I was very impressed with the inspection by House Check Austin. Pictures in the attic showing problems that needed correction and something so minor as a level being placed on the concrete pad of the air conditioning condenser showing it a "bubble" off and explaining why it was important to be corrected. I'm selling my current house, and if the buyers are asking for an inspection, I hope they don't use House Check Austin. read more

I requested a 400+ Point Inspection before closing on a new construction, which covered the foundation, roof, attic, insulations, driveway, patio, HVAC system, walls, windows, stairways, plumbing, electrical, and kitchen appliances. Chance was very meticulous, methodical, and patient when explaining his findings. When I showed him some aesthetic flaws of the new built, he took photos and included them in his report even though they were not structural issues as a favor for me. The best part was that he spent time physically walking me through his assessments by showing me inside and outside of the house. It was a very helpful gesture on his part. I don't know how much a general inspection should normally cost, but a friend told me $420 is a great value. Based on Chance's professionalism, patience, and customer service, I felt confident that I would hire him again for any future needs. read more

Waste of money! Over priced. Missed lots of things I caught after closing on my new build home. Report was very short with very minimal pictures or areas inspected. Doesn't even go on roof or use a drone, only looks from the ground. Paid extra for the sprinkler system, which they didn't even check, because I had a broken sprinkler and missing some areas where sprinklers should be, now I have many areas of dead grass. I would highly advise you to use a better company and inspector. read more

Thought I would share a resource for folks like us who are in the first year of home ownership. We had a home inspection company come out last week and do a home study for us. They were here for 2-3 hours and were super in depth. We received a full report that covered tons of information to help with the push for LGI to take care of items that need it. I've used lots of inspection companies for several house purchases and the one I got from HouseCheck was the best. What I liked, versus the others: + Photos are right next to the section in question (rather than having all the photos grouped at the end, where you'd have some troubling trying to find what photo was being discussed in the text) + Photos are largest of any report I've ordered + Colored lines and circles added to the photos to show the issues. (Most other inspectors do this, but not all do.) + Problems listed in red type, black for the boilerplate info, allowing you to easily zoom in on the problem parts. + Thermal imaging of the electrical panel and hot water. I don't think I've ever seen this on an inspection report before. + Summary of all the problems at the end of the report. There were a couple minor issues. First, the report was delivered a day after they said I'd get it. Also, sometimes the exact same long caption is repeated under a series of photos, forcing the reader to compare each caption to see if anything was changed. Better would the caption to say "Same as previous." However, I still consider the report I got to be worth five stars, and HouseCheck is now my go-to for any other reports I may need. read more
