Julie Lai was an exceptional buyer's agent throughout our entire home-buying journey. We had been searching for a long time and honestly started to feel like finding the right home so close to our family might not even be possible. But Julie made it happen--she found us the perfect home just a few doors down from our parents, and now we are neighbors, which means so much to our family. What truly impressed us was Julie's negotiation skills. In a highly competitive multiple-offer situation, she successfully negotiated the best price and terms for us, and amazingly, our offer was chosen over several cash offers. Her strategy, market knowledge, and ability to present a strong offer made all the difference. Julie was extremely communicative throughout the entire process, always keeping us informed and making sure every party involved stayed on track. She was responsive, professional, and always available to answer our questions, which gave us a lot of confidence during such an important purchase. Most importantly, Julie made sure our escrow was smooth, stress-free, and successful from beginning to end. We are incredibly grateful for her dedication, persistence, and expertise. Review for Edward Kosasih! Thanks to Edward's expertise and guidance throughout our home buying journey, we ended up finding the perfect new home construction in Ontario Ranch. I was so happy with the entire process in working with Julie Lai as our listing agent. She exceeded my expectations and made the process very steamless. From the very beginning, Julie recommended highly professional vendors to help us prepare the property, making a noticeable difference in its presentation and contributing significantly to a higher sale price than we'd expected. Partner Real Estate - Real Estate Services Near Me - Rosemead, California

I've worked with Amy for both selling my previous home and buying my new one, and I can honestly say she's one of the most capable and dedicated agents I've ever met. From the very beginning, Amy was fully engaged. She explained every step clearly, provided detailed market analysis, and gave me realistic advice instead of just what I wanted to hear. What really stood out to me was how proactive she was. Whenever something unexpected came up, whether it was an issue during inspection, a negotiation twist, or paperwork confusion, Amy was always the first to reach out, find a solution, and protect my best interests. I never had to chase her or worry about what was happening. She was always two steps ahead, anticipating problems before they even occurred. Her communication was excellent. She always made herself available, followed up quickly, and made sure I felt confident and informed throughout the process. You can really tell she cares about her clients, not just the transaction. This will not be a one-time experience for me. I truly consider Amy my lifelong real estate agent. I trust her completely to handle any future property I buy or sell, and I would recommend her to anyone who wants someone genuinely on their side. read more

An Exceptional Real Estate Partner - Our Highest Recommendation for Edward Kosasih! * Honest * Skilled * Experienced * Networked * Thoughtful * Dedicated * Professional * Collaborative * Full, High Quality Service Incredible real estate agent here. We were truly blessed to be referred to Edward Kosasih by both a real estate attorney and a trusted friend. Edward proved to be an amazing, trustworthy, and incredibly strong agent for us throughout our home-buying journey. Edward is the epitome of professionalism: knowledgeable, highly responsive, friendly, collaborative, dedicated, and an advocate for my family, me, and his clients. In addition to his expansive network and deep understanding of the Los Angeles real estate market and property management, what truly sets Edward apart are his values for family and a family home. After years of navigating a challenging seller's market with various agents, Edward impressed us with his unique abilities, wide network connections, and unwavering commitment to my family. He consistently provided high-quality listings, including both on and off-market sales, along with high quality, precise Comparative Market Analyses (CMA) and property assessments. His appraisals were remarkably in tune with current local markets, often proving even more accurate than official/licensed appraisers, in our opinion, especially because appraisers seem to mostly price around the accepted offer price. Edward's communication skills are exceptional. He remains effective, collaborative, and respectful, even during the high-stress, time-sensitive, and high-stakes moments of a real estate transaction. In our deal, Edward was THE PIVOTAL coordinator, seamlessly managing communication and logistics among us (buyers), escrow, title, multiple inspectors, lenders, and even the sellers directly. Edward's service is comprehensive and of the highest professional quality. As first-time homebuyers, we witnessed firsthand Edward's dedication. He meticulously and patiently walked us through every step, every property detail, every physical structure, every transactional dependency, and every document. We did not just feel like clients to a realtor; we felt like Edward was our partner in our home search and buying journey. He diligently explained each process and detail, ensuring that we had a clear understanding and complete comfort. When issues inevitably arose during negotiations, purchase, closing, and even post-closing times, Edward professionally managed all parties, advocated fiercely for our concerns, and resolved them to our full satisfaction. We were very impressed by Edward's commitment and ability to find good homes with fair value, to tailor to our needs/concerns, to negotiate the best deal (amongst high competition), and to close the deal that is best for me, my family, and his clients. In a seller's market with bids easily going higher and higher, we especially appreciate how Edward kept us in budget, provided honest, reliable evidence-based insights into whether homes were underpriced, fairly priced, or overpriced, and the repairs/remodeling needed. He thoughtfully and genuinely respected our wishes and requirements (and craziness), and guided us through our (and our family's) first-time buyer anxieties with kindness and support. No matter how many questions or curve-balls we threw his way, Edward always took the time to listen, provide supportive materials and evidence, and develop plans together with us. Edward's dedication goes above and beyond. He responded to us quickly, any day or time of the week. During the closing process, he worked tirelessly with all parties -- escrow, title, insurance, lenders, and sellers -- to ensure every process and document was proper, even helping the sellers' contracts and transitional requirements (WOW! Definitely ABOVE and BEYOND! A truly EXCEPTIONAL level of service!). Even after closing, Edward followed up to ensure the sellers honored their post-closing commitments and that we are happy with our home. We are incredibly happy with our new home and our entire buying experience, all thanks to Edward. Our journey with him has led to a trusting lasting friendship with Edward, and we now consider him a reliable resource for real estate matters, financial/investing insights, and even life guidance. We are so grateful for Edward and wholeheartedly recommend him as an outstanding real estate agent. We are absolutely sure that you will be happy with Edward too! Thank you so much Edward! read more

For my recent selling transaction, Alex is the reason I could have sold it for $15K higher than listed. From providing touch up suggestions before listing, setting listing price, negotiation with buyers, walking me thru with all docs I have doubts with to many more, he did way more than I can possibly expected. He is super fluent with every transaction steps and well experienced. Alex will be my 1st agent to call for my next buy or sell. read more

I was so confused when looking for my first home . I thought escrow was a city in Florida . Julio sat me down and explained everything to me . I also work in EMS. All thanks to Ryan Min and Your Home Sold Guaranteed Realty Team for making it happen for us, we closed! We met Ryan through our friends (Mandi T & Fan H) who recently purchased a home and had found him through Zillow referral. Being our first time, house hunting with an agent, and not knowing what to do, we weren't sure what to expect, but Ryan definitely made us feel comfortable. After a week of looking and him patiently explaining to us what to expect as first time buyer's , he already learned what we like and do not like and narrowed down the homes for us as we continued to look. That was a major plus for us and that was also the moment we knew we're going to find the one with him. He is always there to answer our questions. One call / text / email away. He's very patient, knowledgeable to our questions and not pushy when it comes to our decisions whether it is making an offer or looking at a homes we were not interested in. Ryan is always on top of his home schedules when provided to us. He would always check in with us when it comes to scheduling home tours and try to match our schedule or work around it if possible, which was another plus for us. There is always a recap at the end of the house tours , where it helps to narrow things down for us. The effort that he puts into his work, it's incredible. When offers were made, he was always on top of them. Updates would come to us 24 hour turn around time or less. He takes the anxiety away, which is great . As he would say to ask ourselves as homeowner's when looking at homes - can you see yourself marrying it for the rest of your life? That question would run through our heads each and every time we were looking at homes. With his guidance, positive attitude and step by step we found THE ONE and was so happy! Throughout the transaction, he was there and our escrow closed smoothly. We couldn't have done it without him. Definity recommend Ryan as your realtor as he will guide you through the process to find your dream home. We are happy to work with Ryan and happy to call him a friend. :) read more

As first-time homebuyers, my partner and I were extremely nervous and didn't really know where to begin. We started our search and found a couple of properties we were interested in touring. Once we requested a couple of tours, we immediately got assigned a Real Estate Professional, Julie Lai, and we'll admit that at first we were hesitant as things were progressing faster than we expected and we were a bit overwhelmed. We figured we would at least go out and meet with Julie at a couple of the properties and little did we know that Julie would be the one to help us find out perfect home. After our first interaction, it was clear that Julie was not just interested in making a sale, but genuinely cared about finding the ideal home for us. As first-time homebuyers, we were very inexperienced to the whole process, but Julie ensured to take things at our pace and provided just enough explanation for us to follow along. Julie took initiative in communications and was always mindful of our timelines to ensure that our deadlines were being met and we felt comfortable asking difficult questions. Overall, I can't recommend Julie enough, especially if you're a first-time homebuyer. Working with Julie has been such a smooth experience and we're extremely grateful to have had someone who genuinely cared about us the way Julie did. Thank you for helping us find our first home! read more

I interviewed with several real estate brokerages and YHSGR stood out from the rest. Instead of working as a struggling independent real estate agent, Rudy Kusuma and YHSGR has implemented a structured and proven system that will guide new and veteran real estate agents towards a guaranteed and successful real estate career. At YHSGR, we receive unlimited warm connections from consumers to buy or sell homes. This means I don't need to struggle with cold calling, door knocking, or prospecting for new clients. We also have inside sales associates who will also generate more leads by checking on clients' timing, needs, and motivation. We are always encouraged to participate in daily training to keep us knowledgeable, and stay adaptable with the most current market trends. We are also assigned a mentor and an accountability coach, who will continue to encourage and support our career development along the way. I am extremely honored to be part of the YHSGR family. I don't ever go into escrows feeling alone, because this brokerage has always strived on a team approach. We succeed by working together with a full support staff, providing valuable knowledge and guidance. That's what makes our brokerage so different from the rest. We are always ready to help others in need, and work together to tackle challenges 24/7. I am so grateful to be surrounded by so many successful real estate agents, who are always willing to help each other, share best practices, and mastermind during our struggles. Everyone I have met are professional and always genuinely wants to help. Many of these agents are now my trusted friends as well. I am very thankful to be part of YHSGR. This career has definitely changed my life for the better. I look forward to another successful year where I will continue to help as many families change their lives for the better as well. Our CEO, Rudy Kusuma is a visionary and such a strong influencer. There is not one person on this planet who doesn't know Rudy. His presence is very compelling and his presence does matter. Every time he is done speaking, I am pumped up and more motivated to continue to find ways to improve myself. I have so much respect on how he is always on top of his game and always provides so much value whenever I speak with him. I appreciate all the opportunities Rudy seeks for us and always try to push us to do more for our business and our customers. Thank you Rudy for all that you do. read more

Julie did a great job helping me to find a condo. She knew a lot about the San Gabriel Valley area and was very responsive in terms of getting quick showings when properties came up on MLS. Julie also happened to have worked with the selling agent for the property I wanted, was able to find out how much I should offer, and even advised me on the best timing. Julie was also a great agent in terms of helping me as a first time home buyer. She walked me through a lot of the stuff I needed to know and set me up with financing so I could have an offer that was as good as cash. This helped me to get my offer accepted even though there was another offer that was a bit higher. Also, Julie was able to introduce me to a few of my new neighbors who came out during my final walkthrough since she speaks Mandarin. By closing, other neighbors seemed to know who I was after talking amongst themselves. read more

An agent affiliated with this office Teddy Attell reached out to me about a duplex I might be interred in purchasing, but the strange thing he would not provide any information (not event the listing number) about the duplex and insisted I call him. I told Teddy I'd be happy to call him after he provided the address, asking price, financing terms, and rent role, he refused stating he does not give out private information - Can you image a relator telling you everything about a property for sale is private? Checking out the agency site most telling as they do not have a single duplex listed in their office. Clearly a scamy / spammy agency just trying to generate leads by suggesting they have a property for sale they don't actually have. If you think it's just the agent, think again, I added the designated officer of the agency Rudy Lira Kusuma and he did not respond to the email. STAY AWAY, there are plenty of honest agents and agencies to work with. read more

Julie Lai was an exceptional listing agent who guided us seamlessly through every step of the selling process. Anytime an issue arose, Julie was quick to find a solution, resolving any concerns efficiently and effectively. From the start, she recommended professional vendors to help us prepare the property prior to listing, which made a huge difference in the presentation and helped us to get more money than we expected. We thought the process would take a few months. But we were so surprised that we received multiple offers within 3 days after our first open house. When it came to negotiations, Julie worked tirelessly to secure the best terms and price from the multiple offers we received. She handled every detail with professionalism and always had our best interests in mind. All our offers were over ask price and the results were more than we expected. Ryan was absolutely instrumental in getting us our dream home that we had been waiting for years. From the day we started looking for homes until the day we got the keys to our house, he was there to do it all on behalf of us. All we did was just visited the property a few times and signed some documents. His broad knowledge of real estate market, warm interpersonal skills, and sharp negotiation techniques got us a beautiful home through a fierce bidding war. He connected us with an excellent and honest mortgage broker, earned us a huge sum of money as seller's credit, provided a Home Warranty Services at no cost to us, ensured the best home appraisal so that we didn't have to pay anything extra at closing, hired honest and expert inspection contractors at very low cost, and extended numerous other personalized services over a very short time. Went to one of the rudest, unprofessional open houses. Aside from that, they needed a whole group of people to conduct an open house. The rudest was this teenage intern or handler they hired to hand out the flyers (I think his name was Eric). I'm not sure if the rudeness is that they only want certain demographics since they were greeting people in another language. If so, they shouldn't advertise on English websites like Zillow and Redfin. C'mon, It's just an open house for a not so expensive, small home. They act like it's a life-or-death situation or they are on the verge of winning the lottery jackpot or something. Never heard of "Your Home Sold Guaranteed." But whether it's a local shop or national chain, they have to adhere to basic rules and professionalism. read more

Julie Lai responded to my online Zillow request to tour a condo I saw online. We're from NorCal and we're looking for an investment property in SoCal that my son could also use while going to grad school. Julie responded quickly and arranged for us to tour other condos that met our criteria as well. Over six weeks, we toured quite a few units in person and over FaceTime. We made offers on some, but were outbid. We finally were successful with one that met 95% of what we wanted. Julie was great in negotiating and communicating. She made sure our needs were addressed and kept us informed throughout the process. We have purchased several properties and have dealt with many realtors. Julie is one of the best. Extremely grateful for my agent Brandon and Your Home Sold Guaranteed Realty. This journey of selling my home was emotional to say the least. Many years spent creating memories and spending time with family made this decision so difficult for my family. I say I am grateful for Brandon and his team, because so many decisions made during this process were ones that needed a clear head and thoughtful decision making. Brandon provided me with all of my options and over communicated every step of the way. Truly effortless and hassle free. Many times I felt we were prepared for each step and as a family always felt heard and understood. The only sad part of this journey was the end, as we felt as if we created a special relationship that turned into much more than real estate agent and home owner. Moving from Taiwan to the US was initially very overwhelming.  The real estate market was quite different from Taiwan and US, so there were a lot of uncertainties about the home buying process that I didn't understand.  However, working with Julie Lai as our real estate agent made the entire home buying process simple and quick.  From the moment I met Julie, her professionalism, dedication, and warm personality put me at ease.  Julie's deep knowledge of the local real estate market was truly impressive. She took the time to understand my preferences and needs, ensuring that the homes she showed were not only beautiful but also aligned with my lifestyle and priorities. What really stood out was Julie's commitment and patience to making me feel comfortable and informed every step of the way.  There was a lot of information that I didn't understand.   However, Julie was very patient and was always available to answer my questions promptly. Her clear explanations of the US home buying process helped me navigate with ease, confidence, less hassle, and peace of mind. The real estate market was also very competitive.  We also tried a few times in submitting offers and it was difficult getting into escrow. However, Julie's negotiation skills were remarkable, ensuring that I got the best value for my forever home and most importantly successful in getting into escrow.  Julie was quick to negotiate a strong offer in order to get into escrow within 2 days from when the home was listed on market to prevent other buyers from competing on the same home.  In the end, I was so happy and can't believe I am finally settled in my forever retirement home. Her multicultural background and understanding of my transition from Taiwan made her not just a realtor, but also a friend who genuinely cared about our well-being and happiness.  If you're moving to the US and need someone who will guide you through the home buying process seamlessly, I highly recommend Julie Lai.  Thank you, Julie, for making our dream of a new forever home a reality! read more
