Moore, Lending officer (October 31 2019 refi - was that date mistimed? ;). Sam, the owner, immediately reached out to me via Messenger to let me know that Josh was not an employee. When I messaged him a screenshot of the email address and logo, I was contacted by Senior loan officer Brian Santos and informed that Josh had been let go due to questionable internal actions and behavior and they were not aware he was still operating under the logo and guise of a Homepath lending officer. Brian Santos - immediately set out to right the wrongs of their previous employee. Within 48 hours - they had overnighted me a check for the disputed amount that was still owed to us by Josh and I am confident in the integrity and professionalism of the company. Brian even offered to review the loan to make sure the loan was fair and correct. Despite the fact that Josh Michael Moore basically committed fraud by his actions and behaviors, and I wish I could prevent others from falling prey to his services and promises. I feel very well taken care of by Homepath Lending and would not hesitate to reach out to Brian Santos or Sam for future refis or other services. Within minutes of my submission I received a text and an email from both Eric and an alleged direct employee of Rocket. Eric and I communicated through text and agreed to speak by telephone the next afternoon. Three hours after the time he agreed to call me I finally had to text him. Ultimately he did call me a few hours LATER and I gave him all of my information, explaining that my DTI was high and income low, but the loan would give me the opportunity to get ahead of all of this and I had a small amount of help from someone but didn't know how to incorporate that into the application. He said based on a "soft pull" he could possibly help me. He told me someone would call me the next day; 3days later I had still not received a phone call and emailed Eric. Ultimately he said my credit check showed a 30 day late 6 months prior and therefore they could not lend if there was a 30 day late in 12 months. I had not had any late payments on my credit report for more than 10 years prior to encountering the financial difficulties I was seeking to resolve. BTW, I also had emailed the direct employee at Rocket and he never responded at all. I write all of this to point out that Rocket is NOT interested in assistance if your income is low and even if you have substantial equity in your home to work with. Rocket Mortgage is not interested in helping someone who has had ANY financial issues. Ultimately those ads about HELOC and equity loans are only useful BEFORE you have financial problems not during. And the design there is to have some broker make a steep profit while you go further into debt rather than use your equity to get out. BEWARE-the promises to help are extremely conditional.

They presented several different financing options before helping me select the best one. They understood the timeline by which I needed to close, and worked very closely with the lender to get all of the due diligence items and underwriting checked off. Brian exemplifies this. I used Brian to purchase three investment properties. When I went to refinance the loans I learned there were so many other ways he could have set up the loans that would have benefited me over the term. But then I looked at the fees he charged compared to the refinancing with other lenders and I realized how badly Brian screwed me. All Brian may be able to close the loan faster but it's because they have more capital after having screwed over so many customers. I can say is make sure you shop around.

The few times I reached out to him, he was quick and thorough with his responses, but he did such a good job of keeping me informed that I really didn't need to reach out to him much. I was a bit apprehensive using a company I'd never heard of, but between Yelp (and other online) reviews and the professionalism I was shown at every step, my apprehension quickly faded.
