What a great family owned property management company this is. My father and I have multifamily investment properties and as he gets older, and I go after my own career, I set out looking for someone to step in and manage our properties. I spent weeks trying to find one in Long Beach that wasn't overkill on their fees and treated their tenants right. It's like this company is a dimond in the rough because BSLCo. has NO fees and wonderful reviews from their tenants. Tyler, Asia, and Rodrigo have exceeded my expectations and I'm so happy I finally found them. I have also met Earl, the one who started the company over 30 years ago and he was extremely helpful and knowledgeable. You get to speak with Asia (a human) when you call in.. no automated services. Tyler is always willing to make time to explain things to make sure I fully know whats going on, and Rodrigo updates me by phone on the properties all the time. I have been there tenant for over 15 years and they have treated me like family when I go to there office for visit to drop of my rent payment. You couldn't not ask for a better company to work with. Tyler is the perfect balance of down to earth, understanding and professional. In the 4 years I rented from them Tyler was always available to speak with and promptly addressed any concerns or problems that came up. Even as I am in the process of leaving (to move into a house I purchased) Tyler is still working with me, on my schedule, to get the 30 day notice taken care of, the walk through scheduled at a time that works for me, and being flexible on the move out date in case escrow drags on a day or two. Belmont Shore Land Company is managed by a father/son team who are always available in the office, via phone, and email for any of my needs. I have been a tenant for over five years in Belmont Shores and have enjoyed multiple rentals with this company. I am not sure if all properties are structured this way, but my current rental was a 9 month lease which then converted to month to month. They also do annual inspections to ensure the property is meeting your needs and to ensure the smoke alarms (etc.) are operating properly. WHOOP for safety! The worst lying jerks I ever encountered. a) Had smoke detectors and CO2 detectors installed. Mehl and son casually explained to me that replacing them was only $150. I have tried to reach this business several times to inquire about their rentals and dont EVER get a response from them. I leave voicemails but no one gets back to me. I check their website for available rental listings and they all show rented but the listing that I am inquiring about (found on HotPads) isn't even listed on their website. They need to hire an office manager who can return phone calls, texts, emails and who can keep an up to date website of all available rentals. Poor business and frustrating!! read more

Would not reccomend renting a property from this company. We rented a condo for 2 years and upon moving in carpets we're not new, smelled like cat pee and had not been properly cleaned. Upon moving out we we made sure a professional cleaning service came in to get the place in shape so that we would get most of our deposit back. We didn't even get half back. We we're told we we're being charged for TWO attempts to clean the carpet when in actuality it was up to the owner to replace at no cost. By law the carpets must be replaced after 5 years. Being good friends with our next door neighbor who had lived there for 10 years I was told that in fact the carpets in our condo we're definitely older than 5 years. We we're also charged for "general cleaning" when we had already hired a private service. If your looking for a place and would like your deposit back do not rent from this company. read more

When I moved back to Long Beach I found a property managed by Belmont Shore Land Co. and it was one of the nicest properties I had the pleasure of living in. I no longer live there due to moving into a condo sadly but feel a review of the great experience Earl and the office provided is long overdue. All maintenance issues on the property were fixed quickly and without worry. Our laundry facility was clean and maintained well. We never had any pest issues and our whole community was hospitable. read more

CLEAN & WELL MANAGED I come from a professional property management background, so I'm very particular about where I call home. I looked at several "slums" that were NOT professionally managed by Belmont Shore Land and I was almost discouraged until I found the perfect little beach pad that I rented from them for 4 happy years. They are a family owned business and are warm and pleasant to deal with. Their offices are in walking distance from anywhere in Belmont and they are always happy to help with any situation. BEWARE!! Avoid renting from these guys! They are dishonest, unprofessional, and will not return your deposit. They rented us a unit with illegal and unsafe building code violations and refused to fix the problem, always claiming they would send someone but ignoring the repair man's advice. They rent properties with constant roach problems. They go out of town and don't reply to contact attempts. They only accept payments at their office, which is locked and inaccessible after hours and weekends to drop off payment. When we moved out we returned the property in same or better condition than recieved, and they kept most of our deposit for frivolous charges. When we moved in the carpets were dirty and stained with pet urine and odors. We had the carpets cleaned at our expense, and the entire unit professionally cleaned when we moved out. Belmont Shore Land Co still kept part of our deposit for TWO carpet cleanings. The next door neighbor knew the previous tenants and confirmed the carpet was at least five years old, with the prior tenant keeping rabbits and other animals in the unit. Now it looks like Belmont Shore Land Co is going to use the same dishonest methods and reuse the carpet for a new tenant and rip them off for their deposit as well. They also charged almost $200 to replace some verticle blind slats worth about $20 at home depot, and gave us a list of made-up charges for "violations" like keeping a bicycle on our balcony (never outlined or agreed upon in lease). It took a month to receive about 15% of our deposit back, instead of the 21 days as required by state law. Dont trust renting through Tyler and Earl at Belmont Shore Land Co. You will end up in small claims court to get your deposit back. Edit to the aggressively-toned reply from scammer/business owner literally calling me a liar: I paid a professional cleaning company hundreds of dollars after we moved out. Place was spotless other than normal wear and tear on the paint and carpet for several years of living. As previously stated, the carpet is over 7 years old and should have been replaced at the owner's cost. It seems your company is unaware of the laws regarding repainting, carpet life expectancy, returning deposit to tenant within 21 days, etc. Furthermore it is obvious you used a shill company, or a friend of yours, to do the repairs so you could overcharge. They have no presence online and do not appear to be a legit company. $1k charges to clean a 1000sq ft condo? SCAM ALERT. How can you explain not having bathroom ventilation against California building code, and ignoring repeated requests to repair it? I have pictures as well. I also keep in contact with multiple neighbors who can back up everything I've said as true. You are the liar and a slumlord whose company scams people. read more

I just had another amazing experience with Belmont Land Short Company, so I had to share it with all of you! To be honest, I'm still amazed at how hard they worked to resolve the issue, and thought it would really give you a true example of how they treat their renters. It recently got cold in Southern California, so I, like many, turned on my furnace for the very first time, only to have my carbon monoxide detector go off an hour or so later. I called Belmont Shore Land Company and received an immediate call back. They have been in touch with me multiple times every day to make sure the plumbing company is fixing the issue. They have gone above & beyond what any landlord has ever done, especially trying to get the furnace fixed properly. I work during the week, so Belmont Shore Land Company has worked around my schedule, which includes calling me evenings & weekends, & doing everything they could to get the problem fixed quickly. I have never had a landlord actually care about getting a problem fixed, and here they have made my small problems their top priority. I have had past landlords make up excuses why the problem doesn't need to be fixed, or take 6 months to replace a broken item! One past landlord promised me new carpet before I moved in (the previous renter left a terrible stain). No exaggeration, it took the landlord almost a year to actually replace the new carpet. Not to mention my old rental company never actually bothered to get my heater working, so I was forced to buy a space heater. Belmont Shore Land Company has been the exact opposite - they immediately respond to any issue. Plus they have multiple rental properties, I plan on renting with Belmont Shore Land Company for a very long time!!! Belmont Shore Land Company are the most honest, understanding, and caring landlords you will find. The other big companies only call you back between 9am-4pm, and are usually put of the office for an hour during lunch. Meaning my furnace problem would not have gotten a call back until Monday, and then I would have to schedule an appointment, which would likely end up being after the holiday. Trust me, that has been my experience with other rental companies in the past. But with Belmont Shore Land Company, they are coming over on a Saturday to make sure that everything is properly fixed. They even offered to bring me new batteries for the detector, and to buy an extra detector e to place in another room of the apartment. That is top-notch quality customer service. When I saw the negative review written by the evicted renter, I knew I had to come on here and share my positive experience - this rental company is by far the best in the area. Belmont Shore Land Company has made me always feel like a valued customer and has always made to sure to respond to my calls immediately. Who else would offer to come to your place on a Saturday to fix a small problem or to let your dad into the apartment (on a Saturday afternoon) to get his wallet??? I rented from Belmont Shore Land Company about 4 years ago and i lived in one of their apartments for 2 years (would have been more, but i could not keep affording it at the time). I seriously loved my apartment, such a great location for such a great price. Most importantly, I felt safe in the apartment. There were a few occasions were I locked my keys in the apartment and were able to get a hold of the landlords immediately to get back in. Whenever there was a plumbing issue, someone would be out within the hour to fix it. Super convenient. A pipe had burst in the walls and for my safety, they put me in a hotel for a couple nights and pro-rated my rent for the time being, so that they could fix the pipes. I'm writing this review now because I am looking to rent with them again! I have ranted and raved about Belmont Shore Land Company to all of my friends looking to rent. I wish I could rent from them forever. read more
