Rogelynn and the Beach Cities Management team were extremely helpful during my application process and saw that I had everything I needed for a successful move in day! The application process was thorough and deliberate with the questions and information requested. F&J MAINTENANCE INC was contacted promptly after my move in day as well to fix any last minute items noted during my inspection. Overall very pleased. read more

So impressed with how beach cities management operates. I looked up their properties after reading their reviews and I'm so glad I did and proceeded with renting. The company as a whole is great and if you get the chance to communicate and interact with Kristal she makes the company really shine. Thanks for everything thus far beach cities! read more

I would not recommend working with Beach Cities Management if you are a first-time landlord. The process in between tenants was expensive and provided poor property mgt. service. In addition, the company tends to favor the tenants on any repairs as well as regarding refunding the deposit even when repairs required were beyond normal wear. Things I learned - Renters they attract only stay within the 1-year contract period. It appeared very rare for Beach city renters to stay long term or beyond that so ensure you budget accordingly. - Every time a renter leaves, Beach cities does not visit the property to review damage and repairs needed but rather hires a third party to do inspections and estimates. Therefore, tenants are allowed to leave lots of trash anywhere and damages requiring repairs without Beach Cities visiting and recommending the amount of deposit to hold back from tenants to pay for trash and damage. Instead, the third-party handyman vendor will propose a long list of ALL damages and paint they see (but most not needed, i.e. paint ceiling) which on average cost about $5,000. $5,000 every year in between tenants in not feasible to breakeven on a rental property. As an owner I was required to visit the house and see what repairs were required as well as which repairs the prior tenants should pay for out of deposit. A property owner should not have to be this hands on for rental properties unless they are OK with paying $5,000. - In my experience, there was no sense of urgency to get the house repaired/painted and put back on the market for rental. I would budget at least one month of the year where no rental income is received. - The handyman repairs while tenant is living there are expensive based on the vendors they use. - Disrespect of property during vacancy: The Beach Cities property mgt. vendor companies would leave the back door unlocked every time someone visited. - On the positive side: Once the property had a tenant contract, I never had an issue getting paid on time. read more

Recently moved into a property with Beach Cities Management and Kristal made the whole process smooth and fast. She was very responsive and answered all of my questions. She even walked me through the documentation part when I needed a bit extra help. Thank you for all of your hard work and all that you do, Krista! I would recommend working with her or Beach Cities Management in general if you're ever planning on moving into a new rental. read more

Beach Cities Management provides outstanding property management services! I switched property management companies two years ago and I wish I had found Beach Cities Management sooner. I worked directly with Viviana, who was always professional, friendly, responsive, and extremely helpful in answering questions and resolving tenant issues. Whenever, we needed repairs, she also recommended excellent and reasonably priced contractors to maintain our property. Sadly, we had to sell our rental property, but Viviana helped us every step of the way through the move-out process and made sure we were completely taken care of through the very end. I highly recommend the Beach Cities Management Team and will definitely use them again if we ever need property management services! Thank you Viviana and Beach Cities Management Team! read more

Beach Cities Management has been a fantastic management company. Great communication - quick and responsive. Understands issues and addresses them effectively. Rogelynn has been my main point of contact for maintenance issues and she has been excellent. read more

I've been renting through Beach City for many years now and changed managers and people I deal with several times but Solumae is always comforting and helpful in times we need anything done. Maintenance gets done quickly and they are always really nice and talk through everything. Whenever I have any issue she answers me right away with a solution. read more

Aliana, from Beach Cities Management was wonderful during our application process. She advocated for my boyfriend and I to the property owner that we were trying to rent from. She was supportive, quick to respond, respectful, and kind. My boyfriend has rented with BCM for 2 years now and so far his experience has been great. He appreciates quick fixes to appliances. The only critique we have is wishing to speak to a representative who is available on weekends and after hours in cases of emergencies, instead of an operating machine. Overall, BCM has been great, especially Aliana. read more

Ive weathered 3 different property management companies overseeing the apartment ive been at for a decade. BCM is by far the best and most responsive property management companies ive dealt with to date. Krystal is always going above and beyond in accommodating my work schedule to facilitate any needed inspections. She is always extremely friendly and outgoing! Ricardo is also by far the best on call maintenance man i have ever come across. Extremely prompt when it comes to any needed fixes! Solumae, Viviana and Leslie have also all been great with quick, friendly and helpful replies to any issues that come up. Overall you wont be disappointed with BCM read more

If I can give Beach Cities 7 stars, I would do so IMMEDIATELY. I have an unique situation [don't we all?!?] and as a result, my application to an unit within The Willmore [stunning and gorgeous, a registered landmark] took three months [I stopped counting] to complete. The reasons why it took so long was NOT related to Beach Cities' performance. The team-members were doing their best. I am listing the team members in their name-alphabetically, not their charisma quotient and effectiveness. The initial stage -- The Grace and Patience of Solumae and Viviana [may I submit their names for Sainthood?] The Move in stage -- Kristal is with you every step [don't worry about Beach Cities working remotely]; Kristal will respond to your concerns IMMEDIATELY and do so with the most cheerful emails! The Maintenance Crew: Julio (assistant) and Ricardo (Supervisor). These guys are PROMPT. They were scheduled to come in on Friday, but when I mentioned that I am available Wednesday, they squeezed me in and fixed a few minor details for my current apartment. CLASS ACT: I wanted to tip Julio $20 but he refused politely but adamantly. Leslie --- I know you know you have a great team! All you yelpers reading this review: times are tough for us renters looking for a suitable home. Beach Cities will do everything to help [provided you do your share.] read more

Great help and excellence in communication. Kristal was great help and easy to communicate with.

I never had a really positive experience with any leasing management till Beachcities! I'm moving out in two weeks and had to coordinate with one of the property coordinators Kristal who handles the Cerritos Area. She was very communicative when it comes to the expectations of the inspections and was very helpful/insightful. Not only that, she was willing to work with me with regarding my very tight schedule to ensure I was able to have a pre move out inspection for the rental property I'm currently residing in. 10/10 for Kristal's customer experience, due diligence, communication as well as transparency! Thank you for providing the best! read more

Great communication, follow up, and thoroughness. Aliana and Leslie have been great throughout the whole process.

Beach Cities is the place to look for when renting a property!! Any maintenance request is handled immediately, and Solumae and Viviana are amazing when it comes to communicating! Once a vendor is assigned, they ask what my availability is, they communicate when they're waiting on approval from owners, and ensure that the maintenance request was completed thoroughly. Coming from my last rental place where the managers would just TELL me when they are entering my unit, and maintenance requests weren't handled in a timely manner, I am blown away with how professional the team is at Beach Cities. I seriously couldn't be more happy with my new home and with Beach Cities. read more

Beach Cities Management is excellent. They were always quick to respond to any service request and had great follow up to make sure everything was resolved. Viviana and Kristal were the best. Always so warm and helpful. They're both part of the reason this company deserves 5 stars! read more

They require you to make 3x the monthly rent to even look at something and make you jump through so many hoops it's ridiculous. The credit Check at $52 is pretty high considering most are $30 read more

I'm sooo glad I got Kristal as my assistant property coordinator. Over text and email she was always super professional and quick to respond, and then in-person for the apt showing she was personable and nice (even went above and beyond to help!) Since signing the lease, her quick and professional responses haven't ceased and she continues to be very communicative and proactive about deadlines and move-in checklists. You'll be lucky if you get Kristal! (Or better yet, request her on your application! Haha) Beyond that, the personalized phone call updating me on "the next steps" as well as the detailed email from BCM was very impressive. The online Portal is also super helpful. Excited to be renting from such a polished company as Beach Cities Management!!! read more

We just started renting with Beach Cities the application process and follow up was so great and timely. We were anxious to hear if we got the place and we're never made to feel like a bother for checking in. Our move in was seamless and they were great communicating the entire time. My family and I recently moved in to one of their properties and the process went smoothly from start to finish. We are very happy to have found a home through Beach Cities. Although we had a few maintenance items pending upon moving in, Solumae with Beach Cities was very helpful and responsive. My experience has been very positive with Beach Cities Management. Working with Jackie and her team has been a pleasure. I feel at ease knowing that they are taking care of my properties. We had to update /renovate a property and Jackie and Leslie were so supportive and facilitated the whole process. They let me be as involved as I wanted to be and were on top of the vendors and activities at the property. They also connected me with great vendors who are reasonably priced. Whenever I asked questions, Jackie always had updates to share with me. I really appreciate all their hard work and organization. If you are looking for a property management group, I would highly suggest considering BCM. read more

Aliana from BCM is very approachable and always texts us any pertinent information and responds quickly to tenant concerns. She is a professional and is greatly appreciated! Maintenance teams are fast and efficient. The company that's in charge of the laundry machines need improvement though as the washers & dryers breakdown frequently, which is highly inconvenient for the tenants. read more

I have been an owner of a condo in Long Beach for a long time, and I've employed Beach Cities as the property management company for many years. I am very pleased with my rental experience with Beach Cities Management. My rental experience was very smooth and stress free. I rented with BCM for 1 year in Downtown Long Beach. I ended up getting a call from Dustin. He took my review personal and got emotional. This is business, there's nothing personal about it. I don't have time to go back and forth with someone to argue about a negative review that was totally warranted. He said some things he probably shouldn't have so I went ahead and terminated my existing property contract with them. If you are an owner looking for a property management company I suggest you look elsewhere. read more

So, most property management companies are terrible- unresponsive, unhelpful and seem to charge you a fee for nothing! BCM, on the other hand, is WONDERFUL! They are so nice, responsive, and helpful! And whenever we have an issue, they send workers out to get the issue handled immediately. Solamae and Viviana are especially amazing. Incredibly great to work with. Highly recommend BCM to anyone! read more

After my home was broken into and vandalized the property owners, and Beach Cities failed to act or even contact me. I couldn't go home for almost a week because they wouldn't fix the door and showed NO concern for my safety. I would like to also add, my home was broken into because they failed to remove a squatter from the property. They don't care about their tenants, I would advise you to rent from anyone else but Beach Cities and do business with scum owners. THE WORST MOST TRAUMATIC RENTING EXPERIENCE!!!!! read more

After years of frustration and worry of rental property, I contacted BCM to take over the responsibilities. I'm so glad I did! I went in to the office, prepandemic, and spoke with Leslie who answered all my questions and put my worries to rest. She said they take an assessment of the property and then we proceed from there with repair/updates. BCM went out immediately & sent an itemized sheet of work to be done and price for each. Price was fair and Felipe did a wonderful job. Repaired a door, patio cover, paint (inside)...general readiness for new renters. Viviana took the reins from Leslie and I proceeded & stayed in contact with her during repair segment. ANY time I had a question she responded in a very timely fashion! I was worried that with the pandemic in full swing, my place would take awhile to rent...not the case. It was rented within the 2nd week! So far I have enjoyed and feel reassured that this was/is the property management team I've been looking for! My only regret is I didn't find them earlier on! Thank you Leslie & Viviana! You gals Rock! And Felipe too! read more

Back in November, my wife and I viewed a property for rent managed by Beach Cities Management. Unfortunately by the time we got home to apply for the house it was removed from the listings. A month later we received a courtesy email that the property had become available again and we immediately applied. Luckily we were accepted and moved in right away. The management team was super courteous and friendly throughout the entire process. Although we've only lived in the property less than a month I can already tell BCM will be great property managers in handling all of our questions and (hopefully no) issues. I've enjoyed my experience so far with Beach Cities Management. I found my apartment on Trulia and although my lease was ending in 2 months, I didn't want to pass on the opportunity to rent it. I received quick responses once I notified them of my interest. Everything was done online (from setting up a viewing appointment, application, pet screen, lease agreement, down payment etc.) which was VERY helpful and gave me peace of mind during the pandemic since I wouldn't have to meet anyone in person. I had a few setbacks with getting necessary paperwork but Jackie and Mary were very patient and extremely helpful, especially Jackie. She conducted a move-in inspection the weekend before my move in date and the apartment looked better than the day I viewed it. I've been settled in my apartment a little under a month and I love it so far. The amenities are great, everything works, the property is well kept and I have friendly neighbors. The convenience of having the tenant portal to pay rent, view lease, submit maintenance requests has been a major help. read more
