He encouraged us to be at the house with him during the inspection so that we could ask questions and he could show us issues as he found them. Before we left the house he went over all of his notes with us so that he could show us anything we'd missed. Terry emailed his report to us in PDF form later that day and encouraged us to call him with any questions. Terry is wonderful! My realtor has worked with Terry before and recommended him, and I am so glad she did. Being a young female first time homeowner, I am pretty clueless about all things related to houses. Terry really took the time to go over everything with me and explain things to me in ways that were easy to understand. He was more than happy for me to follow along throughout the whole inspection and did not make me feel like I was in the way at all. He was very clear about the difference between the things that needed to be addressed or fixed right away and the things that were not a big deal but would still be addressed in the report. I also loved that he was wearing two pairs of shoes and slipped off the outer pair when we went inside so as not to get the floors dirty or muddy! Terry also found some old, inactive termite damage in the corner of the garage that the termite guy hadn't found, so he called the termite guy back to the house to take a second look and adjust his report. Terry only schedules one inspection a day so he isn't rushed and has time to type up his report and e-mail it out that same afternoon. The inspection lasted from 10-1:30ish, and I had the report around 5:00 that evening, complete with pictures. Total cost was $280.00 for the inspection. Well worth it not only for contract negotiating purposes but also for peace of mind and some knowledge of my new home and how to maintain it! Terry is a very professional and knowledgable home inspector. He showed up on time, performed a very meticulous and detailed inspection of the entire home top to bottom, and gave me an honest no nonsense report within 3 hours of inspection! I actually walked with him through the entire process (not required, but I recommend it, it's a very enlightening experience). We hired Central Texas Inspections to inspect an old house built in 1969 in Feb. 2017. Terry and Will came on time as promised, and did a through inspection of the house. Problem is their inspection report quality. The report does not have much description, and many place miss pictures to show the problem, and it does not have clear description of problems, assessment or recommendations. I have hired many inspectors in the past, and their report fails my expectation, which is why I can only give 2 star rating. If you are looking for a report to use for real estate negotiation, hire someone else. read more
