first, but if a real issue ever comes up, don't expect support. If it's a leaky pipe, sure, they'll usually fix it fast. But when it's serious, it's a different story. They seem to ignore it until you give up or leave. And by "they" I mean the owner of IC Property Management & Investment, Ivan Campana. Several incidents involving violent tenant behavior have been documented with police reports and video. Ivan has been notified multiple times about each event (including by US mail). He'll say he'll handle it, but nothing changes. Nothing meaningful gets done, so you're left hoping the problem tenant leaves on their own. Otherwise, your only real option is to move out and find a management company with more integrity. It seems like Ivan avoids serious issues in hopes that the concerned tenant will just stop complaining or the problem will go away on its own. But it doesn't work like that. It may keep his inbox quiet, but it doesn't make anyone feel safer. Even his own employees say, "you can tell Ivan, but he won't do anything," and he's the owner. Those are HIS initials in IC Property Management & Investment. Meanwhile, rent keeps going up while you deal with erratic, drug-using neighbors, often in common areas. At times it feels more like a halfway house. This isn't the experience I expected moving to Alhambra. On top of that, here are a few other issues I've run into: - Poor ventilation in bathrooms - Old AC units (expect a high electric bill in the summer) - Extremely thin walls (I can hear my neighbors sneeze) - Rent goes up every single year - Water gets shut off randomly (often with just a text once it's already off) - No additional maintenance for long term tenants (peeling paint, falling hinges/knobs) - Bug issues
