I used this company to inspect the home we bought in April 2024, and I would advise you against it, as I have had better inspections done in the past (this is my 4th home purchase in TX). The inspector was Kevin Tran. 1. I paid for sewer inspection, but he forgot the SD card for his sewer camera and couldnt perform the said inspection on the day of (a saturday). He could have driven 2 miles to Walmart and gotten a new SD card, but he didnt, and instead, he came back later to do it while I was gone, and I waited for the report. That report notification never came and I signed the contract thinking we didn't have a problem. Apparently, when they do a follow up visit, you never get an email notification about the report, they simply update the report in the cloud, which I missed. He had found a problem with the sewer line, but never contacted me to let me know, and just assumed I would see the cloud update. How could I, since there was never an email notification!! That mistake cost me an expensive sewer repair ($2000), which I could have asked the seller to pay for. I complained to the company about their bad notification system during follow-up visits, and they never replied to my email. 2. More recently, after we moved in for good in the house and started using all the systems, we realized that the dryer vent connection was bad and dust particles were re-entering the laundry room. The pipe isn't sticking out of the wall like it should, in order to create a tight connection with the dryer flex pipe. Now, I need to hire an HVAC company to open the wall and fix that pipe. Probably several hundred dollars of additional repairs and meanwhile, we don't really have a reliable way to dry clothes. read more

My wife and I are purchasing our first home. The process can certainly be intimidating but after researching online for the best inspection company in Travis County, I found TLC. I've worked with Kevin from TLC inspections and I've been extremely happy with the team's professionalism and pricing. The Austin real estate market is hot and it is very difficult to find business that have anything to do with home repairs/inspections/maintenance who are reliable and professional. The inspections are very thorough (30-40+ pages) and the issues are very detailed. So far, I haven't run into any big issue that was not on Kevin's report. TLC has one of the most reasonable pricing in the market. As an add on service, they provide thermal imaging at ~$150. You'll be able to detect moisture and water leaks. I must recommend this service since it can save a lot of heartaches down the road. In another item, they called out the tankless heater as not properly vented and the city inspector and plumber were dumbfounded as to why they would say something like that.
