I have lived in one of Borba's properties since 2019. Since the beginning it has been horrible! They don't want to do any work and they definitely have horrible communication. No one knows what the next person is doing. I've had to send multiple emails regarding charges being added to our account for utilities we pay directly to the company's and not Borba, getting keys for water which had a lock put on it (key still never received after being told the property supervisor would bring it herself), prior neighbors blocking garages (multiple pictures were sent and nothing done by the property management), neighbor with excess music and always loud (told by Borba nothing they can do and to call the police), maintenance showing up with us knowing they were coming, maintenance request being canceled and having to resubmit them again. Request to speak with the owner directly to never hear anything. I have never in all my years of renting had to deal with a property management company like this read more

I just had to call Borba today and thank them for their quick response to our maintenance request. They came over the very next day! Everything was taken care of faster than what I had imagined. The guy was professional, knowledgeable and did an excellent job. We've been in our beautiful unit for 12 years and I can't complain, Borba has always come through for us. -they are the most unprofessional company I have crossed in my lifetime. I have a laundry list of serious issues and caught them in so many lies it's almost laughable. I eventually had to contact the building owner to let him know that we had been reporting a rodent situation for over a year and still to this day it's not taken care of. The Racoons are the size a small dog. My unit flooded twice in two weeks because they use the cheapest items on the market. And on and on and on.. I know building management is a thankless job but the fact that we have had 4 or 5 different property specific managers tells you something about the office itself. DO NOT USE THEM FOR BUILDING MANAGEMENT AND DO NOT RENT FROM THEM!!! Finally, I accidentally double payed last month .... They will NOT respond to me and refuse to pay me back the extra $2100. They will be going to small claims court. I don't want to have to tell you "I told you so...". You hear or see BORBA- RUN. RUN FAST AND FAR! They are evil and really bad at their profession!! Finally- I still don't have the rent check with Borba claimed was sent out on the 13th. I find it interesting that the check hasn't arrived yet (because you are lying again. It wasn't sent out on the 13th). And I asked if I could pick up a new check today but there is NO ONE there to sign the check. I know that's the case simply because it's my name on the check. I find it very interesting you said "to contact you for anything else." About rude employees that even refuse to listen to the issue, have told me "we no longer manage your building, please contact the owner". I mean it's your accounting apartment that has MY money. This could have been taken care of in 5 minutes east and professionally but wait....im dealing with Borba. Your company needs a customer service training weekend. read more

Borba property management is the worst rental company on the planet ! They are a bunch of slumlords who only wants money and don't care about their tenants and their apartment buildings at all ! And I though the old property management company who previously owned the apartments where slumlords but damn Borba property management is just as worse like I said! My boyfriend and I been living in our apartment for 13 years in a half years almost 14 years and sad thing about that is we going through the same thing with Borba property management company we went through with our previous management company! They like like taking your rent money in the beginning of the month but they don't like making repairs to your apartment and don't care if the tenants ask! Time at the time I asked the previous owners before they sold the building to Borba property management I asked them to repair my boyfriend and I apartment because we needed a new stove and new door for the bathroom! Because our bathroom door is a closet door but guess what 13 in a half years later still no new bathroom door no new appliances like a stove! But finally Borba property management a week ago Borba property management decided to paint our apartment but the only thing they painted was both our bedrooms the bathroom and the living room but they didn't paint the kitchen or the bar in our living room! To make things worse now our apartment is two different colors! And recently back in May we called maintenance to fix our bathroom sink because of our apartment has old outdated pipes! And now Borba property management have the nerve to have a rental portal for all the tenants where they can check up and see how much they have to pay for their rent and so I logged in to my portal account and Borba property management said I owe 125.00$ dollars for snaking my pipes in my bathroom sink and wanted to charge it to my rent but they don't suppose to do that because I'm a renter and that's their job and not on the lease and anyways they provided my boyfriend and I would at least or a rental agreement I don't know what's up with that I don't know why they didn't! And for one I explained that my boyfriend and I are low income we're on the section 8 program so everything we pay has to go through section 8 but they try to be sneaky and didn't mention that they were going to charge me extra for the rent! It's like they like to take advantage of low income people especially the one on section 8 and that's not cool! Because probably I don't give them extra money like most of tenants! Basically what was unfair and biased because all the other tenants in here apartment looks very nice and fancy and we've been living here for the longest I would think they would want to attend and fix our apartment is outdated and run down and corroded but because I'm low income and I'm on section 8 Borba property management doesn't want to fix anything! So the plan is if you're thinking of renting from this company don't please especially if you want to save some money and don't want to pay high rent also they don't do nothing if there's stray cats walking around the apartment building and the reason I mention that because in my building one of the tenants it has stray cats and Borba property management charges the tenants for pets but I don't think it's unfair because this tenant doesn't have to for the stray cats and Borba property management company knows but they look the other way and plus Borba plays favorites with their tenants ! But take advantage of their low income tenants and try to charge them extra money no they don't have it also they try to do kickbacks when they think they can but I don't pay them no extra money at all I just pay my rent and they don't like that also the same tenant I just mentioned is taking up two parking spaces but Borba property management don't care! DO NOT RENT FROM BORBA I moved out from 5840 Orange Long Beach (the property in the photo). I submitted my keys on March first... it's now April 16th and I still haven't received MY DEPOSIT back from Borba. Nor have I heard a word from them regarding my deposit. My review is based on the viewing apartments and dealing with their rental associates. I have viewed approximately 6 apartments that were available with Borba Property Group. Their application approval process is fairly fast with the use of the Appfolio system of which provided me relief of the fear being denied. The one thing that I appreciated was that I could transfer my application to other properties without having to go through the process again. The few places that I fell in love with had applicants already. They did give me the opportunity to wait if the previous application went through or not. Then I found another property in Long Beach with the possibility of a garage for an additional cost. There was an applicant but they withdrew their application. I immediately visited the property, and had my application transferred. Alma, my representative at Borba was very responsive and helpful during this entire process. She would answer my multiple calls, immediately transfer my applications, and even send me links of apartments that she thought would be my preference. I feel bad because she also became a little bit of my therapist as I discussed why I preferred this apartment over the other, and so forth. I believe if Alma was not my representative, my experience with Borba Property would have been completely different. Do keep in mind that to view an apartment, you have to stop by one of their satellite offices in Long Beach before 5 pm to pick up a copy of the key and return it in an hour. Even if the office is somewhat nearby, it did take time driving up and down Atlantic. You can check out two keys but are required to return the keys within an hour. At the second and third day of looking at apartments, it became rather convenient. At first I hopped that they would show me the apartment but in turn, it was actually convenient to check out as many places as I wanted to. The downsize was that there were properties I visited where I couldn't figure out where the laundry room was without feeling I was entering someone else's area. Now the downside, I did notice that some apartments, depending on the area, are not as taken care of as the ones that are more in the Belmont Shores area. Meaning anesthetics. The apartments that are North feel like the apartments are a quick turn around to get tenants in. Although this might be out of their control of the actual property owner and such, this does go against their reputation. I do understand that they are limited in renovation as to not trigger a permit from the City of Long Beach, but I still believe they should take more time in renovating units. The simple things like property painting and changing hinges. One property I saw had the front door to the alley and the windows did not have security bars like the rest of the apartments. They should've also put security bars knowing that the current area where the apartment was located (between two missions), would require security bars to make the unit feel secure. Would I use them again? Most likely, but definitely be ready to visit and inspect the apartments. Their rental prices are definitely lower than other property management companies in the area. One other property management was renting a studio across the street from one of Borba's properties for $1800 with an $1800 deposit, while the Borba property with a garage was only $1695 with a $900 deposit and a $500 off first month's rent. So yea, there's the difference. Plus I will say that Borba property was definitely maintained over the other. Good luck with your apartment search. It's kinda hard out there with the strict rental requirements. If you are looking for a company that doesn't require 3x the income and a 700 FICO score, or double the deposit to be kept until you move out, Borba would be your savior. They are strict but not ridiculously strict. read more

Edit: Keep in mind all the recent reviews are bad, the only good ones are definitely suspicious and lead me to believe they are fake. Currently stuck in a year lease with Borba. Maintenance requests are actively canceled, meaning they see the request and then cancel it. There are currently a lot of weeds growing, through the astroturf mind you, after all the rain. The wind blew in an abundant amount of trash which is still there. Neighbor's pets and loose animals have made our complex their personal toilet so there is fecal matter everywhere. Our dryer keeps on breaking and they wont fix it because its a 'third party' even though we pay to use it. Only rent from them if you don't mind unsanitary living spaces. read more

I used to reside at the 9707 Cedar Street property in Bellflower. The MAIN issue I had was the parking situation and how Borba deliberately lied / withheld information about parking. Each apartment gets 2 spaces which is great if you only need two. We needed three and before everything, we asked if we could pay for a 3rd spot. Borba staff told us they can accommodate our request, and to just take spot #17. The new property manager came in and took spot #17 (which is fine) and I waited for about 2 months for a new spot. NOTHING. Street parking is terrible. When I get home from work late at night, I was so uncomfortable. I had cars slow down around me; cat-calling, etc. And for a small woman, this is terrifying. I reached out to Borba to ask for a parking update and they essentially told me there was nothing they could do, even though they told us we could have three spots. I ended up staying with my GF during most nights or she'd stay over and walk with me to the apartment because I was so scared. At the surface, this property is a great deal. The rent is incredibly inexpensive for the amount of space we had -- 3 bedrooms and 1.75 baths (one bath/shower & two sinks / toilets). There's no AC but there are ceiling fans (which kind of sucked & weren't powerful at all) in each room, however we invested in a potable AC unit + extra fans for those hot summer days and nights. When we first moved in, we bug bombed the entire place and never had an issue. We're also pretty clean people and often tidy-up / deep clean our areas. However, 6 months later, roaches infested the space. Not sure if another bug-bomb was needed but it was DISGUSTING. At the start of pandemic, I went to stay with my girlfriend and when I came back to pack my things because I was moving out, I noticed roaches all over my kitchen things and toiletries... even saw one crawl out of a box of tea bags I had in the pantry. There also seemed to be black mold in the shower caulking and water damage in the walls too. The neighbors are kind and it's an OK spot to live in. But in comparison to the spaces I've lived in beforehand, this is the least safest. As a woman, safety is my #1 priority and I thought I was getting a good deal due to great rent, gated parking and complex, but clearly, this was not the case. read more

Did much needed work on my apartment and charged me 150 to move my furniture which would have been okay, if they would have made me aware. Next thing I know they calling me As if i haven't paid my rent when I've been living here over 8 years. When I told them that I was not made aware the lady lied and said that I was aware. I did not receive a written notice or a verbal notice. On top of they they reassured me that getting hard wood would not make my rent go up since the carpet has been install over 10 years. We received a notice that our rent was being raised 115..00. Stay away from this company. Very poor customer service , there are a few. Good people there, but our property is definitely not run like it's under a property management. my advise is go to Pabst and Kinney, more Responsive and maintenance is A1 and they have better property managers. The charge tenants for repairs in an old building with old corroded pipes. The don't respond until the problem is beyond repair. Also the discriminate and charge tenants difference prices. It's a Scam! Never put down a deposit before signing the lease. Also the lease is ridiculous, they'll give it to you the day before you move in and expect you send it back immediately. The document is 30 pages of legalese, basically with crazy abstract rules so they can evict at any time and keep your deposit. I haven't even started on how they said they were going to work on fixing the apartment up before we moved in and did nothing. The door knob had stripped screws, ended up trapping us in the house. The gas guy said the heater was installed improperly and the cable guy showed us the crappy job the maintenance did and the hole and live cables hanging off the wall. Let alone the nails sticking out of the floor, the cabinets that they installed improperly that just can't close. But to top it off we never got to see the garage, since they had it locked. Well they said they'd clean it and it would fit my car. They neither cleaned it and no it did not fit my car. TLDR: it's a scam, sounds like no one stays long and baiscly they're in it to steal your application fee and deposit. I am writing this review as a warning for any future tenants of Borba Investment Realty. This by far has been the worst experience I have ever had , as I write this review I am constantly bombarded by what sounds like a group of people dragging a piano across the floor mixed with the screeching of two kids fighting. Contact was made to Borba several times including audio, video and decibel measurements from all times of the day & night showing how tenant above has continually violated the legal noise standard of California (Section 415 of the Penal Code). When Borba finally decided to take action after several months of back and forth emails, a caution letter was left on the wrong tenants apartment, instead of the unit directly above which has been expressed in detail several times. Besides the constant noise, there is no upkeep on the property itself, there is garbage being stored in every corner including the laundry room by the other tenants. Please take caution and be aware of the lack of professionalism, care & respect this company shows its tenants. read more

As a first time renter I didn't have a whole bunch of experience with the rental process but I do know this now, Do Not Waste Your Money With Borba Property!! They are way to disorganized with no communication amongst the staff unless its to make your experience/life more difficult than need be. They never called me directly but called my cosigner who doesn't even live on property, of which they knew when I signed the lease. They use Beachside Rentals and other small agencies to help rent their units but they do not communicate with one another whatsoever. The unit was in a poor neighborhood and the unit was upkeep at such. Though the unit was nice for a single person to live in and get their feet wet, it came with too many headaches. There were numerous entryways for rats and mice to come and go freely throughout my year lease and complained multiple times with only being given rat traps without any hole sealing. This doesn't include the cockroaches coming from the kitchen or bathroom either. The water heater hardly worked to produce hot water, I was lucky to get warm water most of the time. The units electric outlets were not in code and were still placed near the bottom walls near the floors. The wall heater "was fixed" to only have it breakdown shortly afterwards. I had asked for a stove vent to be installed to for one:be within code but also to cover the large hole in the wall that rats would enter and exit from...I never received that vent installation. I also asked for the doors to be given weather strips to again stop the rats from entering from under the doors and never heard anything regarding that. Borba seems to have way too many properties to manage and not enough staff(well trained or not and professional) to oversee everything effectively. I for one will not rent anymore from Borba or anything associated with it. They seem to think since they don't have to live and rent their units that those who do are somewhat less human and don't deserve full bang for their buck. read more

Horrible company, "property supervisors" will not answer any phone calls & or emails, everytime we called to speak to OUR property supervisor it was "they're in a meeting & will give you a call back" it was just better to not even contact any of them cause trying to will cause headaches. Also Not to mention our current apt that we are living in sucks, yeah nice marble kitchen tables but the floors are uneven, windows don't even open all the way, the vinyl screen frame is bent causing insects to fly through them, cabinets uneven, doors don't close unless you slam it in shut, the paint on the walls peel even if you are using renter friendly things. This is majority of everything we brought up to them within the first 30 days we moved in, We don't even wanna contact them to even fix anything bc what are they even going to "fix", they won't fix it to make it last they will just do a half ass job ex: at our unit, the main rooms window is plexi glass, so very thin & when wind hits the plexi glass it shakes aggressively, so we asked Borba within the first weeks we got there to see if they could add an glass window instead, nope someone came by & just put a glue sealant around it ALSO not to mention the chemical smell that came from the sealant glue stayed in the room for more than 3 days, so yeah they fix it temporarily not fixing anything to last, only maintence person who came by & genuinely fixed something was the plumber. Honestly won't be referring anyone to rent from borba, once our lease is up we're moving bc we cannot stand property management companies that don't care about their tenants who probably work multiple jobs to even afford a shitty apt. Not it definitely not it. Also this isn't even a jab at the fact that we contacted them multiple times for a open garage & when they finally did contact us after a small incident of them throwing away 3 of belongings that was placed in the unclaimed empty garage for like less than a month they tossed it out, not the point lmao they'll be kind to you in the beginning & that's how they get ya. IM WARNING EVERYONE DO NOT RENT FROM BORBA! I am livid!!! They think this is move in ready!!!??? I called probably 20 times today and it goes to voicemail. I literally want to cry because they already gave me a hard time with the application process and now that I can finally move in this is what I get. Floors are black all over the place! Could be mold? Rotten wood? Water damage? Urine stains? They said they were going to clean this place before move in so apparently this is their definition of clean. This is not suitable for living conditions. REPLACE THE FLOOR!!! Window screens have holes and they just tried patching it with a small screen slit with glue but the glue is not even holding. REPLACE THE SCREEN!!! Door knobs/latches need to be replaced because whoever they hired(clearly a 10yr old) painted over them so now doors won't close. REPLACE THE DOORKNOBS AND LATCHES!!! The built in dresser that's in the bathroom needs drawers replaced because they have water stains and holes. They tried hiding it with these ugly mats and again the glue they used doesn't even hold. REPLACE THE DRAWERS!!! The kitchen and bathroom windows don't stay up when opened, they just slide right back down. FIX THE WINDOWS!!! I should have listened to all the other bad reviews. I'm living in a nightmare and I haven't even moved in yet. I don't even want to know what it's like when I move in. Micheal, I would like to get out of my lease.
