Robert was cordial and very friendly. He took his time to make sure the heater was installed properly to ensure I would have a reliable source of heat during the upcoming winter. Robert even shut the piolit light off for the summer to help save on my gas bill and keep my unit cooler. He told me to simply call the gas company to turn on the piolit light when the weather starts getting colder. How many tenant in their building for 17 years now in the beginning, they did not home the apartment building. It was another company when our first one moved in and the company was just as worse, but Borba. Property group took over the building and they were just as worse. They're a bunch of slumlords and scumbag that like taking your rent and does not like to fix anything and when they do, they charge it to your rent even though you be low income, they still charge it to your rent. They don't care and when you move in, you supposed to have your own parking spot and when you don't have a car, they steal your parking spot and sell it to the other tenant in the building for the other tenants can have two parking spaces, which is ridiculous and this place is not even worth the rent money to tell you the truth they are a bunch of leeches who likes to sell your parking space and they don't keep up with their property at all read more

I WOULD GIVE ZERO STARS IF THAT WERE AN OPTION. This has been, without question, the worst experience I have ever had with a property management company. Communication and emergency response are virtually nonexistent. Their stated office hours are approximately 9:00 a.m.-4:30 p.m., Monday through Friday, and in our experience, getting assistance outside those hours has been extremely difficult. At one point, a new gate was installed on a Friday without providing the occupying tenants with the necessary clicker, leaving us unable to properly access our unit until Monday. Even more concerning, we experienced a major water leak on a Thursday evening that caused significant damage to the ceiling. Despite the seriousness of the situation, the issue was not addressed until the following Tuesday. A large section of the ceiling--approximately 2.5 x 2.5 feet--was then left open for roughly three weeks. We subsequently became extremely concerned about possible mold and the safety of the apartment. The children developed significant coughing, episodes of vomiting associated with the coughing, and skin rashes. After staying outside the apartment in a hotel for three nights, their symptoms improved significantly. After returning to the apartment for one night, the coughing and wheezing returned. We have now been displaced from the apartment and are paying for hotel accommodations while also being responsible for rent. Management's response regarding our hotel expenses was to suggest that we contact renter's insurance. Mold testing has finally been performed, but we are still waiting to receive the actual laboratory results and complete report. We are now also being told that additional testing for lead and asbestos may be necessary. What is most frustrating is the lack of urgency and communication throughout this entire situation. When families are paying rent, they should be able to reasonably expect a safe, accessible, properly maintained home and timely communication when serious problems arise. Based entirely on our experience, I would strongly caution anyone considering renting a property managed by this company. Document everything, take photographs, keep every email and receipt, and do your research before signing a lease. I would not recommend this management company to anyone. read more

BEWARE!!! They "mistakenly" charged me a $1600 trash out fee at move out. They also charged me a cleaning fee on a clean apartment. If I could give negative 5 stars I would! I was warned before I moved into my unit by a neighbor to NOT move in. However I had already signed my lease and needed a new apartment for my children & I. I've been living in this apartment for 4 months and it has been nothing but non stop issues. I had a leak that they neglected and didn't repair properly now we have mold everywhere. My kids have been severely sick for the last month and after several dr appointments, missed days of work, and a million unnecessary antibiotics. We find out there's mold, led, and asbestos. This place is terrible. They have no empathy for any of the residents, they do not move with any urgency whatsoever, all they care about is leasing out these apartments and then it's on you from there. They don't work over weekends it's impossible to get a maintenance worker out on the weekend. They take their sweet time and do not actually care about you or any of your issues whatsoever. Followed all steps for maintenance, including a number of things that needed repair before moving in. Maintenance system is faulty at best, with Borba sometimes canceling requests on their end even with repeated efforts to have things fixed. Took most of the deposit put down for "prorated paint charges" and included picture of marks/dents in the paint that were there before move in. Upon emailing them with evidence (pictures & videos) that the imperfections were there since the move-in date they completely ignored and denied it all. They charged $20 to replace the batteries in the CO2 alarm. $450 to paint over a 1 inch scratch on the wall. $50 to paint the closet. $60 for a new toilet seat. $80 for a new shower head. $200 to paint all the cupboards. $60 for silicone seal on counter tops. By far one of the worst complexes I've lived in since moving to California. Here's why: 1. Parking When we first moved in, we paid for the cheaper parking option, which included two spots outside the complex. We assumed those spots were reserved for residents who paid for them. However, we later found out that anyone, whether they paid or not, could park there. There was a period of over three months when we didn't use the spot at all, yet we were still charged. Despite reaching out to the property manager multiple times, nothing was done. We even offered to pay extra for garage parking and never received a response. Ironically, the only time management responded promptly was after I left a review about my experience. Within hours, I received a call offering a parking spot, but only if I deleted my review. 2. Maintenance Many things in the apartment broke easily, but my biggest issue was how long maintenance took to respond. It often took weeks for anyone to come out and fix even basic issues. For example, one of our bathrooms had paint chipping that got worse every time the shower was used. I submitted a maintenance request and reached out to the property manager multiple times with no response for weeks. This started about two months before our move-out date. When I brought it up again, I was told I was "only trying to get it fixed" so I wouldn't have to pay for damages later, despite the fact that I had reported it two months earlier, it was normal wear and tear not caused by us, and the issue was worsening because it wasn't fixed in time. 3. Communication Overall, the communication here was terrible. There were countless times I called, texted, and left voicemails with no response unless I repeatedly followed up. Even after moving out, we were charged a late fee for rent that we actually paid two days before the due date. I have been informed today that due to their "new lease terms" if an appliance breaks down like the washer & dryer unit in the property they will not repair it! This feels like theft. I viewed an apartment with YESENIA SOTO that I initially was hesitant on but she convinced me to still view it, and honestly I really liked it. I immediately applied, and by the end of the day I applied (the same day I viewed it!), Yesenia canceled the application. I only found out about this upon calling to enquire about the status and was told by Mele. No explanation was given. Phone calls were never returned, nor were emails left with Yesenia. I have every reason to believe she canceled the application because I did not meet the credit score requirement that Housing Choice Voucher participants, under California law, cannot be held to if they can prove ability to pay the rent and that their income PLUS the voucher meeets the income requirements. Since nearly every voucher recipient's rent is 30% of their adjusted income, it was, in fact, met. So the application was canceled to skirt California law and avoid having to provide a reason for denying the application. By "canceling" it, there legally was no "adverse action," and they technically did not deny it on the basis of credit scores. But even a rock can see that is what they did. Because Yesenia never responded to voice mails and emails, I disputed the application fee with my bank since they never processed the application. Also reported them to The CDRE. read more

I was sitting on my couch as I saw them running across the floor!! After months of them trying to get rid of them I realized that when they sent someone out to fix my heater they left the back of it COMPLETELY OPEN!!! Allowing anything to come and go as it pleases. Moved to another unit and I was harassed, threatened, and physically assaulted by one of the tenants guests. What was the misunderstanding with rats?? And leaving an opening behind a wall heater?? There was no issue until they came to fix the heater and didn't complete the job or do it correctly. I mistakenly moved in without viewing the unit. I had good faith it would be suitable for a family. I was sorely mistaken. They let me move into a home that had the following issues. 1. Cockroaches - They didn't bother to clean the cabinets either, they just painted over the filth and bug residue 2. Unusable bathroom that leaked and flooded into the downstairs. 3. Cabinets that are falling off the walls from so much water damage from the untreated leaks. 4. When it rains it floods the back house through the door because there is no rain gutters on the property. 5. They sprayed some cheap coating on the tubs and shower that is already peeling off and you can see how gross the actual tub is. 6. Holes EVERYWHERE. The kitchen cabinets are so damaged from leaks that there are now MICE and they have chewed through the whole kitchen and have made themselves a maze of tunnels in the place. They have yet to fix the holes after multiple requests. The staff doesn't care. To summarize. In 2 months of being conned into this s***hole, there have been leaks, flooding, cockroaches, mice, and the place is simply falling apart. And these people have the audacity to charge almost 3K per month. This place is a dump. It's trashy to put it kindly. I'm counting the days to get out of this lease. The application process wasn't tedious. Fast forward to tenancy. Their staff is pleasant for the first month (and that timeframe is being generous) after a couple of rent checks... EVERYONE at this company including their CEO are terrible, unresponsive and unprofessional people. A joke. They are robotic. Unpleasant. No mannerisms or courtesy. And only care that you pay them rent on time. If there is a serious issue at hand, rest assure that they will play ring around the rosy with you and will not resolve at all. Every response includes "we are, will or have resolved to the best of our abilities." Let's gauge abilities at zero. Property Management companies should take pride in their services. Especially if a property owner holds you responsible for their assets. They do not do courtesy check ins. Maintenance or quality inspections. NOTHING. The rental house from HELL! My Husband, 3 Children,& I were in a smaller apartment for a few years and were ready for a home. Initially we wanted to buy but in the meantime wanted a home with a backyard for our girls! At the time is was hard to find a place with everything being so competitive, finally we found a decent house with a big backyard it was a little more than we wanted to pay but w figured it'll be worth it. WRONG! We moved in Jan 2024 and day 1 I was cleaning the home (general things before we moved in like wiping down cabinets walls, sweeping mopping etc) To my surprise I was met with rat poop on top of the kitchen cabinets! I wasn't going to leave it there so I reported it and cleaned it myself - but that was just the beginning. After the first week we noticed the toilets wouldn't flush well, we literally had to flush them like 10 times just for pee and barely any toilet paper. They sent "fake plumbers" employed by Borba twice and they told us "CA state law only allows a specific amount of water when flushing " or something of that nature - I told them my apartment toilet flushed just fine ! After 2 months they finally replaced the toilets - no problem afterwards. Then we wanted to run cable in the attic and found rat poop all through out and saw mice scatter - in this situation they sent someone out and monitored for a month supposedly they were gone but we never went back up there. Then we had to deal with old windows that either wouldn't open or close correctly. Let's back track to the end of January my 3 year old kept waking up with bites here & there on her body , initially I thought it was mosquito bites until the end of February when she woke up with a body full of bites - I brought her to her doctor and was told it was bed bugs! Mind you we've never had bed bugs or anything prior, we haven't been anywhere or anything ! Long story short they said we brought them in and they did an inspection prior I asked for a copy of it and they told me they didn't have to provide it to me. I had to pay for the exterminator and everything that came along with it including taking all our clothes out the house and dry cleaning everything . I even threw away my bed. I came out of pocket 2k! To note , the company I hired for the extermination told me they came out to this property last year for a quote but they didn't go through with the extermination- explained bed bugs can lay dormant and will come back out when a new food source is available AKA MY BABY! Borba would not provide any proof they did an inspection prior and continued to blame us. Now fast forward to the summer- I keep a very clean and spotless home. One night I'm showering and a roach falls out of the over flow drain I literally run out almost slipping . We stopped showering in that shower and ducked tape it and the regular drain and started showering in the back bathroom since it didn't have an over flow drain. About a week later washing dishes at night a huge roach drops on my foot from under the sink followed by 4 others. My dad told me they were outdoor roaches coming in to escape the heat so I called Borba to ask them to come seal anything that would allow them in and check the pipes. I basically was told there was nothing to do and to keep food up and away and the house clean. At this point we were literally afraid of sleeping or eating or cooking in the house. Thank god we found a home and were in escrow in October and moved in November. And don't deal with any type of bugs at all and even got a pool . I say all this to say, don't make the mistake we did and rent a home or any property from this place. We were paying $3500 a month to live in filth. *Funny I saw the rental go up when we moved at $3200 lol I wouldn't even get paid to live there again. read more

I have been a tenant for 7 years and I have never had a bad experience with Borba until today. Let me start by saying Borba Property always fixes everything quickly which I do appreciate but I am very unhappy. Last month, the toilet tank cracked and luckily I happened to be home when that happened or the apartment would have flooded. I was in the bedroom when I heard a pop from the bathroom. When I checked the toilet tank was cracked and all the water was coming out. I immediately called Borba to report this. Now this month when I made my rent payment I noticed I was being charged $515 for plumbing. I was trying to get a hold of Leo since Friday and I was able to speak with Leo in regard to this issue today. I wanted to know why I am being charged for plumbing if I did not cause the damage. I explained to him what had occurred and I also mentioned to him that in the lease I signed 7 years ago it stated that if I damaged anything in the property I had to pay for the charges which I do understand but I find it unreasonable and unfair to pay for a toilet that I did not damage. Leo stated in his many years of experience that has never happened and that based on the vendor it is not wear and tear. How can that possibly be, when I am saying what actually occurred and the charge is being based on a unknowledgeable vendors statement? I told Leo to do google research to which he said ,it says the toilet does not crack. If he would have actually taken the time to do research he would have found out that hairline cracks do happen randomly. I am just very upset and I want this issue resolved. According to the lease and to california tenants rights, I can be charged for a broken toilet if I caused the damage through negligence or misuse, not from normal wear and tear but in my case it cracked randomly. I find it absurd paying for something that I did not damage. If I could give negative stars I would because it's upsetting to pay for something that was not my fault! Do not give this company a Deposit before looking at a unit they would like to rent to you. My daughter was approved for a unit in San Diego. They asked for a $750 deposit immediately. I asked if we could see the unit before the move in date, April 3. They said no. I asked if we would get the deposit back if my daughter didn't like the unit on April 3. They said they would keep $49 a day of my deposit for the days they took it off of the market for my daughter. That's almost double the amount of my deposit. What?!!! I am a Landlord. All of our tenants see the places they will rent before giving us a deposit. Current Tenants know we will show their unit if they give notice to leave. I lived at the Cherry Ave unit in Long Beach for 1 and a half years and I have to say, it's pretty horrible. If there's ever a maintenance problem with anything on property, they send over a guy to fix it- but not fix it to last. For example, I had yellowing coming in from the ceiling because of the unit above having leaking issues in their floors. All the maintenance guy did was paint over it and call it a day. To add to that, they used some sort of spray paint because they left overspray all over my sheets, bed frame, tv, and floor. Once I moved out, they took out much of our security deposit for previously existing damage or bullsh*t reasons. It seems nice at first, but once stuff starts hitting the fan, this place hardly cares about you as a tenant and cares even less once you're an ex tenant. I have been waiting for a response to an email or call about having some important DMV documents being mailed to that's old Cherry Ave address (because the new mailing address didn't update in time) and I haven't heard back from the property manager Melissa in a week. There is no way to schedule a viewing in person (going into their office and talking with someone) and you are not allowed to schedule without providing your credit card info, exp, social sec number, copy of driver license. Where I live the gate has broken so now random cars are parked in here and often times we come home with someone parked in our spot and we have to honk to get them to move. Request a walk thru before you move out so they can point out what they deem unfit so you can fix it before you move. Somebody's car was actual hit in our apartment residential parking lot and they did nothing about it at all. This is the worst property management company. They manage quite a few properties in my neighborhood. All of the properties are not kept up. The building next to us had their grass up to my knees. We kept calling about it. Their normal gardener finally showed up. We asked him why the lawn hasn't been kept up and he said they weren't paying him so they stopped coming. ****UPDATE - Today (11/16) I came home and a neighbor told me that a unit had its door kicked open by some random people looking for a guy that didn't even live in that unit. This week I had 2 packages stolen from my front door. Another one in the lobby was torn open. Last week a package at my door had dog pee on it. NO cameras for security. Door code was given to homeless people who loiter and sleep in the building. Management and the owner don't care about our safety.****** Moving into one of the properties they manage has been a nightmare. Went to view the property and it took multiple phone calls to get the right code for the lock boxes. The day I'm going to sign the lease I started getting text messages while I'm at work saying if I don't hurry up and sign they are canceling my application. I work full time. Why they didn't take that into consideration is beyond me. I signed the lease and received multiple messages. At 5pm the DAY BEFORE MOVE IN, I get a text saying if I don't put the utilities in my name, show proof they're turned on, and give the account numbers, I can't pick up the keys. I don't know of any utility company that can turn on services in less than 24 hours. Sent the account numbers via email to Mele and nobody bothered to tell me she was off that day, so I kept getting messages that I can't pick up the keys. I asked why the office waited until the night before to message me about utilities and was told they didn't realize I was moving in so soon. Really? I signed the lease Wednesday and was told Thursday evening. So you can text me promptly about me giving you money but not the utilities? How convenient. When the gas company did come turn on services they didn't have access to the meter because it's locked. They lost the key. Not the management company's fault, but they should've told me a key was required so I could make sure the gas company had one. The gas co. employee had to climb over a wall to get to the meters. He said it's the third time he and coworkers have had to do this. I made the security deposit and got texts after payment saying I owed money. Signed up for renter's insurance through THEIR portal and I got a text asking for the policy info. Why don't you have it? It's YOUR portal. I'm doing everything they're asking of me and I'm still receiving messages saying I can't get the keys even on move-in day. I already had movers scheduled and a truck rented, packages arriving, a TV waiting for pickup. It completely stressed me out. Just wait, it gets better.... I start moving in 10/13/23 and this past Thursday 10/19/23 I'm unpacking and hear a key in the door. A guy poked his head inside and I asked if I could help him. He said he was viewing apartments. So since 10/13 random strangers have had access to my apartment and my valuables. Not only that, but I live alone. I don't know who they're giving access to for the lock boxes or if they're crazy. They put my safety at risk and I was told they "might" be able to refund me for 1 day. That doesn't work for me. My apartment has been compromised for 7 days and I expect a refund for 7 days. I was also told they "might" be able to change the locks on my door. I've never dealt with such an unorganized and unprofessional company before. Saying sorry repeatedly doesn't cut it. I usually don't write reviews but I'm very disheartened by this property management. I am a single mom who is a year away from attending law school. I work a full time job and take anywhere from 12-15 units a semester. I rented a property in San Pedro and can reassure you all I took veeeeeerrryyy good care of this apartment. I kept to myself and kept quiet even if I had multiple neighbors in my complex who would throw parties until 4am with many different people or have arguments outside in the courtyard. I was a really great tenant to the point where if there was an issue I would just take care of it myself out of pocket. It was only major issues that I ever did submit a ticket. I really loved this apartment and took major pride in keeping it clean and nice. I was so grateful to live there that the least amount of headaches I could give to the owner or property management, I would. My downstairs neighbor kept complaining about water spots in the ceiling and I kept mentioning about my floors getting warped. They would send plumbers out and plumbers wouldn't do ANYTHING. Even then these plumbers were very sketchy. I was told they'd arrive from a certain time but wouldn't show up til 9pm which a single woman living alone you can imagine how afraid i was but EVEN then i didn't complain. A month goes by and i wake up at 3am to get some water. walk into my kitchen and to my surprise there's a HUGE puddle of water. Called again. Plumber comes out. He doesn't see an issue. We move on. Two weeks later my downstairs neighbor again puts a ticket for water spots getting bigger. Plumber comes out AGAIN and it was then we realized whenever I turn my sink or dishwasher on it pours into the downstairs neighbors apartment. Plumber mentions this to my property management and crickets. I couldn't use my sink for TWO weeks. I had to feed my family which then became a financial burden because due to not cooking I had to buy out 3x a day to feed my two young kids. I count every penny to keep us afloat. Eating out is a luxury i can not afford everyday. It took me having to text, call, and speak to some higher up for them to FINALLY come fix the issue. At this point they even had the audacity to give me a notice they'd be increasing my rent. At this point now I'm not able to pay rent. Despite not being able to pay I was in communication with their offices. Adrianna and Patricia specifically. I worked with them on how I can pay my balance. Every month I tried to give a little more to help pay for it. I even mentioned to them that I'd be using my FAFSA which should be to cover my school expenses to pay for the remaining balance in which they agreed. From one day to another that changed. I felt almost harassed to leave my apartment. Although I was paying and although I was in communication I was basically told I had 5 days to pay all the balances or I was going to be evicted by the sherif. They gave me this notice at 6pm the day before a Holiday. There offices were closed. There had been issues with my bank but again that was something I had communicated. I was really trying hard to pay my rent so I can keep my family housed. You can imagine the anxiety I had trying to figure out wtf i should do. I texted multiple times asking if they'd work with me like they said they would because ultimately I'd be homeless. Never once did I get a text back. It wasn't until I said fine, I'll leave when they texted me back. In this moment, despite being a good tenant, good communicator, and a good neighbor, my little ones and I are in fact homeless. I'm sleeping on couches and trying my best to still make sure my kids are happy and I continue with school. It makes me sad because this all could've really been avoided if they were a good property management and fixed my sink in a decent timeframe. I even heard another tenant who lived in front of me had to move abruptly because she said she was feeling harassed too. My neighbor next to me said she's been living in her apartment for 7yrs+ and her carpet is unsanitary (which no fault to her own other than wear and tear it is) and they didn't want to come help replace it. If you're looking for a property management whom will fix what they need to in a timely manner or communicate with you. Don't hold your breath with them. They only will want to communicate with you when it comes to collecting money. Seems like they and the owner of 1129 W. 10st in San Pedro only care about you as a tenant if you're a terrible one like keeping your neighbors up til 4am with your loud music or fighting with your partner at 2am in the courtyard. read more
