Just to update, Jesse performed another house inspection for us for what we thought would be our next house. He discovered extensive, undisclosed and ongoing water damage due to a leaky/faulty shower remodel (it was not obvious to the untrained eye, but it was leaking into the walls). The sellers that were not willing to fairly renegotiate, so we walked away. He found quite a few issues with the house, over 5k of potential needed repairs. Jesse performed a year end inspection for us before builders warranty ran out. He found out couple of major issues that were not even discovered by a different inspection compony we used at the time of closing, in addition to finding issues that showed in past year. We are in the home buying process for the first time and I asked all of our friends & our realtor for suggestions on who to hire for the inspections. Jesse got a thumbs up from 2 different friends who'd used him for various houses. I'd already seen his contract & reports from one friend's house and we liked what we saw. We are buying a house that has a detached garage & apt so most places we'd talked to considered them 2 buildings and were charging us as such. I called Jesse and he called me within about an hour and gave me a quote over the phone. It was super reasonable and he charged us based on square footage not the fact it was 2 buildings. His prices are on his website but I wanted to clarify because of the situation. He was able to schedule us for an appt 2 days later and was very prompt and professional. The house is only a few years old and we didn't expect too many issues but he still spent a long time going over everything. He doesn't produce the report on site so but he does walk you around the property and points out all the big issues. We had our report the next morning with pictures, bullet points and recommendations on preventative measures, etc. We are very pleased with our choice of Jesse. While there aren't a many major problems there are still a few small things that are safety issues he caught that we will definitely be getting too ASAP and are able to have the seller take care of. I had to call him today almost a week later and he still returned my call a few minutes later and apologized for not answering when I called. We will definitely be using Jesse again for our next purchase and recommending him to all our friends. Our realtor thought he was great and is adding him to her list. Infact the seller's realtor made a comment about how he was a tad anal on his inspection. Well duh that's why we hired him. haha I told him when I talked to him today. I recently used Jesse for an inspection on a home built in 1984. Jesse, who is the owner and inspector, did an EXTREMELY thorough inspection of the property. I've bought and sold a few homes in my lifetime, and Jesse was by far the most thorough and professional inspector I have ever used. From his email inspection reminder system to the very easy to read, yet detailed final report, the services provided by Jesse are the best I've ever seen. Jesse saved our closing. We had him out on short notice to begin with for our initial inspection during our option period. We met him there halfway through the inspection and he was working away, inputting notes on his tablet. It was a thorough inspection and he even caught some termite damage that the termite inspector missed. Fortunately they were there at the same time so it was documented. The report was good - very helpful in allowing us to negotiate a lower cost on the house. Also acts as a to-do list for us to fix lots of little imperfections. The really impressive part of the service was when our loan processor and their appraiser screwed up the paperwork, requiring a re-inspection and delaying closing by several days. We amended our contract based partly on Jesse's report and they needed proof that seller repairs were done. Our Realtor called Jesse who got out that SAME AFTERNOON and did the repair inspection (seller paid for that, per the contract) so that not a single day was wasted. That turned out to be essential, as the bank dragged their feet so that we closed at the last possible moment on a Friday. Jesse's flexibility enabled us to close on our home just in time. I would recommend Jesse to anyone looking for a thorough home inspection. Not the cheapest (or most expensive) but it more than paid for itself through what turned up.
