Back in November, my wife and I viewed a property for rent managed by Beach Cities Management. Unfortunately by the time we got home to apply for the house it was removed from the listings. A month later we received a courtesy email that the property had become available again and we immediately applied. Luckily we were accepted and moved in right away. I've enjoyed my experience so far with Beach Cities Management. I found my apartment on Trulia and although my lease was ending in 2 months, I didn't want to pass on the opportunity to rent it. I received quick responses once I notified them of my interest. Everything was done online (from setting up a viewing appointment, application, pet screen, lease agreement, down payment etc.) which was VERY helpful and gave me peace of mind during the pandemic since I wouldn't have to meet anyone in person. I had a few setbacks with getting necessary paperwork but Jackie and Mary were very patient and extremely helpful, especially Jackie. She conducted a move-in inspection the weekend before my move in date and the apartment looked better than the day I viewed it. I've been settled in my apartment a little under a month and I love it so far. The amenities are great, everything works, the property is well kept and I have friendly neighbors. The convenience of having the tenant portal to pay rent, view lease, submit maintenance requests has been a major help. read more

Beach Cities Management has the best, most efficient staff I have ever worked with. Sandra, Jackie, and Leslie all respond pretty much immediately whenever I message them with a question, concern, or maintenance request whether it's via email or through the tenant portal. I first contacted the company about 6 months ago when I inquired about a rental and to this day, all of my encounters with them have been nothing but outstanding, professional, and respectful. I wish everyone I encountered and worked with was as pleasant and professional as this team. When I have a maintenance request, I submit it through their tenant portal, which I can also access through an app on my phone, and I am updated every step of the way from confirmation that they received the request, scheduling the contractor, their contact information, and completion of the request. There is a small monthly for the tenant portal but it is worth every penny. All of the different types of contractors that have come to my home are professional and some of them have even shown up within hours of submitting a maintenance request but always within the timeframe I give for my availability. read more

Had nothing but good experiences with Beach Cities Management. Lived at one of their properties for 4 years. Whenever I needed maintenance I posted a request using their app and was reached out to very quickly. They were able to fix whatever I needed promptly. Didn't have many issues to fix anyways in my 4 years at the condo I was renting. Yearly inspections were always easy and they were very accommodating with my schedule. The people I came into contact with from Beach cities were kind and easy to talk to. My move out inspector was also a gem. Kristal was thorough and quick with the inspection and worked around my schedule. She was also super friendly and made the move out experience smooth. Unfortunately/fortunately I found a place to buy otherwise I would've stayed renting with Beach Cities Management as long as it made sense. The worst management company I have ever dealt with by far! I had to take these liars to court and win my deposit money back. This company sucks so badly until I don't even trust them with my personal information I used to rent the unit. I rented a unit that had a lot of plumbing problems( which were well-documented). I was able to break my lease early due to various reasons. 6 days after my walk through I was notified by beach cities management that the laminate flooring was warped. At the time of my final walk-through there were no warped floors or damaged floors. They lied and tried to keep my deposit and said I was the cause of the damage. They lied and said I had mop the floors and left them very wet. If they unfairly kept your deposit, I suggest you take them to court like I did. As a matter of fact, these shit's still haven't paid the court-ordered settlement.I might have to take him back to court just to get the money that was awarded to me. Viviana lies her ass off.I've never seen anyone lie with such a straight face. She asked me to come to the office to pick up the check that they owe me(as if I would enter thier hostile environment) I told her I did not want to see her freaking lying face. Pathetic. She tried to convince the judge that I damaged the floors but she would not produce the final walk-through papers proving that it was no damage. How are you going to show up to court without the final walk-through papers and claim I did the damage? I was in the unit for only 7 months and she lied and said they had to paint the entire unit. Do not trust them. Take pictures of your final walk-through before they try to do you like they tried to do me. I would love to see your response (damage control) to this Beach cities. I don't have a problem posting the judgment against your management company. Update: The judgment was over 30 days ago and they still have not paid me. Looks like I'm going to have to go back to court and hire a collection agency to get my deposit back.. They are charging $20 a month for leasing fee for tenants who rent their properties now. Surely they can pay me my court-ordered settlement of $1,200... It's a shame some businesses have to be forced to do the right thing.. will keep you posted. read more

I have a rental property managed by them. Their accounting department charged me $180 fee without notice last month. Upon my question, they explained that they made a mistake in my account in 2016 giving me $180 in error; of which I'm not quite sure, as I don't keep any receipt or statement older than three years. I also checked with my bank. Unfortunately the bank doesn't provide transaction history older than 2016 either. After my complaint, they decided to offer me $180 refund credit. Thus I would give them 5 star review. read more

It was all good when we first moved in however we noticed that the dishwasher kept having leak problems so we requested maintenance. Mind you, we never use the dishwasher prior to this but every time we tried to use it it leaks; hence the numerous maintenance request. Now they're saying that because we applied too much soap to it and it's our fault that the dishwasher is leaking and they slapped us with a $240 charge. On top of that they send us a text the day before this bogus fee was due. Horrible, this is the 2nd time I was charged with a bogus fee, the first one was when the maintenance guy came and and switched the temperature of the water which was completely different from what he was supposed to fix, also another charge.
