I just finished purchasing a home in San Diego and used hlemortgage to do my loan. Originally, my realtor was pushing me to work with her preferred lender so I did at first. It turns out the agent was getting monetary favors from their preferred lender and that's the reason they pushed me to work with them. The agent's lender turned out to be a nightmare. They never returned my calls or emails, they quoted one rate and then increased it later even though the market didn't change. I found hlemortgage on bankrate and found that their rates/fees were lower, the service was spectacular. All my calls and emails were answered within a couple hours, and I ended up getting a 0.25% lower on my interest rate compared to that horrible lender my real estate agent referred me to!! After talking with Quicken Loans (save your time and money) I found HLE on the Bankrate.com site. I have refi'd my home several times over the last 20 years and have a fundamental idea on how the refi/loan process works. From the very first call, Hieu was very STRAIGHTFORWARD with rates, costs, and answered all of my questions with ZERO sales pressure. The TRANSPARENCY of this company was awesome! Very few lenders will actually send you their (daily) rate sheets showing you rates, costs, and discounts (money used to pay for borrower's closing costs). As a matter of fact, when I was asking questions about the fluctuations of "basis points" for loans, Hieu sends me a real-time screenshot of his 30 yr FNMA chart of his computer. That's lender transparency! So, I decided to lock before the election. Glad I did... I have refinanced before but none have gone smoother than my most recent one with HLE. My loan officer Huber Jr. was clear and was very nice about explaining the entire process. Not only that, he was prompt and attentive to all my questions, and I had many! I was working with a different local lender before I found this company on bank rate. HLE's rates and fees were much more competitive than what my broker could offer me. I asked him why they couldn't match up with HLE and they told me that these internet companies are fake and not to trust them. He could not have been more wrong! I picked up the phone and gave HLE a call. Huber picked up and 28 days later, WE FUNDED! Savings $200/month, thanks Huber and the HLE team. I had a pretty straight forward refinance but 28 days beats the 60 - 90 days that the other brokers were quoting. I wanted to write this review cause it's been a while since I've written one of these things, so I'm back! Anyways... I helped my cousin, who's a first time home buyer, close escrow a few weeks ago. He needed my help since I've been through the whole process. We contacted several mortgage loan companies pretty early in the process so he can get the best loan approval, a wise thing to do really. When I bought my first home I did everything at the offices of the loan companies, but Home Loan Enterprise (HLE) is a little different; its internet based. I wasn't sure about using an internet mortgage company because we didn't see the loan officer in person. HLE was suggested from a friend of mine and upon speaking with other local brokers and banks, we decided to give it shot. We worked with Roy and Rachel and they were very helpful during the whole process. Here's a breakdown of what I thought about the way they do business: Pros: The rates they offered were the lowest compared to other brokers and banks in the OC area. The rates and fees are connected to the market, so we able to check the current status of the rates at any time, without bugging a loan officer or waiting for them to get back to us. They have a "good faith estimate" on their website which outlines all the fees at any time, so there was no confusion about what he was being charged for. Roy and Rachel were quickly responsive for any questions we had; other places sometimes took a couple days, which was annoying. They have this secure upload feature of sending documents via the internet, which was very convenient instead of snail mail or having to come into the office. Cons: My cuz ended up with a higher rate than when he first applied a few months ago, but this wasn't due to HLE, but by the way the market was swinging and the timing of the purchase. He was bummed about that, but it's part of the game. Some of his income documents had to be re-sent cause they expired after a few months. I guess their underwriter wanted everything dated within 45 days of closing to be accurate. They said this is standard procedure everywhere in the industry. Yeah? A few hic-ups aside, the overall experience was a great one. I would certainly recommend these guys for your home load needs, and perhaps my own when I'm looking to sell and buy in the future. I'd cautiously recommend using HLE for a refinance. I had a rough start with a loan officer who resigned, but once I was transferred over to Huber and Rachel, the process went quickly and smoothly. They were readily available, professional, and a pleasure to work with. I've dropped my review due to severe concerns about the safety of my private information. After closing on the loan, my mortgage broker's email was hacked and I've started receiving phishing requests and links to malware from his email. With any business that I find on the Internet, naturally I was very skeptical, especially when it comes to something as big as a home refinance. One thing that stood out first was the technology on HLE's website and the fact that I could get a GFE quickly. Working with Huber and his team was awesome! My parents asked me to go online to shop around for a mortgage and I came across: Home Loan Enterprise, Greenlight Loans, Quicken Loans, and LoanDepot. However, Home Loan Enterprise turned out to have better rates and fees than the above-mentioned. I also checked the online reviews of all the companies previous to telling my parents about my find. It turned out that most reviews about Home Loan Enterprise were positive and anything that was negative was addressed pretty quickly with management. The loan was closed 2 days ago and my parents were able to get a rate of 4.0% which is considered pretty low in the current market conditions. I just closed my mortgage with HLE, Hieu Tran deserves more than 5 star. I had my loan with Chase and I tried to work with them again in refinancing my loan, I feel like I'm just a bother with the loan officer (I'm a good payer and I always pay ahead of time with added principal) it's like a take it or leave it offer with chase they don't value me as a customer, so I left, then AmeriSave came, with this one, they gave me a good rate but they kept on changing and wants me to sign with a $500 non refundable fee, then I came across Hieu referred by co-worker, he answers promptly, I believe it was a weekend when I messaged him and he did answer all my queries right away even though it was after his office hours, like 10:30pm. I work in a health care field and I'm illiterate when it comes to real estate and mortgage terms, Hieu explained everything to me in lay mans term, I never felt I was being pressured to close with them, he never bothered me or bombard me with emails, he just waited for the right rate at the right time before we close mine. He's very patient and very diligent in working with my documents, we closed it right away and started my new loan with them. We just closed escrow on a new home purchase with hlemortgage and I'd have to say I am extremely happy with the end result. Since rates have gone up, we were a little frustrated since we finally found the home we wanted but rates were higher than early 2016 due to Trump! Our loan officer Hieu presented us with many options. We were originally going to go with the 30 year fixed but found that the 5 year ARM was just a way better fit for us. The 30 year was at about 4.125% but the 5 yr ARM was at 2.875%. This is a difference of 1.25% in rate which is based on our loan amount of 359k was a savings of about $5k/year in interest alone! We did some research because it was our first home and we heard so many things about mortgage rates adjusting and what not but found out that the 5 yr ARM was actually a really good loan program since most people either refinance or purchase something new within 7 years anyways. Of course we always have an option to refinance at any time if the 30 yr goes down again but we are really enjoying this low 2.875%. We originally found HLE on yelp and noticed how different they are from all the brokers on there. I appreciate HLE because they are not pushy at all and are super informative. They let us make decisions on our own and had the lowest rates. The website is super informative and doesn't get us to give all our information like the other brokers had. I was worried about the lengthy process but when we started it was extremely easy. They use really good technology to sign electronically and get things done really fast. I was working with Huber Bongolan and Rachel Goolsby for my California property re-fi. They had been with me every step of the process, from beginning to end. Never did I have such a pleasant experience working with a mortgage company. They provided a checklist of documents for me to provide, and I uploaded the images through their secure transfer in a day or two. After that, Huber and Rachel took the ball and ran the court. The refi is closed within 45 days. The entire process is transparent and no communication breakdown. I had lots of questions even though I had refinanced a home in the past. He was more than patient with me and answered every question and helped to make the entire process easier, always finding ways to give me forewarning on certain numbers and processes to anticipate during the refi. He gave me great guidance and hand-holding during the entire process. Also the site for uploading information was easy to use and felt secure to send such important yet sensitive documents. When I was traveling out of town during part of the refi processing, he even sent me a FedEx label to make it easier to send needed document, so I didn't have to do much except follow directions and not have to exert too much effort. The refi process was brutal. I don't understand why it was so much more stringent than my initial loan three years ago. I suppose that's how it is these days. I started my application process in mid December 2012 and the loan funded mid February 2013. Despite the painful process, I give 5 stars because of the low interest rate and great customer service from Steven Lieu (loan officer) and Tiffany Nguyen (loan processor). The most agonizing part of the process was filling out the loan application and gathering all the data requested on the checklist, which took about a month. The online file uploader is convenient and made me feel safe. Another lender I contemplated using made me email them all the information. The next big time guzzler was employment verification. My wife and I combined had about 8 different employers in the past three years and I didn't write all the info correctly on the application. Tiffany had to sort out the mess and verify all the employment, despite getting stiff armed by various uncooperative HR people. During the entire process Steven and Tiffany responded promptly to my questions via phone call and email. They explained things thoroughly and were always courteous. The home appraiser was expedient and the mobile notary was convenient. The notary made a home visit with the escrow papers. The annoying part about the escrow papers was that we had to fill out the residence and employment history all over again. Doesn't make sense. Why don't they just get a copy from the loan application? I didn't know I had to fill that out ahead of time so the notary sat at my dining table for half an hour while I filled out the info with my two kids screaming in the background. The final conclusion is that I'm glad to have gone with Home Loan Enterprise and I recommend them. read more

Our loan was funded about 3 weeks after we applied! In fairness to what some other reviewers have mentioned -- yes there was a lot of documentation required, we were just lucky to already have digital copies of nearly everything they needed, I was able to send Huber about 90% of the docs the first day we spoke and the rest within a few days. I feel very happy and inspired that I found HLE at Bankrate.com. HLE Website employs the best Mortgage Process I have ever discovered. I saw some rave reviews about their website here, which prompted me to go there and see for myself. Not only I could view live rate after easily selecting some basic non personal information from the drop down boxes, but I could see total loan fees next to interest rates along with options. What sets HLE apart from others was I could instantly view / save Good Faith Estimate based on my Quote ID. I began to very impress about HLE Website. I did not instantly apply mortgage with HLE doubting that what if their website is just the facade to reel in the unsuspecting borrowers. I checked BBB, and googled fishing for complaints about HLE. I saw six great reviews about HLE at Yelp, and combed through every single reviews twice to spot the worst things I could ever face if I go through the refinancing process with HLE. Nothing major issues about HLE came up. So I applied it online, which was easy to complete. I received the automatic email notification from HLE saying they received my app, and asked me to upload docs required to process my loan. I was told by the HLE Website that one of the loan officers will contact me within 24 hours. I waited for more than 24 hours, and nobody called me. I knew it would be good or bad things. Loan officers at HLE were very busy and they only want to deal with serious borrowers who followed instructions and uploaded requested docs at the same time or like most online lenders, they would be lacking service and probably never return my call. I have to find out. I am glad that I called, and equally glad that Danh P. happened to be the one who answered my call. After I asked him some of my concerns, he addressed my questions right away. Since I did not have a pen handy to jot down his contact info, I asked him to e-mail it me. He sent his info within one hour. From that moment on, I knew that I could trust him and he would follow through whatever he said he would do. I need to test the water first before I invest my time and energy to go thru this loan process with HLE. After I talked with him, I grew more confidence about doing business with HLE, and uploaded all docs. Thru e-mail link, I could upload multiple files simultaneously at real time. The great thing about is once I uploaded the docs, Danh, and Steven the loan processor, who is also very helpful and knowledgeable, got automatically notified. Via an e-mail link, I could access the Disclosure file which contained all essential docs such as GFE. Surprisingly sweet for me was that three or four days trial working periods with HLE did not cost me a dime. After Danh preappoved my loan, he e-mailed me the rate lock options sheet based on at that day market. I got offer , which was .125% better than what I originally quoted at their website. Even then, He did not push me to lock. (Only Thing to Beware: HLE uses borrower or coborrower 's lowest middle score as credit scores) I decided to lock on the same day, and paid for the appraisal fee. The following day I got access to updated disclosure package (surprisingly fast!). After the appraisal came in, I checked with Danh and requested some big and small changes. I was a bit worried whether he remember what I told him over the phone on that day. He did every single changes correctly, and within a week I received updated disclosure package, which reflected all changes we made on that day. Danh was flexible enough to accommodate my requests for changes without charging me a penny for that. Either Danh or Steven keeps me posted, timely answered my questions, and they also help me answer their underwriter' questions. Besides, their underwriter was not that picky and did not ask me to explain about minor things. They normally keep me in the loop, and inform me with status update. However there were two weeks of silence after the appraisal came in, and only one system generated e-mail about updated disclosure that I received as communications within these two weeks. Rates were going up on that week, and I felt a bit panicked worrying that my 30 days rate lock will be expired within a week and they won't allow me extension or charge me ridiculous amounts. Danh apologized for the delay, and told me their underwriters were very busy, and HLE would cover for the extension. (I knew that changes I asked caused some inherent delays, but I was not blamed for or penalized with any fees). Next week I was informed that my loan got approved, and received closing docs w/ estimated closing cost sheet for my preview. Closing fees were close to what I was quoted, and after all, I saved about $150 less at closing than fees in my last GFE. All together rate/fee combo saving was roughly.25% rate. All surprises about HLE were good ones. The road to my refinance loan with HLE was as smooth as it could be. read more

I had a great experience! I was so scared to use an online bank, I had herd so many horror stories. I almost picked a different one since they had good reviews on bankrate.com, but found here on Yelp they had HORRIBLE reviews. That was just the thing I was scared of! (so don't trust bankrate reviews) However I was pleasantly surprised to see Home Loan Enterprise had wonderful reviews here on Yelp, and they were true to it! The reason I went with them is I knew my credit was good, and this would be the last refinance I ever do, so I wanted an amazing rate. All the full service nice lenders I am used to only offered 3.99, but these guys got me 3.75! Disclaimer: This five star review is based on the understanding that these guys are not going to give you the same level of service as other mortgage brokers. They still did an excellent job and did things good and fast, even though I'm self employed; but there was not as much hand holding as I was used to. I didn't mind at all, I knew I was getting what I paid for; but if you want to be kept in the loop with updates along every step of the process, these guys aren't going to do that. Instead they just tell you when something needs to be done, and otherwise they save you and them the trouble of updates along every milestone. If you want fancy service, go with a fancier lender. Were knowledgeable about the entire loan process. Helped me lock at a great rate and fund the loan on time. I would not recommend this mortgage company. I've worked with several different lenders before, and this one is just very slippery. They will quote low costs upfront and then you can expect the real costs to start getting added as you go further along. They are also slow with getting the loan completed and they sometimes are not responsive when you need answers. Save yourself the headache and frustration of working with this company! read more

The underwriting process was a torture chamber. The initial process was going smoothly with prompt attention by Stephen Lieu. We chose HLE as they had the best advertised rates for a fnxed 15 year refinance of our primary residence. While we have excellent credit and good income, we knew that the process may take longer as part of our income comes from rentals, interest, and other income. However, with a 800 credit score, the same employer for over 30 years, and the same residence for 30 years, I mistakenly assumed that we would quickly be approved for a loan and close within 30-45 days. The application process begun on May 12, 2013. A GFE was extended to us on May 29, 2013 and we agreed to a lock in on June 5, 2013. Any and all requests from HLE were completed and supplied by email within 24 hours. We spent literally 1-2 hours every day responding to the underwriters numerous questions. We had completed a rental refinance in February 2013 so we anticipated many of the questions but others were simply silly and many were repetitive. An example is that they asked for the 3rd and 4th page of our savings statement. I explained that ther was no account information on these pages but simply filler information from the bank. They still wanted them. Another was concernng verification that one of our rentals was paid in full. We supplied them with the reconveyance from the lender and they insisted on a title report of the property. Thak goodness we had the best loan processor in the business, Rachel Goolsby. She was an absolute saint and went out of her way on numerous occasions to search on the internet to resolve some of the underwriters questions. Again, a response from us or Rachel was made within 24 hours of every question form the underwriters. This process was so lengthy that we were pushing against our 45 day lock rate and did close this transaction with only a day or two to spare on July 17, 2013. In conclusion, I nominate Rachel for sainthood. However, the underwriting dept was absolutely brutal and overbearing. read more
