    These people are a bunch of swindlers. They charge made up fees to avoid giving you the full deposit refund. They decided on their own to replace the blinds which were pretty new for $250. They charged $20 to replace the batteries in the CO2 alarm. $450 to paint over a 1 inch scratch on the wall. $50 to paint the closet. $60 for a new toilet seat. $80 for a new shower head. $200 to paint all the cupboards. $60 for silicone seal on counter tops. I only lived there for 1 year and everything was new looking which is how it remained. You're better off not doing business with these people.

    I am a long time tenant in one of Borba's rental units. I had an electrical problem with a light switch in my dining room. Borba sent an electrician named David to my unit the next day. David run several electrical tests on the light switch and light fixture and determined that the light fixture needed to be replaced. So David installed a new light fixture and a new light switch. In addition, he purchased four (4) light bulbs and gave them to me free of charge. I really appreciate the quality of his repair work along with the extra service he provided as well as Borba's prompt response to my maintenance repair request.

    The rental house from HELL! My Husband, 3 Children,& I were in a smaller apartment for a few years and were ready for a home. Initially we wanted to buy but in the meantime wanted a home with a backyard for our girls! At the time is was hard to find a place with everything being so competitive, finally we found a decent house with a big backyard it was a little more than we wanted to pay but w figured it'll be worth it. WRONG! We moved in Jan 2024 and day 1 I was cleaning the home (general things before we moved in like wiping down cabinets walls, sweeping mopping etc) To my surprise I was met with rat poop on top of the kitchen cabinets! I wasn't going to leave it there so I reported it and cleaned it myself - but that was just the beginning. After the first week we noticed the toilets wouldn't flush well, we literally had to flush them like 10 times just for pee and barely any toilet paper. They sent "fake plumbers" employed by Borba twice and they told us "CA state law only allows a specific amount of water when flushing " or something of that nature - I told them my apartment toilet flushed just fine ! After 2 months they finally replaced the toilets - no problem afterwards. Then we wanted to run cable in the attic and found rat poop all through out and saw mice scatter - in this situation they sent someone out and monitored for a month supposedly they were gone but we never went back up there. Then we had to deal with old windows that either wouldn't open or close correctly. Let's back track to the end of January my 3 year old kept waking up with bites here & there on her body , initially I thought it was mosquito bites until the end of February when she woke up with a body full of bites - I brought her to her doctor and was told it was bed bugs! Mind you we've never had bed bugs or anything prior, we haven't been anywhere or anything ! Long story short they said we brought them in and they did an inspection prior I asked for a copy of it and they told me they didn't have to provide it to me. I had to pay for the exterminator and everything that came along with it including taking all our clothes out the house and dry cleaning everything . I even threw away my bed. I came out of pocket 2k! To note , the company I hired for the extermination told me they came out to this property last year for a quote but they didn't go through with the extermination- explained bed bugs can lay dormant and will come back out when a new food source is available AKA MY BABY! Borba would not provide any proof they did an inspection prior and continued to blame us. Now fast forward to the summer- I keep a very clean and spotless home. One night I'm showering and a roach falls out of the over flow drain I literally run out almost slipping . We stopped showering in that shower and ducked tape it and the regular drain and started showering in the back bathroom since it didn't have an over flow drain. About a week later washing dishes at night a huge roach drops on my foot from under the sink followed by 4 others. My dad told me they were outdoor roaches coming in to escape the heat so I called Borba to ask them to come seal anything that would allow them in and check the pipes. I basically was told there was nothing to do and to keep food up and away and the house clean. At this point we were literally afraid of sleeping or eating or cooking in the house. Thank god we found a home and were in escrow in October and moved in November. And don't deal with any type of bugs at all and even got a pool . I say all this to say, don't make the mistake we did and rent a home or any property from this place. We were paying $3500 a month to live in filth. *Funny I saw the rental go up when we moved at $3200 lol I wouldn't even get paid to live there again.

I don't usually leave reviews, but I genuinely wish someone had warned me before I rented from this company. I lived there for over 6 years, and almost every interaction was frustrating. Getting anything fixed was a process, you'd have to follow up multiple times, and even when repairs were done, they were often done poorly and needed to be redone. Communication was honestly one of the biggest issues. Emails would go unanswered unless I kept following up over and over again. It felt like you had to chase them just to get basic responses. I reported mold in my bathroom August of 2025 and they didnt actually start PROPER renovations/cleanings/sterilization until November (4th) 2025. They came, demolished the bathroom and left my bathroom BARE until they could find someone cheap enough to fix the restroom, to which they FINALLY started working on it until AFTER Thanksgiving. Construction was finally "done" December 16th. To which I might add that the company damaged much of their new furnitures and they laid about 3-4 different colors and variations of tile down, one can only assume it was to save money and not have to buy any more new material. There were also moments that felt really unprofessional. For example, I once brought up a concern about the bathroom window being too low and feeling uncomfortable about privacy while showering, and the response I got was, "well hopefully you at least have a cute neighbor." That kind of comment just didn't sit right with me. During construction in the unit, their workers used utilities (water/electricity), and even after bringing it up multiple times, I was never reimbursed for those charges. The biggest issue for me was how my security deposit was handled. The unit was already made ready for a new tenant and re-rented, yet it still took constant follow-ups (20+ emails) just to get any kind of response. Things that should have been straightforward dragged on way longer than they should have. On top of that, they did their "inspection" of the home and tried to charge me THOUSANDS for a home that was already in shambles as is. To be honest, though I didn't want to, I took the loss bc after 4+ months of trying to reason with them my mental health couldn't take the constant stress I got from them. They still charged me wrongfully, but my sanity was worth more than what they were trying to do. There were also privacy issues, at one point my address was included in letters sent to other tenants, which shouldn't happen. Overall, everything just felt harder than it needed to be. Every question, every request, every issue required SO MUCH extra effort on my end. I would personally not rent from them again nor would I recommend others really think it through before signing a lease here. There's actually so much more that I could say, but finally after 6+ years of dealing with this terrible company. I just wanted to write my experience for future tenants so they don't get caught up in the same things that I did. I'm so happy to be rid of them.

Called SCE stated its pipe is pour, Been renting for a year and it's been a nightmare,.     DO NOT RENT FROM !!!!! Real Property Management was a frustrating experience from move in to move…read moreout. When we moved in, the house was visibly dirty and not move in ready. There were dirty walls, holes in the walls, hair in the bathtub, and even food left in the fridge. One closet smelled strongly like cat urine. I reported all of this right away and was basically told to just leave it in the same condition when we moved out. They did nothing to fix the issues. Fast forward to move out, and now the owner is trying to charge us $1,350 for cleaning and painting, even though the place was not clean or freshly painted when we moved in and the wall issues were already there. What's worse is Real Property Management has not been helpful in resolving it and won't provide the owner's contact information, saying they're selling the house. That doesn't help tenants trying to dispute charges fairly. They also charge a $41 monthly fee for air filters that they only send you after you file a maintenance claim for. The only bright spot is Kelly on the phone, who has been kind and pleasant. Unfortunately, everyone else I dealt with was not helpful and made everything feel like a hassle. Maintenance was also a headache. Our built in microwave didn't work when we moved in and they initially refused to fix it. I said I wasn't going to be responsible for it and would choose the cheapest replacement myself, and suddenly they were able to send someone out quickly. That kind of back and forth is not professional. To top it off, the owner was supposed to remove a bed before we moved in and never did. We ended up having to disassemble and remove it ourselves. This was a hassle during moving day. We lived there over two years and it was constant problems. I would NEVER rent through them again.

I trusted the professional part of management and that was my error. The lack of guidance to educate board members is exhausting. Since PCM seems to not be able to facilitate a productive internal dispute resolution costs for legal counsel are now required. Getting minutes even draft minutes is impossible. Getting a microphone to hear zoom conversations of onsite members at meetings impossible. Getting transparent commutations impossible. Getting monthly financials impossible. Getting common area repairs done impossible. Getting user friendly changes to TownSq app impossible. Living in a hostile environment under dangerous health and safety conditions is possible with PCM.

My review hasn't changed but the update is the light in the stairwell finally got…read morereplaced after reporting it since last year before the post in July and the dumped concrete is there there. I noticed that the PCM will reply to the reviews here to give the illusion of concern and want to help but it's a bait and switch. When I replied to their post it isn't public, it goes directly to them. I also emailed to same given email and guess what? No one bothered to call or reply so their replies mean nothing here. Taking months to replace light outages is a safety hazard and unacceptable for such a basic request. Currently this company has sent out a vendor to tear up the neighbor's port across the way and it's been unfinished with a board covering the opening since May and there's a child and an elderly person on each side that lives there! Now that's dangerous!!!!
