He inspected 2 homes for me, neither I bought based on what he found. John is not the cheapest home inspector, I'm sure there are cheaper, but none better. He uncovered $40K in damages to the house nd found a defect that would have led to a house fire. Saved me another $50K on a house that looked good from a distance, but when he showed me up close, this house was a mess. John is worth every penny I spent on him ($475 each time, which included termite inspections). The best thing about his technique, is that he takes 2 to 3 hours inspecting the home, then walks you through what he found. He is awesome! Oh, and he books up quickly. I highly recommend him and won't hesitate to use him again! David K.

AVOID AT ALL COSTS!!! Used them twice and will never use them again. Paid them to do one property…read morein Austin which went fine. Bought a 2nd property and they quoted me a price that included a separate fee for a pool inspection. I was VERY clear that the prior owner had drained the pool and I was aware of a crack and that it looked bad, but I needed a real inspection done to identify the specific issues. They said they would do that. I said okay. I then got a report that simply said that there was no power to pool equipment and to get somebody else to inspect it. They then repeatedly said the pool looked bad and had cracks with no specific info of identifiable problems or any new info at all, and to GET ANOTHER INSPECTION FROM SOMEBODY ELSE. The house had power. The equipment is connected to the pool. All he had to do was flip the breaker to get power to it. Regardless, since I was given no new info and was told to get somebody else to inspect it because apparently this company isn't capable of doing a pool inspection despite charging for pool inspections, I simply asked for a refund for the pool part of the inspection. I was then ignored for days, and then told no because they had done it when all they did was recommend getting somebody else to inspect it. No equipment was tested. No new info was added beyond what we had told them and knew already. I have 20 properties and have gone through this process with a ton of inspectors. Never have I had an inspection company screw me over to keep roughly $100 in this manner. Maybe use them for a basic inspection of the general house, but every single add on inspection for sprinklers, pools, etc is a complete scam where they will tell you to get a real inspector to look at it while charging you for that advice.

This was not an inspection -- it was a drive-by. He missed obvious, widespread tile floor cracks throughout the house, issues so visible it's hard to believe they were "overlooked" at all. When I asked him to come back and re-inspect his own miss, he had the nerve to say it would cost another fee. Because of this incompetent inspection, I lost $5,000 backing out of the home. This company didn't protect me, they cost me thousands. Total waste of time and money. This is a bullshit company with zero accountability. If you don't want expensive surprises after you're under contract, stay far away. You will absolutely regret hiring them. Never recommended.

I…read morethink its safe to say, I've worked with a lot of inspectors over the years and have seen my fair share of inspection reports. Excel Inspections and The Runnels Family are truly the most amazing inspectors I have ever had the pleasure of working with. They have inspected my last two personal home purchases and are the first inspectors I recommend when speaking with my buyer clients. They work as a three person team. Rick (the Father) is a 30+ year veteran of the business and has done tens of thousands of inspections (I think he said 30,000 last time we talked). His son, Brandon, has done around ten thousand inspections as well. They have an assistant, JD, who helps write the reports and upload photos. This is the ONLY Inspection team I've used. Most inspectors work on their own. There are two main advantages to this. These guys double check each other's work. This is crucial because it can be so easy to miss something when you are on your own. The other advantage is time. They always show up on time or they are 5-10 minutes early. Most inspectors take 3-4 hours to do an inspection and it has been my experience that most buyers don't have that kind of time in the middle of the day to wait for an inspection report. Excel Inspections can typically be done in 1 to 2 hours depending on the size of the home. Lastly, I wanted to address the Runnels as a family. I have known them for 5 years now and they really care about their clients. They always spend as much time as necessary explaining the report and what issues the buyer should truly be concerned about. They take calls after hours if a buyer is still not comfortable when they re-read the report. They are great people and a lot of fun to be around. Every time I schedule an inspection, I get to speak with Ann, Rick's wife, and she always brightens my day. If you need to hire an inspector for a home purchase and you want true professionals with a great attitude, give these guys a call. You won't be disappointed.
