It's very detailed and structured. From checking if foundation is in place, if there cracks in nook and corner to any cosmetic changes, they include it all. They can also check The health of your pipes (if they have any debris from construction ) as an additional service . They found out some nice flaws that saved us lot of money. Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. He used a drone to inspect the roof, thermal cameras to inspect HVAC and insulation, electrical outlets, water systems, appliances, etc. Discovered several items I wouldn't have noticed (or at least not until they became serious issues). I felt as if Allan was inspecting the house from the perspective he was going to buy it himself, and left no stone unturned. Highly recommend DLB Check.

I have the inspection report, almost no air was coming out of the vents and turns out is was the builder and design and I had to pay a number of HVAC companies to fix the issue with air flow to the point I installed a Mini split in the outer bedroom to solve the issue with air flow. When I 1st wrote the review slamming these guy for the number of things missed, the company president called me assuring me ect ect. All BS, your guy Justin Whittaker missed so many common things, I should have taken legal action, and my agent who suggested you should have had to pay for the repairs since she suggested you and used you all the time. Needless to say, even if somehow these reviews get taken down or disappear, I am just going to write another one for a company that should have gone under for the poor excuse of a inspection company. So if you needing a company, avoid this one !!

I basically flushed $400 down the drain. I called them to assess simply a bath and shower of the…read morehouse I am living in. The original appraiser saw that it was dirty and said maybe mold. I just needed to test that it wasn't harmful mold and get it to pass. I used them because I saw they had an hourly rate, of course it was 1 hr minimum which was $300. Other places wanted to do a whole floor or multiple rooms and I needed to just test a tiny spot so $300 plus one $100 sample was better than $500+ I was being quoted. The guy comes out and takes a sample and is done in 15 minutes. The mold test comes back as "Due to the absence of supporting data, a definitive Genus could not be assigned." It also said there were particles it couldn't identify and textile fibers and it was fungal growth, which could be anything. I was told from another mold inspector that this never happens if they actually took a mold sample. So basically this wasn't mold or it def wasn't dangerous mold. In his remediation, he didn't address that this was dangerous mold. He said there was cracks in the grout so can't really tell if there is mold behind the wall. He said to pull the tub and tear down the shower and basically gut the bathroom. Everyone knows that gutting the bathroom and remodeling can easily cost 20K. I'm trying to get an approval for a home equity loan so I definitely can't afford that. I can't even afford this mold test. So he basically made a nuclear recommendation and I didn't get my loan approved. I cleaned up the bathroom and called a different inspector which is now costing me an additional $300.

I was so sick from contamination that I couldn't even physically be in my apartment during the inspection. He coordinated with me to get a key and give access to a partner who inspected my HVAC. They found copious mold in both places. Thanks to their diligence, persistence, precision, and detail, I was able to get out of my lease and secure a judgment to compensate damages to my body and property. As if this weren't enough, Tim then came to my new apartment, tested it for mold, and fogged it once I'd moved in to prevent any mold from traveling in with me. He was part of a move that probably saved my life. All these are reasons to hire Tim--but they are not the only reasons. During a very scary, uncertain, sick, and vulnerable time for me and my family, Tim was flexible, available, and kind. You would be pressed to find anyone with as much know-how and personal manner.

It's a small place but seems quite equipped to manage a lot of car issues, and the gentleman who did my inspection that day (Charlie) was the sole person doing them, so he was cranking through a list of folks. They put your name on the clipboard when you arrive and just go straight down that list. I'd called beforehand to confirm their hours and theyd advised to come early so I came around 9a or so. I think the wait was about 15-20 mins? Really wasn't bad, I just fiddled with my phone and sat in my car. The actual inspection was also pretty fast, like 10 mins or maybe even a bit less. I appreciated the efficiency. Of note they do charge a 3% credit card fee. A lot of places do that nowadays, but that was really the only "surprise." They also offer a basic inspection ($12, basics to renew car reg) or a more thorough one for $18 where they check your wipers and lights etc.

I'm trying to understand why my experience is so different from these 5 star reviews…read more. After talking to a few pest companies, not only did they get the species of ants wrong (acrobat vs carpenter) which affects the bait being used, but they also can't get their story straight. I contacted them about an ant infestation inside my home. The technician who came out placed sugar bait inside to eliminate colony. He told me that an exterior treatment was not necessary at that time. I accepted that recommendation, due to potential exposure for my active dog. Months later, I called to follow up because the ant problem had not been resolved. I was then told the $216.50 treatment of simply adding sugar bait for the interior also included exterior treatment during the original visit. That was surprising because I was never told an exterior treatment had been done. When I asked where it had been applied, they did not give me a clear answer regarding the exterior. Paying for another treatment isn't the issue. If the ants require another visit, I'm happy to pay for it. My concern is that the explanation of what was actually done has changed. Now, they're saying I have to pay another $216 for their services again. Something just isn't adding up. If there's a reasonable explanation, I'd like to hear it. Based on the conflicting information, I have little confidence in their service.

One thing I really appreciated was that they identified a honey bee colony on my property. Instead of simply treating it, they let me know so I could have the bees safely rehomed before they started producing honey inside my walls. That level of care and attention really stood out. The quarterly exterior treatments have been well worth it for me. Wasps and ants are a recurring issue around my home, so keeping up with regular service has made a big difference. If I have a specific problem between visits, like a wasp nest, they're quick to come out and take care of it. Most of what I need is included in the annual service. Mosquito treatment is an additional charge, but that's separate from the standard plan. I also appreciate that they don't push unnecessary interior treatments when there aren't any issues. Their pricing is competitive, and their payment and scheduling system is excellent. It's easy to manage appointments, and they're very responsive by text whenever I have a question or need service. Overall, I've been very happy with Atex and would definitely recommend them.

He also recommended we reduce the R value over the garage since I wasn't going to run climate control in there 24/7. That was fair, and honest. Hard to find in business this day and age! Jason came out and ran the crew on installation day. They did the insluation over the garage, and blew insulation into two walls and some random spots and were done in less than 2 hours. They cleaned up the garage better than they found it! All of this at a very good competitive price, I would highly recommend them to anyone looking to be more energy and cost conscious.

We want to commend TLC Inspections for their outstanding performance and customer service, but also for the character and integrity with which they operate their business. We used TLC for an inspection on our home purchase at Horseshoe Bay in October of 2016. John Gilson was there at the hour they were scheduled, and spent at least three hours doing the inspection. Within 24 hours we received a 25-page PDF report by email, with pictures and recommendations for code issues and corrective actions, even for items that were not actual deficiencies. The sellers fixed almost everything on the report without objection. While that was impressive, what happened this spring was even more so. We were only there on the weekends, and wanted to install a valve to cut off water to the house but leave the sprinklers running. The plumber could not find the backflow preventer to plumb the valve after that point. We searched the City records, two previous owners, and had an irrigation company dig for the backflow preventer. It was simply not there. At that point I contacted Nick Moomaw at TLC to ask if they had found a device. He checked their report and said no, they did not, but it was not on their report as it should have been, for some reason. While it was six months after the inspection, he did not hesitate to own the problem, and ultimately took care of the entire cost of installing a new backflow preventer. He could have ducked, or said it was beyond their coverage period, but he never did. The key point here is that it is not that we are perfect, but it is what you do when you encounter a problem that defines us. We would rank TLC Inspections and Nick Moomaw in the highest level of business practice. They are people that you can trust to do the job well and also to stand behind their work beyond expectations. As another aside, they recommended Residential Warranty Services for a home warranty when we purchased the home. We actually changed warranty to RWS before closing. They have also been excellent and we are using RWS in selling our home in San Antonio this summer. Thanks again to TLC Inspections and Nick and Laina Moomaw. Good people, good business. On Wednesday, 17 Feb. 2021, I hired TLC to inspect the house I wanted to buy in the Carmel Creek development in Hutto, TX. This was near the end of winter storm Uri, which left ice, over snow, over ice on area roads. Mr. Kevin Tran came out at 8 AM Friday, 19 Feb. 2021. The roads were still icy. He did a thorough inspection of everything he could. City water supplies were depleted, so water pressure was deficient at 5 PSI. The roof had snow and ice, and it was too cold to run the A/C or test the lawn sprinklers. He came back the following Monday, in warm weather. He walked the roof, and tested the A/C and lawn sprinklers. He re-measured the water pressure, and found a normal 65 PSI, because the city supply was restored. He did not charge for the return visit. He posted a preliminary report on line Friday night, and a final report Monday night. The reports were clear, complete, and well illustrated with photos. Mr. Tran was unfailingly polite, knowledgable, clear in his explanations, and generous with advice for fixes and suggestions for maintenance. The house was built in 2017 and had been well maintained, so he only found minor deficiencies. He said it was very clean, even for a house so new. He set my mind at ease about spending more money than I ever have. read more

I was looking to purchase a house in Burnet. My realtor contacted TLC for the inspection. Jeff Diehl was on time and extremely thorough. The inspection was a little over 3.5 hours. I'm actually surprised Jeff did not tell me how many nails were in the porch! After he finished, he went over the report with me, item by item, taking his time explaining the items and why somethings did or did not do well in the inspection. I asked him some very pointed questions and what if scenarios, he patiently and objectively answered all my questions. I received a full written report later that night and was able to read in detail all the components of the report and look at the pictures of attic and under house issues. I wish I could say there was a happy ending to this. As much as I wanted the house, I did not want to take on all the issues Jeff identified in his report. There were too many for my liking and even if I had countered with a lower offer, the cost of repairs would have brought me back to the original price. OK, I didn't get my house but, I did get an excellent referral for the next house I seek and will encourage my friends who are house hunting to TLC and Jeff for their inspections. read more

My wife and I just purchased a home in Horseshoe Bay, Texas and TLC was referred to us by our Realtor. I highly, highly recommend TLC to anyone looking for an honest, trusted home inspection company. The detail and knowledge of our inspector and the thorough report gave us exactly what we needed to ensure we negotiated proper repairs with the prior homeowner. It gave us a real peace of mind about our home purchase and pointed us to the high priority areas we needed to address before we closed on the house. After the inspection but prior to us closing on the house, a problem occurred with the pool pump. Even though we are certain TLC had nothing to do with the problem (the pool was working fine for days after the inspection,) Nick, the owner of TCL, came out personally to check things out. He fixed the leak in the pump and replaced several parts on the pump and the filler, to ensure we wouldn't have any further problems. Again he and his company were not at fault, but he spent at least 2 hours and did all of the this, without charging us one extra cent. I hired TLC Home Inspections to perform the home inspection, termite, and sewer inspection on a townhouse condo that we wanted to by. We had a tight option window associated with our purchase, and we had to schedule several inspectors all present during the same day. Chris Mayner was our inspector from TLC, and we had other inspectors from pest, AC, fireplace, and security companies as well. They all worked well together. Chris integrated his inspections and his reports to dovetail with the pest, chimney and AC company. We really liked his low key approach. We also like the way TLC Home Inspections communicates and the style of their reports. I needed some detailed photos the day after the inspection. He was easy to reach, and responded quickly with texts of the requested images. Professional and detailed home inspection. On short notice Nick came out the next day as we secured the purchase over the weekend and we wanted to be present for the inspection before we had to leave town. Nick was fast, efficient and yet very through in our inspection. He answered many questions as he worked through the condo. His knowledge of building and construction is very extensive. He knows how particular items should be built and put together and has a keen eye for spotting when something isn't correct. He shared his observations as he worked and what might be concerns. And we had his written report within two hours of him completing the inspection. Besides all the above Nick is a nice and polite guy that works very hard. I've bought and sold a lot of real estate as a homeowner and a realtor. This is my second time to use TLC. The first time was a good experience but this one was excellent. Carson was our inspector and he was so thorough- even to the point of walking the roof (they don't all do this, by the way!). The report was delivered later the same day as the inspection and was clearly and well written. Carson was personable but very professional, even to the point of making sure that we were OK with the seller's agent present at the time of inspection discussion. Nathan West was very professional and through. Very Plesant and engaging . He kept us informed of the process and explained each item that was found to need attention. I think for the expense, this was money well spent. Nathan spent 4 hours completeing his examination. I was originally referred to another inspector, who never showed up. After 2 hours and a few phone calls, I was given TLC's name. After a brief phone conversation, TLC arranged to have Nathan West at the house within 3 hours. He was right on time. We are building a new home in Austin and we wanted to get a 3rd party inspection of the framing to ensure that everything was in good order before drywall installation. Travis Wright went out to the building site and conducted a very thorough review. His report was very detailed and was complete with photos of areas that he believed were deficient. We'll use this when we meet with the construction foreman in January 7. I could not be happier - I live in Arlington, VA and it's challenging doing business at great distances. I had an issue that I addressed with Ida Ribera. What a perfect person to have as a representative of the company! She was courteous, attentive, concerned, caring, and had incredible follow up. The issue was resolved to my utmost satisfaction thanks to Ida and her professionalism! We used TLC for the inspection of the home we purchased last year and Nick did a very thorough job, with an extensive write up. We recently had Nick out this past month as a follow up for Termite inspection and he made himself available the following morning. Our home on Lake Travis is our second home and Nick personally made the trip the morning we were there. Scheduling the inspection by phone was easy. Paying online was easy. Inspector John Patrick was thorough and took time to review some of my concerns as well as explain the report. The report was received that evening, as promised. I even got a call before the 8 a.m. inspection that the inspector was caught in traffic and would be 15 minutes late - a nice touch. I never do reviews but the work that TLC did for me was great, customer service at its best! They inspected the home I was buying and then later when I had an issue with how to operate an appliance that passed inspection, I still got the best service. Nick, the owner came by promptly and showed me how to operate what I was unable to figure out on my own. Nick is very nice and really takes care of his customers!!! read more

(Duhn! Duhn! Duhn! *dramatic prairie dog*) Their inspector came out on time, walked the entire house inside and out, and gave me a thorough, printed report of his findings. Bought a 2nd property and they quoted me a price that included a separate fee for a pool inspection. I was VERY clear that the prior owner had drained the pool and I was aware of a crack and that it looked bad, but I needed a real inspection done to identify the specific issues. They said they would do that. I said okay. I then got a report that simply said that there was no power to pool equipment and to get somebody else to inspect it. They then repeatedly said the pool looked bad and had cracks with no specific info of identifiable problems or any new info at all, and to GET ANOTHER INSPECTION FROM SOMEBODY ELSE. The house had power. The equipment is connected to the pool. All he had to do was flip the breaker to get power to it. Regardless, since I was given no new info and was told to get somebody else to inspect it because apparently this company isn't capable of doing a pool inspection despite charging for pool inspections, I simply asked for a refund for the pool part of the inspection. I was then ignored for days, and then told no because they had done it when all they did was recommend getting somebody else to inspect it. No equipment was tested. No new info was added beyond what we had told them and knew already. I have 20 properties and have gone through this process with a ton of inspectors. Never have I had an inspection company screw me over to keep roughly $100 in this manner. Maybe use them for a basic inspection of the general house, but every single add on inspection for sprinklers, pools, etc is a complete scam where they will tell you to get a real inspector to look at it while charging you for that advice.

They detailed everything on their report in a way that was easy for me to present to the builder and for the builder to follow up and make necessary repairs. I would especially like to note how important it was for me to add the sewer line inspection. The added cost was SO insignificant compared to the $14k repair that was needed based on the inspection findings. Thankfully Home run found it and gave me all of the info I needed to submit it to the builder for warranty repair. It helped me save out of pocket expenses down the road AND the frustration of plumbing issues that could have been caused. This was in addition to the rest of their findings that the builder responded to and repaired promptly. All in all, the initial inspection and the warranty inspection saved me tens of thousands of dollars and gave me peace of mind in my home
