I had a bad experience with this company. In my opinion they over promised and underdelivered. The project was delayed beyond our control since the workers were pulled to other jobs. Several issues arise during the process which the workers made an effort to address. At the end of the project I ended up hiring other contractors to resolve the problems that I believe were related to the original work. I continue to have concerns and constantly worry about potential underlying issues (water intrusion) that may not yet be visible. I wish I could write a review about their service, but I can't, because they wouldn't even come to check out our roof. So, I can only write a review about their communication: I called 4 times on Thursday and two times on Friday (during business hours), and left a voicemail stating that we have a roof leak. Since it was a rain season, it was pretty urgent that we get this fixed and to my misfortune Cal-Pac is the only company that deals with our kind of roof. I got a text from them on Monday (after three days of rain) asking for our address, nothing else. I asked them to give me a call, which turned out really awkward, one sided, and made me feel like I'm bothering them and they don't even want to help me. I was told they'd send someone on Tuesday 1-2pm, but no one came, and after 2pm when I asked if anyone's coming, they said no because they got held up at another job. They gave me another time: FRIDAY! After it was supposed to rain on Thursday. I'd rather get the roof replaced by someone else than to chase this guy and beg him to come over. read more

We've had work done by Cal-Pac several times now and have always been quite pleased with their work. We first had a new metal roof installed on an addition last year. They did quality work and completed it on time, roofer was communicative and helpful. We've since also had a leak repaired (after the torrential rain this past winter)- CalPac was super busy with the many leak repairs caused by the rains, but they were able to squeeze us in within several weeks and did a good job repairing the issue. Finally, most recently, they repaired a bunch of dented roof panels caused by a solar panel company's workers carelessly walking on our roof. The repair was very tedious but CalPac's guy spent several days in the blazing sun meticulously popping the panels back into place and replacing them where needed. We purchased our house coming up on six years ago. During the inspections, we were told we had between three and five years left on the existing roof. As those years passed by, I noticed more and more exposed fiberglass edges when pulling into the driveway. Gutter cleanings resulted in literal buckets full of granules coming off of our composition roof, now on its last legs. The rainy season was coming and we had a new baby in the house, so it was time to get this roof project going. After spending more time than I want to admit researching the best roofing option, I decided on a stone coated metal roof. Standing seam metal roofs are great, but, one wouldn't fit our neighborhood or our budget. A stone coated steel roof is a great way to reap the benefits of a lightweight, watertight, energy efficient and incredibly long lasting metal roof at a lower cost than a standing seam roof. You have to go into this knowing it will be more expensive, but a stone coated roof should easily outlast a composition roof two to one, without being twice as expensive. OK, time for quotes. This part was pretty easy as there are only really two companies that do stone coated steel roofs. Honestly, both quotes were within a few hundred bucks of one another, but Cal-Pac's online reputation and Tom's straightforward demeanor sealed the deal for me. I also got a few quotes on a regular roof and decided that the benefits of a stone coated steel roof were worth the difference in cost (about 40%). We're planning on staying in our house a long time, so, the stone coated roof felt like an investment in our home. You'll have the option to leave your existing roof in place or install the stone coated on top of it. We opted to remove all of the existing roofing, repair some of the decking and go with the water proofing / insulating materials Tom recommended. Our old roof was off and hauled away, repairs were made and the waterproofing barrier was down on day one. Unfortunately, there were some material delivery delays out of anyone's control due to some warehouse change-ups, but Tom kept us in the loop and our roof decking was left with a water resistant barrier until the materials showed up a few days later. In only a couple of days, our roof was complete and signed off by the City. The installation crew did a fantastic job. Once done, everything looked great. Several of our neighbors have asked about our roof, noting the 3D look it has, many not believing it is made of metal. On hot days following the installation, we noticed a difference in the house thanks to the insulating properties of a stone coated metal roof. With some additional soffit vents installed as part of the roofing project, our garage and attic are notably cooler. Fast forward a few months and the longest period of heavy rain with the new roof has just passed, and there have been no leaks, no problems. We've dealt with several contractors for a few projects over the last few years and I can say, without hesitation, that dealing with Cal-Pac roofing, Tom and his crew was the best of those experiences. We had Tom Sparling and his crew install a SteelRock stone coated metal roof at our house in South San Jose. He was very professional and came to our house to show us how the roofing product works and also suggested the use of the best solar L-brackets to use with this type of roofing product so that you end up with no roof penetrations associated with the solar racking system. Tom even included the labor of installing of the solar roof hooks with the whole system. We had to order the correct number of roof hooks and tell Tom and Sal exactly 1) which rafters to install them on and 2) between which roofing tiles. I made a couple of drawings that showed this clearly and Sal got everything perfect on the first try so we didn't have to move any roof hooks -- the solar install went seamlessly the weekend after the roof was completed. The removal of the old composite shingle occurred on a Monday and was done in 4 hours. They had the weather barrier on the next day and metal shingles started going up on Thursday morning. The roof was completely finished on Wednesday and it passed inspection with flying colors -- the inspector said: "this roof is going to outlast me, you, and your children". Throughout the process Tom and Sal were responsive via text and email and a pleasure to work with. There were no unexpected cost overages or delays in the install so I couldn't have asked for more. On Feb 4, 2024 we had a vicious storm. Winds were said to have gusts up to 70MPH. We live next to a city park with 6 85' Pine trees 2' from our property line. Well, at 11AM the top 1/3 of one of those trees came crashing down onto the roof putting 2 holes in the metal roof and one end came thru the ceiling of the entry way. The Milpitas Fire Dept came out and sealed the holes the best they could and put a tarp up. I called Tom at Cal-Pac and he sent Brian out to do a temporary fix. The fix worked....no leeks. It took a while to get into the que for the permanent repair but once that time came Brian and crew came out, spent 3 days on the repair. I'm happy to say that the job was complete on Monday the 11th. I can't say enough about the team, their knowledge and hard work. Out of several companies that bid on repairing my roof leak, Brian Korens of Cal-Pac Roofing was the only one who had a clue. All of the other estimators were like, "well, we can't tell exactly what the problem is, but we'll do ___ and see if that fixes it." Brian was like, "oh, yeah, I've seen this a few times before, here's what's going on." Cal-Pac's bid was much higher than the other companies, but I thought it was worth it to get someone who knew what they were doing -- and I wasn't disappointed. To be clear, Cal-Pac didn't show up with the impressive company-liveried truck or the uniformed workers or the fancy glossy brochures. It's clearly a smaller operation -- and we all know, those can only stay in business by being really good. Brian and his helper worked on my house for eight full days, fixing the leak, replacing the gutters, replacing some rotted beams, and fixing up all of the other problems that I hadn't even noticed yet. Our house was long overdue for a new roof. Our previous roof was well deteriorated. The siding had a lot of dry rot. The cheap boards under the overhands were drooping and warped. I researched my options: the major roofing choices are composite (most common), clay tile, metal and cement. 95% of the roofers like to do only composite. This is because it's very easy and can be done in a day after the roof tear-off. In fact, a regular homeowner could do it themselves, even placing a new composite on top of an old one (as the previous owners of my home apparently did). Composite is also the cheapest. However, despite the many designs and colors, composite is uninterestingly flat. I choose to go metal. The downside of metal roofs is that they are about twice as expensive as composite, can dent if you jump up and down on them (of course, why would you), and are difficult to install. The upside of metal roofs is that they last forever and look great as the metal is shaped and sprayed with a stone-type coating. Further, metal roofs have better energy savings than heat absorbent composite due to the reflective nature of the material and the added space between the metal and the base roof. Thus, I believe metal has more value. Clay tile and cement have a reputation of cracking. In fact, when I had a contractor stop by to do a metal estimate, he tried to sell me on cement. He even said extra tiles would be included in the package for future replacements. Seriously, he mentioned this during the quote. Umm, I passed. These options crack in time. Metal doesn't. As I said before, 95% of the roofers will walk away from metal roof jobs. I quickly discovered this when I called around, using Yelp. Metal roofs require experienced staff. Unlike composite roofs that literally roll out like carpet, properly installed metal roofs require binders- a wood lattice between the roof and the metal. Metal roofs require real know-how that can only be trained up to an extent due to unforeseen complexities. Thus, a metal roofer needs to have years of experience or otherwise problems won't be solved quickly, killing the contractor's margin and interest in completing the job right. After receiving multiple quotes, which were generally within a few hundred dollars of each other, I chose Cal-Pac. I'm glad I did. First, the person who did the quote was the owner of the company. Tom answered all my questions as a seasoned expert with an honest business. He explained the pros and cons to make sure I knew what I was getting into. Second, he said that his staff had over 20 years experience and that he would visit the job site frequently. They were. He did. Most important, and this is why I was most satisfied with Cal-Pac, they made sure the job was done right. From past experiences (big problems with the landscaper), I'm always weary of contractors that simply whip through a job with little concern for using best practices. They'll complete the contract in the most minimal way and run to the bank. Cal-Pac is the exact opposite. They are the ideal professional contractor that applies years (really decades) of experience toward doing a job right, with excellent communication, workmanship and dedication. As an example, Cal-Pac's approach to addressing my dry-rot siding and warping overhands was to replace them with ¾ inch plywood boards with support beams- a method that would prevent any possibility of warping 50 years from now. All the materials were primed to temporarily protect them from the elements until my painter finished the job. This went beyond just replacing how the roof was done before. In fact, I overheard the city inspector making positive comments about how most companies don't go this extra mile. The roof looks great! My neighbors took notice, stopping by to ask about the contractor. It made my 50-year-old house look very modern (future changes to the siding and paint will finish the look). We love the solar tunnel Cal-Pac installed as part of the package. I didn't think it would be that big a deal, until it light up the room. Wow! When we leave the house we keep thinking to turn off the light, only to realize it's light from the tunnel. Finally, the guys who did the work onsite are true professionals. They communicated clearly the job progress, any complications being worked on, implementation choices for me to make- e.g. placement of features. It was obvious they knew what they were doing and had a professional attitude. Called CAL-PAC roofing to get a bid on doing a steel tile roof on my house. Tom Sparling the owner came by my house and gave me a bid. I am a very picky person when it comes to quality of work , having worked on BMWs for over 25 years I expect the work that is performed to be the best as possible. Long story short, It took them almost 1 month to install my roof do to my pickiness "and I must say, It is a work of art" and the pickiness of Brian his roofer. We have a artist studio in the back yard that when they took of the old roof they found termites in the rafters and the base boards, I also found termites on the side of my house in one rafter and the base boards. they had to replace almost the whole roof on the artist studio. When all was said and done Tom only charged me an extra $400 dollars. Tom and Brian never argued with me for making them do extra things for me and Tom did not even charge me extra for doing them "and they did a lot of extra stuff for me!" We just needed a minor correction, some sealing of nail heads on our roof, Western Roofing didn't do a complete job for the previous owners of our house. The permit wasn't finalized, after chasing around Western Roofing, without single returned call, I contacted some others. Tom of Cal-pac was etremely busy due to the winter season, but told me he would be able to complete the sealing of the nail heads in 2 to 3 weeks. I contacted him 3 weeks later and he scheduled the repair for the next day, it went smoothly and permit finalize by the city. After several months of researching, my husband was convinced that we would benefit from a steel roof when replacing our 20+ year old shake roof. We had 2 neighbors who had recently done their roofs. One did a concrete composite--and was very disappointed with the end result because he is constantly having to replace cracked tiles. The other neighbor did a steel roof on their current home after having done a steel roof on their previous home. We really liked the look of the steel, the lifetime warranty, and my husband considered their interlocking waterproof design and "walkability" to be real advantages. We got bids from both Western Roofing and Cal-Pac. In addition to their competitive bid and the professionalism of the Cal Pac team, we were impressed by their references. The homeowners we talked with all remembered Mel and Brian and had nothing but good things to say about them. We liked the idea of a small, steady crew rather than having a whirlwind of "day workers" on our property, even if it meant the job might take a little longer. The whole Cal-Pac experience was very positive. From the first visit to take the measurements (by Mel) to the bid delivery (by Tom) and the installation (primarily by Brian), we felt like we were dealing with real "pro's". They each have 20+ years experience--and it showed. Tom introduced us to the idea of roofing over the existing shake rather than tearing it off. (Western Roofing had never mentioned that option.) We checked it out with our insurance agent and found it to be a very acceptable practice--affording us significantly better insulation, as well as lightening the load going to the landfill. When combined with the R-15 insulation and the solar fans, our second story is now unquestionably cooler on warm days. We've now had the roof on for a full year and the various seasons. It has kept our upstairs noticeably cooler in the summer. We do not notice any "noise" during the rains. I honestly can't think of any "cons" to share. I have to rescind my previous positive comments on the job and change it to negative. Allow me to describe why I changed my review on the roofing job done, 1. Six months after the roofing job was done I went up the roof to clean the gutters, I discovered that the eyebrow vents installed were of low quality or cheap solution. The installed vents opening has mesh screen to block rodents from entering. But the screen was only secured on the bottom edge, and the other 3 edges of screen were not attached to vent body at all - so any rodents or birds could easily push in the screen and use the eyebrow vents as open gates into our house's attic. I took a trip to Home Depot to inspect the eyebrow vents they carried and found that all edges of screen were secured. This indicated that Cal-Pac used sub-par eyebrow vents. When I informed Cal-Pac of the problem, they were responsive and sent out the foreman to work on this (as I mentioned in the original review). However, due to that the vents had already been installed and with the odd angles, the foreman was only able to do so much trying to apply some tar glue to screen edges. I could see that the screens were only barely attached to the sides with the glue, and He admitted to me that he could only do so much due to the odd angle. I thanked him knowing he tried. He left. What I ended up doing myself was buying the Great Stuff with long tubes that allowed me to reach the inside of vents and securely glued all edges of screens to the vents. That's the end of it. I did let my original positive review stands, for I figured that the company did make an effort to resolve the problem - though it was I really fixed the problem. However, more problems came up... 2. Several months ago, I found that there were rats in the attic. Our house is stucco wall with steel roof. There was no decaying of stucco or hole on wall I could find. I crawled into the attic, looked up, and found there was a big gap of roof ridge not covered with mesh screen, easily see thru the roof, and rat poops deposited in area right beneath that opening. Also along the whole roof ridge it should be covered with 2-foot-wide mesh screen before tiles were installed on top to prevent rodents. However, the ridge was covered with two overlapped 1-foot-wide screen. The 2 screens only has tiny overlap (some area has 1/4" overlap and some area doesn't have any overlap, and so has lots of openings between screens - open doors for rodents again). I informed the owner of Cal-Pac of the problem, and got immediate denial from him, " Rat proofing is not part of our warranty. The metal would not have shifted are the rats coming in through another chew hole." I told him that there were no chew holes and the ridge screen was the problem. Then the owner responded that he would put the item on their list to check out. That was more than 2 months ago, and no additional follow-up from company at all. Because I couldn't remove and open up the whole roof ridge tiles, I started my own gruesome task crawling into attic to seal the ridge openings - as you know that California houses' attics, unlike east coast's, are small, tiny and not designed to provide easy human maneuvering. I ended up using the Great Stuff to seal the big gap and poly seal trying to glue 2 ridge screens together - not sure if it'll be sufficient. 3. during the patching process, I found that the solar vent fan wasn't turning at all. The motor made noise but fan blades not turning. Upon closer inspection, I found that one fan blade was stuck/stopped by the supporting bean inside the fan tube - the blade was bent when fan was installed and stopped the fan from running all this time. What a shitty installation. I bent the blade back, and it started turning. I don't blame the workers. They tried and worked hard, but they were under time pressure - the workers were paid per job, not per day. However, the owner/company's focus on cost cutting is a problem. Things happen, but company should take responsibility in addressing installation problems. Cal-Pac wrote on contract that they provide 10-year workmanship warranty. But when warranty is actually called, where is the follow-up....???? I guess I won't have to deal with another roofing contractor or new roof in the near future, I just have to anticipate additional problems of this roof showing up. Our heavy shake roof badly needed replacing and we did not want composition or cement tile. A neighbor had a rock coated steel which looked very attractive. Conversations with the neighbor about the installation left us unsure about their supplier ability to do the job right. We used Yelp to find a roofer with high marks and we contacted Cal Pac and the owner, Tom. Tom responded immediately and showed us exactly the right steel tile for our job. We were satisfied with Tom's price quote for the entire job. Work started with a tear off of the old shake roof. That was completed in one day and they did a decent job of cleaning up. Even used a blower to sweep out the garage. Material and Tom's crew started the next day. The crew was small but very knowledgable about the installation of the various steps of the installation. Their work was very craftsman like. The work progressed over a weekend during which no work was done. That was good because there was no noise or equipment running on Saturday or Sunday. The final steps were completed the next week. We feel the extra time fort he installation insured that we got a very good job done which will last for many, many worry free years of service. We strongly recommend Cal-Pac and stone coated steel shingles and give Five Stars to Tom and his crew of craftsmen. read more

I thought everything was fine with my roof, but not. Let's start when I checked out the roof after it was completed, caulking tubes were in the gutters. Then I noticed water stains on my ceiling. Found out from the guy who fixed the roof that Cal Pac workers did not properly install the roof around the fire place, thus water stains on my ceiling. Now i find out some of the wood under the roof is failing. I will have to replace the wood and replace the effected parts of the roof. Apparently, on some parts of the roof, longer pieces of wood was needed but the workers used the small pieces that have failed over time. Now I will need to pay to replace the lumber effected, the roof and painting my ceiling. I wish they cared more when they put a roof on. read more

My wife and I got a new Sheetrock (www.steelrockroof.com) roof installed by Cal-Pac Roofing Campbell (www.calpac.com) in June 2010. We got the shake style roof to replace a cedar shake roof that was about 25 years old. The roof looks great. We get compliments from friends, and more importantly, the neighbors who look at it every day. Our house is at least the third house within a block that Cal-Pac has installed a new roof on, and I had the opportunity to observe them installing a roof on a neighbor's house last summer. From the start, it was a relatively painless process. Tom handled the quote process. He carefully listened to our requests, answered our questions, and gave us some good advice along the way. He was also our point of contact for scheduling and asking questions. Unlike most of the companies I contacted, he is happy to communicate via e-mail - a big bonus if you need to travel, have an unpredictable schedule, etc. When it made sense, Tom also quickly returned phone calls. Due to the wet spring and my travel schedule, we ended up having to reschedule the job several times. We weren't in a rush, and their recommendation to wait until there was no rain in the forecast to reduce the risk was good advice - although they could have done it earlier if we were in a rush. Once the job started, Brian was on site every day and did most of the work. Once again, he was happy to answer questions, quickly brought any issues to my attention, and was happy to accommodate any requests. He might not be the fastest installer on the team, but Brian's attention to detail, particularly hundreds of bent and hammered pieces, made the roof look very sharp. Once again, the neighbors who saw him working everyday were impressed by the quality of his work, as I was. Overall, Cal-Pac roofing was a great company to work with. Their answer to almost every question was "no problem," and then they made sure that it was taken care of. They finished the job two weeks after they started, just like they promised - on time and on budget. We now have a roof that will last for the lifetime of the building, looks great, and cost about the same as our highest quote for a composite shingle roof. All in all, a great value. read more

My house has metal tile roof which was laid out by Cal-Pac way back in 2001. When I bought the house in 2017, the tiles were still in excellent condition. But the gables and Fascias were deteriorating due to dry rot. So I contacted many roofing contractors but no one willing to work on it. Finally I got in touch with Tom and got a quote. These guys have been around a long time for a reason.They replace 39 year old roof with a steel roof. It goes on a lattice they create. It has a good look and will last forever. I was going tile but the cost was out of sight and kept going up. These guys came out and broke the drought but still finished in 5 days. They even threw in a solar fan to circulate the air in the attic. I'm calling my insurance company to lower my insurance now that the shakes are gone.
