In my 30 years as a real estate investor and manager, I've done over 20 real estate transactions. Philip at Man Realty was among the best (if not the absolute best) agent I've worked with. He's professional, efficient, and responsive. He also knew exactly the correct pricing for our Monterey Park condo. This is a subtle, under-appreciated art. I've had agents pitch me unrealistically high prices to try to get my business. But then the house gets weak responses and goes 'stale'. On the flip side if they price it too low, it encourages an excess of low bids. Philip's pricing was spot on. I could tell immediately from the response: several solid offers on the first weekend, with one 2.5% over the asking price. We took that offer and closed within 2 weeks. No contingencies, no fussy last-minute changes, and no unreasonable repair demands. Exceptional all around... highly recommended. read more

As a first time homebuyer, I was so extremely grateful to have Michelle Hsu as my realtor. First of all, she spent so much of her time trying to find houses that fit my particular criteria. I'm a picky guy, and not once did she give me the feeling that I was being a bother, or being too unrealistic with my demands. For almost a year, we searched for the perfect house, until we finally found one in La Habra that ticked (mostly) all the boxes. During the purchasing process, she used her excellent negotiation skills to get the seller to agree to an aggressive price reduction of about 3%. Furthermore, she was able to get the seller to agree to additional concessions during the inspection process. This was partly due to the fact that the home inspector she works with (Ralph) is extremely thorough and leaves no stone unturned. Because of this, she was able to turn some of the weaknesses we found with the house into bargaining chips. Throughout the entire process, Michelle was so detailed/invested in getting me the best deal/result that it made me feel almost as though she was purchasing my home for herself! As a first time homebuyer, I had a ton of questions but she always got back to me quickly and also came up with a lot of creative solutions/suggestions, highlighting her deep expertise and vast knowledge of the industry. I truly have no complaints - because of Michelle, the entire process went as smoothly as could be. July 9, 2020 To Whom It May Concern: This is a negative review for John Man, owner of Man Realty and Edward Chan, a Real Estate Agent with by Man Realty. Man Realty advertises as follows: "Man Realty's goal is to deliver an Affordable, Convenient, and Enjoyable home buying and selling experience with a commitment to excellent service." This has NOT been my experience. Edward Chan was the listing agent for the Condo that I purchased. During the first week of moving into my Condo I began to encounter several hidden pre-existing problems that Edward Chan and Man Realty failed to disclose during the process of the sale. The problems are as follows: 1. INTERIOR FLOODING - This not only caused damage to the cabinets, drywall and carpet, it also rendered the kitchen unusable for over two (2) months. 2. CONTAMINATED WATER - The water flowing through the kitchen sink faucets was determined to be CONTAMINATED. The type of contamination has been identified as #3 CONTAMINATED. 3. MAJOR PLUMBING REPAIR - This repair involved jack hammering the concrete floor slab to allow for repair of the plumbing issue. 4. ROOF LEAK - Discovered during the following week when the heavy rains came. 5. WINDOW LEAK - Discovered during the week when the heavy rains came. 6. MOLD - Discovered during the week when the heavy rains came. 7. MOLDY CARPET - GUEST BEDROOM - Also discovered during the week when the heavy rains came. I'm still waiting for carpet to be replaced. 8. Edward Chan did however do some re-painting before I moved in, trying to "cover-up" some of the previous damage. SELLER'S DISCLOSURE DOCUMENT - MISREPRESENTED POSSIBLE CONFLICT OF INTEREST - OWNER/AGENT I had not mentioned that Edward Chan was not only the selling agent; he was also the property owner and resided in the Condo prior to selling it to me. Edward. Chan was not truthful in his disclosure of the condition of the Condo. I can only assume that Edward Chan knew of the costly issues and wanted to "dump" the property as soon as he could. It is my opinion; Edward Chan is a shrewd/owner/agent because it is inconceivable to me that a person can move into a new residence and in a few days be in the midst of MAJOR HIDDEN REPAIRS! There was no honesty forthcoming from Edward Chan and in my opinion Edward Chan is not a trustworthy individual. Both John Man and Edward Chan are very aware that I've filed three (3) different insurance repair claims, and I've spent over $5,000.00 of my own money for repair of the pre-existing problems not covered by insurance. As of this writing, John Man and Edward Chan have NOT offered me any compensation. I am forwarding this with much more information, documentation and photographs to Sacramento. If this negative review helps the public in any real estate transactions involving John Man Realty and/or Agent, Edward Chan, I have done my due diligence. Have you ever wondered how can a business only have 5 star reviews? People are probably too lazy to post review or do not want to disclose their identities. The way Manrealty works is that their boss John Man goes and meet the sellers and present everything nicely and talks about their strategy then assign the case to one of his agents. If you are lucky, you end up with a good agent, if not, you are on your own. You have to suck it up and deal with crappy agents as once you sign the contract, they will constantly exert pressure to list the house low, and accept offers below what you want. They don't act on your best interest as they only want their commission, whether you sell 5% or 10% below asking didn't matter to them as their commission won't change more than few hundred dollars while you are losing thousands. This commission rebate is also to get you in, they charge 5% to seller after their "rebate". Come on, market rate is 5% standard, and you can negotiate down to 4% if you know the agent. Don't think because they are bigger they will sell better, this is not true. At the end, we sold our house, but not at the price we wanted because we were tricked into listing it low and buyers generally offer below asking in Monterey Park. You are better off going with a individual agent that can give you personal attention, treat you with respect, and charge a cheaper commission. read more
