Regarding Douglas' teaser pricing strategy ... DO IT! The strategy seems simple, but it's not nearly as easy to execute as it sounds. After discussing the pros and cons with Doug, he demonstrated that knew how to handle every possible scenario, which made us comfortable. My husband Curtis and I were a little nervous about it, but the idea that it would help boost the algorithm was too good to not try. We both checked in with ourselves (our gut feelings) and agreed that it felt like the right thing to do. Now I will say that Curtis and I did our part. Our motto throughout the whole listing and selling process was, "Leave No Doubt." We had remodeled our house about 18 months ago, so the house looks great. But we wanted to Leave No Doubt that this is the house they don't want to miss. What this meant is we made sure the house was as perfect as possible: clean baseboards, clean everything, fixed some messy/crumbling grout in the kitchen and bathroom, repainted a stained wall, repainted the front entry step, etc. We also spent about $2000 on plants / soil to update the front landscaping to match the "new" backyard that had been installed 18 months earlier. We spent $1000 to replace the AC motor, which may have lasted through the summer, or maybe it would have lasted two weeks. Now it will last another 10-15 years. (Value add for the buyer.) We cleared away ALL clutter in every room. Anything that was out of integrity, we fixed. We didn't want to have anything to hide. We wanted our house to simply be the best house available, period. Basically we knew that we had one shot to maximize our chances of getting the best price. Douglas is bringing his A-Game (photographer, teaser price strategy, Sharon's decorating suggestions, etc), so we needed to bring our A-Game to help Douglas do what he does best. We looked at this entire process as a partnership, and we didn't want to be the weak link in the team that brought our price down. We did our part ... and with the teaser price strategy, our neighbors were calling our house a "Disneyland attraction!" For all 3 open houses, we had about 25 people waiting on the sidewalk before the open houses even started. Douglas and Sharon were fielding inquiries about our house within 15 minutes of the listing going live on the MLS. We had our first offer BEFORE the open houses, sight unseen! They didn't even tour the house - they just submitted an offer at just above list price. While it was a lowball offer, Douglas could now use it to say he already had an offer over asking! We were grateful to have 16 offers by the end of the open houses, and so happy with the buyers who won. After seeing Douglas and Sharon in action, and hearing how they both handle conversations to tip them in our favor for the highest possible offers, I'm more than impressed. I'm in awe! If you're looking for an agent who charges you 8% commission but expects you to do all the work--then hire Doug Lee. Unfortunately, Doug wasted hours and hours of my time. He spent so much time telling me how great he was and how many contracts he had, then told me he was going to charge a "discounted rate" of 6.5% ** if I brought assets to the table.** I jumped through immeasurable, hoops: we did an hour long FaceTime, in which I gave him insight about my particular neighborhood and explained how I thought posting on specific sites would be most helpful. I gave him all of my amazing professional photographs I had already paid to have done, I offered a video as well, and I already had a lease structure in place. It was literally just before Christmas when we started talking and we agreed in no uncertain terms that December & January were not ideal for showings. On that note, I gave him a specific list of anything he would've needed to enter the home, set it up for showings and explain how everything worked, especially the lockbox I had already installed and everything else. My house is turnkey. Photos are spot on and "sharp" and " the decor is tastefully done" to quote Doug himself. He literally just had to do the work to advertise the listing and show up for one or two showings to get this thing rented at his premium commission. Our goal was to start doing showings in February and field calls and adjust pricing in January. As I suspected no calls came in by literally one week into our process, and Doug QUIT. I attempted to remind him that it was his idea to field the calls in January and start showings in February. This was so we could figure out the pricing which I said many times I was flexible about in addition to being totally fine with renting it furnished or unfurnished. I stated many times I would fly out and put everything in a storage unit if I had to for the right tenant. Before we even had a showing after probably 30 hours of work to get Doug everything he needed, he tried to side-hustle me by explaining that I was asking too much...?!!!? We had agreed that it could be furnished or unfurnished. He tried to put words in my mouth that I never said. Using the assets I gave him he realized it was going to be **actual work** not just put a listing up and show up for an open house and get 9% commission. I explained everything I gave him was for his BENEFIT to try to rent the house out quickly. He wouldn't even budge. He simply gave up one week in. NO SHOWINGS, NO ATTEMPTS AT ADVERTISING OTHER THAN SIMPLY THROWING IT ON MLS. WHY AM I PAYING 8% IF YOU ARE DOING NO WORK? HE SAID THAT THE PRICE WOULD JUMP UP HIGHER AND HIGHER WITH EVERY ADDITIONAL SHOWING. I EVEN UNDERSTOOD THAT AND I AGREED TO IT. bottom line: If you're looking for a dedicated, hard-working, committed leasing agent, Doug and his team are not it. If you're looking to get ripped off, send someone a Bel-Air or Beverly Hills listing where all he does is throw it up on MLS and sit on a single showing then charge you almost 10% of your annual income then go to Doug. But beware: every extra showing he will charge you additional commission. And he will not advertise anywhere, but wherever MLS automatically distributes the listing. His words There's no rolling up your sleeves and digging into the work to make things better or easier for you the client. He also referenced getting a tenant in with a pet that DESTROYED another client's house WITHOUT a SUFFICIENT SECURITY DEPOSIT on another listing so who knows what kind of vetting process they actually have. Citing a situation before we even in a contract made me wary, but I believed Doug that he would bring marketing assets and a whole team to the table. Turns out it was all talk. I've met hundreds of real estate agents in my time: those who talk the talk but can't walk the walk are a dime a dozen. What a COLOSSAL waste of my valuable time. We had listed our condo in Encino, CA for the first time way back in September 2020. It wasn't ever going to be an easy sell, as our HOA situation was far from ideal. Our first agent wasn't able to handle that and by the time we realized he wasn't what we needed, we had failed to close escrow with four separate buyers. The best offer we got at the time was $270K with the listing price of $289K - and even that felt like a win and we were close to taking it, but finally decided to hold out for more. In February 2021 we let the first agent go and were immediately bombarded with cold calls. I don't typically respond to those, and we had a different agent in mind already, but when Doug rang, something about his confidence made me pause and I called him back. After talking to him, I read some of the reviews that mentioned a tactic I was previously unaware of - pricing under market to essentially create an auction of multiple offers. After interviewing a handful of agents, my girlfriend and I ended up selecting Doug for our first home purchase. Douglas betrayed my trust, was completely unprofessional and was never contrite regarding his numerous errors. He listed my house on the market without telling me and for a ridiculously low price that I never approved. In fact, I signed paperwork stating that the list price would be $50,000 higher than the price he listed. Douglas also pressured me into getting an appraisal for my house even though 1) that is the buyer's responsibility 2) I had the house appraised two years prior so was aware of the value and 3) he did not even wait for the appraisal before listing the house. It was obvious that Douglas did not do any research on my neighborhood and the comps he provided were horrible. Douglas was poor at communicating and relied on me to prompt him and push him for follow-up. I thought I was paying him to do the work? Obviously, he didn't see it that way. Douglas gave terrible advice throughout the process. He advised me to accept an offer that was $25,000 less than the highest offer. Fortunately, I was smart enough to get a second opinion and not listen to him, which paid off because the highest bidder came through and we closed on time. I have sold a house before so I know how it's supposed to work. I made a mistake using Douglas Lee to sell my house and am writing this review so you don't make the same mistake I did. read more

We met Douglas by chance while browsing open houses in the Pasadena area. Unfortunately, the open house he was showing was out of our price range. Luckily for us, that didn't stop him from offering his assistance in helping my family find a house that was right for us (and the right price). He took us to see houses the same week we met him and we fell in love. The process just took off from there. He made everything so easy and talked us through it all step by step. This time next month my family and I will be moving into the house of our dreams and if we wouldn't have met Douglas we would probably still be looking. Update #2 11/12/2016 Please stop with this "helping" me buy and sell this house. You were paid. It was not a favor. You were working on commission. It was not free. Did I ask you to sell it as soon as possible? NO. I asked you to sell it at the highest price possible. You still really think it was you who sold the house and not the house sold itself? Both you and your appraiser seems to want to lower the value of the house so that it could sell fast. Your were condescending on value and made false claim that VA loans will net us less. Now that's BOGUS! I am sure more and more people will see my review. They will soon finding out exactly the kind of person you are. Update #1 Interesting response. You still think what you did was acceptable. I will write an update then. Our unhappiness with the sale of this house doesn't have much to do with how much it was sold for. We ended up receiving the amount close to what we were looking for. Instead, it has everything to do with YOUR poor service and the lack of professionalism. We've since reported your behavior with examples of screenshots to your company. Now you are blaming us that we signed the contract with you and agreed to the 550k? I supposed when we told you that we were not interested in selling it for 550k, did you listen to us? NOPE. You have mentioned you apologized 4 times to my wife and twice to me yet what you said was "sorry it was a misunderstanding". I still have that email. Now the fault is ours because we didn't cancel the contract with you? The contact we signed stated clearly that the listing price will be 550k. Why did you listed the house for 499k then? Was that your strategy? To list the house lower than what we agreed upon? You told us that we still have the final say on everything. Well we all know how that went down when you listed the house WITHOUT our permission or even waited for your own appraiser to come back with a number. Unsurprisingly your appraiser appraised the house at the exact number you sent to her. Say what you want. We still have that email, Doug. And yes we should have terminated contract. Yes we shouldn't have signed that initial contract you drafted. We thought you were a professional who had our best interest in mind. Obviously we were wrong. So, you are bragging that your strategy brought over 300 people over by listing the house way below the market value just so that we could have 10 low offers? That's your strategy? How does it benefit sellers when you listed the house so low only one good offer came back? Counter offers? How did that work out with the listed price of 499k? I will let you think before answering anything. And does it matter what price we bought in 2012? House pricing is market driven and not by what you or your appraiser think it's worth. It's 2016 so a lot has changed in 4 years. We could have made more but YOUR strategy limited us to what we sold it for. You should know that. LUCK had NOTHING to do with the sale of the house. Still being so condescending after all you've done. Unbelievable. By the way, thanks for mentioning that you helped us buy the house for 365k in 2012 and that we wrote you a 5 stars review as BUYERS' AGENT. You then took what my wife wrote and printed it on your business brochure without letting her know. Legal? probably. Ethical? Definitely not. That review has since been deleted. 550k is your top comp for the house we sold? Please don't make me laugh. You sent 5 comps with 1 house sold for 550k within 3 months and it was on the busy through street. The rest are all for sale and are in fixer condition. The second comps you sent had 97 listings priced from 200k-1.4m. Lazy? You bet! Did you do any homework? Did you do any research? NO and NO. You again falsely claimed that the house we sold is now the TOP comp in the neighborhood. It's a public information and anyone could see that plenty of houses within our criteria are listed or sold for higher than what we've sold for. Zillow can show you how much houses being sold but you SHOULD already knew that. How about the claim that VA offer of 575k will net us less than 550k cash offer? Want to back this up or explain why? We are happy we sold the house for 25k more than the all cash offer you were so eager to have us accepted. Had we listened to you, we would have been 25k short. Don't even try to take credit for this. This review is for those who considered you to be their friends, since it's how you like to present yourself, to be aware when considering you as their listing agent. How many time you told us that you were OUR FRIEND and that we should trust you? You can answer that to yourself before making up stuff in your response. My mother passed away in September 2021. Although her health was poor it still came as a shock. My world was spinning out of control and now I had all of the responsibilities of my mother's affairs in my lap. My mother died with little money in the bank, bills to pay and a condominium that she wanted me to use to pay off her debts and have rhe rest as an inheritance. My mother left a hand written will thinking that because it is witnessed, I wouldn't need to enter Probate. Unfortunately, she was wrong. I had to start the probate process. Probate is a system set up to make lawyers and the court system wealthy. it is a huge pain in the butt. Luckily for me I received a call from Douglas Lee. He didn't come off as pushy or just after my business. He spoke to me like a friend and gave me some pointers about how to navigate the Probate process. I immediately knew he was the right agent for me. I told him I would hang onto his number and when the Probate process ends (about a year to year and a half) I would call him to sell the condo. Again, he wasn't pushy, he explained to me that I didn't have to wait until the end of Probate to se) the condo. I assumed I had to wait for the end of Probate to sell and I anticipated paying the Home Owners Association (HOA) fees of $475 per month until that time. I had my first Probate hearing in January 2022 and was appointed Executor for my mother's estate. My Orders and Letters arrived early February (just like Doug said they would) and the condo was placed on the market. The first week on the market and we had multiple bids. The condo sold for $25,000 over asking price in 7 days. We closed escrow on March 4,2022. I figured that Doug saved me about $8,000 in HOA fees and now earned me $25,000 over my asking price. I would have given Doug a glowing recommendation for saving and making me that kind of money. But, the main reason I'm writing this recommendation is for the service and guidance I received from Doug. He understood that this isn't just a business transaction of selling a condo.
