My father was finally ready to sell his old house in Orange County; it had been vacant for a few years, with not unexpected issues and problems as a result. This had to be done from a different state, adding to the complexity of the sale. We retained Clarence Yeung as the real estate agent because there had been positive family experiences working with him in the past. From the start, he was enthusiastic and professional. He had seen the house once before, several years ago. With those memories plus his market analysis, he proposed a tentative listing price during a Zoom meeting with us, where he showed the nearby comps, discounting the price for the anticipated condition of the house. It seemed quite high to be, but I'm not a realtor, so we went with his suggestion. (This was all pre-listing.) Soon after, I made a trip to Orange County to supervise the removal of all items from the home. During that weekend trip, Clarence came down to Orange County with one of his partners, Jack Chang. They took the house keys and did a walkthrough of the now-empty house. The necessary repairs seemed more extensive than Clarence had been able to assess previously (when the house was full of stuff), so he revised his suggested listing price by 10%. That still seemed high to me, but again, what do I know? I had to fly home. At this point, the house was empty, but the carpet was dirty, the bathrooms kind of yucky, and the backyard an out-of-control savannah. Clarence lined up house cleaners and a gardener to clean everything up. (Of course, he ran the estimates by us first.) After those were done, he shared pictures of the backyard and a video of the house. Oh my gosh, what a difference! Not only does he know his stuff, but he knows who to call to make the house look as presentable as possible. (Given the condition of the house, staging wouldn't have made sense, but I have every confidence that he would have been able to stage a home to look inviting.) He and Jack kept us updated throughout the process. They did a "coming soon" listing, and then held an open house on Saturday and Sunday of the first weekend that the listing went live. Even before that open house, there were already offers on the house, so we had a Zoom meeting, and he advised waiting until after the open house. We got text updates on Saturday, and then we had another Zoom meeting on Sunday to go over the slate of offers. I was stunned to see that there were a couple of offers close to the initial suggested listing price (before he suggested cutting it by 10%)! He and Jack had a recommended course of action in terms of negotiation, which sounded good, so we went with that. I should say at this point that my father's primary interest was in a smooth sale. Clarence's recommendations and course of strategy was aimed at achieving that goal, not maximizing his commission. That was exactly what we wanted in an agent. (As another example of his exemplary ethics and professionalism, when there were three essentially identical offers after counter-negotiation, I noticed that one of the three was represented by an agent from his firm. He did not list that offer first on the sheet even though he could have, since they were all the same offer price.) In the end, my father's house sold for just under what Clarence had initially suggested as a listing price. I still can't believe what it sold for, but it's an indication that his understanding of the market is top-notch. We were panicking, but Clarence, with his knowledge, experience, and quick thinking, somehow persuaded the seller to accept our offer. And that's how we found our dream house.
