I found a place in Long Beach through Borba and stayed at that place for the whole lease. Everyone on the team was very helpful, respectful, and attentive. I usually don't write reviews but I'm very disheartened by this property management. I am a single mom who is a year away from attending law school. I work a full time job and take anywhere from 12-15 units a semester. I rented a property in San Pedro and can reassure you all I took veeeeeerrryyy good care of this apartment. I kept to myself and kept quiet even if I had multiple neighbors in my complex who would throw parties until 4am with many different people or have arguments outside in the courtyard. I was a really great tenant to the point where if there was an issue I would just take care of it myself out of pocket. It was only major issues that I ever did submit a ticket. I really loved this apartment and took major pride in keeping it clean and nice. I was so grateful to live there that the least amount of headaches I could give to the owner or property management, I would. My downstairs neighbor kept complaining about water spots in the ceiling and I kept mentioning about my floors getting warped. They would send plumbers out and plumbers wouldn't do ANYTHING. Even then these plumbers were very sketchy. I was told they'd arrive from a certain time but wouldn't show up til 9pm which a single woman living alone you can imagine how afraid i was but EVEN then i didn't complain. A month goes by and i wake up at 3am to get some water. walk into my kitchen and to my surprise there's a HUGE puddle of water. Called again. Plumber comes out. He doesn't see an issue. We move on. Two weeks later my downstairs neighbor again puts a ticket for water spots getting bigger. Plumber comes out AGAIN and it was then we realized whenever I turn my sink or dishwasher on it pours into the downstairs neighbors apartment. Plumber mentions this to my property management and crickets. I couldn't use my sink for TWO weeks. I had to feed my family which then became a financial burden because due to not cooking I had to buy out 3x a day to feed my two young kids. I count every penny to keep us afloat. Eating out is a luxury i can not afford everyday. It took me having to text, call, and speak to some higher up for them to FINALLY come fix the issue. At this point they even had the audacity to give me a notice they'd be increasing my rent. At this point now I'm not able to pay rent. Despite not being able to pay I was in communication with their offices. Adrianna and Patricia specifically. I worked with them on how I can pay my balance. Every month I tried to give a little more to help pay for it. I even mentioned to them that I'd be using my FAFSA which should be to cover my school expenses to pay for the remaining balance in which they agreed. From one day to another that changed. I felt almost harassed to leave my apartment. Although I was paying and although I was in communication I was basically told I had 5 days to pay all the balances or I was going to be evicted by the sherif. They gave me this notice at 6pm the day before a Holiday. There offices were closed. There had been issues with my bank but again that was something I had communicated. I was really trying hard to pay my rent so I can keep my family housed. You can imagine the anxiety I had trying to figure out wtf i should do. I texted multiple times asking if they'd work with me like they said they would because ultimately I'd be homeless. Never once did I get a text back. It wasn't until I said fine, I'll leave when they texted me back. In this moment, despite being a good tenant, good communicator, and a good neighbor, my little ones and I are in fact homeless. I'm sleeping on couches and trying my best to still make sure my kids are happy and I continue with school. It makes me sad because this all could've really been avoided if they were a good property management and fixed my sink in a decent timeframe. I even heard another tenant who lived in front of me had to move abruptly because she said she was feeling harassed too. My neighbor next to me said she's been living in her apartment for 7yrs+ and her carpet is unsanitary (which no fault to her own other than wear and tear it is) and they didn't want to come help replace it. If you're looking for a property management whom will fix what they need to in a timely manner or communicate with you. Don't hold your breath with them. They only will want to communicate with you when it comes to collecting money. Seems like they and the owner of 1129 W. 10st in San Pedro only care about you as a tenant if you're a terrible one like keeping your neighbors up til 4am with your loud music or fighting with your partner at 2am in the courtyard. read more

A couple things. For one, your leasing office forgot to charge us for the pet deposit. I was informed that we would not receive the keys until the $300 pet deposit was paid and I was not informed until the move in date. So as I just handed over the keys to my old apartment, packed everything I owned onto a Uhaul truck, and drove to pick up the new keys to my apartment, I was essentially informed that if I didn't cough over $300 I would essentially become homeless. You people work with working class families. You have to understand that we live paycheck to paycheck and that a $300 last minute expense can make or break a family. I had to pull out a loan to pay off this last minute expense because your leasing office doesn't know how to do it's job correctly. Second, one of the leasing agents by the name of Alma showed me this list of maintenance work that was done on the house prior to moving in, such as leaving the house clean. However, upon moving in the house was filled with dead bugs, stains and a foul odor. Overall, I'm just staying here until I can buy a home that I can correctly manage myself, but if I do find myself renting again, I'll be sure to stay away from the Borba property group. I had a tech from Borba come out this weekend to help me with a plumbing issue and his name was Keith. I have heard about Keith but I have never had the pleasure of using him until now. Keith called me and a short time later he was out here and corrected my plumbing quickly. He is charming as he is talented. He had to shut off the water and he made sure to tell everyone in the complex to update everyone and inform them of the progress. That is just a good business practice. The worst property management company I've ever worked with. Simple problems take weeks to solved. Proper technicians are never hired. Do not trust them. I was hung up on by their office multiple times when asking for simple issues to be fixed. And when issues became unsanitary, told to keep waiting. Do not work with this company. I repeatedly had terrible experiences with this property group. When I first moved in, they didn't provide me with a gate or laundry mat key, which took several months and multiple follow-ups to obtain. I also had issues with my neighbor for over a year. Despite my complaints and calling the police three times in one week due to fights, parties, trash in the hallway, and smoking by my back door, the property group took no meaningful action. They issued a noise complaint the last time, but prior claims of taking action were clearly false since the disruptive tenants remained. Ultimately, this prompted me to move out. After three years, I was overpaying $1,875, which was more than what some new tenants were paying. It's outrageous to pay such high rent and not even feel safe in your own home due to constant disruptive behavior. There were times when the property group didn't even respond to my emails. Now that I've moved out, it's been 23 days and I still haven't received my deposit. They claimed, "Your move-out disposition was mailed out exactly at the 21-day mark," but we'll see. When I moved out, they sent me instructions with the wrong address, causing me to go to the incorrect place to return the keys. No one answers the phone unless you contact other departments. The only thing this property group did consistently was collect rent, and even that was sometimes poorly managed. Terrible experience. I do not recommend this property group. They need to replace multiple employees who are not doing their jobs properly. read more

Worst property management I've ever dealt with EVER! Dealing with this company since October 2023 and it has been a total nightmare an emotional rollercoaster. Multiple maintenance request have been put in since and they are never taken care of but are always being submitted as completed on their tenant app which is very frustrating . I've spoken to Mellisa, Keith, Kim, Irma and the supposed director of Borba management Raquel who has been the least of help. Constant hangups while you are on hold but the property was such a good deal I decided to let that slide 2 bedrooms 2 bath apartment in Long Beach with parking garage $1700. Good deal right? Good luck getting it. You won't. But they'll keep your $35 application fee per applicant. 2nd sign. The apartment was taken off the market while they were processing our applications which I assumed was to reserve the apartment for us. Why why why did I think that??? 3rd sign. I even told them I need to move out by March 1st which was the move in date I applied for. We started the application 19th of February. But no...made me wait til March 2nd and then send me a text telling me the apartment is no longer available. I called and the lady claims that they told me there's other applicants for the same apartment and I told her no the property manager that showed me the place did not say anything like that. Then she's laughs and says o no she wouldn't know. Sigh...right there and then I knew I got scammed :( Seriously I wouldn't have wasted my money and time knowing there's a million other applicants for the same apartment. Terrible customer service and communication. The website lists hours for "remote key checkout" for viewings but I was able to schedule a viewing on the website for a Sunday. At no point was I told that they don't do viewings on Sundays, and when I was auto-texted to confirm they texted me instructions with N/A in the section for the door code. Additionally the website says "Coming Soon" for so many properties but then says Available NOW in all caps right below the listing. I got attitude when I called to verify this information. And when it shattered months later, the $490 it costs to fix it out of pocket was never taken off my rent in July 2023. I have in writing evidence that your company obtained the police report from the night a bullet came through my window. If this is not taken off my portal, along with the "late fee" for that month, I will be seeing you in small claims court. The reviews claiming this company is just a a money grab for application fees is basically right. The service you receive is so mediocre these people are basically robbing people. They swindled more than $1000 out of me. I had my application recently approved for a one bedroom apartment unit in Long Beach at 1934 Pine Ave. On the website the unit was said to be available for viewing on the 26th of February. My application was approved for the unit before the 26th. I had filled in on the application, and told the Borba leasing consultant that I want my move in date to be the 1st of March. I was told by one of your leasing consultants, Rose Perez, that the unit would be cleaned over the weekend. The 26th is on Saturday. That's strange. The website said the unit would be available for Saturdayn the 26th of February. I am told that since the office is closed during the weekend, the unit will not be available for viewing until Monday, the 31st of February. At the time, I was still in the San Francisco Bay Area. I have family living in the LA area, and I had made plans for them to view the apartment for me. Monday comes around, the day before I am supposed to move in, and the leasing consultant tells me the unit is still not available for viewing. Monday, I am packing my things into the truck to get ready to move down to southern California. Tuesday, the 1st of March, the intended move in day, after a long day of packing, and driving, I finally arrive in LA in the morning, hoping to finally see the apartment for myself, especially since no one has been able to see it yet, and it is already the move in date. l call and the consultant tells me over a phone call that the unit is still not ready or available for viewing, and will not be until after 3pm. I go to the unit at 3pm, and when I call the office to finally see the unit, I am told that I have to go to the office myself to pick up the keys to view the unit. That's strange. There is no property supervisor or manager on the property or in the area to show me the unit? The consultant knows I have not got an opportunity to see the unit, and have been waiting since the 26th of February, like it said on the website, to see the unit. Why would the consultant and supervisor not be around and ready to show me the apartment? That was the day of my move in and they are already very late when it comes to preparing the unit. Just to reiterate once more, the website said the unit will be available for viewing on the 26th of February. It is the 1st of March, my move in date, and not only are they late for my move in date, but they are not even ready to show me the unit themselves. We had planned to be done loading things by noon. We have appointments to keep, and we are not able to make it to the office to pick up the key by the time they finally have the key available and before the office closes. The consultant then tells me that I need to pay the deposit; otherwise, she will start processing other applications, and my status as the approved application will be foforfeited. Why? The unit has not even been available to view for 24 hours yet! The consultant fails to mention that upon making the deposit, I will be charged for everyday of rent until they rent the unit! The unit was not made available for viewing yet! It is March 2nd in the afternoon. The stove is still not in the unit! It was not until late this morning that I finally got an opportunity to see the unit with my own eyes. Upon finally seeing the unit, I am disappointed. I do not like it, and I especially did not like the way how the employees that were in charge of handling my application and move in were treating me or going about business. It had not been 24 hours since I made the deposit. Viewing the apartment should be free! Why am I being charged? Ms. Vega tries to claim that you guys will be losing money. That does not make any sense. The unit was NOT AVAILABLE to view let alone live in until the end of the office hours on my move in date. There is still no stove in the unit as of around noon today when I finally got to see the unit. How are you guys losing money? How would you be able to rent it out to anyone of the unit is not even ready? I should not have been pushed to make the deposit at all. The unit was not ready until basically after my move in date. Viewing the unit should be free. I was told to sign and pay the deposit to keep my spot in line? Why? I paid the processing fee for my application. My spot in line should be held for at least a full 24 hours upon having the unit available for viewing. I should not be charged at all, let alone every day until you guys rent the unit. It all just feels underhanded to keep pushing back the day the unit is available to view then strong arming the prospective renter to pay a deposit by threatening to give their spot in line when I have already paid the application processing fee, and not even been given a full 24 hour to view the unit. read more

They are definitely on top of that! The #1 issue is that I have been in my VERY small 2 bedroom, 1 bath since 2020 and my rent has gone up EVERY SINGLE YEAR. They go up as much as they can and honestly this place is not worth it. Went from $1795 to $2140 in just three years! There is absolutely no way this place is worth that much money! I understand going up on rent if it makes sense but dealing with what I am dealing with... AINT NO WAY! With a huge homelessness issue and nightmare neighbors across the way in the apartment building next door there is no wonder people are always moving out of this building. This is a health issue on working windows cracks in the bedroom windows that Alexandria was gonna have a maintenance man to seal up I feel air right across from my bed.. My family room windows does not work does not operate broken it took this property a whole year just to give me twirls to open and close my blinds that's ridiculous.. The door frame where the water jumps in rolled under the window because there's no new proper real working r even the inspector noticed the range runners are jacked up and they are reversed it and they need replacing I am at ground level this used to be a garage and whoever made it into a home built everything in the wrong place. I have bugs that comes in from under the borders they had someone to come in seal parts of the borders I have Bug still crawling in under the surface probably because it was a garage and they're hitting up in here. I have deteriorating deteriorating drawers that halfway already fell apart tons of woodash stuff in my Thanksgiving Tupperware and pans and pots under the sink.. I ask for exterminators and etc. I have to throw out almost $43 of items that's still sitting in my garage that I showed into the inspectors $43 worth of cabinet stuff is sitting in the garage how about a refund Borba.. Being a senior citizen and there's a disabled person in this house and there's acts of law.. Discriminating nuisance in the collection and negligence like fair housing said.. It's just a flock of women who don't do nothing but snap pictures or have people to come out and look at stuff and nothing is professional done.. And all they do is raise rent and send notices if the rent is a day late how about that America.. Do you know how it feels when you can't get up when it's too cold your legs are cold your ankles are cold your neck is cold your arms is cold and you have a lot of tension stuffy nose and headaches because it's so cold in here.. Scam company. They just collect application fees. My credit and references are good, so they cancelled my application instead of denying me. This was a money grab, clearly. Response to company: First of all, my credit wasn't pulled. So before you go on about application fees please know that my application could not have been properly processed without running my credit. Credit is one of the guidelines which are required to rent. Why wasn't my credit pulled, by the way? Do you bypass pulling ALL applicants' credit after collecting an application fee? I called the morning after I submitted my application to follow up and was told that I wouldn't hear back for 2-3 days. Four hours later, your company sent a text (at 12:40pm) asking for bank statements by 2pm, or you'll cancel the application. What's the policy for cancelling an application? Is the required turn around time to receive conditions an hour and 20 minutes for ALL applicants, or just some of them? Have you ever given applicants a full day to submit requested conditions? Which applicants were allowed a full day turn around time? I hope this doesn't disproportionately affect certain people. Seems like something that should be looked into. Question: why would you require 3 month bank statements on a W2 wage earner? I submitted a months worth of my most recent paystubs. My review stands. If I could give a 0 star review I would. About a month ago I applied to a unit (205 E 10th st. Long Beach, CA 90813) and we were promised by this company that my roommates and i would be able to move in about 2 weeks later. I get a call and the company changed my date to another week after on august 20, 2021 @ 8 am. The day before I was supposed to move in I get a call and the time gets pushed later, even more (2pm the same day). I was moving from about 4.5 hours away from this unit so keeping a specific schedule was very important to me. Frustrated, I agreed to the time and moved in when she requested. The day of move in, I meet up with the realtor and already she started badmouthing my roommates and our co-signers. This is literally the first time I met her in person. She claimed "I've never had so many issues with new tenants" all because we kept asking questions about the unit and insisting we moved in at the time SHE told us originally. Already, there were so many red flags but, I decided to move in anyway bc I am a student that starts school 3 days after the move in date. I walked inside seeing the floors were uneven, the windows were painted shut, door frames were literally crooked, and so on. Again, I really didn't care bc I just needed to unload and unpack before school starts. When nightfall hit, I saw about 15 roaches in the span of an hour. They were literally EVERYWHERE and we were told before we moved in that they bombed the apartment for roaches twice within that week and we'd be good to go. They did let us know ahead of time they found "a couple" roaches but they TOTALLY downplayed it. It was a TOTAL infestation. The bugs were super active and not dying off from the bombs either. It was like they mutated to be immune to it at this point. It was DISGUSTING. I talked to the neighbors in the other units that were all connected to the apartment and ALL the apartments in the complex were infested. One neighbor mentioned that the roaches were inside the walls, ceiling, floors, you name it. Additionally, she told me she doesn't go into her own kitchen at night because so many are there and it creeps/grosses her out. The next morning, I called the realtor and said it was not okay and they could either tent the entire complex or we were gonna move out. She decided to just let us move out and she insisted on picking up the keys the same day I told her I was moving out. I had already had all my stuff from the living room, kitchen, and my room unpacked in the apartment. After telling her it was actually impossible to move out that day, she was "nice" enough to give me one full 24 hours. Additionally, after telling the realtor the issues, I noticed the unit was back up on Zillow within an hour. THEY WON'T DO ANYTHING ABOUT THE ROACHES. They're just hoping some naive college students will move in and be okay with it and not call the health department on them. They prey on college students who don't know better and don't think management is in charge of fixing bug issues. After my stuff only being there for 24 hours, I've already shaken a cockroach out of my couch and one from one of the boxes that were in the room. I'm staying at my boyfriend's house until I find a new place but I'm already scared I've brought him and my storage unit the disease of cockroach infestation. Please save yourself, your time, your money, your furniture, your clothes, etc. from this company because they are NOT there to help you. They are there to take your money while expecting you to be okay with disgusting living situations. DO NOT MOVE INTO UNIT 205 E TENTH ST. Long Beach, CA 90813. SAVE YOURSELF. Update: Since move out, the realtor has actually become really helpful in the process. She has been making calls to get our refund, been keeping me updated, and is asking questions ab the unit so they can get rid of the roaches. read more

I have lived in one of Borba's properties since 2019. Since the beginning it has been horrible! They don't want to do any work and they definitely have horrible communication. No one knows what the next person is doing. I've had to send multiple emails regarding charges being added to our account for utilities we pay directly to the company's and not Borba, getting keys for water which had a lock put on it (key still never received after being told the property supervisor would bring it herself), prior neighbors blocking garages (multiple pictures were sent and nothing done by the property management), neighbor with excess music and always loud (told by Borba nothing they can do and to call the police), maintenance showing up with us knowing they were coming, maintenance request being canceled and having to resubmit them again. Request to speak with the owner directly to never hear anything. I have never in all my years of renting had to deal with a property management company like this read more

Hi Michael , once you sign the slip . I want to know why your company doesn't tell you ahead or why it's not written on the deposit slip that you guys also want an extra deposit for the following month ? Why do you and your company leave out information on the deposit slip? Once a person signs it , assuming that is all someone will be paying for . then you send the lease information after you sign the deposit slip , how your apartment company wants a total 2 deposits, one for the first month and 2nd deposit for the second month . It's very deceitful how your company hides this information from customers. I wouldn't of wasted my time to apply for your apartment. just posting again bc this company makes me sooo angry!!! the apartment had termites, no warm water, heater was broken the whole time, doorknobs to the bathrooms were broken (so if i accidentally closed the door i would be locked out from the inside), carbon monoxide detectors were out of code, etc. this company is full of scammers let me tell you. please if you're thinking about renting, you'd be better off couch surfing or living on your car (i'm being so serious). I needed to take a time-out to commend Borba for being the best property management thus far. I have checked out many spots and fortunately most were run by them. I was able to schedule online with ease and The key code method of checking out the property made the whole process much easier than the traditional method. When I had questions and had to call, there was always someone to help assist. No leaving voicemails for their call back and was also never put on hold for too long. Erica and Melinda were very helpful. Spoke with others too and they were also great. my boyfriend has also called in for me to help hunt for a place and also agrees. read more

I still have not been able to get a clear answer on how long renovations will take. Melinda has not been answering nor have I received a returned call. Patricia pops in the property here and there is always on the phone and honestly very poorly presented. Thought she was just someone random. She looked like she just stepped outside from washing dishes. Considering she was in sweatpants a bun and just very poorly put together. She doesn't want to be bothered with questions so this is why she seems to be so busyyyy on the phone. As someone who speaks Spanish it wasn't even work matters. You hear her cackling and talking about so and so. I'm so frustrated at this point I don't even know who I can go to to help me. They are VERY QUICK to communicate about the rent payment or anything that has to do with late fees. Do better.
