Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. He used a drone to inspect the roof, thermal cameras to inspect HVAC and insulation, electrical outlets, water systems, appliances, etc. Discovered several items I wouldn't have noticed (or at least not until they became serious issues). We were buying our second home in Austin and looking for a highly experienced inspector because 3 years ago we had used Square house as an inspection for our first home and we learned that they missed a few important points. Those caused us to pay over $10,000 out of pockets later. This time we checked on YELP carefully and found DBL Check, who got the best rating and reviews, so we decided to hire DBL Check. Our experience with Allan was Excellent. He was thoroughly checking and found many main and small issues. We were quite confident that he didn't miss a thing. The most important, Allan found some issues with the newly installed ac units and recommended us to have ac technicians checking on it. Unfortunately, after we sent Allan's report over to the seller, we trusted the seller, Everlasting Properties or NuHorizon, when they informed us all the issues were fixed included the ac issues. Then, we proceeded to closing. Just 5 days after the closing, the ac issues Allan reported showed up again and this time, definitely the seller, Everlasting Properties or NuHorizon, denied to take any responsibility on the issues. We found out later that they didn't have the permit to install the new HVAC system to the house. Now, we are pursuit a legal action against the seller. Moreover, the ac warranty the seller provided us was nothing, but fraud. The seller was well aware of this before passing the ac warranty to us. I have used this company in the past and every time I'm surprised at the level of professionalism and attention to detail they provide to their customers but not this time. Viviane was my inspector and it started out bad right away. She was 2 hours late to her appointment and on top of that she forgot to do the sprinklers so it was an inconvenience to the current homeowners when she came back the next day to check the sprinklers. I was very excited to receive the home report within 24 hours only to find out she didn't attached the report. Fine. It's a minor mistakes but then when she did attach the report, it was saved using a file extension that is ONLY used by the company's software and not by common folks like me. I tried calling her right away so she could send me a PDF format or Word doc but it sent me straight to VM. Btw, she finally e-mailed me my report while I was writing this review. The report will work in my favor so at least that part is good. read more

The company we were trying to hired didn't respond for the inspection, and because we were under contract we had to move as quick as possible to get our inspection completed as soon as possible. Long story short, after giving up with this other previous company, It took me about 7-10 minutes to schedule the appointment for the next day. Highlights: - the inspector Jonathan, show up on time - he was always responsive and ready to help with any questions during and after the inspection - most important, the inspection was done thorough and it was deliver on time. This factors helped my wife an I to make a better negotiation, gave us enough time to look over the inspection and hired other contractors to corroborate the areas that needed correction or were of major concern. If you expect your inspection company, to whom you pay an extra fee for the specific inspection of a sprinkler system, to find that 3 out of the 6 valves are completely malfunctioning and 2 of the working valves have water leaks, then I would highly suggest keep looking for a different company as both of these issues were missed on our recent (2019) inspection by Darren Bentz. Additionally, it took several days and multiple follow-up calls to finally speak with the founder of the company (Aaron Calhoun) only to be provided excuses and deflection of responsibility - even after hiring an irrigation contractor who stated the problems should absolutely have been caught at the time of inspection. Again, if you're looking for a competent inspection, or even an honest company to admit shortcomings in specific situations at minimum, keep looking. We would not recommend this company to any family or friends. Edit following response: 1.) The inspection listed no issues with any "lines". The inspection found one broken sprinkler head with a few others spraying on walls which are non-issues to us. More dishonesty from Aaron. 2.) If "aggressive" means advocating for yourself due to dereliction of duty on the part of the inspector(s), absolutely. No voices were raised, vulgarities expressed, just the occasional speaking over each other on both ends of the conversation. 3.) Last night, when we walked into our house, it smelled like electrical fire. Not that I'm an expert on the matter, but a plasticky, chemical-like burning smell, without any apparent flames, sparks, or smoke, does make you darn suspicious of an electrical fire. We opened the windows and turned on the ceiling fans. Although the smell disappeared, our anxiety didn't. This morning, I called Aaron at DBL Check, and he was at our house within a matter of hours, just to make sure we weren't in any immediate danger. While he assured us that our outlets and wiring were all currently fine, he did point out a few other items that needed to be updated, and he will be connecting us with an electrician right away. Back when I bought the house in 2004, either the inspector then did not stress these items enough, or he didn't mention them at all. He should have made it blatantly clear, though, just the way Aaron did today! The most probable cause of the electrical smell was an overly-dusty fan that we cleaned before Aaron showed up this morning. (Fun with sly, intermittent problems...) Regardless, we'll have an electrician showing up soon, and soon we'll be on our way to being anxiety free. After checking all the great reviews online I decided to go with DBL check and specifically asked for one inspector because several people had good reviews about him. Unfortunately our experience with him was just average and we guessed something was not right. On sharing our concerns the owner contacted me in couple of hours for full refund and explained the inspector was indeed going through some problems that particular day. Everyone has their highs and lows and its quite normal. The call back and refund from owner without me requesting goes on to say that they really do take care of their customers. This review might be very helpful for ppl who are purchasing their home from out of state like us. When we start looking for a company that could do a home inspection for us, it was important that they are very detailed and through and use the latest technology. DBL had stellar reviews and we contacted to schedule an appointment. But when we called they were already booked two weeks in advance (which is not surprising if you are that good). Luckily, the owner was able to squeeze us in and schedule the home inspection for the day we needed. The inspector spend quite a long time checking the house from top to bottom. Every inch of the backyard, attic, roof was inspected also using thermal imaging. Even our realtor was impressed who was there for the last part of the home inspection and said that this was the longest and most through inspection she has ever seen (and she has been a realtor for quite awhile). The report was very detailed. My husband spoke with the inspector on the phone to talk about the report and ask him about any recommendation/suggestion he has. TL;DR - We used DBL Check for our home inspection a year ago and would recommend them to anyone buying a house. Their review was thorough and, a year later, I still reference it! Austin housing market is crazy, and we needed an inspection quickly back in May 2016. We were first-time homebuyers, so I contacted a few inspection companies, and DBL Check was able to accommodate the short notice. They had higher pricing for inspections but, after reading the reviews of how detail-oriented they were, I felt it would be money well spent. Our house was built in the 1970s, so I had concerns about the foundation and how other structural parts of the home were holding up. Getting Aaron's extensive report helped me feel more confident buying our house. We've updated big ticket items (like replacing the roof), but I still look at the report from time-to-time to put together a good "honey do" list! Things like "Loose living room outlet cover" and "Add sealant to the driveway crack". On a side note, the seller included their home inspection report from when they bought the house six years before. There are several Austin-based inspection companies on Yelp that has great reviews, and I've talked to them all collecting quotes - DBL Check was in the higher range. After talking further with them on the phone, I felt very confident in their abilities and really liked that Thermal Imaging and some other offerings are included in the base price for new construction inspection. It ended up being a great deal and totally worth it! I haven't worked with any other inspection companies, but I seriously doubt it can get any better than what DBL Check does. The work they do is truly thorough and Allan was on top of things! The report was VERY clear and contained photos of everything and helped me make our builder fix all found issues before we closed. My friend - who has been building houses in Austin for the past 10 years - was pleasantly surprised with how great of a report I got. Clearly, most of the other companies don't ever get to that level of rigor. On the initial inspection gas was still not connected (City of Austin being slow) and Allan couldn't check it - but he came back a few days later to check gas and gas appliances free of charge, while other companies charge extra for that. Let me first say, go ahead and call them. You will not regret it. The DBL Check team was fantastic all around. It was truly a very easy experience for us. We needed a new home inspected quickly and DBL was able to come out the next day at 8 am (they had someone cancel to open up a spot). My wife and I arrived around 11 after the inspection was over. Alan and Patrick were very friendly and explained everything to us in an easy to understand way. They also had pictures on an iPad, which I thought to be a very nice touch. I was able to send the report they gave me directly to the listing agent for repairs. I have used this company on two different houses during the process of buying my first home. I worked with Ore the first time because he was on the schedule and then the second time I specifically requested him because he was sooooo amazing. I did general inspection / termite / mold. He let me shadow him for both and explained everything to me that he saw and answered any of my questions. He was very thorough in his notes and the inspection report.
