I own a Condo in Monrovia that Ideal Property manages. For 10 years it was previously managed by another company. Since Ideal Property took over our HOA's have been lowered and the whole condominium was painted, stuccoed and basically given a great face lift. Ideal Property worked with our HOA board to help make these fine improvements. I believe this has helped improve our property value. I also had a difficult situation with my tenants. LBPM / Ideal Property Management consistently overcharged for basic maintenance (like $250 for a smoke alarm battery) by funneling jobs to a contracting company owned by the same people running LBPM--a conflict of interest they failed to disclose. The day-to-day management was just as bad. Robert Ha was unprofessional and disrespectful throughout our time with them. Even three years after cutting ties, their passive-aggressive behavior continues: they tried to force me to drive to their office for a utility refund check by emailing a scan with the amount whited out. Amy is an absolute miserable and hateful person. I called today to inquire about the status of my auto debit for my monthly service fees. My HOA recently switched to Ideal management so I wanted to call to make sure the auto debit is still in place so I don't miss any HOA payments. I had the extremely unfortunate luck of ending up with Amy. First she told me she had no clue which month I have paid for and which month she had not. This is funny to me because I had a bill from them for my July HOW payment. So I tried to ask a follow up question of how is it possible they sent me a bill dated over a month ago and today they still do not have the account information. Amy was not going to let me ask any additional questions. She cut me off and said "are you going to ask me the same question over and over again" before I can even ask the follow up question. When I asked to speak to a manager. Amy got even more angry and started to verbally attack me with extremely rude comments and questions. This has the be the very worse customer experiences I have ever encountered. I will call my HOA and give them a piece of my mind regarding them choosing this horrible management company. Absolutely horrific. And looking at the review here I think it is almost unanimous. They don't even know the payment history for the accounts they are billing and refuse to help in any way when questioned. Instead responds with rude impatience. You're horrible. It is so unfortunate that the property management and owner are such terrible people because I really liked the apartment I lived in. When I lived there my son was four years old and I would get emails almost daily about the noise from my apartment. It was impossible to walk around without complaints. I would even get emails when I was working out of town and my son was not even there and the apartment was empty. It just became so ridiculous and unbearable. It was very uncomfortable to be by the pool area when there are cameras everywhere. There were times when the owner of the building would park in my parking space without any warning or notification and I would have to leave the parking lot and find a street parking until he was done doing whatever he was doing at the building. I would also get emails when they would see a guest come in through the cameras asking how long my guest was going to stay it was just so ridiculous and I've never gone through anything like that at any other apartment. When my lease was up I couldn't wait to move out I left a $1300 deposit and was there for exactly one year with no major damage or wear and tear on the apartment and I got only $90 in return they are thieves and terrible property managers. read more

My rental place has been managed by this realtor and so far the only maintenance every year is just checking the smoke detectors in the house. When something broken and it needs to be repaired or replaced, the realtor responses were nowhere to be found. No monthly or quarterly pest control. Carpets has Not been changed at least more than 10 years. I'm sure that people who live in apartments or houses that has been managed by this place, know what I'm talking about. Our AC was broken for 5 months one summer when it was 107 degrees out in Pasadena. We called them so they can fix this issue asap because we couldnt even breathe in our apt and this idiot ignorant front desk lady who answered the phone said "why dont you just open up your windows?" Wow, what an idiot human being... we all know it was 107 degrees out and her lazy ass is sitting in an ac cold office so she's making a dumbass comment like that. Why dont you just do your friken job and pass the phone to who actually matters seriously?! What a waste of breath! Also our building is very old and outdated with lots of issues such as wood creaking whenever we walk on the upstairs floor, bathroom shower knobs issue, kitchen sink and faucet, toilet, window blinds you name it... oh the garage door is so old that it mal functions and just shuts on us while it's opening. It damaged our cars!!! It is such a hazard. there are endless problems here and instead of fixing any of these issues, they keep raising the rent every year for god's sake!! Just like others were saying. It's a nightmare to work with this company. I have been calling the property manager to repair a leaking common condo pipe. Called at least 5 times and emailed 4 times to get his response. No response and it has been more than a month. This is by far the worst management company I have dealt with. Other property management companies that I have experienced with, would either return email or phone calls within 48 hours. If they don't respond to the email they would at least let you know that they are on vacation or something. This tells you the professionalism of this company. They might have a better service and response rate to the client-side. It's been a day and a half since I moved in and the bathtub leaks, the sliding doors for the bathroom don't slide but swing out, and I found a new crawly neighbor greeting me to the neighborhood a big cockroach in the kitchen and a Rollie pollie by the toilet. The handyman patched up the cable outlet for my Internet so a technician had to come and get that installed for a $50 fee. My room closet is coated with brand new paint, so much that I can't even slide them open and close.. and the room door can't open and close without it endlessly dragging the carpet (and I found out it was because they installed the door unevenly because there is a gap at the top of the door. I was a tenant at Beacon Manor, one of the property they managed. Well, there are a number of problems I can name. But, let me tell you one thing. Don't think you'll get your security deposit back. After little more than a year of occupancy, they will charge you almost $1,600 (which is 67% of the deposit I put in) from your security deposit. What's worse is I have no idea what those damages they refer to. I was present for final move out inspection and the property manager marked nothing but NEED CLEAN on the paper. But after 21 days, what a surprise, they charge things that I was not aware of or notified. Identifying and notifying damages is their responsibility, not mine. But regardless, they charged for those. I'm bringing the property management and landlord into small claims court. Don't even bother working with this company. I really wish I can give this place 0 stars. I lived in one of their properties in Alhambra, Jade Gardens. It was supervised by Jesus Diaz and managed by his wife Claudia. I've had the worse experience as a renter there. They were very unprofessional and I feel like because of the conflict of interest, there was really no one else to speak with about issues there. From mold and leaks to withholding a portion of my deposit, eventhough the place was left cleaner than I recieved it. They never replaced the moldy dishwasher in my unit, so for the whole year there, I had no dishwasher. They're not good at answering calls or replying to emails as well. I'm not sure how they even qualify to manage anything. Also, the maintenance of the units there are horrible. It's filthy and they just dump paint everywhere to cover up damages. I can't imagine all the people they do this to. It's terrible. Please hire more qualified people!!! I have also added their response to my review in the photos. To which I respond with this..... m glad that i got a response from an "owner". Okay lets fact check here. I never had a nephew that stayed with me or people in and out of my apartment, but if I did, that is my right to have visitors. As stated in the LEASE AGREEMENT SECT. 10 as long as my visitors have not stayed for more than 15 consecutive days, I DO NOT have to notify management. I have all the emails of every single complaint I had including the dishwasher. I also have emails regarding the bathroom leak that caused mold in the ceiling and a leak in my sparebedroom that also caused mold. I've attached multiple pictures of these issues and the maintenance guy just painting over the mold. I appreciate you acknowledging that I did clean the unit and YES, I was aware of the dumpster fee of $200. Please explain to me why I was charged $150 for a cleaning fee and $200 for a paint touch up fee? Thats normal wear and tear and I should not be responsible for that. Look it up. I'm not sure if you read your reviews on that unit, but other tenants are not raving about how you guys take care of that unit since "you" took over 3 years ago. My family and I lived in one of their homes for 10 years, all was fine until the owner of the property switch over (Leo). We were treated horribly. Everytime something was wrong with the house, no one would show up to come fix it. In fact, no concern was even shown. This was on going; things kept breaking or were non functional and it was always over looked. The worse of it was a good 3 foot diameter of the ceiling fell on top of me. Turns out there was a hole in the roof! Everytime it rained, water would accumulate therefore making the ceiling weaker until it eventually gave in. Soooo why a hole in the roof?? Not a great property management co. at all. I am one of the tenants located in a Alhambra business building they managed. AC control is the worst and a continuing issue in the building. Some units are either too cold or too hot. The janitor always left bags of garbage in the elevator. Water seeps through windows during heavy rain. Acknowledged the management office but never did anything. Tree branches and empty bottles left on driveway and in parking lot never took care of. Each unit is allowed 2 parking permits but some tenants that sell used cars are allowed to part 3-4 cars overnight without issues. Employees rotate to different offices and staff rotated from other offices never know what happen here. read more

I have to say, they do not know how to deal with problems. This review is based on 1 problem I had with them. (1 of many...) My apartment manager is Carlson Chan, he is by far the worst I have dealt with. Whenever I speak to him over the phone, he will be rude as F; whether is his English or his real tone, he does not give a good customer service. My problem is this, I asked them to send someone to look into my roof because of watermarks I saw on my roof. Note that I emailed my manager Carlson last year November 2015; and also because California rain so much, you never know right? He acknowledged my email, but I never receive any confirmation if this was taken care of. I went on Vacations, came back and no confirmation if they will do something, emailed him again and he acknowledged the email but did not do anything about it. I got tired of waiting for them to do something, and let me tell you it rained very hard during January. The watermarks got even bigger and my AC broke down too! I had to find someone on my own to take a look and fix it for me. Of course I had to pay and it was not cheap. Well, I email Carlson that I found someone because he did not do anything and I ask if I can get this reimburse. He said no problem so I send over my invoices. He then have the audacity to tell me that the invoice show "AC fixing" which is true but the problem that caused that was the rain that happened in January. (pls note that I emailed him to prevent this issue in November of last year) He is now saying after 7 months of going back and forth to get my reimbursement, that I will not get any reimbursement because the Board of the Association will not approve that invoice that state "AC fix". As any person who is reading this, understand that this will have been avoided if they send someone to take a look in the first place, not ignore the situation until it get worse, right? The amount of money I pay a month, year, is way too much for them to ignore situation like this. If you are looking for property management to take care of your apartment, AVOID THEM as much as possible, they should not even exist if they have such a bad customer service. My HOA fired Ideal Property & Realty twice in 1998 and again in 2013 due to Winnie Poon (former property supervisor hired by Ideal Property & Realty) issued many invoices (more than $30,000) to its phony vendors and stole $19,000 from my HOA's reserve account "secretly" by asking its vendors to issue "fake" proposal and inspection report to defraud my HOA funds. On 11/15/2016, three idiot board members (1st one was scared and sold her unit on 3/24/2017), 2nd one (a non-homeowner was scared and resigned on 4/1/2017), and the 3rd idiot board member who is still serving on the current board rehired this property management company because its management fee was the cheapest. Really???? This 3rd idiot board member keeps appointing other "not-so-smart" homeowners to serve on the current board to keep this property management company and allows it to continue to defraud my HOA funds. A bunch of idiots, who were NOT voted by me and many other homeowners at all!!! The current property manager and the current board members refuse to allow me to inspect the financial records again. I hope the new board members, who will be elected in this coming September 2018, will FIRE all current board members along with this property management company FOR GOOD!!! My family and i have been living at our property for 5 years and we really liked it. Until ideal property started to treat us negatively. Within the one year we lived at our property, they kept harassing each month with a notice saying that our cars were leaking gas onto the parking lot, when our cars were brand new. They kept insisting that it was gas and they also had us scrubbing it ourselves. We were tired of them bothering us so we decided to sell the house this year. After we sold the house and we had peace and quite for 5 months, we got ANOTHER notice from ideal property telling us that they'll fine us for leaving a ladder in front of the parking lot. AND NOTE TO IT WE ALREADY SOLD THE HOUSE AND THEY HAVE A NEW OWNER AND YET THEY'RE HARASSING US STILL. read more

The worse service ever received. The admin assistant that was screening Robert Ha's phone calls was very sarcastic over the phone and continued cutting me off when asking her a question. As I finally got my questions across about the place, she treated my questions as if they were open ended. She continued having that superior attitude as she responded my questions with "uh hu? This is in regard to 101 E Beacon Street, namely Sean Cho (property manager) and William "Bill" Tell (owner). Bill pressured me into putting down the deposit on the spot and sign the lease the same day. BE AWARE OF THEIR GUEST POLICY: Their guest policy is that if you have any guest for over 10 days (could be added up from different visits), you're charged $275/day. They have 10 security cameras all over the property to spy on you. PARKING POLICY: Only the car listed on your lease can be parked in your spot. Your guests' cars will be towed if they're parked in the spot that you paid for! You're given 1 garage remote, which Bill went the extra mile to ensure it cannot be programmed to your car. Even the security system guys said in their own words "this owner is very anal". ENTRANCE: Front door has a key lock. Amazon deliveries and some other carriers can't access the building. Huge inconvenience. Sean and Bill are both rude and unprofessional. Glad I got out of my lease. Save yourself a headache and stay clear from this property! read more

After multiple emails going back and fourth about fixing tile in my unit as well as broken window locks this is how the unprofessional leasing agent responded. My rent was sent on the 2nd and had not been cashed yet as of the 14. My husband and I have reached out by calling just about everyday because in our bank it shows it has not yet been cashed. So today we went down there with another written check to avoid any further issues. Upon arrival the receptionist had found out check in their messy office. So at this point they had it all along and had yet to cash it. Then as we come home from a 30 minute ride out to their place of business we are welcomed with a 3 day notice to vacate! So we reached out to Jesus who is the property manager of the building and when he answered the the phone my husband said who he was and he hung up on him! How rude of him. So I proceeded to send an email stating how unprofessional he was as well as cc in his boss whom has not yet responded as well to previous emails that I have complained about him. What was said was the communication in the office is not working as he should have known about us calling multiple times trying to locate the "lost" check. I also reminded him of the multiple work ordered I have requested to fix multiple things in my unit. Now he wants me to resend the emails with the dates and times of the multiple requests?! I don't understand how we both have the same emails but you cannot seem to find the same ones I have with proof of times dated on each. So now I am encouraged to vacate once my lease is up because I am tired of how things are ran there. They should be ashamed ! How about fix the problem instead of telling me to kindly leave. COMPLETE NIGHTMARE- AGAIN AND AGAIN!!! This property management is absolutely incompetent to do their jobs! our property "manager" is Carlson. He is rude, unresponsive, irresponsible, gives 0 fcks about the property he "manages". we pay HOA every month and they do the bare minimum. intercom took over 2 years to fix. we have areas that need repairs and Carlson has zero idea. when was the last time he came to our property? last year during the board meeting probably. he hosts a board meeting about once a year, and is never on time with this meeting- he keeps pushing these out so we technically get 2 meetings in 3 years. his responses are never firm, "let me get back to you" never happens. carlson responses to emails that don't make sense, avoiding the questions we ask. we have termite problems and it's caused by termites coming in from the OUTSIDE, which is HOA's responsibility. when i reached out to him about when the last inspection was done, answer was "no records". really? that means he hasn't done crap in the last 4 years since i bought my condo. now "no records" has caused damages INSIDE my home. and what he told me was "inside is the owner's responsibility". i wouldn't have an inside problem if he had done his due diligence on the OUTSIDE, would i?? he never cared enough to do anything besides making sure our trash is picked up & to collect our payment every month. he is completely useless- and it looks like the entire company is too, based on other yelpers' comments. potential customers- STAY AWAY. Worst property management EVER! Our property manager is Sean and he has not done much to keep our condo nice. When the elevator broke, it took him TWO MONTHS to fix it. The only reason why he EVENTUALLY got it fixed within a week was because I came to the office telling him I will sue him for not having an elevator access for handicapped people with papers that my lawyer friend put together for me. Doesn't pick up his phone, never return calls. Had to walk up 2 flight of stairs with an injured foot while holding my crutches. I can only imagine how hard it was for the elderly to walk up 3 flights. My building has had graffiti in the common area and stolen bicycles. Sean had advised that we should change our building code AT LEAST every year, and he still not even tried to attempt so for half a year already. We basically pay this guy to ignore our phone calls and allow things to get stolen. When someone is able to get a hold of him, he tells them he can not come to the condo because it's not convenient for him, given his office is a mile away from the condo.....The last time I tried contacting Sean, the person that picked up the phone said he wasn't in the office, so I drove over to wait for him at the office and the front desk said he was there all day. I live in a condo building managed by Ideal. We had a sewer pipe crack, which twice in the past few weeks caused sewage to gush into the underground parking area. Like literally, everywhere in the underground parking garage, not just in an isolated area. The first time, it took a few days (too long) for cleanup. This time it's been a week. There is literally human feces, piss, and disintegrated toilet paper all over the garage. I can not get to my vehicle without stepping in it. In our city we cannot park on the street overnight and our street has a 2-hour parking limit, so there is nowhere to park. There have been 4-5 days we've been asked to not park in our garage so they can supposedly get it fixed and cleaned. It's been a week and it's still not cleaned up. It was supposed to be cleaned today, but the crew left because there were a few cars down there (Perhaps people are out of town and not here to move their cars? It's the day before Christmas Eve.) and because it's raining. This is a biohazard. How is it not being treated as an emergency? read more

Horrible management company. Extremely unorganized. If there's an issue in your unit, they take days just to get back to you, and nothing ever gets done. They expect you to be home waiting for someone to do any repairs as if though you don't have a job. And they'll even forget to schedule the repair after having you wait, or the repairman shows hours later. They are somewhat unprofessional, we were late on rent due to being out of town, and rent must be paid with check, and they sent the notice to the wrong tenant. The envelope had our neighbors name, but the notice inside was for us with our private information.
