I just received a cancellation for maintenance I requested back in December 2025. it's a repeated request from the beginning of 2025. TODAY IS FEBRUARY 19, 2026. APPARENT TOTAL NEGLECT. ANY FUTURE TENANTS BEWARE! THE ONLY CONSISTENT BEHAVIOR WITH THIS ORGANIZATION IS AN ANNUAL INCREASE OF YOUR RENT MAXED AT 10%. ANY REQUEST FOR EVEN MINOR REPAIRS ARE IGNORED AND THEY TRULY RUN A SLUMLORD BUSINESS. Mike Dunfee Group is only helping to create wealth for the property owner but doesn't take care of the tenants in any properties. Just read all the negative reviews. They are all from tenants going back to 2018. Please look at my most recent photo of the cancellation of my service request. I love living here but my rent has gone up $660/month since MDG took over when my landlord moved out of state. This extreme rent increases are what's hurting tenants like me in California. It not ever going to stop. The division of low income and high earners are quite evident. BUT IM STILL HERE PAYING MY RENT ON TIME. NEVER BEEN LATE. IM THE IDEAL TENANT. I MAINTAIN THE PROPERTY WHILE IM HERE AND that doesn't even matter. MIKE IF YOU'RE READING THIS, The Maintenance Company YOU USE IS NOT following basic protocols. They never contact you within the time you place some maintenance request. It's pointless to schedule three different times of availability. They have never, I repeat never have responded in a timely manner. If you fired them and hired a new group of professional maintenance people I might have some positive things to say about your company. Those maintenance people only come when it's convenient to them. They don't come on a schedule time. They change the scheduled time at their convenience. Basically, most of the time it's total neglect. 2 out of 4 tenants just moved out of my building because they both had gotten tired of the neglect. If your maintenance service was as consistent as you raising the rent every year, maybe I wouldn't have a whole lot to complain about. But this is going on for almost 5 years!

When I first moved in, everything seemed great. The leasing agent was friendly and helpful, and I even left a glowing review at their request. The moment I signed the lease and posted that review, things started going downhill. The unit was not professionally cleaned at move-in and my complaints about this were ignored. The ceiling fan was installed so poorly it nearly fell, and the so-called "brand new" dishwasher was already rusted and full of mold. Both fall under the landlord's obligation to maintain provided appliances, yet nothing was done. Noise complaints were ignored for months until management realized I had recordings. The lease guarantees the right to quiet enjoyment, but they acted otherwise. Their service is so poor that they even failed to give proper notice before sending service workers to my second-floor window early in the morning. Later, when management's work forced me to vacate for a week, I returned to a wrecked apartment: ruined rugs, dirty floors, urine splatter throughout the bathroom, and even unflushed urine left behind. It's as if they hired frat boys to do the job. About six months in, I discovered that I was responsible for a utility they claimed was included in the rent. The way that was handled was shady at best. I would never recommend signing a lease with these guys, but if you absolutely must, make sure to double check everything and only communicate in writing. The laundry facilities are explicitly included in the lease, but the only washer in the building has now been broken for over a month. I submitted a repair request on 7/16 that was marked "dispatched to tech." On 8/5 I submitted a follow-up request for status, which was ignored. Finally, on 8/26, the request was cancelled altogether. The last time the washer broke, it sat unusable for more than six months. This is a clear breach of contract. And in the middle of all this, management had the audacity to raise rent by $150 while ignoring basic lease obligations. I have never seen this level of incompetence, unprofessionalism, and repeated violation of lease terms.

Paying via card.

My unit was managed by Pacific Coast, then management was changed to Mike Dunfee (MD Property Management). I am very disappointed with this company. To begin with the company does not answer their phones. My contact person is Sondra Hollis and her voice mail says, "Please leave a message" but then you get the following message, "This mailbox is FULL and can no longer receive any messages". The only way to get a hold of Ms. Hollis is via email. Secondly, to pay HOA dues you have to pay $2.49 to use a card. If you choose to use e-check, you need to pay %2.99 of the HOA dues. I asked about ACH withdraws, their response was for me to go to my bank and have them do a BANKPAY. Okay, I look up their company name on my bank's website so I can initiate the process and it does NOT show up. I asked may I send several checks, dated with each month and you cash them as the months go by? No, their response was to send a check written up for a total of 6 months and we will hold the credit here and withdraw from that account. This company's method of doing business is very archaic, I DO NOT RECOMMEND this company. I don't believe I should pay more on top of my HOA dues. I emailed Ms. Hollis regarding BANKPAY, I have yet to hear back. Thank you.

Beatrix, in particular, was a lifesaver as we navigated the transition from our condo to our first home after our son was born. She helped us find the perfect house within the exact timeframe we needed, meeting every requirement we asked for. She then guided us through an extremely challenging condo market and ensured we were still able to maintain our home equity despite difficult selling conditions. Most importantly, throughout the entire process, Beatrix was a dedicated support and confidant. She made what could have been an overwhelming and stressful experience so much more manageable. We always felt truly heard, supported, and informed. She never missed a response, no matter the time, and was always available, even on nights and weekends. When I say she works overtime, it is truly an understatement. The videos Beatrix provided and her weekly market updates were incredibly helpful. She took the time to explain market trends and compare our property to others so we could make confident, well-informed decisions while both buying and selling. Beatrix will forever be our realtor, and we will absolutely continue to rely on her expertise through every future real estate transition. We recommend her wholeheartedly to friends and family for her professionalism, dedication, and genuine character. If you are looking for a realtor who will truly treat you like family, Beatrix and the Whipple Group are it. We can't imagine navigating the past year of buying our new home and selling our beloved condo with anyone else.

She was welcoming, informative, down to earth, and truly seemed to care about helping us find the right home for our family. Throughout the entire process, Gia was always there for us. She answered every question we had, kept us informed every step of the way, and made what could have been a stressful experience feel so much easier. She was incredibly communicative, patient, and supportive, and you could tell she genuinely wanted the best for us. She is extremely experienced and knowledgeable, and you can tell she truly knows all the ins and outs of real estate. That gave us so much trust and confidence in her throughout the entire process. Her knowledge of the Long Beach area was amazing, and honestly, we don't think we would have gotten the house we have without her guidance, dedication, and expertise. When we received the keys to our home, Gia also met our family, and they all absolutely loved her. She was so kind, welcoming, and genuine with every single one of us, which just meant so much during such a special moment for our family. We are beyond grateful that we chose Gia to represent us. Not only did we gain an incredible realtor, but someone we truly hope will be a lifelong friend. We absolutely love her and cannot recommend her enough. With the way the market was (high interest rates, quick and competitive buyers creating a sellers advantage, and low inventory) as first home buyers, the odds were totally stacked against us. Carly took care of us when we were at risk of purchasing a condo with a non communicative HOA. They basically needed to fund structural repairs but had no game plan. Because of this, the bank wouldn't lend. Carly was fully supportive when I was devastated at the news. I totally loved the place and visited it often. After that, I became discouraged about home buying. 2 months later, after encouragement and hard work, we closed on a better floor plan with all the amenities we needed and then some. Not to mention the HOA communicates and the monthly dues are less ;). If you get a chance to work with Carly, you will be in really great hands. She is exceptional and makes this daunting task a lot of fun!

Palazzo Realty - This was supposedly after a deep clean

Palazzo Realty

(48 reviews)

Used this company because a friend referred us to them. Despite the low rating on Yelp, we decided…read moreto give it a go. My biggest regret is allowing Palazzo to manage our property. Communication is slow--expect a response in 3-4 business days, and that's if you decide to blow up all their phones, which is not acceptable when your home is vacant, you're trying to prepare it for new prospective tenants, and they should be the ones supplying the vendors to come out and clean. Speaking of vendors, their cleaning company did an ATROCIOUS job of "professionally cleaning" our home and when Wendy did the final walkthrough with us and noticed how disgusting the home still looked she chalked it up to the fact that "they don't charge that much." That is no excuse whatsoever to charge $300 for a terrible job because like Eppie put it "[her] seven-year-old daughter could've done a better job." While they offered to ask their person Lazaro to come back and clean the place again for free, they didn't care to follow up with him or me, so my mother had to go and clean the mess the tenants left behind. Once we realized their communication delays were extremely significant, we decide to contract our own vendors because we couldn't trust them to do so even though they were charging us $225 monthly....for what? I'm not really even sure because our last month with them once the tenants moved out was brutal with their incompetence. They simply took note of things that needed to get done and took 4 days to get back to us on anything, hence the reason we had to pick out our own vendors. One piece of advice to anybody who wants to hire them or has already hired them: once you realize what a huge mistake you made, be sure to email them 30 days from the date you plan to fire them or they'll let you know two days before the new month that you had to give your notice via email, charge the $225, and not do a SINGLE thing for you that entire month they charged. So incredibly thankful we no longer have to deal with them. This was a huge mistake and I take full responsibility for not trusting the reviews on here.

There were dirty walls, holes in the walls, hair in the bathtub, and even food left in the fridge. One closet smelled strongly like cat urine. I reported all of this right away and was basically told to just leave it in the same condition when we moved out. They did nothing to fix the issues. Fast forward to move out, and now the owner is trying to charge us $1,350 for cleaning and painting, even though the place was not clean or freshly painted when we moved in and the wall issues were already there. What's worse is Real Property Management has not been helpful in resolving it and won't provide the owner's contact information, saying they're selling the house. That doesn't help tenants trying to dispute charges fairly. They also charge a $41 monthly fee for air filters that they only send you after you file a maintenance claim for. The only bright spot is Kelly on the phone, who has been kind and pleasant. Unfortunately, everyone else I dealt with was not helpful and made everything feel like a hassle. Maintenance was also a headache. Our built in microwave didn't work when we moved in and they initially refused to fix it. I said I wasn't going to be responsible for it and would choose the cheapest replacement myself, and suddenly they were able to send someone out quickly. That kind of back and forth is not professional. To top it off, the owner was supposed to remove a bed before we moved in and never did. We ended up having to disassemble and remove it ourselves. This was a hassle during moving day. We lived there over two years and it was constant problems. I would NEVER rent through them again.
