Bought a 2nd property and they quoted me a price that included a separate fee for a pool inspection. I was VERY clear that the prior owner had drained the pool and I was aware of a crack and that it looked bad, but I needed a real inspection done to identify the specific issues. They said they would do that. I said okay. I then got a report that simply said that there was no power to pool equipment and to get somebody else to inspect it. They then repeatedly said the pool looked bad and had cracks with no specific info of identifiable problems or any new info at all, and to GET ANOTHER INSPECTION FROM SOMEBODY ELSE. The house had power. The equipment is connected to the pool. All he had to do was flip the breaker to get power to it. Regardless, since I was given no new info and was told to get somebody else to inspect it because apparently this company isn't capable of doing a pool inspection despite charging for pool inspections, I simply asked for a refund for the pool part of the inspection. I was then ignored for days, and then told no because they had done it when all they did was recommend getting somebody else to inspect it. No equipment was tested. No new info was added beyond what we had told them and knew already. I have 20 properties and have gone through this process with a ton of inspectors. Never have I had an inspection company screw me over to keep roughly $100 in this manner. Maybe use them for a basic inspection of the general house, but every single add on inspection for sprinklers, pools, etc is a complete scam where they will tell you to get a real inspector to look at it while charging you for that advice.

They detailed everything on their report in a way that was easy for me to present to the builder and for the builder to follow up and make necessary repairs. I would especially like to note how important it was for me to add the sewer line inspection. The added cost was SO insignificant compared to the $14k repair that was needed based on the inspection findings. Thankfully Home run found it and gave me all of the info I needed to submit it to the builder for warranty repair. It helped me save out of pocket expenses down the road AND the frustration of plumbing issues that could have been caused. He said he would show up at 1:00, he was there at 1:02 (this is rare- so many inspectors are constantly LATE.) You can book him online, I was able to get him to come to my property the next day, which was great because he was booked solid for a week, and we needed an inspection immediately. That I could see when he was available and schedule him while I was at work, without a dozen back and fourth calls, was a complete win. His inspection was very thorough, and when I asked him questions, he was incredibly knowledgeable about everything. Between being in the industry for 10 years, and being a fourth generation contractor, I know when people really know their stuff or can just talk the talk, and Ken really knows his stuff. As a side note, and something I very much enjoyed, Ken was great at explaining things at my level. I'm ass-ignorant about electrical (it's the only system in a house I can't completely tear down and rebuild by myself), and he was able to answer my questions so I knew exactly what was wrong. On the things where I know a lot, he adjusted the level of his explanation. He also assumed I was competent and didn't do any of the "you're just a little lady" crap that you can get from men in the trades, especially of a certain generation, when you're female. I know most of them don't even realize they're being patronizing and perhaps decades of exposure has made me oversensitive, but I didn't get a whiff of that from Ken. He said he would have the report up on his website within 24 hours, it was (even though it was Saturday- I didn't have to wait all weekend, although 24 business hours would have been reasonable). Yes, you can get a cheaper inspection elsewhere, but I don't think you can get one this good at this price elsewhere, and I don't think you can get the kind of service that Ken gave for this price elsewhere.
