One star. Living at Atlas Mesa has meant repeatedly chasing management for basic cleanliness, clear billing explanations, and actual follow-through. This is the dirtiest apartment community I have ever lived in, and I cannot wait for my lease to end.
I have reported dog waste repeatedly since May--in the Bark Park, around the building, in the parking lot, and along the property's perimeter. Waste sits for DAYS. In September, I sent photos of poop that had been there since the previous Friday. On October 2, I complained again about an overflowing waste bin and fecal stains throughout the Bark Park.
Management's response to an earlier complaint was that they "do not have 24-hour cleaning service." Nobody asked for that. I asked for cleaning frequent enough that dog waste does not sit around for days. That response was dismissive and answered a question I never asked.
Then there was the mountain of cardboard. A leasing agent told me more than 90 residents moved in over one weekend, which I believe was Fourth of July weekend. Cardboard accumulated beside the large locked outdoor compactor until it became an actual mountain. It remained there for well over a month. There was no clearly communicated, practical way for residents to dispose of that volume of cardboard.
When I asked, I was told residents had disposed of it incorrectly and the property needed to renegotiate its trash pickup contract. To me, that sounds like poor planning followed by blaming residents. Your trash contract is not an acceptable explanation for leaving a mountain of cardboard outside for over a month.
The move-in concession was also poorly explained. I specifically asked how to spread it across my lease. A leasing agent tapped the amount on my paperwork and told me to pay that amount. She failed to explain that additional fees had to be paid ON TOP of it. Following that guidance meant fees ate into my early concession credits instead of preserving the monthly savings I intended.
Months later, management sent a community-wide email explaining that residents must manually pay adjusted rent PLUS additional charges--even when the portal appears to show no balance due--and that autopay cannot be enabled during that period. That explanation belonged at move-in, especially when I directly asked how it worked. I also had to question the concession paperwork separately before management clarified that the final credit comes in April 2027 and apologized for the confusing wording.
I caught a duplicate $225 garage charge in July, with another duplicate scheduled for August. Management corrected it after I reported it, which I appreciate. But residents should not have to audit their accounts to catch double charges.
Other complaints included an intermittently working front gate that was frequently left open, difficulty finding free parking, vehicles parked outside designated spaces, and a moving truck blocking my paid garage. Management acknowledged the gate problem and said they were working with vendors, but provided no concrete repair timeline. On parking, they cited compliance with municipal requirements. That did nothing to address the actual parking frustration.
I also reported crowded pool gatherings, alcohol and roughhousing, and concerns about guest-limit enforcement. Management said their review did not establish a guest-policy violation and directed me to the office or security for safety concerns.
My Amazon package was taken after a driver left packages unsecured on the mailroom floor instead of using the lockers. Management apologized and said they contacted Amazon. The property's $55 monthly internet also performed so poorly for my needs that I purchased Verizon separately and ended up paying for both. Management said they would contact the provider and mentioned a planned upgrade.
Yes, management answers some emails. Too often, though, the response amounts to "we're monitoring it," "we're working on it," or "report it again." I already reported it. Repeatedly. My August 20 follow-up explaining why their answers did not address the problems received an automatic out-of-office reply, but no substantive email response. My September 8 cleanliness complaint also received no direct email reply.
Residents who leave messes deserve blame. Management still controls cleaning schedules, maintenance, move-in coordination, and clear explanations of charges and concessions. Those responsibilities cannot simply be pushed back onto residents.
I pay to live here. I should not have to keep documenting dog waste, chasing basic upkeep, and checking for billing errors. Based on my experience, I would not recommend Atlas Mesa. read more
