I toured a house with a realtor/ property manager named Kelly. The house itself was under construction, but we worked together to see the vision of what it could be. She explained the owner wanted income before completing the renovations so we would rent before they were completed which is odd. She also mentioned that maintenance sometimes falls on the tenant if the company seems you at fault, which felt like a nice way to say "we will charge you regardless of the reason for the issue". We followed up about applying and were willing to after getting our questions answered, but she never replied. We messaged her personal number she gave us multiple times, followed up through Thos D Walsh, and emailed, never heard anything back. Overall, felt scammy and never got a response from her or anyone. I've seen other reviews saying the same. I'd recommend staying away. read more

I had an extremely frustrating and unprofessional experience with Thos. D. Walsh, Inc., Realtors. I first reached out on the 10th of the month via email, phone, and text to inquire about a rental property. I finally received a response on the 15th--five days later--and scheduled an appointment to view the unit. They were fully aware that I would be traveling over 8 hours from out of state for this showing. After that one response, I was completely ghosted. No confirmation, no follow-up, and no one showed up for the appointment. Even after emailing again for clarification, I never heard back. For a company that manages rentals and deals with people making serious life decisions, this kind of behavior is not only disappointing--it's deeply unprofessional. Luckily, I had three other property visits planned that day. But to treat someone who's investing their time, money, and energy to relocate so carelessly is unacceptable. I strongly caution anyone considering working with Thos. D. Walsh, Inc., Realtors. If this is how they treat prospective tenants before a lease is even signed, I can only imagine how difficult it would be once you're locked into a contract. Do not put your trust or faith in this company. They have shown a complete lack of reliability, professionalism, and basic human courtesy. read more

Interesting to see such a diversity of opinion on here, but the folks at TDW have always been extremely prompt with resolving any maintenance requests that I have, up to and including the replacement of major appliances that have failed. I suspect some of the difference between my experience and negative ones on here may stem from whether or not the actual property OWNER is cooperative or not, but that's something almost impossible to check for before you rent a specific unit. The flip side of that coin of course is that the unit I've rented from them has required maybe half a dozen major acts of maintenance in the 18 months I've lived here, but when you're renting a little old house instead of a luxury apartment, that's not so surprising. Anyway, the actual folks at TDW have only ever been prompt, courteous, and efficient. read more

Roaches, water damage, and cleanliness are constant problems in the DC building that I live in. They are unresponsive and have no sense of urgency. I had 10 roaches in my unit in a span of 8 days before pest control. I had to stay with family friends until pest control came, and even to get them to schedule an appointment I had to reach out multiple times. All that I asked was to be reimbursed for the time spent outside of my unit and still, no response. They put bandaids on serious problems and ignore you when you speak up. Save your money, do not rent with them. read more

My partner and I rented with Thos D Walsh for 5 and half years in DC and I can say with certainty that they will be one of the best landlords you've ever had. When we moved from an apartment to a row house we specifically sought out properties rented from them. The apartment that we rented was rent controled at an extremely affordable rate for DC. But even so - whenever we had any problem with the unit Thos D Walsh was always extremely prompt and got the issue solved for us. I'll never forget when the oven stopped working, we sent in a report and maybe 2 days later they installed a brand new oven in our place. The rent control on that apartment was a huge factor in helping us save to buy our first home. Good people, great properties! read more

This is a horrible management company! Keith Carr is the manager and he has zero respect for human life. My building has gone without heat for four days in November, there are older folks in their 90's that can't afford to move and have no one to report the issues who were exposed to freezing cold conditions. This company has managed my building for the last seven or so years and have run the building into the ground. There is trash all over the property, boards on apartment windows, abandoned cars in the parking lot, it's starting to look like an abandoned building. read more

I've been long time tenant of Thos D walsh- my bathroom flooded 11 times in 7 months,, and it took them 7 months to move me to a different unit. Then when moving into the new unit, they made me move the refrigerator with one other man from my downstairs unit. And they told, me I had all the time to move my things upstairs. And they had contractors go in my unit, trashed my bin with photo albums, wedding dress, and kitchen things- when I was across the hallway- without any communication and I STILL HAD MY KEYS. POOR COMMUNICATION and human relations read more

I'm at the building on Randolph in DC. This is a slumlord. They no longer pay to have our shared spaces cleaned despite having a roach problem. We have near daily break-ins because the doors are always broken. The "contractors" hired to fix water damage clearly were not licensed and left an outlet dangling from a wire in the wall- permanently. read more

I was looking at apartments to rent in DC and lucked into one of Thos D Walsh's properties before it was ever listed. The receptionist was polite and gave me all of the information before setting up a tour of the unit I'd call home for 3 years. I'll admit, having an apartment next to a cemetery, with flickering lights in the foyer and the agent who was dressed like a Persian club owner guide me to the basement, I was mostly thinking, "Oh god, this is how I die, isn't it?" The process was super easy, almost too easy and up until I moved into the unit, I was half expecting the other shoe to drop. It didn't. Lo and behold, the unit was super cute, and even though it was in the basement, there were 6 large windows in a corner unit. All of the worries I had quickly melted away. The agent, Jean, was super friendly, the flickering lights were fixed quickly, and living next to a cemetery meant my neighbors were deadly quiet. Rent was exceptionally reasonable for the square footage and location (220 Allison), and the Thos D Walsh staff has been very quick to respond, cheerful and helpful. I had no issues with management who took an interest in my caring for the cat colony living behind the apartment. All work orders were met with quick service. The only complaints I have were more about the age of the building and fun idiosyncrasies that come from it. Their main website could also use a facelift, but the renters portal was separate and I had no issues using it to access rent/work orders/my lease information. Special shout out to Tom and Blake who I've had the most interactions with, especially Blake who is excellent at his job. Also, apologies to Jean who I thought was dressed like Magnum PI when we first met. I've since moved to my forever home but would recommend anyone looking at apartments to check them out. read more

Unresponsive and unreliable. I ran into problems with the leakages in the bathroom and faulty doorknobs. It took them weeks to send someone to look at it. When I sent complaint about neighbor's noises at night, no response either. This is not to mention the mold and cockroaches that I have experienced as other tenants also have reported this problem as well. I continue to pay rent on time but have been neglected by the management to make my living livable! read more

I've been renting a property from Thos. D. Walsh since December 2013 and have had a roof leak for 1 whole year now and they are not fixing it! I have left maintenance requests with no answer. I have been told since JUNE that they were contacting the home owner to get repair approval. It's now almost November, roof still leaks and still no response or repairs. My next step would be talking to the DC's Office of the Tenant Advocate and then a lawyer!! They are collecting my rent and not making any repairs!! read more

I rented a studio in a medium-sized apartment building in Petworth for 3 years. The building is older but was well-maintained, and the company has a simple web-portal for paying rent and requesting maintenance. Maintenance responses were usually prompt, especially for anything deemed an immediate issue. Cameras were put up after package theft issues. Rent was increased every year but not by a ton. Montly pest maintenance was available and proactively offered. The studio was very budget-friendly, especially for what you find in DC. The apartment building was no-frills (no concierge/gym/blah blah) but had everything you'd need e.g. laundry room, bike room, dumpsters out back. The fact there was a full, real, clawfoot tub and a giant closet in such a small studio apartment were unexpected perks. It was a great spot to live and the building got out of your way, and Thos D Walsh did the same - I never really had to contact them except for a few unusual situations which they responded to quite quickly. Otherwise I didn't have to think about the company at all, which is what you want from a landlord. read more

In early January 2013 I contacted an associate broker, Keith Carr, about a place in Foggy Bottom. After viewing the place and filling out a rental application, I received no response from Keith over the next several days - no follow-up to my emails about the processing time or a final result. Further, after checking my credit report, I found that my application was never processed. Thereby, I lost out on my $50 application fee. It takes time, energy and effort to visit and complete rental applications. I ended up with a great apartment in Old Town Alexandria, but I am disappointed with the poor lack of service. Bottom line: poor service overall service and lack of follow-up. read more

I truly cannot say enough terrible things about my rental experience with Thos D. Walsh... In the unit I rented on the corner of 15th & U Street in DC I dealt with cockroaches, mold, leaks, an ac unit that broke 7 or 8 times, and tenant on the first floor who turned the building into a glorified homeless shelter. The only positive thing I have to say is that they do respond to maintenance requests, but each is completed with spotty patch work that never resolves the problem, but covers it up long enough for them to get their next rent payment. I had maintenance providers tell me "Oh we told the management they needed to replace X or this problem will persist" and loe and behold, the problems always persisted. I have too many horrible experiences to recount, but one of the most concerning was when we caught a homeless person living in a small closet under our stairwell inside the building - mind you, he didn't break in, he was let into the building by another tenant. When we reported it to Thos they said "Oh yeah we've had this issue before...." Why a lock wasn't installed the first time around is the most textbook example of their negligence that I can provide. This incident combined with a log of dozens of other troubling and sometimes terrifying events at our building, I demanded that security cameras be installed. After harassing them for weeks and threatening legal action, they reluctantly installed cameras, but, surprise to no one, the cameras were simply a prop that didn't work. Packages were stolen repeatedly, one time a fire extinguisher was set off inside the building releasing toxic fumes, and every time we requested footage from those cameras so we could deal with the aftermath of said issues we were met with silence. No one at this management company actually works aside from Katrina who deals with the maintenance requests. Unless you're interested in renting, there is no one at the office to speak to and no one will respond to your messages. I moved out two months ago and I still haven't been able to reclaim all the money I am owed. I've called/emailed Keith (the Vice President) once or twice every week for past 8 weeks and every time he is conveniently on vacation or has "just stepped out" - oh and his cell phone? It goes straight to voicemail and the mailbox is full :) The "President", Dan Walsh? I'm not sure he even exists. Other than Katrina, this team could not be any less professional. Thos D. Walsh has no right to call themselves a management company because all their competent in is violating tenant rights. Save yourself the headache I've endured and stay as far away from Thos as you can. read more

This company is horrible. The apartments are in poor condition and fail to meet basic standards required by law in the District of Columbia. The property managers are indifferent at best. The failure to do basic repairs such as extermination, painting, fixing leaks, etc leads to unbearable conditions. The problems just build upon themselves until good paying tenants are forced to leave and only those who can't afford to stay. Staying put makes no sense at all because you can pay identical rent and get a luxury apartment with amenities. Zero stars. Don't do it. read more

This company is legit. I lived in one of their buildings for almost two years, and they were probably the best property management company I've ever dealt with. Maintenance requests were address promptly and professionally, and they definitely care about keeping their tenants happy. For example, Blake, the property manager, emailed me one day to let me know someone would be entering my apartment and that he let the guy know to be careful to not let my cats out - I really appreciated that. When I gave my notice that I was moving out, I asked if they would let me shorten my lease a bit (so it would be like a 3 week notice instead of a 30 day notice), just because I was trying to limit the overlap with my new lease ($$$$) and they said it was no problem. I highly recommend them, and HAVE recommended them to several friends looking for new apartments. And last but not least, their places are super affordable!!! read more

The management company is quick to respond to maintenance requests but that's about it. When it comes to money they're shifty and evasive. They throw unknown fees onto residents' payment portals without warning or justification, then refuse to remove the charges once cleared. No one ever answers the phone and their accountant line does not work. I was hoping to avoid writing a negative review, but it has now been two weeks since I first reached out to the management company asking about $600 they charged our house, with no response. We are looking to move out asap but they are ignoring our attempts to get in contact. I wish I had known what we were getting into signing on with Thos D Walsh. read more

Beware of renting an apartment/house through this management company. They repeatedly try to add fees to your monthly bill without telling you. On multiple occasions they added $250.00 snow removal charges for supposedly shoveling the sidewalk in front of my house. The charges were only removed after repeated arguments with their Chief Operating Officer (Blake). If you do run the risk of renting through this company, make sure you keep written records of all of your communications. They tried to argue that I hadn't given them 30-days notice before moving out despite the fact that I had sent them written notice twice and they just failed to respond to my emails. Thos. D. Walsh also frequently violates DC laws by refusing to return your security deposit within the mandatory amount of time. They ignore your emails when you try to check on the status of the deposit and the only way to get any amount of your deposit back is by getting legal counsel involved. Don't expect to get anything back for at least 3 months. read more

I have leased from Thos D Walsh for a year now working with Keith Carr and Freddie Bulger. Upon moving in, I was presented with what I needed to know for a smooth moving transition. We sold a property in DC over a year ago. Since then, we have not been able to get these fine folks to remove us from their email list. they also added us to the condo fee bill for the new owners, so that we now get any notices emailed to us. We have tried numerous times to get off the list, to no avail. We have tried the direct approach, humor and now finally sent an email informing them that we believe they are incompetent. That precipitated a response - a phone call in which they called my husband "an ass." If this is how they run their business, they deserve to go out of business. Plus, their practices obviously violate the FCRA since we don't own the property and should not be getting notices about anyone else's condo fees. read more

I am living in a property that they recently acquired and I must say they are doing a much better job than the previous managers. They are readily available when I call the office and respond to maintenance requests same day. I have never had to deal with them on the leasing end, but I would imagine the same staff handle that department as the company is small. They are always friendly and I have never had a problem with them directly and I can pay my rent online! So much more convenient. Happy customer. read more

I've lived in a Thomas D. Walsh managed property for about 4 years now and I can't tell you how much I love my apartment! It's in one of the best neighborhoods in the city(Historic Capitol Hill) and it's super spacious and affordable, almost freakishly so. The lovely people at the office have always been very responsive and maintenance is usually able to send someone out same day for any requests you might have. I'm moving to Brooklyn soon, but if I should EVER make my way back to DC, I will definitely rent another apt. through Walsh! Oh, and you can pay rent and submit maintenance requests online now! Our experience with this company has been just bizarre. We went to ab open house for a rental that they managed on a Saturday, submitted an application the same day, and then got a call from Keith Carr stating we were approved. Here's where the rank unprofessionalism starts to appear. We told him we wanted to have a more thorough walk through before we signed the lease. We had only had time to literally run through the house to check things out on the day of the open house. We couldn't do it that evening because Mr. Carr was going to a caps game. He didn't want to do it at 5:45 PM the next day because of traffic. We explained we could not meet earlier because we work during the day (you know, the while reason you approved our app?), but could meet later when traffic was not as bad. He said he would put a lockbox on the door on Wednesday so we could let ourselves in. Haven't heard from him since. We even tried calling the president of the company who told us that Mr. Carr was out of town but he'd get things straightened out. We haven't heard from him either. After a whole week wasted trying to move forward with this house, I'm starting to wonder if this company is the next generation of the old Nigerian housing scams you always see on Craigslist. They certainly don't seem to operate like a legitimate business. At any rate, I suppose we're lucky. If they're this bad before they even get the security deposit, I can imagine what kind of horror show is waiting for their actual tenants. read more

I have lived in a Thos D Walsh apartment for over a year and have been very happy with them. Thos D Walsh was the first property management company that I dealt with after moving out of a group house and they made everything super easy from signing the lease to answering questions and concerns, and handling maintenance issues. Thos D Walsh manages several apartment buildings in the NW area and compared to the competition, they are very affordable, clean, and well maintained. Blake from Thos D Walsh is friendly and quick to respond to questions and maintenance requests. Blake is very flexible and understanding of circumstances, so there shouldn't be any hesitation when communicating with him. When moving in, Blake was super hands-on with getting my apartment ready for my move-in and, as a result, my apartment was like new. I am happy to highly recommend Thos D Walsh and, particularly, Blake when looking for your next apartment. read more

Keith Carr is a business leader and real estate king of property management. The firm has been in business almost longer than any other of its type in DC, and it shows. I've had Blake Barber at Thos D Walsh as a landlord off-and-on for the past 6 years. His straighforward, sincere, and honest approach to property management, now finds a perfect match with his colleagues at TDW. I've lived in properties which changed management to TDW while I was living there, and the difference in quality of service was night-and-day. This is the first company where I've never felt like the "bad guy" for being a renter. Communicating about repairs, finances, moving in, and moving out has always been pleasant, respectful, and reasonable, and Blake especially encourages open communication. I'm currently in the process of leaving a high-rise "luxury" property to return to the superior service and value offered by TDW. I can't recommend them enough! read more

I would avoid doing any business with Thomas D Walsh Inc at all costs. Each property application completed requires a $40 fee, which would normally be understandable but this realtor will never have any intention from the beginning of giving you the property. Submitting a housing application before others means nothing, even when they tell customers otherwise so they can receive more money through application fees. Staff are extremely unpleasant and rude, and become extremely hostile when confronted about their poor business practices. read more

These are wonderful landlords. They really care. I met the owner myself. If something goes wrong they fix it the next day. These are actual, nice, human beings. The Chief Operating Officer, Blake Barber, is fantastic. Honestly, he is the best property management person I have ever dealt with. Most of the time if some little thing goes wrong he, himself, is there to see that it is taken care of. OMG, he really is the best. He doesn't mislead you, and he does his job impeccably. He treats everyone with respect and honesty. I don't know of a single tenant here who feels differently. He just has a great attitude. Moreover, I just love where I Iive. (Allison St NW). I lived in a house managed by Thos D Walsh's leasing company for a little over a year, that had previous tenants going in and out on month-to-month leases covering 6 spots for about a decade. The house was old and had numerous problems when I moved in (leaking bath tub, bedroom windows that wouldn't open/shut/fell in on my bed and broke my plant pots multiple times in the winter), and there were different interpretations about what the lease covered (e.g. AC units v. filters, pets allowed by the landlord by certain stipulations, and most of all what was the landlord/leasing company's/tenants responsibilities when it came to rats in the basement - a unit where we had a tenant). I found it challenging to have a 19 page lease (that was so-so written) and having to do more than bills online (e.g. I get that most of the management notices were desired in writing, but it was nearly impossible to get them on the phone/meet in person unless it was an emergency - e.g. a flood we had in the basement one night, or per chance I was home one day when they did a last minute/surprise visit with the landlord). If the fix was small and easy, they were right on top of it. But if it was anything that cost any real money, let's just say more than one handyman they sent over said they didn't want to keep working for them b/c it made the name on their work look bad (e.g. Band-aid jobs). A repeat-offender rat problem in the basement is what finally made us all move out, and the last frustration was working out the security deposit. At the end of the 6 week expiration time for when we were legally owed our security deposits, they gave themselves an (illegal) extension of a month to work out the numbers on a few items. We had to politely hound them for another 6 weeks around the holidays to find out our contact stopped working there during that time, and when they tried to short change us we had to get legal council on how to get us the legal money owed us. Only when that was threatened did they comply. Overall I'm sad to say I found this company (not every worker, but as a unit) to be impersonal, "money-pinchers" who don't treat their tenants with any real curtousey. I've heard similar stories from friends in other parts of DC who have rented from them in other houses. I would not recommend working with them unless you had no other choice. read more

I am extremely disappointed in Thos D Walsh's communication with us as prospective tenants. We viewed an apartment and Keith Carr told us that the application fee is non-refundable so if we were interested in applying we could check in with them first if wanted. We did exactly that and had no response after reaching out twice, so we decided to proceed with the application in hopes of not loosing out on a great place (we should've taken that as a red flag) After we submitted our application we reached out to Keith a couple days later for a timeline of when we could expect a response. He said he would check with the office and have an answer for me by the end of the day. 2 days later I still had no response... I followed up one final time and again absolutely no recognition. My boyfriend was able to get ahold of Keith eventually and was told that instead the downstairs unit would be available bc the current tenants wanted to move to the upstairs one. We said we were still interested even if downstairs and Keith said he'd have a timeline for us the following week of when it would be ready--yet he is again nonresponsive. It's now been a total of a month in this saga and we feel like we've just been strung along and are just out the $100 we paid to apply. It would've been nice if they were just straight forward and communicated with us what was going on. I know the previous comments are good from current tenants but from our experience with Thos D Walsh and their communication with prospective tenants, I never would've guessed they would be a good property management company and I would not recommend them to anyone I know. And just to reaffirm how horrible our experience was with Thos D Walsh, we applied to a different house with a different company today and have already heard back from them about our application--in less than a day! That is how it should be and Thos D Walsh should take note of that. read more

Knowledgeable, Helpful, Trustworthy, Resourceful, Professional, Honest, Patient, Expert in home buying and selling, Easy to work with, Friendly, Accessible. While I have (or thought I have) a strong grasp of the home buying process, as a first time home buyer there were clearly things that I did not think of throughout the entire process of finding a home and executing the purchase. I have dealt with many realtors in the past, and none have come close to matching the expertise and client care that I received with Keith. He thinks of everything so you don't have to! The first thing I noticed when I met Keith is his honesty, integrity, and expertise. It was clear he "had my back" through the process and would advise against making a purchase on a home that he felt was over valued or flawed. He made sure to point out all of the things we need to think about when looking at a home. Not only can he walk through a home and let you know if it is structurally sound and if the appliances are in good shape, he has an extreme in-depth knowledge of the different neighborhoods in the DC metro area. He can tell you if a home is likely to increase/decrease in value, and at what rate. He can offer help in deciding if a home will need renovations and how much it will cost. It seems he can recommend a service provider to complete any project in a house from fixing the AC to building an addition. So far, all of his recommendations have been of the highest quality and very affordable. Although we were already thrilled with Keith's service, he never seized to amaze us. He helped us get our "dream house" at well below asking. He never once pushed us and wanted to make sure we were happy throughout the whole process. There is no "BS" with Keith. He knows exactly what he is doing and how do it, and is very patient to explain anything and everything in detail. I would highly recommend using Keith to anyone looking for a house to rent, buy, or sell. Keith provides a level of client service that you rarely see in today's world. Truthfully, I wouldn't feel comfortable having anyone else represent me. read more
