I have compared his reports to others in the industry (even on the same properties) and his are always the most detailed. I think what sets him apart is that he is a very intelligent person and he takes pride in his work. I trust him to help my clients as well as for my own property inspections. Highly recommend!

I used Austin Inspection services for my second home purchase in Austin. I was quite disappointed…read more I showed up 2 hours after the inspection started, per his request. When I showed up at the inspection, I was greeted by the man's wife. I found that extremely unprofessional. He went through the list of items found and said it's only 1.5 pages. He bragged about how he would be shocked if someone else could find something he missed. I happened to have a contractor show up the same time I was there to take measurements. As soon as the inspector bragged, the contractor found an external light fixture that didn't have proper coverage around the electrical component and could allow moisture. After that day, I was worried the inspection was rushed and things would be missed. Even though the contractor pointed out the light fixture, it was not written in the final report. During the final walk through before closing, I found the edge of the shower door was jagged and I could cut my finger on it. I'm extremely worried about what else we might find after we move in. I reached out to Austin Inspection Services after the walk through to communicate my concerns and I did not hear back.

The inspection report says he ran a cycle of washing and drying. We started using the dishwasher only after some time of move in to notice its not drying the utensils properly. We called the home warranty guys and he told us that it doesn't wash right as well. When it turns on there is barely any water in it. So in short its broken. If Justin did indeed miss it which I cannot say for sure then its a 3 star. But if he didn't then its 5.

I am a second generation Realtor and a 13 year veteran of the real estate business in Austin. I…read morethink its safe to say, I've worked with a lot of inspectors over the years and have seen my fair share of inspection reports. Excel Inspections and The Runnels Family are truly the most amazing inspectors I have ever had the pleasure of working with. They have inspected my last two personal home purchases and are the first inspectors I recommend when speaking with my buyer clients. They work as a three person team. Rick (the Father) is a 30+ year veteran of the business and has done tens of thousands of inspections (I think he said 30,000 last time we talked). His son, Brandon, has done around ten thousand inspections as well. They have an assistant, JD, who helps write the reports and upload photos. This is the ONLY Inspection team I've used. Most inspectors work on their own. There are two main advantages to this. These guys double check each other's work. This is crucial because it can be so easy to miss something when you are on your own. The other advantage is time. They always show up on time or they are 5-10 minutes early. Most inspectors take 3-4 hours to do an inspection and it has been my experience that most buyers don't have that kind of time in the middle of the day to wait for an inspection report. Excel Inspections can typically be done in 1 to 2 hours depending on the size of the home. Lastly, I wanted to address the Runnels as a family. I have known them for 5 years now and they really care about their clients. They always spend as much time as necessary explaining the report and what issues the buyer should truly be concerned about. They take calls after hours if a buyer is still not comfortable when they re-read the report. They are great people and a lot of fun to be around. Every time I schedule an inspection, I get to speak with Ann, Rick's wife, and she always brightens my day. If you need to hire an inspector for a home purchase and you want true professionals with a great attitude, give these guys a call. You won't be disappointed.

Armadillo was the company whose estimate was the middle price point of the 3, so we decided to use them for leveling our home. After closing on the home, when it was time for the foundation repairs, the cost for the leveling ended up being over double what was quoted to get the house finished. I would not rely on a "good faith" estimate from Armadillo. Though the work completed was thorough and the team was excellent to work with, we will not use the company for the rest of the work needed (yes there is more work needed beyond the original estimate) due to the "bait and switch" we experienced with the original bid.
