Great customer service. Great communication. Thorough inspections. Gary went into great depths explaining his findings. You can't ask for more. read more

0 stars if possible. DO NOT use Austin Property Inspections. Ever. Gary showed up 1 hour late and rushed through a 2,300 sq ft home in about 1 hour. That alone tells you everything. This was not an inspection -- it was a drive-by. He missed obvious, widespread tile floor cracks throughout the house, issues so visible it's hard to believe they were "overlooked" at all. When I asked him to come back and re-inspect his own miss, he had the nerve to say it would cost another fee. Because of this incompetent inspection, I lost $5,000 backing out of the home. This company didn't protect me, they cost me thousands. Total waste of time and money. This is a bullshit company with zero accountability. If you don't want expensive surprises after you're under contract, stay far away. You will absolutely regret hiring them. Never recommended. read more

Knowledgeable, thorough, timely. Exactly what you need in a property inspector. Sam performed an inspection for a house purchase and gave us a tome of data in hours. The inspection indicated that a new roof was required. When that new roof started leaking months after move-in, Sam and Gary responded immediately with an offer to determine the cause and responsibility surrounding the leak. We own multiple properties and would use them again without hesitation. read more

Got a 1400 sq ft home inspected recently. Called 4 companies to try schedule. Gary was easy to get a hold of and schedule for a next day inspection. The inspector was a different individual, Ion. Ion was very personable and thorough. He took the time to walk around and discuss his findings and answer all my questions. The report arrived the next morning. Highly recommended. Will definitely use them again. Gave me peace of mind for sure. read more

Used twice. First was great. Second was a re-inspection that took 10 minutes. Was charged $200 dollars and was not provided any written report or images of results. Sent a follow up email to see if there was any report or images coming and no one replied. Have yet to be contacted again. read more

Gary did a very thorough home + wood destroying insect inspection for us, and was even kind enough to make some recommendations to us during the inspection. He was also very responsive to post-inspection questions that came from the lender, and I can't thank him enough for going back out a 2nd time to the home we were purchasing after I'd made a mistake and realized I needed a wood destroying insect inspection after he'd already done the home inspection. read more

They were able to do the inspection the next day and did a very thorough report. We were very pleased with the whole proces.

We had used Austin Property Inspections for a total of two inspections, the first one for a pre-drywall inspection and the second for a final inspection prior to closing. We were very happy with the first inspection since it included great photos and at one point the inspector shot video for us upon request because we were out of town. This was very helpful in having the builder make the corrections the inspector had noted. Where we had unacceptable service however was during the final inspection. Again, we were out of town and this is well after drywall of course and all related trades have completed their work so we rely on a final inspection to ascertain that the house can close without any further repairs or issues. Our final inspection was completed. There were a couple exterior items that were noted and ultimately addressed. The problem came when, after we had moved in and lived in the house for a few days in the middle of summer, we noticed that the house really wasn't getting cool despite having the air conditioning on at the recommended temperature setting. After calling in the HVAC people and the builder it was determined, after a walk in the attic crawling around with insulation etc. that a return vent was not cut into the drywall in in the master bedroom! The duct from the furnace was in place and essentially was faced and mounted against drywall. What this meant was that there was no return airflow to allow the cool air to properly circulate throughout the house. This could've caused Health issues! This could also have been very expensive with electric bills and who knows what else re: the furnace overworking, freezing up etc. So, the HVAC repairman cut a 12 inch hole in the drywall, attached a filter and we were back in business. If we hadn't complained about poor air circulation this would've gone unnoticed. Checking the inspectors website prior to us engaging them for hire it was stated that a complete inspection of the house was part of their services including being in the attic to check for HVAC issues. The inspector either didn't go up in the attic or only performed a cursory check at the central unit perhaps. We don't know. I wrote the inspector two weeks ago to try to get his take on what happened and we did not hear back. An acknowledgment would've been appreciated. So at this point I cannot recommend this particular company although it was highly recommended from our realtor. read more

Been sending clients here for years and years. Not only are they great inspectors but they are great communicators which is just as important. They have always been there to answer the tough follow-up questions that come up from time to time and we sometimes really dig into the details. One of my favorite parts is how easy they are to schedule which is important in a market with short option periods. read more

First, scheduling is a breeze and commication through the entire process is great. We had a buyer inspection done with Ion. He was very thourogh and answered all of our questions throughout the process. Super professional, on time, and just a pleasure to work with. read more

I've used Austin Property Inspections many times, both personally and with my clients. I've worked with many of their inspectors, and today I had the pleasure of working with Gary. Booking an inspection is very easy, can be done online, and you can usually find a time for the next day which is really helpful when you need to get an inspection done quick. Every inspector I've worked with has been pretty meticulous and thorough. They've all also been very friendly and are happy to explain all their findings with you. The reports they provide have plenty of pictures of all the problem areas so you can clearly see what they're talking about in their reports. I would recommend the company to anybody looking for a home inspection. read more

We selected Andy as our inspector after reading the reviews about him and was very pleased with his work. He was very diligent and as a first time home buyer he walked us through every little detail and gave us extra information on how to fix certain areas or in the future what to do if this or that goes wrong. He was incredibly helpful and I'm so happy we chose API to perform the inspection. If you're a new home buyer I'd recommend choosing API and selecting Andy! read more

We have been very impressed with our inspector and his thorough report. Andy was wonderful to work with! He was patient with our questions and very thorough in his descriptions and answers. We would definitely hire Austin Property Inspections again! read more

These guys know exactly what to look for. Starting from getting a quote to preparing a detailed report the day after the inspection, Gary, our inspector was great in our case. Their quote was very comparable in fact lower than the competition in Austin Metropolitan area. They were quick to respond and showed up on time for the scheduled inspection. We were accompanying Gary on the inspection since we had a couple of questions and he helped answer all our questions. He found 2 major things to fix which were tremendously helpful for us in the end to close. He also gave us some tips to maintain the house which was really sweet. Highly recommend! Give them a chance to find issues that you might not know exist. read more

I recently hired Austin Property Inspections to conduct both home and sprinkler inspections for me. Their commitment to providing exceptional service was very evident from the time I agreed to get the team engaged. This was well coordinated with our realtor and have been well informed of all the issues/fixes. Thank you Austin Property Inspections team for your support even during the holidays. Appreciate it very much! read more

Gary was punctual, thorough, and nice. I feel confident in his findings, and I appreciate the wide availability of this team.

Already had my eye on these guys from here on yelp, then my realtor recommended then, boom done deal! Scheduled an appointment and had to wait just one weekday, Cullen was scheduled for 9AM. I got there around 10:30 and he was hard at work. He was very thorough and answered the few questions I asked (I tried to let him do his job). Cullen would give his honest opinion on things and would always state if the issue was a real issue that needed looked into. My report was just emailed to me this evening. You can pay on the spot with a credit card which is handy for both parties. Got a text the day before reminding me which might be needed for some of the forgetful type of people. Probably won't need another home inspection for a long time, but I know who to go with when I do. I also know who to recommend if anyone asks. read more

My realtor recommended that we reach out to Sam Lucas with Austin Property Inspections to inspect our new construction home, and we're super happy that he did. Sam was great, very thorough, and spent a large amount of time afterwards talking to us about his report and things to watch out for moving forward. Sam was flexible through multiple scheduling snafus. We definitely recommend Sam and would not hesitate to contact him again. read more

I was able to get a next day booking with Austin Property Inspections. My inspector Paul provided exceptional customer service. He did a great job of explaining the inspection process and listening to my concerns. I highly recommend this business. read more

Quick response and scheduling. Very thorough with detailed notes provided afterwards. Gary is as much an educator as he was a fantastic home inspector. read more

Will obviously loves what he does and took his time working through the house, explaining things in detail, and offering just the kind of insight you're looking for when making the biggest purchase of a lifetime. We were able to get our home inspection booked the next day at 9 am through their easy booking system, which put us at ease about a 7 day option period. Just a fantastic experience all around. Highly recommended! read more

We needed a buyer's home inspection and selected Austin Property Inspections based on their high Yelp review score and availability. Most of their competitors required multiple weeks advance notice, but we were able to book the service with only a couple of days notice. Their pricing was very competitive for the size/requirements of the home being inspected. Our inspector was Andy. He was on-time and very thorough in his inspection. For a large home, it took approximately 3 hours. Prior to preparing the report, he walked us through the property showing us all of the issues he identified and provided basic recommendations to remedy. He even pointed out a number of things not directly related to the inspection that were helpful to know. His inspection report was highly detailed and was delivered within 24 hours. I recommend Austin Property Inspections for any home inspection and especially for ones in which timing is tighter as they can likely deliver. read more

My experience was absolutely great. So great that I got another re-inspection to make sure the builder fixed everything the inspector put on paper. Service was prompt and any questions I had were answered in detail. I paid for a sprinkler inspection but it turnt out that the sprinklers were controlled by HOA so they couldn't inspect it. I was refunded $50 afterwards. Very honest people I will use again! read more

The inspection work done by Andy was very thorough and superbly attentive to details. He caught many issues, both big and small, that even I myself might have overlooked. We the prospective buyers weren't even there when Andy did his inspection, because we're remote. I highly recommend this service! We will definitely approach Andy again the next time we need a house inspection. This world would be infinitely better if all service people are like Andy! It's simple: if you genuinely help save your customer's money by catching their property issues thoroughly, in the long term you'll be the one that's collecting more money (because more business). read more

Paul did my 11th month inspection for the house. He explained the process before beginning and then jump into it. He was friendly and explained the results to me clearly. He did also pointed out things that were missed during our initial inspection with another party. read more

I was able to schedule an appointment the next day for a quick closing on a property. Cullen was very professional and informative through every step of the process during the inspection. The price is in the range of the other inspectors, so this isn't alarming. They were also quick to respond to emails regarding my inspection report. It was detailed with a lot of comments and pictures as well. Thanks guys! read more

Super thorough - Brian is the best, so if you have the choice, request him. Brian was very meticulous, thorough, and knowledgeable. He spent a considerable amount of time examining the home and explaining what was important. We've been through inspections before, so we have other points of comparison to say he was great. Excellent job. read more

I was considering buying a property that had been inspected by someone else about 18 months prior, so I had the opportunity to compare two relatively recent home inspection reports. The previous report that I was given was over 50 pages with detailed photos & code diagrams that were very informative about why things were flagged as deficient. The report that came from Austin Property Inspections was relatively short, coming in at 13 pages and wasn't as nearly detailed. I also own two other properties, so I've seen my fair share of home inspection reports. The API report was, by far, the least informative out of what I've seen. It's pretty convenient to be able to schedule online, pay with a credit card over the phone, etc, but for $300, I'm going to take my business elsewhere going forward. read more

When I first bought my first home 1.5 years ago, API sent out a young Samuel to inspect the house. I loved how he let me follow him around the house and point out things that I could do to improve the condition of the house, classifying them as Need To Do and Nice To Do. Initially his report seemed pretty straightforward, though I think he might have missed the sprinkler system inspection while I was asking him so many questions :) If that was my only experience with API, I would have given them 4 stars. But recently (a year and a half later) I came across some fissures and fractures forming in my walls, and I quickly sent an email to Gary and Samuel asking them if it was cause for concern. Within 1 hour I got a response from Gary offering to talk me through it by phone. His knowledge and experience was amazing! He immediately recognized what was happening, and his prognosis of where the cracking should be was incredibly accurate! It was like he was telling me where my fractures were, rather than me telling him where I found them. He also talked me through my options and relieved me of my concern that this was the start of something worse in my foundation. And he did this all out of courtesy. What a true, stand-up guy! read more

Thanks to Austin Property Inspections I was able to negotiate a new roof on the house I just purchased in Round Rock. I found API in Yelp and took advantage of the Yelp discount. Booking them was easy. Communication between the people who booked my appointment and the inspector, Matt Williams, was prompt, friendly, and professional. Matt did a great job inspecting our house during the option period. He found two main issues -- the roof was damaged and there was an open electrical ground in one of the bedrooms. I used his report to negotiate the seller into having their insurance company pay to install a new roof plus discount the selling price to cover the cost of the electrical repair. Matt also found some other minor items, but nothing else that was of major concern. I'm sure any halfway reputable home inspector would have red flagged the roof like Matt did. However, this company was friendly and professional, offered a very competitive price, was easy to book, performed the inspection on short notice, the inspector was on time and provided a detailed report within a few hours. There is no reason not to hire this company if you need a home inspection. read more

I chose Gary based on good reviews on another site. While the property inspection was fine, I have since been getting continous calls from ADT trying to sell me a security system. Apparently, they have a partnership with ADT and they gave them my contact info. And even though I've told them I'm not interested, they've continued to call. I feel that Austin Property Inspections should disclose that they sell your contact info and give the customer a chance to opt-out. read more

I highly recommend API. I spoke with Gary on the phone on a Saturday morning in order to have an inspection done on the Monday. He was accommodating and helpful. He recommended Cullen since it was a two story home, and we got it scheduled. On Monday, Cullen met me at the home. He was thorough, methodical, and patient with my questions. He walked me through the entire inspection, pointing out the things he was seeing and explaining what kind of a priority they were in terms of home ownership. At the end of the inspection he went through each item again, and again answered all my questions. I felt very confident in Cullen's expertise and generally thought it was a top notch experience. I absolutely recommend API for home inspections. And I personally recommend Cullen. read more

Gary is one of the very few inspectors I use on a regular basis. Gary has done close to 100 inspections for me and my team; not all easy inspections either. I'm the broker for Texas Equity Alliance and We specialize in investment property and he's been nice enough to get through the dirt and grime of all kinds of rental properties for us, in the basements, attic, roof, you name it, he's got a keen eye on it. Gary will do everything he can do meet your schedule too, he's probably not willing to advertise it, but he's done many inspections on saturdays for us, and a few on sundays... I would say call up Gary or check his site out, he is one of the few who openly advertises his prices upfront - very very rare. read more

Dear Future Homeowner, Gary is a big bottle of awesomesauce. Do not be afraid of all the 5 Star Yelp reviews, they're legit. I'm always a little leery of folks that garner so many positive reviews, but I can attest from personal experience that you get exactly what you need (a licensed, friendly, flexible, knowledgeable Home Inspector) when you hire Gary and his team. I read the reviews here and then booked an appointment with Gary online. His booking system is incredibly easy to work with (and you can reschedule if you need to) and it's all very straightforward with regards to pricing (square footage). I read Brian's comment and I haven't received any phone calls from ADT... Maybe that was from something else or maybe they stopped sharing info. Either way, his situation isn't how it is for all customers. If you're looking for a quick, easy home inspection, Gary is a winner. **If you have a complicated, older piece of property that likely has many issues to contend with, I can't speak to that... The home I'm purchasing is newer build (8 yrs old) with fewer anticipated problems. Nevertheless, the Austin Property Inspections team was quite thorough and provided a super quick follow-up with photos.** read more

I second all of the positive comments and would definitely recommend Austin Property Inspections. I was able to get an appointment very quickly. I did not specify a particular inspector when I booked my inspection online, so Gary sent out Terry Howe to meet with me and go over the house. He showed up right on time, was pleasant and personable, took his time and really scrutinized every nook and cranny, and talked me through every little bit of the inspection - everything he found wrong, everything he found right, everything he took pictures of, and what in particular he was looking at or looking for. I'm a first-time home buyer so I don't really have anything to compare to, but I can't imagine a better home inspection experience. read more

When I was house-hunting in Austin, my real estate agent suggested Gary as a home inspector. The catch: I was in California while the inspection of my house in Austin was taking place. Turns out that, with Gary, this was no problem. Within an hour of my agent ordering the inspection, I had an email from Gary with scheduling and payment information. The inspection was done thoroughly the next morning, and by the end of the day, I had a detailed and very helpful inspection report waiting in my email box. Gary's inspection let me buy with confidence, and it has guided me repair and remodeling decisions since I closed on the house. Trust this man with your home-inspection needs! read more

If you want to make sure you're not getting a lemon - or just want a little reassurance that your home purchase is heading the right direction - I could not recommend Gary any higher. My husband and I worked with him on two different properties in a three month period - and on the first, he found tens of thousands of dollars in problems that saved us from a money pit. He documented every nook and cranny of the home with a thorough report and pictures. Gary was super patient when I hovered over the report like a paranoid mother hen and took the time to explain what repairs were serious and what were things that just sounded pretty bad on paper. I've recommended him several times and on our next property adventure - he'll be the first person I call to come check it out! read more

As first time home buyers, we wanted to be absolutely certain that we had the best person inspecting our house. We actually extended our option period a few days so that Gary could do our inspection (he was so booked up!) and we are delighted that we did. My dad (a retired engineer) wanted to be present at the inspection to make sure that everything was being covered thoroughly. He followed Gary around (which I'm sure would be super annoying to most inspectors) for about the first 45 minutes of the inspection and Gary was super patient and answered all his questions in a very friendly and polite way. Gary's report was extremely thorough and included pictures of a few trouble spots. He also answered several follow up emails I sent him after the inspection about how to prioritize all of the items that he found-- what needed to be addressed immediately vs what could be postponed until next spring. The thing that impressed me the most was that Gary was willing to come back at no extra charge a week later because the seller of the house didn't have the gas turned on for the inspection like he was supposed to. Gary worked directly with our realtor to reschedule that last part of the inspection which made our lives easier. Many thanks to Gary for a wonderful experience! read more

We got Gary in to do an inspection on the house we were interested in buying and the report was top notch! He'd flipped every switch, crawled around in the attic and looked in every nook and cranny. He even included photos to document his adventure! After we assumed the house was perfect, he alerted us to a variety of repairs that would need to be done. Everything from the heater not working, to jets in the tub not coming on and the gutters needing clearing. We picked the top 15 or so issues and asked the seller to get them fixed before completion. To our surprise they agreed to all of them! Two weeks later we got Gary to come back and check their work. Everything had been done and we were good to go! We just completed this morning! If it hadn't been for Gary we'd have had quite a few unpleasant shocks this evening when things that were supposed to work wouldn't! His rates are very reasonable (he definitely paid for himself with the repairs the seller ended up doing for us!) and he was great about honoring his Yelp discount. My husband just mentioned that we'd found him on Yelp at the start of the phonecall and he remembered and deducted it from our bill without us needing to remind him. That's the kind of attention to detail Gary Hart offers! Superb! :) read more

I was referred to Gary from a co-worker who also used him in the past. I was told he was honest, professional and genuinely a nice person so I decided to go ahead and schedule an inspection with him. This was my first home and first inspection so I asked Gary if I could shadow him throughout the process. He was more than happy to let me do so, but he mentioned that he'd be focusing on the inspection so wouldn't be able to chat a whole lot. I quietly followed him around and I was really happy I did. He explained things to me as he came across potential issues and his positive traits shined through. After the inspection was complete, Gary went through and explained in detail everything that he learned about the home. He was more than willing to answer any of my questions and he was able to make some great suggestions. He was patient in explaining and his knowledge of the whole trade was very apparent. While he spoke he let me pan through his digital camera to take a look at the pictures he took. He inspected my place on a Thursday and I had a nice PDF report with corresponding color pictures in my inbox within a couple of days. I can't emphasize enough how all the positive reviews about Gary are accurate. He really wants you to "know" your home. He's the only inspector I found in Austin that lists his prices online and he includes a free Termite Inspection if you mention seeing it on his web site. I filled out the contact form on his web site and within the hour he personally called me back to set up an appointment (his phone etiquette was very professional, too). * I'm not "handy" when it comes to homes and how they're built. My knowledge is very limited and I'm the type of person to be a little hesitant to ask questions if I think I'm not sure what exactly I'm talking about. Gary's personality is very inviting, and this made it much easier for me to ask any question I had. read more
