Zillow Home Loans - Received this sweet treats... - Mortgage Lenders Near Me - Irvine, California

I'm giving them one star because we actually got the loan, but to be completely forthright, using Zillow Home Loans as our lender was one of the worst decisions of my life. From the time our offer was accepted and we paid our earnest money, the entire process slowly, methodically became more and more increasingly frustrating and maddening. To explain, I'll start with 6 months ago. My fiancee is still on a mortgage with her deadbeat ex-husband. They've been divorced over 14 years, yet because of his slackness and not paying his bills on time, she can't get off their mortgage. Our Loan Officer, Logan Kadolph told us that as long as she had a divorce decree, it would not be an issue. She easily provided it. Fast forward to two weeks before the scheduled closing we were then told "Well... she is still on the mortgage and liable." We were shocked. My fiancee was in tears for days. Later they decided to simply excuse this. As the closing date grew closer, I would get texts or emails saying "Everything looks good to close" and the very next day or hours later we would get an email from Julie Kim, Mortgage Loan Processor, and she would then send of list of more documents to upload. This was constant, a daily, never ending list of things to sign. I've purchased a home before and the first time was EXPONENTIALLY less complicated than dealing with Zillow. For the final straw, the day we were scheduled to close, they then said that my tax return and tax transcripts from a previous year, the amounts did not match, and I needed to give a reason for this. I said it didn't matter, since I had paid the IRS in full the previous year. They said it did matter. My fiancee simply Googled searched this, emailed that back to them showing that the transcript is the final word from the IRS, therefore there was nothing to resolve. Nevertheless, they canceled our close... to only HOURS LATER then say that they would excuse this. So as I had said earlier "It didn't matter!" But that was AFTER the close of business hours on a Friday, so we had to take off work AGAIN days later to finally close on our home. These are just a few examples of numerous issues we had with Zillow. Multiple times my fiancee and I said we wished we had used our bank. Bottom line, in my experience this organization is completely dysfunctional and it definitely seemed to my fiancee and I that communication within their team is severely lacking. I'm a clinical therapist and I counsel numerous couples, often times doing pre-marital counseling. Should any of them ever mention buying a house in the future, I will tell them "If you want to keep your sanity and peace, do not use Zillow Home Loans." read more

This was the a nightmare experience. We Prequalified for a home loan with 25% down. They then required 43% down. Our assets along with income far exceeded what should have been needed for the loan amount. Realtors on the buy and sell side work for Compass. They recommend Zillow as quick and easy to work with. This couldn't have been further than the truth. The whole experience was a nightmare. read more

We submitted a competing lender's offer at 5.95%, and our Zillow loan officer confirmed they'd try to match it. We provided all requested info and followed up repeatedly. She then went on PTO during the decision window with no backup contact provided. We were left in limbo and ultimately had to close at 6.125%, costing us over $35,000 more in interest. Zillow later admitted to delays and communication issues but still refused to correct the situation or offer a lender-paid refinance. Their rate match process is unreliable and poorly managed. I do not recommend Zillow Home Loans and strongly advise others to be cautious. read more

Told me it could easily close in 30 days and on day 28, decided to pull out of the deal because my income was not W-2 even though they knew this information when they pre-approved me. Do not attempt to refinance with Zillow home loans. They are the most incompetent and unprofessional group of lenders I have encountered since I bought my first home in 1985. I was put through an emotional and mental roller coaster during the whole process, which was supposed to take less than a month to finalize but took 2 months. It took that long to tell me I did not qualify when they could have figured that out on day one as the lender William sat in front of my computer and stared at the screen as I clicked to reveal my income, assets and debts. Any professional, experienced lender would have known immediately. There was no need to drag it on while making me believe I qualified. The icing on the cake was the congratulations I received from the lender and the processor for having been "conditionally" approved. They said they needed to look at a couple of more things, such as the title, etc., and William's email telling me the only obstacle was the amount of the loan and assured me that by lowering the amount, we'd be "good to go". His words! I agreed to put more money down and he agreed to finalize the loan by the end of the week. Two days later, the processor Emily called and totally refuted William's words and informed me I still did not qualify. I requested they give me their final say by the end of the week, which they ignored until I threatened to report them to the Better Business Bureau and the news media. I have reported them to BBB and will alert others, also. read more

Overall smooth process and great rates. Similar to other reviews on here: 1. The loan officer was amazing. Really took the time to explain everything to me and was available throughout the process. 2. Once handed off to their loan processors, it got rocky. They clearly need to improve their internal processes here. E.g. they asked me three times for homeowners insurance policy documents that I had already submitted. Or just two days before closing with the loan still pending "final approval" and me and my realtor getting nervous whether this will fall through, they ask for my latest pay slip. Which obviously they could have asked for way in advance... read more

Avoid them like the plague! I wish I had seen these reviews earlier and saved myself the nightmare. I have closed on nearly seven homes (both investment and primary residences) over the past ten years WITH OTHER LENDERS, and this experience was by far the worst. The loan officer we initially met with was amazing, with her service matching her 100 five-star reviews. Unfortunately, we were then handed off to the processor, and that's when the problems began. They use an app that is clunky and often doesn't allow you to upload documents freely, especially if your processor is delayed or inexperienced with the technology. It was extremely frustrating. When you need to talk to a human, there's no one available. This lack of human support tested every ounce of my patience. I would never recommend this app (It would be a stretch to call it a service.) Imagine 30 days of tech support-type calls, if you're lucky. Find someone local who will pick up the phone and save yourself the hassle. Additionally, their $3,000 on-time guarantee is a hoax, with fine print making it nearly impossible to claim. This added to the overall disappointment and frustration with the service. read more

The abomination and monopoly that portrays itself as Zillow is 100 percent deficient in truthful and factual information. I own 12 separate properties in California where Zillow underreports square footage, acreage size, years of construction built, and many other essential data; then, when, contacted with accurate information, they refuse to correct their records and threaten legal action even though they are spewing false and defamatory information which constitute actionable liable. This company is irresponsible, flaky, dishonest and should be shut down by US Federal Trade Commission, where, as an attorney, my complaint is being filed today. read more

I was pre-approved then approved. My realtor got everything together and we were ready to close. Then oh we need this & this & this. Okay done. Well...we can't do this without extra income?? My realtor found another mortgage company and I got my house in two weeks--with a much better deal. No thanks to Zillow. I feel as though all they did was lie to me. Does Zillow Home Loans have the cash flow to fund all of the mortgages they've pre-approved? I'm putting $210,000 down on a 4-plex and am requesting a mortgage of $75,000. I have great credit, zero late payments, am employed, etc. I applied for the loan at the beginning of December. It has now been 2.5 months and 3 closing dates have passed (Jan 10, Jan 24, Feb 7). The first was date was missed because the appraiser couldn't get into all of the units and needed to return. After that though, each time it got close to closing, the underwriter supposedly got confused or needed photographic evidence of something or wants the appraiser to go back a third time, etc. It's always something that take a few days, resolves suddenly, and causes the closing date to be moved again. So, the question is - Is Zillow past it's capacity to fund even small loans that are ridiculously over secured? Update: By some miracle, the closing papers finally arrived yesterday afternoon. It is supposed to fund next Tuesday. Original close date: January 10. Actual close date, February 14 with funding to occur February 18 due to a holiday. What I learned from this experience is to go to a credit union for small mortgages. Their interest rates are lower, they can move faster, and they're motivated to get it done. read more

First and foremost; their rates are absolutely NOT competitive. I have to admit that Google saved me almost 3/4 a percentage point by suggesting shopping around. So I did. I suggest you do too. After receiving an email from the rep suggesting I was angry. Not angry man, just smart. Mental math is my strong point. I had to ask them not to contact me again. You can do that, it's OK. I have excellent credit, which was proven. I provided all the paperwork. Their appraisal fees are atrocious! Paying $150 more on average. Their agents were inexperienced, and didn't even seem to understand how a credit card worked. Which is kinda sad working in the industry. I was sent to third party "verifiers" that seemed to troll for "info" that was completely unnecessary. During a 3 way call even the third party was concerned and refused to divulged information. Moral of the story. BIG names, BIG websites, BIG commercials Who pays for all that?? YOU! read more

The ONLY reason they got a 3 is because I LOVE LOVE LOVE my house and they got my loan closed as promised, WELL not without a lot of emotional abuse of both me and my realtor and a ton of stress but they got it done. I was originally prequalified for an anount which was no where near what I was actually qualified for, having stricter underwriting due to having my own business. The loan officer told me JUNE end of would be closing. We just closed August 27th. Try putting your life on hold with endless documentation of every financial transaction and every aspect of your life and business constantly. I was mocked, made fun of and basically told I was a liar because the manager refused to believe someone on his team repeatedly fed us false hope and false information. We had to get managment involved because the loan officer was NEVER brief and to the point and NEVER told me what he wanted clearly or needed or communicated what was going on. He WAS very nice though and never abused me in any way. His manager DID which is shocking. It is one thing to defend your team but I had witnesses and I have original emails from his officer backing up what I was saying. I would urge STRONG caution when using this lender. The loan officer also caused me to lose a thousand dollars to a builder by telling me I was prequalified for a construction loan without being specific. I believe the builder will return my money but still. Disappointing. They DID get it done and for that I am very thankful but I never want to go through that negative of an experience again. Ever. Began the mortgage application process with really good customer service. They set up a portal for me to upload my documents and retrieve documents from them. It was going smooth until they bounced me from one person to the next, lost my application, ignored my emails, ignored my phone calls, botched up the closing documents, and ultimately delayed my closing. I closed on 2/2/21 and first payment was due on 3/1/2021. I mailed the payment to the address stated in the mortgage documents and they lost it. Then on 3/1/21 they mailed me a notice saying the payment mailing address has changed. Then on 3/8/2021 I received another new notice that the payment for 4/1/2021 was to be mailed to a new bank with a new loan number. On 3/9/2021 called customer service and talked to the rudest person reading from a script. Good riddance. Do not use this company. read more

Made the contracted buyer jump through hoop after hoop after hoop on their application. It was dragged out for 3 months, continuously having to push out the closing date. Every time MLOA were given one item they requested, they came up with something new they wanted. Buyer went through inspection and appraisal, so that money is now wasted. Finally, when the buyer got them everything they had been asking for, and the lender rep couldn't think of anything else, the underwriters decided they couldn't offer the loan without a co-signer. Why wait all that time and drag the buyer through all this only to tell them at the end there was no way they'd qualify on their own? They did everything you asked of. An absolutely rubbish lender who didn't communicate well, strung everyone along, and made the process the worst i've ever seen. Also, their fees were outrageous. Because of their minimums, it would have ended up being almost 1.8% of the loan. If you value your timeline on your contract, look elsewhere. read more

Worried, worried, worried. Thought all was great until closing time arrived and now everything is being put off with only promises. Even have the utilities in the new place in my name and movers Saturday. After reading these reviews I am really concerned because I am having the same nightmare experience. Beware of on-line companies. Want to run as far away from them as I can get. I don't believe anything they are telling me. In the end I worried for nothing. My lender worked very hard and delivered. I closed on my mortgage with Zillow on 05/20/2021. They sold the mortgage on 06/22/2021 to BSI Financial Services. I made 2 mortgage payments to Zillow prior to the transfer to BSI, but BSI does not acknowledge either of those payments and shows my account past due on my first statement from BSI dated yesterday, 07/12/2021 (even though I paid through August, 2021). After researching BSI, I discovered that they have a pattern of complaints with the BBB and were in violation of the Truth in Lending Act, the Consumer Financial Protection Act of 2010, and the Real Estate Settlement Procedures Act (can all be found on BBB's website). They reached a settlement and were required to pay a fine back in May of 2019, but are still doing the same unethical things (and Zillow doesn't appear to be bothered by this). Zillow obviously knows that they are selling mortgages to an unethical mortgage company, and yet continue to do so. I also experienced the same issues as reviewer John B. (except that I did close on time - barely - despite all of the mishaps during closing) - multiple ignored emails, phone calls, etc. The BSI debacle is the biggest concern I have with Zillow. I'm considering refinancing to get out of this nightmare Zillow has put me in. read more

I recently notified Zillow about a con artist listing a property as for rent, that clearly lived in. In the two weeks since, they have not acknowledged that they are taking action against the scam to which at least 16 applications were sent. That is 16 families personally identifiable information, which Zillow by law is required to protect. Completely unsat. We are a military family affected by Zillow's inaction. read more

My agent Arch slipped up a few times in this process. He forgot to include the point scheme in the rate. He accidentally deleted my application and I had to redo it. He was apologetic and I was forgiving. What's much less forgivable is that at the very beginning of the process I asked explicitly if Zillow lends to LLC's, knowing that some agencies do not. He assured me that Zillow does, and so I spent a substantial amount of time working through the deal flow, on and off the phone, chasing down documents, hard pull on my credit. And then he tells me they don't lend to LLC's! Yeah Arch? In your 10 years of working for Zillow this basic fact has never come up? Unbelievable. Never working with Zillow again. read more

Worst experience! I am an agent and this is the first time ever dealing with zillow home loans. Everything was going extremely well in the beginning then towards the end when it counted and we needed answers it all fell off the cliff. Communication was TERRIBLE! When things started to get sticky the lender stopped communicating with just about everyone and was only going through my clients and the lender was not calling me back, or any of the key players in this deal. If I did get any response it was only through email with a very vague answer. They kept saying they were going to get us the documents we needed for over a week and did not see anything until the day of closing and it wasn't even the documents we needed. We were waiting on a clear to close document to finish off this deal and found out from the manager that they do not do clear to close documents the DAY OF CLOSING! We had been talking about getting a clear to close for over a week and the lender didn't say peep about zillow not doing that type of documentation. Funding got held up because of an error on their end and they tried blaming my clients for the underwriters fault. I even got a hold of the manager of the lender and she didn't even have the courtesy to call me back. The only way she communicated was through email. Some managing that is. On the day of closing they had the closing disclosure which was signed by my client a few days prior and all of the sudden the numbers changed on the document AFTER my client signed. The DAY OF they changed the points on the loan amount in turn costing my clients more money they they had signed off on. Moral of the story I recommend NOT using zillow lending. They need to stay away from the areas of real estate that should be left to the professionals and just stay a real estate portal. That's it end of story. Tony Powell (NMLS ID #1672578) was the least professional individual I have ever worked with. He changed the terms of my loan multiple times without telling me, lied to me repeatedly, was consistently unresponsive, and extremely rude and degrading when I tried to get updates on the status of my loan. His skirted around legality, and at times asked me to do the same. It was a miracle at the end when his boss stepped in and the loan actually closed. If you want to buy a home, I would suggest staying as far from this company, and especially Tony Powell, as possible. read more

I have to say that I am amazed at this experience. While I came prepared to supply piles of documents, the process was made easy by Andrew and Angi. We had our closing 11 days after submitting an application. And, while the interest rate was virtually the same between companies, Zillow had no upfront fee to process the loan. And, we had no need for an appraisal as Zillow waived the appraisal. We've done 5 or 6 refinances over the last 40 years and this was the best experience of all. Veterans might want to read this: It's been a few weeks since we closed; we have our home; but MLA was probably the least professional of the lot we went through (I switched lenders twice mid-stream due to my perceptions of inefficiencies). MLA was no different - talked the talk, but couldn't walk the walk. To be fair, I have poor reviews ready for both USAA and Veterans United as well - thoroughly inefficient. First, I had every document imaginable under the sun ready and was nearly at move to close when I switched from VU to MLA. I just didn't think I could live with myself staying with VU after letting them slap me around like a cheap old vaudevillian act. We were almost at 65 days of going back and forth! So, by the time the MLA lender got in on this, literally every document she needed was handed off to her, quite professionally and timely, by the VU lender. It still took over two weeks to close - my close date moved back multiple times - the seller almost backed out. There's no reason it should have taken this long. If you're a vet, especially going through VA the first time, reading this might benefit you. The first time VA home loan process is excruciating in the documents they want. And, underwriters have to abide by strict VA guidance - no quarter spared. However, many don't realize it until after they've pushed an initial package through and their little whiz computer spits out it's algorithm with some questions or concerns. Neither the lender, real estate agents, or the underwriters anywhere know what you need, so they'll keep coming back at you asking for more documents. For example, W2s. Your W2s from work, even if you work with the government or a global corporation, will not work. They need your IRS W2 transcripts. These literally have nothing on them that is not on your work provided W2. It's just an extra check to ensure your W2 is not completely forged - thus the IRS re-confirmation. What really irritated me is that the MLA lender asked multiple times for docs that were in the original packet sent to her by VU. I have the full packet saved, and specifically, she asked for IRS W2 transcripts in which I can see in the packet both the original work W2s and the IRS transcripts ordered by VU are in there. If you own a small business you're trying on the side, mine is weekend photography for example, you're in for a real treat - the UW wants to know everything - you'll nearly be interrogated as if they suspect you of being linked to Al Qaeda and 9/11. If you have the misfortune of having a parent pass away within the last few years, get ready for super extra scrutiny regarding any assets within the last two years coming into any of your accounts. And, no sympathy from the lender whatsoever. Underwriters are passionate about their jobs, acting like they're at the forefront of preventing a single cnet of any funds in any account being from El Chapo or Usama Bin Laden in some hair brained mortgage loan fraud scheme. While, this may not seem like the fault of the loan officer, in this particular instance the loan officer was keen to make it seem as if she knew all the ins and outs and could close this quickly and with ease. Later, she had to send multiple e-mails literally titled, "Please don't kill me." She dropped off after I said I would attempt contact with Mr. Ives (the MLA prime owner). We didn't receive a call or even a thank you email after close. Both Veterans United and USAA, even after we switched from them, sent gifts. If you're under 25 and just got out of the military and you're very organized and have all your docs, maybe it will be a breeze. But, make no mistake - lenders, real estate agents, and loan officers aren't your friend. You're never even going to meet the lender or loan officer. And, don't be fooled into thinking it's just because it's post-2008 sub-prime lending debacle that cost tax payers billions. Lenders are already rolling the dice on risky home loans. But, if you're legit - you get the microscope and weeks of (probably intentional) foot dragging. read more
