This is an infuriating review to write, as I have been dealing with this mouse infestation and BC Exterminating since July 18 of 2025 and it is now January 16 of the following year with no solution. I spent a whopping $1,690.70 for BC Exterminating to clear our house of mice with a 60 day warranty that they would come and re-treat the house at the first sign of any droppings or mice. This warranty would start over from the most recent sign of mice. At first, they appeared diligent and competent with outdoor poison boxes and closing out any entrances to the house. They promised "color coded poisons" that would show us where the mice nested by the color of their droppings. (I've never seen a mouse dropping other than black). They promised "escalated poisons" if the mice refused to eat the first round. They said "this works, we've got it". Always, within a few weeks of the most recent visit, I would find new droppings throughout the house. A mouse skittered across our floor during dinner. Another one ran just past my feet as I got ready for bed. I would discover my three year old playing on the ground next to a fresh scattering of mice droppings. I only ever saw two dead mice in my house since the beginning of the treatment; one was in a glue trap we'd previously set, and the other in a snap trap near our garage. To their credit, every time I called, BC Exterminating did follow their own warranty and come to the house - always after a scheduling shuffle so that I could work from home to meet them during the window, which became a dance of its own. There started to be a shift in tone when I noted that this still wasn't working and asked what the next step was. It was now November, winter was coming. Still friendly as ever, they'd wander through the house, say "well, I don't see any mice", or "I don't see how they could be getting in", and then would leave. They started saying things that didn't make sense, like "those look like old mouse droppings" under my desk, which had just been vacuumed, or "maybe you moved some boxes and they were in there", when I knew I hadn't. I spent all of our Thanksgiving weekend clearing every closet, cleaning every corner, trying to find their nest, as BC Exterminating wasn't up for the job that I had spent so much on. There were still mice. Eventually the visits felt more social than substantive. They'd replace one empty glue trap with another, or put more poisons out, but with a reassuring, "I promise they'll be gone by the holidays", they'd leave. I'd joke that the exterminators were my roommates. They'd laugh, I'd laugh, and the mouse issue remained. The warranty was just a burden on my schedule - no success at getting rid of the mice. When I finally asked for a refund this morning, they refused and suggested two last visits, finally breaking the terms of the (ineffective) warranty. I'm at my wits end. I have two small kids and spend most of my life chasing mice instead of a company that I hired to do it for me. I'm vacuuming, chasing away any food I find, and unable to trust this company that said "listen, we know it's hard, but we can handle it". Sadly, they can't. Their services might work for you, but know that if they don't solve the problem in the first round, you have no recourse, no opportunity for a refund, and will host them in your home in perpetuity. Update: unfortunately, BC Exterminators has responded with incorrect assessments of our end of the bargain. More than one deep clean was completed of the entire house, and let me tell you, there is no money that could give back my time for every time I pulled every bookshelf off of the wall, or every toy out of an old toy bin, or every towel and sheet out of the linen closet, only to discover droppings later. Oswaldo - and later Brandon - reassured me that they could get the mice, that kids are messy, that this would be figured out. Every time I texted BC Exterminators it was like talking to a boyfriend who couldn't understand why sleeping over at his ex's house was such a big deal. Every mouse dropping "was probably old, have you considered a deep clean?" (even the ones in the middle of the floor, right after our housekeepers had left.) Every mouse "was probably the last one". We asked for advice every time. I asked if I should throw away furniture. I asked if we should move. Every time they downplayed it. And to be abundantly clear, I have trusted Oswaldo and the many other exterminators who arrived to enter our house without us there, but that's because for a while I was seeing them more often than my parents. Ultimately, I was not paying them for their company, I was paying to get rid of mice, and I can accurately say there are still mice in my home. read more

I did not know it when I hired BC, but despite what they said, anticoagulant rodenticide *does harm and kill* unintended animals. ( BC just commented on this - they did not complete the job correctly, they were not honorable as described. What I am saying here is in fact true and there's a lot you can research on why not to use rodenticides or any poison, or glue traps. They don't solve the problem and cause horrific suffering unnecessarily.) When rodents - mice, rats, even chipmunks, or smaller squirrels - eat the bait, they don't die quickly. They die over several days, 3 to 5 days actually, getting slower as they get sicker. This makes them easy prey for all sorts of predators, such as owls, eagles, hawks, dogs, cats, foxes, and many more. The way to stop rodents from getting into your house is to find and thoroughly seal all access points. Once that has been done, you can use snap traps or the bucket method to catch any rodent that were inside when the openings were sealed. District Wildlife Solutions is excellent at that, and because they are Humane, they are Recommended by City Wildlife, DC's Wildlife Rehab nonprofit. We should never use poison, it causes horrific pain, suffering, and death, not only to the rodents, but to animals both up and down the food chain. BC and most pest companies say that the poison only impacts rodents, and that's flat out wrong. Always avoid poison. To research it, ask for the specific name of the poison and google it along with "secondary poisoning." Several cities and countries have banned rodent poison because it is an indiscriminate killer, and if you don't see the entry points, other roads will continue to get in. So rat poison doesn't solve the problem and it causes a lot of problems. If you don't know that your dog or cat has eaten a poisoned sick/dead rodent, by the time you get them to the vet, it's usually too late. Have you seen foxes with mange? That is often caused by foxes eating poisoned rodents. Just make sure your building doesn't have openings that are access points, and you will protect our native wildlife and domestic pets. Don't let BC or other companies say that genocide or glue traps solve the problem, they do not, and they cause horrific suffering to both rodents and non-target animals. read more

Mr. James Gary should have angel's wings on his back. He is the sweetest, kindest, most reliable person I have had the pleasure to work with. This company is so lucky to have him. I had holes appearing under my front porch. Mr. Gary came out and told me it was probably a fox or groundhog. Seriously, I didn't know that groundhogs live in this area, but I believe Mr. Gary. So, we, meaning he, (Lol : )) set a cage and bait out. He told me someone would come by once or twice a week and change the bait. This is where things got a little tricky, if I didn't call Mr. Castro to change the bait, nothing happened. In fact, one time Mr. Castro left marshmallows and cantaloupe in the cage for 10 days, didn't change it and I had bugs all over my porch. They did come out and spray the porch, but that would have been totally unnecessary, if they did their job properly. I complained to Mr. Gary and he took over my case. He came weekly to change the bait and released 2 squirrels that were caught in the cage. Mr. Gary even came out sprayed my porch with pneumonia and filled the hole with stones. Mr. Gary should get ten stars. I have some reluctance, when it comes to Mr. Castro, but if you can get Mr. Gary to handle your case you are Golden! We have had 2 wonderful experiences with BC Exterminating - back in 2017 for cockroaches and then again just now in 2025 for rodents in the attic. Their team members were all very clear on communication; arrived on time (across multiple visits needed); very professional, knowledgeable, kind, and practical; gave clear explanations of their assessments; finished the jobs in a timely way; and kept things clean. We haven't had roaches since their service in 2017, and all signs are great with the attic, where they undertook extra steps (with no extra charge) when they found that the problem was worse than initially expected. I sent him a picture of the hornet's nest, described where it was (3 stories up!) and he said no problem. A few days ago a contractor working on a house behind ours said he thought he saw a raccoon go in our roof vent. That roof vent is venting our upstairs bathroom. We called BC Exterminators and spoke with James. They came out the next day and did a thorough inspection which turned out to be a false alarm. There were no raccoons and there was no way any raccoon or even a squirrel could have gotten in that vent. Their complete inspection inside and out was no charge. Oswaldo came to my house and seemed knowledgeable. I had rats in the crawl space under my house. It seems he / the company offer to lay traps and fill holes, which is something that I can do myself. I wanted someone to go into the crawl space and inspect where they were coming in and fill holes / and protect the house from the crawl space. I would think a pest company should expect to do a little contracting work, although that doesn't seem to be the case. Company's comments are wrong. You are confusing my house with another house. We brought BC in because we observed rodent issues in our neighborhood. Knowing that things would get worse as it got cold, we paid them about $1k to deal with rodents in the area and to seal our house. They didn't do anything other than sell us bait boxes (at an outrageous up charge) for four months. The day it dropped below 40 degrees, as we feared, there were rodents in our attic. Despite having also paid them to examine the attic and fill holes, they filled nothing, leaving such a huge gap that led another inspector to call the opening a "lighthouse" in our attic. We're now dealing with a mild infestation that could've been easily avoided and definitely wouldn't have cost as much. This company will not listen to you. read more

BC Exterminating gave us a negative WDI report only to find out that there were multiple missed termite tunnels in the garage. Why would an experienced person miss such an obvious sign? The day of settlement on our new house, we were told by James that he was the only one in the company that could do the inspection and was not able to come out that day to redo the WDI. When our settlement attorney got on the phone with him, his tone changed and suddenly someone else, Oswaldo, was able and available to do the report. Oswaldo came out to confirm we have termite tunnels, but they are not active. According to law, they do not need to be treated if not active. However, in talking to 3 other pest control companies, they recommended treatment since there was no sign of prior treatment by the seller. One even said that BC should pay for the treatment and do the right thing for their customers. We are asking for the right thing to be done, provide a free termite treatment, due to the obvious missed termite tunnels. Right your wrong. See photos below of what an experienced pest control person missed. BTW-we we're already told that BC would write a reply to the review, stay tuned to how they respond and make a decision for yourself. This is very disappointing because we finalize the purchase of this house based on their inspection. Had they been competent in the first place, we would not have chosen to purchase the house. Had mice at my condo due to community wide issue. Worked with James. Took a few months, but appears mice are no longer in the unit. However, each unit owner needs to be vigilant. Should mice occur again will call James back. He was reliable and a pleasure to work with. Would not hesitate to use him again. I'm not a bitter person and I don't often give really low reviews. BC earned it. When I paid $700 for BC to come and do their best to rid our backyard of rats, $700 seemed like a lot of money, but it was James who talked me into it. It was this line that really sealed the deal ... "Yes, it costs a lot of money, but here's the thing: we've been in this area for many, many years and we understand the rats unique to this area." I was like, "Dang you can't beat that." They came and put down these four large gray trap things and I was like, "Wow. Those are some serious traps." And you know, they actually worked. The rats went away. Six months later, the rats came back and I was like, "Dang, I'm going to have to spend $700 more." I'm not saying I blamed them for that at all. Rats are resilient. I just couldn't afford to pay $1400/year to get rid of the rats. By that time, my brother had begun working at a pest control place in North Carolina and I asked him if $700 was a good price. Hey said, "It's a *normal* price, but what they don't tell you is that you can actually do this really easily by yourself." He was so right. As I have learned, even the most skittish and least handy person (me) can do this at home. All you need to do is buy two things: (1) Protecta LP Rat Bait Station for $13.00 -- it's exactly like what BC uses; and (2) Bait Block Rodenticide Anticoagulant Bait. It works perfectly (you just open the trap and you can see how to put the rat poison in there). It killed the rats and you only have to pay a total of $50, rather than $700. This is a racket and the only reason I took the time to write this is because when James said they had special expertise for the DC area, he wasn't just exaggerating, he was being misleading. Save yourself the money and the sales pitch and just go to Amazon. read more

We have been using this company for a few years, following an ant problem. The ants are persistent, but the Exterminator stays on top of it and always offers to come back at least once (if needed) between regular visits for no charge.
