Absolutely loved how quickly they responded back to me about scheduling a viewing. Solumae was beyond helpful with scheduling that. Viviana was superb about getting me assigned to Solumae. When I went in for the walk thru, the unit was showed by Kristal. If you need something at all, she's the one that will get it done. Super huge shout out to KRISTAL!! She helped me with questions about the unit, about the parking, about how fast they get to you when you have a maintenance request, etc. I've dealt with a couple different management companies and this one has been by far the best one yet. Great service, great phone conversations and great vibes! Can't wait to stay with them for many years to come! If you haven't checked out a unit from Beach Cities Management, well you need to NOW! read more

I've been renting my condo from Beach Cities Management for almost a year now. I have already left them a google review but I really felt the need to come on here and leave them another great review!! This Management company is the best I've rented with! They are so helpful, no matter who I talk to. Any maintenance issue I've had has been resolved in such a timely matter. Ricardo the handyman is so kind, so quick, and so professional. I truly love renting from this company. I also want to note that Ana was the one that showed me the condo last year and helped with a seamless transition here. She was so kind, professional, and awesome too! Keep up the good work and great customer service! read more

I would give Kristal 10 stars if I could. She went above and beyond for us. Everything went so smooth and she was more than accommodating when it came to our needs. I've left a review before & I'll leave one again! Once again Krystal has exceeded my expectations. She is so professional to talk to while still being understanding which I can not say for all beach cities employees. If you ever need help, just ask for Krystal as she will be clear & compassionate towards your needs while also giving thorough insight on ways to fix problems that may come up! So thankful for her help. read more

Trying to find a great place to live is always stressful, and I am beyond grateful I found Beach Cities. When the first place we applied to was rented out before our application was even reviewed, it was a simple text to swap it to apply to where we are now calling Home. Kristal had been friendly, considerate, responsive, welcoming and helpful every step of the way. She even came over immediately when we found a lock on the gate we didn't have a key for on moving day. She made us feel comfortable and confident in this entire process. Viviana was a pleasure to work with through the final paperwork stages, as well. This has been one of the easiest and welcoming property management companies I have ever dealt with! read more

Beach cities has been a pleasure! Our maintenance requests always done quickly solmay is always on top of it

I've worked with them for over a year; and they've been amazing. Very professional, extremely knowledgeable and helpful. Which I needed; because I know zero about the area. You are in good hands with them for your rental needs. read more

As a renter, Beach Cities Management has a great maintenance and rent payment platform where everything can be done on-line as well as a text system for maintenance and email communication. Although they cannot control what the owners will fix or not fix, they at least make every effort to get things done and communicate well with the tenants. They are attentive and respond to every communication. My mom and I appreciated having reliable and accessible management during our tenancy. read more

We loved working with Beach Cities in selecting our new rental home. Everyone was extremely helpful and professional. Cristal showed us the place and went out of her way on several occasions to answer all of our questions at all hours of the day and evening. Extremely helpful team of professionals. Thank you Beach Cities! read more

I am an extremely satisfied property owner with Beach Cities Management. We started from ground 0 with them in 2011, having our own home turned into a rental. The process of finding decent, qualified renters was smooth and painless with their expertise. Throughout the years, were had this wonderful team of people manage 5 units for us. They handle literally everything! All repairs are done professionally, quickly and financially responsible for me as an owner. They collect all rents and disburse to owners in a timely manner, and all unit statements are uploaded to my owners portal for access online anytime I need. There is nothing more that I could need that they do not provide. The people, process and product that BCM has is incomparable! read more

Sandra has been a pleasure to work with! Super nice, professional and knowledgable. Would recommend her to anyone needing help with rental property management. read more

Beach Cities Management has the best, most efficient staff I have ever worked with. Sandra, Jackie, and Leslie all respond pretty much immediately whenever I message them with a question, concern, or maintenance request whether it's via email or through the tenant portal. I first contacted the company about 6 months ago when I inquired about a rental and to this day, all of my encounters with them have been nothing but outstanding, professional, and respectful. I wish everyone I encountered and worked with was as pleasant and professional as this team. When I have a maintenance request, I submit it through their tenant portal, which I can also access through an app on my phone, and I am updated every step of the way from confirmation that they received the request, scheduling the contractor, their contact information, and completion of the request. There is a small monthly for the tenant portal but it is worth every penny. All of the different types of contractors that have come to my home are professional and some of them have even shown up within hours of submitting a maintenance request but always within the timeframe I give for my availability. read more

We have nothing but good things to say about Kristal! She was so easy to work with when we moved in and out! She was very helpful and answered all of our questions that came up. read more

Had nothing but good experiences with Beach Cities Management. Lived at one of their properties for 4 years. Whenever I needed maintenance I posted a request using their app and was reached out to very quickly. They were able to fix whatever I needed promptly. Didn't have many issues to fix anyways in my 4 years at the condo I was renting. Yearly inspections were always easy and they were very accommodating with my schedule. The people I came into contact with from Beach cities were kind and easy to talk to. My move out inspector was also a gem. Kristal was thorough and quick with the inspection and worked around my schedule. She was also super friendly and made the move out experience smooth. Unfortunately/fortunately I found a place to buy otherwise I would've stayed renting with Beach Cities Management as long as it made sense. I would recommend them to anybody looking for an easy rental experience. read more

It's been great renting from beach cities! They've always been so helpful and always sending out people whenever we needed maintenance done. They've been great and highly recommend renting with them. read more

The worst management company I have ever dealt with by far! I had to take these liars to court and win my deposit money back. This company sucks so badly until I don't even trust them with my personal information I used to rent the unit. I rented a unit that had a lot of plumbing problems( which were well-documented). I was able to break my lease early due to various reasons. 6 days after my walk through I was notified by beach cities management that the laminate flooring was warped. At the time of my final walk-through there were no warped floors or damaged floors. They lied and tried to keep my deposit and said I was the cause of the damage. They lied and said I had mop the floors and left them very wet. If they unfairly kept your deposit, I suggest you take them to court like I did. As a matter of fact, these shit's still haven't paid the court-ordered settlement.I might have to take him back to court just to get the money that was awarded to me. Viviana lies her ass off.I've never seen anyone lie with such a straight face. She asked me to come to the office to pick up the check that they owe me(as if I would enter thier hostile environment) I told her I did not want to see her freaking lying face. Pathetic. She tried to convince the judge that I damaged the floors but she would not produce the final walk-through papers proving that it was no damage. How are you going to show up to court without the final walk-through papers and claim I did the damage? I was in the unit for only 7 months and she lied and said they had to paint the entire unit. Do not trust them. Take pictures of your final walk-through before they try to do you like they tried to do me. I would love to see your response (damage control) to this Beach cities. I don't have a problem posting the judgment against your management company. Update: The judgment was over 30 days ago and they still have not paid me. Looks like I'm going to have to go back to court and hire a collection agency to get my deposit back.. They are charging $20 a month for leasing fee for tenants who rent their properties now. Surely they can pay me my court-ordered settlement of $1,200... It's a shame some businesses have to be forced to do the right thing.. will keep you posted. read more

Leslie is the best! My experience with Beach Cities has been wonderful so far. The onboarding was quick and professional and I felt like my property was in safe hands with an experienced team. I had an amazing experience with Beach Cities Management! I've lived other places in Long Beach in apartment complexes that were run by property management companies who couldn't care less about making your requests or the condition of the apartment a priority, but with BCM that was never the case. Any maintenance request I made was taken care of right away and it was always a pleasure working with their courteous staff. They even reach out to check in to see if you need anything. They maintain their properties very well and handle tenant needs with the upmost professionalism. They also use an app called AppFolio Portal so it was very easy to make payments and submit requests on there. I have a rental property managed by them. Their accounting department charged me $180 fee without notice last month. Upon my question, they explained that they made a mistake in my account in 2016 giving me $180 in error; of which I'm not quite sure, as I don't keep any receipt or statement older than three years. I also checked with my bank. Unfortunately the bank doesn't provide transaction history older than 2016 either. After my complaint, they decided to offer me $180 refund credit. Thus I would give them 5 star review. read more

I was nervous when I rented my condo that I'd have to communicate through a management company and not an owner, but Beach Cities Management has been a great management company to not only communicate with the owner, but schedule maintenance (which is aways promptly scheduled) and pay rent via their tenant portal. I have two people I communicate with regularly, Mary and Aliana, and they are always prompt in their responses. read more

Beach Cities Management - Very pleases rentor - Property Management Near Me - Long Beach, California

I should have hired Beach Cities years ago!  From the initial meeting until now, they have provided me with such a sense of relief by taking over the management of my investment and also helped me get $2,400 more in rental income a year.  Plus, they find a tenant for free.  Their management fee is very fair and easy to budget since they don't charge any other fees.  If you're seeking a property manager with a great reputation and low pricing, Beach Cities is the way to go.  Try them, you won't regret it. read more

This is my second year (and second apartment since my first was sold sadly) with Beach Cities and overall, they are a great property management company. My main concerns as a renter is fair prices, accessible ways to pay rent and responsive maintenance which Beach Cities goes above and beyond. There have been a few miscommunications in my time with them that doesn't make the experience a full five stars but I am still a happy renter. Mary, Viviana and Kristal have all been stellar and I greatly appreciate their level of customer service. read more
