I used Austin Inspection services for my second home purchase in Austin. I was quite disappointed. I showed up 2 hours after the inspection started, per his request. When I showed up at the inspection, I was greeted by the man's wife. I found that extremely unprofessional. He went through the list of items found and said it's only 1.5 pages. He bragged about how he would be shocked if someone else could find something he missed. I happened to have a contractor show up the same time I was there to take measurements. As soon as the inspector bragged, the contractor found an external light fixture that didn't have proper coverage around the electrical component and could allow moisture. After that day, I was worried the inspection was rushed and things would be missed. Even though the contractor pointed out the light fixture, it was not written in the final report. During the final walk through before closing, I found the edge of the shower door was jagged and I could cut my finger on it. I'm extremely worried about what else we might find after we move in. I reached out to Austin Inspection Services after the walk through to communicate my concerns and I did not hear back. read more

Brian was super thorough and knowledgeable. We have been through three houses finding the right one and Brian has been a key part of those decisions - showing us potential issues that could have cost us thousands had we gone with those houses. read more

This company has been great. Joey was at the property 45 min after we called. He was very attention to detail. We got our report later that evening. Very detailed a lot of pictures and very easy to follow. My mother felt very at ease with her purchase. We have even called Joey our inspector back after closing with questions and recommendations as always we are greeted with a warm welcome and a plethora of options and information. Thanks AIS keep it up! read more

Note: If you google the reviewers on Austin Inspection Services' reviews, they're realtors that are writing these reviews. I'm an actual homeowner - I do not get incentives to write reviews. I do NOT recommend this company at this time. They missed some very big items, including water damage, problems with the HVAC, and structural issues. I would not have selected the home I purchased, had I known about these issues. Since we were moving from out-of-town, we only had our inspector to rely on. Next time, I will look at who the reviewers are before truing Google reviews. read more

I got inspection done recently. It is worth your money for the work they did.

Brian from Austin Inspection Services was great and very professional. He came out to my new home to do a inspection. The report was sent to me as well as my realtor in 24 hours. I would highly recommend them to any of my family or friends. read more

I have been working with Roy Marroquin and have referred him to my clients. He does a great job of doing a thorough inspection and can clearly communicate to buyers what needs to be addressed on their home. He also does his own termite inspections and is there to answer any questions that you may have. Another thing he does is takes a picture of a problem area and then gives you a SAMPLE photo of what it should look like. Makes it easier to understand what changed need to happen before purchasing a home. read more

Brian was great from the beginning until the end. He was responsive during my initial search for inspectors, diligent during the inspection (describing the problem spots and implications thereof), and prompt with the final (detailed) report. Generally, he was professional, well-educated on home inspection/repair, and personable. My experience is that companies are only as good as the individuals working for them -- I would most definitely pay for Brian's services in the future. read more

A+ Company Joey took care of the whole process. From handling details with our superintendent to sch. Re inspection with the city. AIS really is a one stop shop. They were able to get my termite irrigation and all the pre inspections to final done for me, and we never had to wait more than a couple hours for our reports. Thx again Joey and AIS for taking such great care of my clients! read more

I had the chance to work with Tony Defoyd and Joey O'Brien on the inspection of two separate houses in Cedar Park in 2014. Both are excellent inspectors. For the more recent case, Joey was able to come out on a Sunday afternoon to fit into my tight schedule. He spent 3 hours carefully inspecting the house and explaining the details and answering all my questions. He had lots of experience in the construction industry and was able to pick up many issues/concerns that I certainly cannot see. Later in the same day, Joey was able to send me the detailed inspection report with lots of images (even arrows in each image pointing out exactly where the issue was). For each issue, he had a description of what the issue is and what his suggestion might be to fix it. I really appreciate their help and would definitely recommend their service. read more

I worked with Tony Defoyd in 2016. I appreciated how thorough he was, and how patient he was when explaining issues to me. He helped me think through how I might fix some of the issues in the property after the closing. I have had it on my mind since then to recommend him to anyone that might ask me for the name of a a good inspector. That opportunity hasn't come up yet, so a Yelp review will have to do. I recommend Tony absolutely. read more

I used Austin Inspection Service when purchasing my new home. This had to have been one of my most costly mistakes in the whole process. Even though I paid for a pier and beam inspection, the inspection agent sent out missed the fact that a whole wall was sinking. When I addressed this missed issue (post closing) Billy Meyerdirk (owner) claimed he would make it right and pay to fix the issue. Needless to say this turned into months of dead ended conversation and insults from him in regards to the issue. He did send out a worker who claimed to be a structural engineer to look at the issue (not Structural according to the Texas Board of Professional Engineers), admit they missed the fact that the wall is falling over and the deck was collapsing, but never actually hired anyone in order to attempt to fix the issues. In the end he refused to continue contact and left the situation unaddressed. If you research on this and other sites you'll see similar complaints on large issues that were missed. This company is a waste of your time and money. Do yourself a favor and hire anyone else but Austin Inspection Company. read more

Lazy. Crooks. These are the words that come to mind when I think of the service I was given by Billy Meyerdirk at Austin Inspectors Exchange. My wife and I were first time homebuyers and naive in regards to what we should look for when purchasing our first home. We decided to go with AIE because they were running a deal that would give us half off of our pest inspection with the purchase of the home inspection...sounds great on paper. When I arrived at the inspection Billy had already started and was making sure to point out little imperfections throughout the house. Very clever, as it gave me the impression that he was just being picky...wrong again! He continued on, still pointing out minor defects. I asked him about the termite inspection and he said, "don't worry about it I didn't see any." Then I asked him how he checks the foundation to which he replied, "I've been doing this for a long time, I can tell by just looking at it." After he left, he sent us an email with pictures and vague descriptions of all of the minor issues. After receiving his email which basically stated that the house was good to go we went ahead with the purchase. As we were moving in we began to notice several MAJOR issues that were not pointed out during the inspections. For example, the kitchen cabinets are sitting on criss-crossed 2x4s, there is no kick plate!!! Also in the cabinet above the microwave there is an electrical junction box just hanging from the ceiling! Both of these were conveniently left out of the inspection. Then we noticed that there was a hole in the baseboard next to the fireplace. Upon further inspection we discovered that the hole was created by termites which at this point had eaten through about 8 ft of baseboard!!! I am having a pest control guy come by this week to see how extensive the damage is but he didn't even mention the hole when he so boldly stated for me not to worry about termites because he hadn't seen any. Of course he didn't see any....HE DIDN'T LOOK FOR THEM!!!! I caution anyone considering this company to run in the opposite direction!!! I know my wife and I have definitley learned our lesson that you always get what you pay for...or in this case....less. Good luck with your search. B read more

I almost didn't get this house inspected, because it is only two years old and built by a national, reputable builder, but my agent assured me it was a good idea and that AIS would do a great job. The inspector did catch a few minor things (dirty air returns, dirty grill, dirty oven, irrigation-system issues). I've bought several houses over the years and have never had an inspector who caught everything. so I wasn't surprised when I started finding things he had missed. What did surprise me was WHAT he missed. All three toilets leaked (a plumbing repair call), a cracked double-pane window (had to be replaced), sheetrock tape that was visibly separating from seams in two different rooms (sheetrock repairman is here as I type with no guarantee that he will be able to match the existing texture), wood floor trim that was separating in most of the inside corners (to be recaulked and repainted). He caught that the oven was dirty, but not that the fan for the convection feature runs even in the non-convection mode (appliance repairman coming next week). He also noticed that an arc fault breaker that served the kitchen area was tripped and wouldn't reset, but he didn't notice that a bulb was missing from the vent hood, or that several bulbs weren't working for outside fixtures or the garage door opener. Thankfully, none of them seem to have been caused by electrical or equipment malfunctions, but there was no way to know that without the bulbs working. To date, the most expensive repair has been to the deck. The inspector did notice that some touchup to the paint on the handrails was needed, but it turned out to be a composite material with a manufacturer's defect. The manufacturer has gone out of business, that particular brand and/or color of composite material is no longer available, so all of the handrails needed to be replaced. I did email the inspector to let him know about these issues, and didn't receive any acknowledgement. I thought that because this is a new house and the inspector didn't find anything major, I was making a good buying decision, but I wake up every day wondering what's going to go wrong with it next. It's a bummer. read more
