I have worked as a Real Estate Agent as well as an Escrow Officer. I have been both a homeowner and renter. In the past when I rented I always rented from big corporate-owned communities. Looking for a beach rental in Belmont Shore felt like being in the lawless wild-west. I met a lot of strange landlords and property managers and saw a lot of dumps. Beach Cities Management was a welcome dose of sanity! I contacted Beach Cities Management on Monday, saw the property Monday night - loved it and had my lease signed and keys in my hand the following Saturday morning. Every contact I had at BCM was pleasant, courteous and professional. I am not a big fan of handling paperwork etc. online however their portal and process was very user-friendly and I am now looking forward to using their portal to pay rent and make (if any) maintenance requests. I was able to do a tour of a property that I was interested in and through a Zoom meeting I was guided on going inside to the property myself & doing the tour while the Showing Assistant would guide me throughout the property. She was also very helpful and knowledgeable in regards to questions I had about the property. I give it 5 stars because the meeting started on time & everything was straight forward. When I was looking for a place to rent in Long Beach, I went backwards and searched for great management companies, which is where I found Beach Cities. I went to their website and looked at available properties, which was easy to navigate and had all the necessary information. We called to attend the open house, where we met Ana and had a pleasant experience viewing the property and getting a few more details. We were fortunately chosen and so grateful for such a perfect spot. Before moving in, we had a few nit-picky requests to run past the owner that I worried were excessive, but the BCM staff made me feel relaxed about it. They asked the owner and got the approvals for little customizations to make our new place feel like home. It's little things like that which go a long way and mean a lot to us. They answer any maintenance requests really quickly, and the maintenance staff they hire are always really friendly and make me feel comfortable, even when I am home alone during maintenance. I LOVE being able to text with the BCM staff to manage small details like available times and follow-up questions. I never expect perfection in move-in or leasing processes, no one should. But I feel like any issues that may come up will be handled promptly and fairly with Beach Cities. read more

Honestly couldn't have asked for a better first interaction with a property management company. Leslie went above and beyond to help me find a place to call home. When my first choice for a property was falling through she followed up with me every step of the way to make sure that I was well informed of where I stood with my application. Since my credit wasn't going to be run she even offered me a refund for the application fee that I had originally paid. I don't have much experience when it comes to renting properties but I know that if I am lucky enough to be a tenant with Beach Cities Management I am in good hands. All of the help finding a new place to call home, the couple of repairs that I needed I our new home, and any other concerns I have had have been taken care of quickly and efficiently. We recently applied for two homes through there website and after more than a week heard nothing back. We called multiple times and received no answer. We then contacted a realtor we had also been working with and had her look into the homes we applied for. It turns out the homes listed on their site ARE ALREADY RENTED. THEY keep homes listed simply to collect applications fees. Please save your money and move on. If you have already applied here you may want to report the transactions as fraudulent to try to get some of your money back. read more

When I first decided to rent out my condo, I said to myself...why pay a company to collect the rent when I can do it myself for free? I found that property management is so much more than collecting the rent and processing rental applications. Beach Cities Management has managed not only the marketing, onboarding, rent collection and repair requests but even touchier situations such as mediating noise and other neighborly complaints. When issues arise, even interpersonal ones, they will handle it for you. Full service! They've done everything from pick up extra keys for me and get competitive bids for carpet work. The peace of mind I've experienced using them has been priceless and completely worth the cost! My property manager is Viviana who is consistently very responsive and handles every issue so promptly and graciously. She is very responsive and professional across phone and email and you never feel like you are one of many, many properties she is managing. I can't imagine another property management company being more professional, responsive and full service than Beach Cities. Each time, I feel they go above and beyond in service for both tenant and owner. We unfortunately did not have a good experience with Beach Cities Management. We worked with Leslie to rent out our property. Our property sat on the market with Beach Cities Management for 45 days before we switched to another company 3 days ago, and now have somebody moving into our rental today. The communication at Beach Cities needs some serious work. We were told we would receive regular updates on the status of our rental, which we did not. When we would email them to ask about the status we would not receive a response for several days, and when we called to follow up on whether there were any showings or applications Leslie's respond was always "I'm not sure." We were very disappointed that after giving them $1200 to get our place "rental ready," they then made no effort whatsoever to actually rent it out. We were also told they do not do showings on weekends, and when we mentioned we were thinking about switching to another company, they changed their story to that they actually do do Saturday showings, just apparently not for us. I'm guessing the reason they never rented our place out is because by the time they responded to a potential tenant's inquiry, that tenant had already found another place. Our new rental company has someone answering their phones 24/7, does weekend showings (a must if you want someone with a job to rent your property) and responds to all emails within 24 hours. They had an application within one day. read more

I haven't had hot water for the last 4 days , I've been calling the Maintence line waiting 20min each time to hear ... oh we contacted they're coming for 4 days in a row. When they finally did come 3 days later they said they couldn't fix anything because they did not have access to the area that needed to be fixed WHAT?! So I waited another day, they gave me no window when they'd arrive when I called and asked I was told nobody needed to be home and it would be fixed by the time I got home. It's 9pm and still no hot water. I've contacted your main office and still no call back. This is completely unacceptable. read more

I had contactless tour of the property and was able to apply online with ease. I met Kristal on move in day and she has been nothing but a joy to be in contact with. I rented a house managed by this company last year and I have to say, it was pretty good. There were a couple of issues at the beginning. When we moved in, the house was pretty dirty. I think there was a miscommunication between the owner and mgmt, though, and they made things right very quickly. The other issue was that they had tented the house for critters and had to turn the gas off. It wasn't turned back on. It was winter and cold and the gas company couldn't make for another two weeks. Again, the mgmt co got someone out that day to turn it on. After a year, we had to leave, and it was sort of short notice. Unfortunately the electric company shut the power off the day I wanted to clean, and I couldn't get the place as nice as I wanted it. Truthfully, it was pretty nasty, and I felt awful. They were very reasonable and charged what I would consider an extremely fair amount. I would have paid more for someone else to do it, and it would have cost me way more to do it myself because I am extremely important. (no, really. I am.) Anyway, they are really nice and accommodating and I would recommend checking them out if you are looking for a place to rent. read more

I'm a new tenant, and so far so good. During the application process, and after being approved, Jackie answered all of my (many) questions in a professional and friendly manner. When Mary called to tell me my application had been approved, she was also friendly and very thorough in explaining my next steps. I am grateful to have had such an easy transition into a new place. The reason I took off one star is because the wall furnace was apparently leaking carbon monoxide, which I did not find out until the utilities person from the City of LB Gas & Water came to turn on the gas, after the move-in inspection. He asked if I wanted him to check the furnace right away, or wait until closer to winter. I had him check since he was already there - and thank goodness he did! He immediately shut off the furnace when he saw that it was burning with a yellow flame, which indicates that "combustion products are mixing with circulating air." He gave me a "Notice of Hazardous Conditions" to give to the property manager, and I submitted a maintenance request via the online tenant portal. Someone contacted me the next day about it, so that's a good sign. However, I am concerned as to why the leak was not picked up by the carbon monoxide detector, which is just a few feet away from the wall furnace. All of this should have been checked out before allowing tenants to move in. I'm just glad I had the utilities person check the wall furnace right away. I probably should take off more stars for this, but everything else has been great so far. We'll see how it goes and I will update as necessary. read more
