We have a crawlspace in our house that needed some TLC. Sure it provides a way to route air ducts and water pipes along with raising the house on pillars. However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. I rarely write negative reviews, but I feel compelled to share my experience with Crawl Space Clean to save others from the same costly mistake. The main issues boil down to three things: excessive pricing, sub-par workmanship, and a very short warranty period. About a year ago, I discovered a bad rodent infestation. Looking for a quick solution, I made the mistake of hiring Crawl Space Clean without getting multiple bids. I spent over $14,000 on rodent-proofing and subfloor insulation replacement, only for the rodents to return. When I called them back, I was informed that my one-year warranty had already expired. They charged me extra just to patch entry holes they had missed during the initial job. During that same visit, they claimed I now needed a vapor barrier, quoting me an astronomical $16,000--though they offered a high-pressure "$500 discount" if I signed the contract that very day. Feeling suspicious, I finally did what I should have done at the start and called three other highly rated contractors for estimates. Every single one of them came back with quotes under $7,600 (less than half of Crawl Space Clean's price), and all of them included a 3-year rodent warranty. Furthermore, the contractor I ultimately hired to install the vapor barrier pointed out that the subfloor insulation previously installed by Crawl Space Clean had inadequate support and was already sagging. Very thorough initial inspection and estimate by Jacob and he was extremely communicative and answered all my random questions in person and also later via text in a timely fashion. They had multiple different crews come out over the span of 2 days to perform all the work they suggested (including someone from a different company: Golden State Critter Control -- who were also awesome) and everyone was very professional and knowledgable and the work looks quite good. They cleaned and disinfected our entire crawlspace after we had rat issues and a water pipe leak and they also installed a dehumidifier to dry things out. They had Golden State Critter Control seal the house and lay some traps in the crawlspace and attic. The 1 year warranty from Crawlspace Clean seems pretty thorough and they offer an annual renewal of the warranty which we are considering getting when the time comes. read more

We had Scott come out for an evaluation of the aftermath of a water leak in our garage that we were quoted a high amount by competitors to treat. Scott approach his evaluation with honesty and education, with the conclusion that no work was actually required, as no mold was observed and the humidity level wasn't high enough to promote growth. When checking our crawl space, he did point out that the humidity levels were high enough there, noticed that we didn't have a vapor barrier over the dirt in our crawl space, and that our sump pump setup was insufficient, which we were already thinking anyway. We hired Crawlspace Clean to install the vapor barrier, treat any potential growth, and install a new sump pump system. Juan and Luis did a great job with completing the installation in one day. They kept me informed, kept our home clean (crawlspace entrance is inside the home), and notified us of any other issues we requested them to check for while they were down there. Starting with the closing up and blocking of animal access points to the dwelling the work was completed quickly and professionally with future traps set to be checked periodically. The cleaners were very careful to keep the area around the workspace very clean and safe. Working below the foundation cleared debris and then sterilized the area. Then removing rat contamination and feces from the attic and the existing contaminated insulation. All questions were answered on the spot and any concerns were taken care of immediately. Even a missed closet was taken care of the next day. The cleaning and sterilization was done in 5 days. Due to the size of the home and the time to clean and replace the insulation. I first dealt with them in 2024 when we were moving Mother into a retirement community. they are efficient and respectful and clean. after they had done the work in the attic, we had an issue with the HVAC system which we thought they may have caused. they came out and helped investigate the issue. it ended up not being anything they did, but they STILL identified the problem. They did a crawlspace encapsulation and insulation project. The work was done well with the vapor barrier attached to the walls of the crawlspace with tacks in the concrete. The previous vapor barrier only went a few inches off of the floor and had tape that failed. The insulation install was batt and I noticed a better temperature difference in the house immediately.
