Like some others here, I found Joan Bang through Yelp. I had originally started working with another agent, but was quickly disappointed when this agent failed to respond to me within 72 hours of my inquiry (this market moves fast, so I value promptness!). With Joan, I was never disappointed. It's been a long eight month journey and I can't imagine having anyone else guide me along the way other than Joan. I remember my first time meeting her was after working hours at the brink of dusk. I was fifteen minutes early because it was getting dark. To my surprise, she was already there! Furthermore, since it was getting dark, I was impressed when Joan pulled a flashlight out of her bag. Joan was prepared and I liked that. And that trend carried on. Whenever we met to view a home, she was always early and on time to her appointments. She also had a printout of the listings, and sometimes a printout of directions to the next house, if we were visiting multiple homes. Always prepared, so I was always impressed. When we were visiting homes, she would take notes of what I liked and disliked. I'm sure sometimes I gave conflicting remarks, but she jotted them down anyway. I never felt any pressure to put an offer on a home, or at a certain price. She would give me guidance on whether or not my offer would be too high or too low, but ultimately it was up to me. I'll have to say that the comparative market analysis she performs to give me a market price for a home is pretty accurate. Admittedly, early on I decided to look the other way and use my own judgement, only to be outbid by another buyer and see later on that the home sold at a price just slightly under what Joan had suggested. This happened on multiple occassions. There are times when Joan needs to be out of town, but she always finds a substitute agent to show us a home. Although those substitute agents may have been good, we always found ourselves wishing it was Joan showing us the home instead. I've also encountered a number of other agents who have worked with members of my family. I've found one to be too pushy with a home. Another would basically be a yes-man and agree to everything. Another was nice as an agent, but lacked the personality to have a more personal relationship. Joan does not have any of the negative characteristics of any of these other agents. She is knowledgeable, punctual, trustworthy, honest, reliable, and personable. When the market really started heating up with homes getting double digit offers, she kept me sane. When it came time that an offer got accepted, that's when she really shined. She updated me every day on the status of escrow while constantly checking in with the escrow agency and lender on my behalf. She would schedule all my inspections for the home, foundation, chimney, etc; and she would be there on time waiting for the inspectors. So many things to manage and she took care of them all. Even though we were confined to a shorter inspection contingency period, we made it through, thanks to Joan. It was multitasking at its finest. As a first time homebuyer, this was really crucial as it can all easily become very overwhelming. Even though we just closed escrow, a part of me is looking forward to move on to the next house just so that we can work with Joan again. She takes the extra steps to show that she cares, and to make the home purchase completely about you and what you want. Of the other agents I mentioned earlier, NO ONE does what she does. It's always great to get recommendations from friends and I was steered towards Joan by my mentor/friend and a co-worker, so I had an idea of exactly what I was getting from Joan as a Realtor. I began looking for my house in Jan. 2009 The moment I set up an appointment with Joan, we sat down and discussed what I was looking for and the ideas I had. As a first time home buyer, I had A LOT of misconceptions about home buying and what I would find with the amount of money I had to buy my first home. After 6+ months of looking on our own, my wife and I decided to get some professional help. As a first time home buyer, I knew NOTHING about the process of buying a house. Luckily, I had Joan to guide me through each step of the process. I met Joan as a referral from my aunt and uncle (who have purchased 2 homes with Joan's help). They LOVED working with Joan and couldn't say enough good things about her. I hired Joan to sell my dad's condo after he passed away. I live out of state and was very anxious about handling the sale from so far away. Joan made the whole transaction seamless. From the moment I met Joan, I felt confident in her abilities. She was professional, well prepared, communicative, caring, and not at all pushy. Is it wrong to express delight in cliches? To wax poetic like a washed up adman? But what if it's true -- that there's No Better Bang for Your Buck! Or, Selling Your House? Go Out with a Bang! What about, She'll do a Bang Up Job! I'm sure she's heard them all. I'm here to say that she's even better than you have a right to expect. Most of the reviews here relate how good Joan is at helping people to find and buy a home. Well, we can tell you from experience that she's cracker jack at selling one too. We had what was at one time a charming starter home with built-ins and a good location. Following a bad tenant who overstayed his welcome and apparently had a special gift for destruction, the home was in shambles. I nearly cried when we finally got him out of there and saw how he had left the place. And then...the clouds parted, seraphim strummed their harps, and Joan entered. She was completely unfazed by the wreckage and, with a smile, walked through the house to give her assessment. Mind you, she had already done her homework and had a strategy in mind. She was also nonplussed by the affable but confused marijuana-smoking locksmith we had hired using Yelp, and we immediately made a mental note to go with whatever work people she recommended. We signed with her that very visit, since she exuded utter competence and had such a friendly and communicative demeanor. This was exceedingly important to us, since we live out of state and knew much of the actual oversight would have to be done by our realtor. Because she is so quick with her correspondence, so attentive to details, and so good with every little and big thing it takes to get a house ready to sell (finding people at excellent prices to clear out the rubble, fix all that was broken, and beautify the walls and floors), it was like we were there. We got well over asking price and had nary a sleepless night worrying what direction to go.
