Looking for a property manager is hard. After meeting with a few companies we decided to go with Beach Cities Management. What we liked about Beach Cities Management is that they were responsive, gave us a good first impression, and made us feel like more than just another door. But after that it has been a little bit rocky. I was provided estimates for getting our property rent ready. Leslie was working with me on this at first. Some of the items we decided to handle ourselves. I appreciated that she understood we wanted to save some money and would handle some of the easy things. Then we added additional work which I got the quote for as well to get it done. I should have insisted on having an updated estimate sent to me because now there's a discrepancy. But I did want to get the house rented quickly so I calculated how much I owed and deposited the exact amount needed. As for the estimates, they were reasonably priced but some of the work done could of been done with a little more care (mainly painting/patching, and cleaning). I brought this up to Leslie, sent her photos, and they addressed it. Not sure if I would of received photo updates after work was done otherwise, but since I'm still local, we checked on the house after each phase of prepping it for rent. Now after a little over a month has passed, after not hearing anything from the company, I had to reach out to Mary (who is actually in charge of our property) to see a monthly statement. This is how a couple discrepancies showed up. I brought it to their attention and they were about to fix one (duplicate management charge). After a few emails back and forth, the last discrepancy I found, they said it was for the additional work. Which is strange because it doesn't even match what was quoted anyway. Kind of frustrating. Ugh. Because it's a small amount, and I should have insisted on that updated estimate early on, I guess I'll consider it a lesson learned. Also in hindsight, I maybe should of asked for photos to be taken while the home was empty, updated, and clean for the next time we would need to find another tenant quickly. On a more positive note, they are reasonably priced for a property management company and were able to get our home rented quickly. Hopefully I'll get my statements monthly as expected and the tenants stick around and take care of the house. read more

Let's be honest, property management is an extremely challenging business to be in. I have dealt with dozens of management companies from being a vendor to a tenant. There are numerous things about Beach Cities Management that I have come to admire and are leading to this review of their company. 1) Covid was an extremely challenging time for everyone, and on top of that there were multiple restrictions and mandates put in place that severely impacted the property management industry. Never once did Beach Properties Management slow down, shut down, or make property owners challenged or have to do more work. Hats off to Beach Cities for navigating this extremely challenging time and keeping up your 5-star service. 2) Using technology. Believe it or not, I have worked with Property Management companies that still use paper forms and even some that would want confirmations/requests submitted via text or email. Beach Cities makes everything extremely easy like funds being managed, maintenance requests being submitted, and documenting EVERY communication with tenants/owners (we all know how important this is when discrepancies happen, having a log of who said what is VERY IMPORTANT). 3) Customer service is second to none in the industry. Whenever I call in beach cities, a lovely voice always answers the phone, and the property manager assigned was either always available or got back to me within an hour, during business hours. If you are looking for a company that will take your business seriously, treat your tenants well, pay vendors on time, and owns up to their mistakes when they happen (everyone makes mistakes, its how you handle them when they happen) then Beach Cities Management is the company you've been looking for. read more

Beach Cities Management provides outstanding property management services! I switched property management companies two years ago and I wish I had found Beach Cities Management sooner. I worked directly with Viviana, who was always professional, friendly, responsive, and extremely helpful in answering questions and resolving tenant issues. Whenever, we needed repairs, she also recommended excellent and reasonably priced contractors to maintain our property. Sadly, we had to sell our rental property, but Viviana helped us every step of the way through the move-out process and made sure we were completely taken care of through the very end. I never had a really positive experience with any leasing management till Beachcities! I'm moving out in two weeks and had to coordinate with one of the property coordinators Kristal who handles the Cerritos Area. She was very communicative when it comes to the expectations of the inspections and was very helpful/insightful. BCM is by far the best and most responsive property management companies ive dealt with to date. Beach Cities is the place to look for when renting a property!! Any maintenance request is handled immediately, and Solumae and Viviana are amazing when it comes to communicating! Once a vendor is assigned, they ask what my availability is, they communicate when they're waiting on approval from owners, and ensure that the maintenance request was completed thoroughly. After my home was broken into and vandalized the property owners, and Beach Cities failed to act or even contact me. I couldn't go home for almost a week because they wouldn't fix the door and showed NO concern for my safety. I would like to also add, my home was broken into because they failed to remove a squatter from the property. After years of frustration and worry of rental property, I contacted BCM to take over the responsibilities. I'm so glad I did! I went in to the office, prepandemic, and spoke with Leslie who answered all my questions and put my worries to rest. She said they take an assessment of the property and then we proceed from there with repair/updates. BCM went out immediately & sent an itemized sheet of work to be done and price for each. As a renter, Beach Cities Management has a great maintenance and rent payment platform where everything can be done on-line as well as a text system for maintenance and email communication. Although they cannot control what the owners will fix or not fix, they at least make every effort to get things done and communicate well with the tenants.
