There was a little miscommunication about an add-on service, but when you do a few hundred jobs a year a couple of them are gonna go sideways. This add-on wasn't an attic service, and our expectations probably put the job a little outside of their scope, but even so they didn't disappear, they kept saying "We wanna make sure you're happy," and they negotiated a solution that was more than fair. After the roofing company did the tear-off, the insulation company started right away to vacuum out all the old insulation. After all the insulation was removed, they air-sealed all the penetrations (with fire-rated spray foam) and then added a fluffy R38 insulation everywhere. And this was all via the roof, not dragging hoses and insulation through the house to get access to the attic hatch. Much easier for me not to have people going inside our house all day making a mess. The roofing job was delayed for 2 days due to possible rain and they worked directly with Insul Techs to adjust the scheduling, making it all painless and seamless for me. With all the contractors I've had visit and do work in our home, Javier was tops! He and his team…read moretake great care in delivering exactly what is expected and go above and beyond to make sure their customers are thrilled. It's no surprise he's got a 5/5 star rating on Yelp. Javier and his team were prompt every day, took care to cover anything even slightly near the worksite and leading to it in plastic, and removed all existing insulation in one day (using a large vacuum, which also removed rodent droppings). They then built a great 8'x8' raised storage area (with insulation underneath) and replaced the old material with blown-in cellulose. Between removal and new insulation, they crawled all around the attic and covered up any potential rodent entry points, pointing several out on the inside and outside of our home. They also filled a large opening that went behind our BR closet and filled the areas above the knee walls so our sloped master ceiling now had insulation (both were not part of the project). And he also noticed the small broken corner of the ceiling hatch that provides access to the attic and replaced it with a new piece of plywood with a piece of insulation adhered to it (it was previously never insulated). At the end he gently asked for me to cover the cost of the excess insulation material but not his time (I paid him more than he asked since he and his team worked hard and he was very appreciative. Before leaving, Javier climbed up to our 2nd story roof to check potential critter entry areas from the outside. Javier is the type of contractor where you wish you could have him return to do other projects - but unfortunately, we only have one attic. His pricing was reasonable and he checked in every day to let me know what was going on and what they accomplished. You cannot go wrong hiring him. However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. It was fixed in about 3 hours with two plumbers. Definitely recommend Crawlspace Clean for rodent control and crawlspace cleaning. 5 stars.

The main issues boil down to three things: excessive pricing, sub-par workmanship, and a very short warranty period. About a year ago, I discovered a bad rodent infestation. Looking for a quick solution, I made the mistake of hiring Crawl Space Clean without getting multiple bids. I spent over $14,000 on rodent-proofing and subfloor insulation replacement, only for the rodents to return. When I called them back, I was informed that my one-year warranty had already expired. They charged me extra just to patch entry holes they had missed during the initial job. During that same visit, they claimed I now needed a vapor barrier, quoting me an astronomical $16,000--though they offered a high-pressure "$500 discount" if I signed the contract that very day. Feeling suspicious, I finally did what I should have done at the start and called three other highly rated contractors for estimates. Every single one of them came back with quotes under $7,600 (less than half of Crawl Space Clean's price), and all of them included a 3-year rodent warranty. Furthermore, the contractor I ultimately hired to install the vapor barrier pointed out that the subfloor insulation previously installed by Crawl Space Clean had inadequate support and was already sagging. Learn from my expensive lesson: always get multiple bids, and avoid this company.
