The fact that Yarmouth manages so many units in DC should be a safety concern for us all. Even though they manage hundreds of units, where people live 24/7, there is no way to contact them except to leave a voicemail that may or may not be returned. No one should be forced to pay DC rental prices and then be unable to contact anyone during emergencies. That's on top of poor communication, maintenance that may or may not show up, an online maintenance request system that no one checks, front desk folks that guess at answers to questions regarding move in (and usually guess wrong) and amenities they say are included in the price when they advertise the unit and then that changes when you move in. Don't rent with Yarmouth, they have beautiful units, but living in them is not worth the stress of their poor management. read more

Me: a functioning and responsible adult in search of a rental property. Prepared with application, research, budget, and a healthy understanding of the competition in the DC rental market, quick to respond and ready to make moves, by all means a serious strong tenant lead. Yarmouth: lackadaisical and unwilling to answer emails in full sentences. Highly unorganized, despite only having 6 agents, there's no internal or proactive communication. Properties routinely are leased out and become unavailable without coordinating who has showings scheduled, and there's absolutely no advocacy on your behalf. Yarmouth is not tenant friendly. The could not show less empathy or be remotely interested in being helpful or forthright with information. Yes, they lease a lot of homes on the Hill. And if you're lucky and are fumbled through their half-witted processes like a plinko ball, you can snag a listing, but after dealing with the incompetence on the search, I'd hate to endure their property management. I truly have no idea how Yarmouth rents out properties. On two separate occasions, I emailed trying to set up a tour and indicated interest in their properties. The first time I emailed, I wanted to tour a specific property and was ignored after stating when I was available. I emailed a second time and was told the property was rented out, so I provided FIVE or more properties I was interested in. After having some communication with a leasing agent, I have once again been ignored for over a week. I understand there were holidays but it looks terrible for any business to ignore their emails and calls. read more

They get stars for being 1)metro accessible, and close to the properties they manage and 2) being very sweet and nice every time I've called them or gone in to talk to them. They're also pretty quick on the response, you just have to make sure to ask . Eg. When I called them because my room was 15 degrees colder than the rest of the house, I asked them for a space heater and they got it to me within a couple of days. However, they do get docked a star for being a little flaky on my rental application. I applied and had only 1 yr and 3 months of history because there are only 2 spaces to fill(1 yr in NY then 3 months in DC while looking for a place), and they said this wasn't an issue. But later, they delayed my application because they wanted at least 2 years of history, so it was an issue! Anxiety causing for sure. Overall, they've been really nice and responsive so far and moved things through relatively quickly. Yay! read more

I don't like leaving bad reviews, but my husband and I were interested in renting a new place in Capitol Hill and finally found a place we were interested. The experience was not easy with Yarmouth. We had to contact the owners through the application processor who was very pushy and rude every time we talked to her. They lied about what was included with the unit and we didn't find out until we tediously read the lease. We decided we did not want to rent through Yarmouth and give them our business just to be pushed around and given crazy ultimatums. House hunting should be a positive experience, not a negative one. Everything is fine with this company except for the maintenance guy Tom Cash. 2 years and he never fixed my door(huge safety issue!) or patio light after multiple emails back and forth. A couple times people actually showed up, but they should be coming every time I'm told they will show up. Tom also acts surprised your unit has never had roaches or mice when you tell him. All of the tenants talk to each other so stop acting shocked when we see mice and roaches at 1544! I've had a hole in my ceiling for over 6 months and I told him twice about it. They finally decide to show up magically because I am moving out and they have to do a quick patch job to rent it out again. Looking forward to writing a letter to the actual owner of the building. read more

I have been a Yarmouth tenant for 20 years, and have always been pleased with the company's response to main requests, especially after hearing horror stories from other renters. This weekend was especially trying, considering my cat chose to get herself trapped between the hot water heater and brick wall in a sort of slot canyon that she couldn't get out of. She was stuck bavk there for more than 24 hours, and all the treats, tuna, and toys ( not to mention Animal Control) couldn't get her out. Tom at Yarmouth called a plumber who apparently had secret cat wrangling skills, because he got her out in 20 minutes- and this was on a holiday! The staff has always been professional and helpful. I responded to a Craigslist Ad. Tom replied and set up date/time for viewing. Asked him to text me if anything changed. Get there forty-five minutes early. Received a call from Tom at the half hour mark telling me the owner had already chosen a tenant. I was FURIOUS I was misled to show up for nothing. He offered to show the unit in case the other applicant didn't work out. I hung up on him. I wasted an hour an half catching buses to the place. My suspicion is that I was racially profiled. To helter skelter looking females came out of the building at separate times as I waited. Tom called right after the second one went back inside the building. read more

The team has taken incredible care of our home, ensuring that maintenance is done when needed, advising us on improvements and taking care of paperwork. Renting out our home has been a completely worry-free experience for us and it's so reassuring to know that our home is in such great hands. This was my property management company for 7 of the 8 years I lived in D.C. My circumstances may be a little different since I had a pretty ideal setup and there wasn't much they could've done wrong. I can honestly say I didn't have any complaints the entire time I rented with them. Pause...I do wish they would've had some type of automatic/electronic payment system. The only reason that wasn't a huge deal was because I lived within walking distance of the office and worked from home a lot. I found the staff to be friendly (especially Debbierena...love her) and whenever I emailed or called for service or a concern, I was addressed within a couple hours. I enjoyed my stay there and if I ever am back in the area and looking to rent, I'll check out their listings first. read more

These guys are incredible. I can't believe they only have 3 stars. I have been renting an English Basement with them for 3 years. They never raised my rent despite replacing all the carpets with real tile floors. Any repairs were responded to immediately and I definitely ran into some issues living in a basement apartment in an older row house. The people they have sent to make repairs have done so efficiently and correctly. Yarmouth allowed me to go month-to-month after my first year on a lease. I have mostly dealt with Tom Cash through the years and he is totally on top of things. I never had to wait for a response on anything. I highly recommend them to anyone looking for a rental, particularly in the Capital Hill area, and have done so to many friends of friends! And if I am ever looking for someone to manage a property of my own, I'll reach out to them first thing. read more

Lackadaisical service, which is fine, until it's not... We are in the final steps of renting an apartment through Yarmouth management, thankfully they are not the landlord or else I would be very worried based on my experiences with them so far. For a while I've really been impressed with the inventory that Yarmouth has on their website of nice apartments and homes for rent on Capitol Hill. When my wife and I decided that we'd look around before our lease was up to see if there was anything available in the popular and increasingly expensive Navy Yard area, we were excited to find a wonderful looking apartment on the Yarmouth website for a very reasonable price, it almost felt serendipitous. We put in an application and were quickly approved. Yarmouth has a policy of requiring a deposit within 24 hours of application approval, which is OK but with 9 - 5 business hours and no flexibility on that (we asked) I had to leave work early the next day in order to take care of it so we didn't lose the apartment. So we did all the paperwork, gave them a deposit for the rent as well as a check for the move in fee, which was to be paid to the property manager of the building we'd be moving into. Here's where things started to fall apart. As my wife and I have learned, Yarmouth is quick to take your money but when you are having issues they make you feel like you are inconveniencing them. About three weeks before our move-in I wanted to start making arrangements with the property management in the new building (which is a condo building so they have stricter rules about such things). When I called they said they weren't aware that we were moving in and hadn't received any paperwork. This was over a month and a half after we had signed a lease with Yarmouth, I thought this was odd. Upon calling Yarmouth and being told that the person handling our lease was unavailable and they'd call me back I asked to speak with someone that could help now, explaining the situation and my anxiousness to get things cleared up so we could move into the new building without incident. The lady whom I spoke with assured me that they had sent the check and the paperwork and she'd make sure that it was handled. That was three weeks ago, between then and now I have been told this situation has been resolved numerous times, only to be told by the property management it has not. Had to follow up with them numerous times when I've been told I'd receive a call back, which I did not, and generally have felt like a second-class citizen even though they currently have thousands of dollars in the form of a deposit check from us. Finally, the landlord (owner of the condo) called me yesterday, apologizing profusely as she had spoken with the building management and had just learned about our situation, why she felt the need to apologize (it wasn't her fault) and Yarmouth hasn't given me a call back as they promised or simply said they were sorry for the inconvenience and stress they've caused is all you need to know about this company. We learned from the landlord that Yarmouth had mailed the check and our paperwork last month to the tenant who was living in the apartment before us, thus the reason our paperwork and check were never received by the management company. If Yarmouth had done literally anything to resolve the situation I'm certain they would have realized the mistake in about five minutes and been able to resolve it, instead it's caused almost a month of anxiety and hours of wasted time between phone calls and emails on my part. They have a nice website, the leasing agents seem OK and the properties look great but lipstick on a pig is still a pig. Frankly, they are friendly people but completely inept, I do not recommend working with this company and I will be avoiding them in the future. read more

I've rented a home under Yarmouth Management for 4 years now. it's been an endless saga of tenant rights violations. Personally nice people who are terrible at their jobs and employ maintenance people who are TERRIBLE at their jobs. Every time someone comes to fix something they have to come back a second or third time to try and repair their "repairs". I could write a book on how bad these guys are. And, now after living in our new apartment, which is thankfully great, we are still having problems with Yarmouth. Their accounting system seems to be from 1973 and they have zero ability to take online payments (without outrageous fees charged by them and 3rd party vendors). I instead relied on my banks online bill-pay system to send them our monthly check, a system I've been using for over a decade to pay countless monthly bills with zero problems. No problems that is until I encountered Yarmouth Management company. I'm not sure if they just don't check their mailbox often enough or if they really do have the slowest mail delivery of any route in the greater Metro DC area ... either way they didn't process our rent check until one day after it was due. I showed them all the receipts and emails from my bank and let them know I would be sure to set the bill-pay to process the rent check earlier (about a week before the first of every month and over two weeks before it's due). Yarmouth sent no response to my emails other than a note saying they got the check in the mail that day - in all honesty it had likely been sitting in their mailbox for a few days and no one had bothered to check it. Two days later though I received an invoice from them for the $50 late fee and a random Pepco bill that the landlords had left them at some point. The nickel and diming, total lack of customer service and just all around inability of their staff to communicate is absurd. I love our apartment and moving a family of 4 is a total nightmare but, unless my landlords cut Yarmouth out of the picture next year, I will be looking for a new place to live when our lease is up. I've spoken with a few friends who also had the unfortunate experience to live in a Yarmouth "managed" property and heard similar stories about their billing and total lack of customer service. You have a lot of options in the DC area ... whether you are a renter or an owner you should LOOK ELSEWHERE! read more

Yarmouth is THE WORST! After renting with them for 3 years, i finally had enough. I rented a small 2 bedroom house on Capital Hill. The house was dated, but seemed to be okay. It was never disclosed to me that there were any issues. It turns out there were and still are several issues. All of the wiring is outdated, which led to many outages and problems. I called several times and each time it took days for anyone to respond. When they did, they would send over service people who would say they weren't authorized to fix anything. The basement has a flooding problem. I called and called and called about this. I also asked that the carpet be changed out after the 6th flood. Nothing was ever done. The space ended up being totally unusable. The service is just bad, very very bad. Do yourself a favor and rent directly from the owner or through a different agency. Yarmouth only cares about getting your money. They are unresponsive, unhelpful and unprofessional. read more

I have been a tenant in a Yarmouth Managed Apartment (the same one) for just under two years. During my experience they have been considerate and accommodating to my needs. There was a mix up once with the keys for the repair man but I think that was more the repair mans inability to use the door then their mess up! They allowed me to retract my 30 day notice when the contract on my condo fell through (obviously because no other tenant had yet been found) but this was still not required on their part and was very helpful. They also allowed me to give notice a couple days after the first when I found another home and had a contract on my new condo. I have not moved out yet (7 days and counting) but so far they have been a pleasure to work with. They even helped to clear out the locals who would take up our parking spaces in the back of the building! I will update my review after I finish my move out and I experience their handling of the security deposit. As of now I am definitely a fan and will rate them 4 solid stars. I'd do 4.5 but its not an option. read more

I have lived in an apartment managed by Yarmouth for about 1 1/2 months and already am considering whether I should move or not. It's clear they don't invest any time or money to make the apartments more energy efficient and reliable. In the summer the apartment never cooled down as the windows wouldn't even stay shut. I've reported the problem and gotten nothing back. I'm told it's going to be 50 degrees in my apartment this winter which would explain why the previous tenant left after only a year. To make matters worse, a few weeks ago I started having a leak in my ceiling. I reported it many times, had to pester them by phone and they haven't fixed it. It rained so much a few days ago I had to stay home from work so that the apt wouldn't flood. They sent a carpenter who said he couldn't do anything until the roof guy came. After 3 phone calls harassing them the roof guy has still not come though he told me that he'd becoming this morning. I don't have any confidence that this leak will be fixed anytime soon. I will never rent from them ever again. read more

They are very responsive when anything comes up (which has been rare) and proactive in scheduling seasonal maintenance (tree trimming, HVAC servicing, etc.). I have worked with Yarmouth in the past to find an apartment. The experience was fine, not great. I still live in the building. Recently a Yarmouth employee tried to enter my apartment without permission or knocking. They were using their keys to enter the premises. When I asked who it was they said they were there to see a completely different apartment in the building, but were confused about which apartment it was. The Yarmouth employee was extremely unprofessional. It seems odd they did not even know what apartment they were supposed to be showing and thought to just enter an occupied unit without even knocking. Like I said, I had a fine experience when searching for an apartment, but I would probably look elsewhere for my next apartment search due to the unprofessional nature of the employee trying to enter my unit. It would benefit the company to train their rental agents better and ensure that they are aware of the apartments they are showing before actually entering. Disappointing experience - be wary before using this company or at least do your research. read more

Been in a Yarmouth managed townhouse for about 4 months now. I love the place, but I wish I could just deal with the owner directly. When we first moved in, there were numerous things left undone that should have been finished before move-in: smoke detector left hanging out of the ceiling, old refrigerator left in the kitchen beside the new one, no blinds on half of the windows, and shelving left unassembled in the walk-in, among a few other things. Apparently, no one inspected the place before I picked up the keys. They suggested making a list of all necessary repairs over the first couple of weeks and sending it via email, so that's what we did. It took multiple emails just to have them contact someone to come fix everything. The contractor they had come out, didn't even have a list of everything that needed to be done, so wasn't prepared to do anything about most of it. It took over 2 weeks to finally get most of the job done. In the end, the shelving still wasn't put up. There doesn't seem to be any kind of advantage to renting through this company, as the tenant is responsible for just about everything on top of the rent. Maybe I'm just too used to living in apartments where management was responsive to maintenance requests and was interested in making sure things stayed in working order. The one highlight of my experience was the gentleman that showed me and my roommate the properties. Bill was extremely kind and seemed to genuinely want to help us find the right place. He was also the one that called to tell me that the first place we wanted had been rented to someone else. No one else bothered to give an update on our application status when that happened. Yarmouth manages a lot of places on the Hill, so it may not be possible to avoid them completely, but definitely try other places if you can. read more

I rented from Yarmouth for 1 year. Never again. While some of the people I communicated with were nice and polite, there's were incomprehensibly rude. I should have known before I even moved in that there would be problems. I signed the lease and put down the deposit for a 2 bedroom and looked for a roommate myself. I narrowed the search down to a few and sent them to Yarmouth to look at the house since I hadn't moved in yet. After a couple, I got an email saying they couldn't show anyone else the house because the current residents were annoyed with "constant visitors." I know now it's because they show up without warning. A few days later I found a roommate and asked her to stop by Yarmouth to sign age lease. I got a call from them saying someone was already on it. Luckily that wasn't true, but they had told one of the people I had look at the house that she could sign the lease. Without asking me! When I complained and asked why they told someone they could sign the lease without confirming with me, they blamed me for "trusting craigslist." One year, 2 broken air conditioners they refused to fix over the weekend it was 105 outside and 95 inside my house, and 15 unannounced visits, I won't be using them again. read more

We rented our condo from Yarmouth for five years (2007-2012). Within that time, the rent increases have been very, very moderate - certainly not as crazy as the high rise apartments that my friends rented. (But I think that this rent raise depends on each individual owner). Yarmouth was very responsive to all maintenance requests (including a leak on the ceiling). When we finally decided to purchase a house and submitted a notice to terminate our lease - they sent back all of our security + interest acrewed with no hassel. (But we also we decided to spend a little money ($150) and hire the cleaning lady they use. This was our idea - and not at all pushed on us by them. We also repainted our walls). I also used the cleaning lady for our new house to get it move in ready, I probably won't use her again but she was good enough to secure my full deposit. read more

I've been renting from Yarmouth Management for over 3 years. I can tell you I've been satisfied with their customer service. When I do have an issue it is usually solved within a day ( if it's urgent) or within the week. This really all depends on the Landlord though. Idell is very attentive and has a quality list of reputable handyman in specific skills to get things accomplished. The agents were very professional and didn't try to UP sell apartments. The agent and I had a thorough conversation about the renting process, cost and information about the area. The one note is that some condition of the apartment was less than satisfactory, the carpet was not clean and there were other imperfections to adjust. Granted that my move-in time was accelerated. Overall, good people a good business and a Capitol Hill staple. read more
