The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

If you do, make…read moresure that your future apartment is in excellent shape. any maintenance requests you make will be punted down the line and sat upon until the owner okays the expense. I'm a current renter and I've had to make upward of 60 maintenance requests in 8 months living here. The very worst has been the lack of heat, lack of hot water, lack of a draining tub and most of all, not being able to take a shower for days and weeks at a time. Such issues as a non-draining bathtub, no heat, no hot water, a broken A/C and heat wall unit, non-functional fire and CO2 alarms, broken blinds, a broken window, a bathtub full of frozen water, a frozen bathroom have all been a part of my brief stay in this place. None of these maintenance requests were addressed in a timely manner. It is, indeed, very hard to get in touch with an actual person at Nest. You, the lowly renter, communicate through the website. it's like trying to call your bank or Amazon. Sub-optimal apartment management is what Nest brings.

Even one star is too good for EJF. My co-op hired a management company that immediately made the…read morecomplex go downhill. Within a year, we went from being profitable to being a distressed property. After we got rid of them, I thought anyone would be several steps up, but EJF proved me very wrong. They are several flights down into the abyss. Despite co-op members' constant, valid complaints and efforts to rid ourselves of this plague, our board seems to be under their spell, as they were with the other mismanagement company. EJF has different outfits within their company that don't communicate. You never know if you're calling the right people to handle the problems they foist on you. Their customer support is outsourced overseas and has no idea of the needs of our community. You're likely to get several wrong answers before you find someone that has a clue about your problem. Also, by the time they nickel and dime the co-op for every little thing, we could have hired a company that provided full service for far less. Despite their inability to handle the complexities of our co-op, my biggest problem with EJF is the fact that they try to exploit the vulnerabilities of artificially distressed properties they manage. When a management company tries to buy the property they mismanage, that's a conflict of interest. Full stop. End of argument. Steer clear. Don't let your co-op, condo or HOA get caught up in this racket. Board members of four other complexes they manage in my area have related horror stories of their dealings with EJF and the difficulty members faced getting their boards to terminate them.

11 October 2024 - I hope the company responds so I can revise this review in the future…read more My relationship with Gordon James *was* great for 12 years! As soon as I planned to sell my investment property and was no longer a revenue source for them, the support and willingness to engage with me disappeared. This has created numerous headaches as I plan to sell my rental property. 1) The company accepted a tenant-cleaned property, but still told me they would be charging the tenant for a move-out cleaning. When the tenant complained about the withheld deposit - the company refuses to acknowledge that they told me *in writing* that the $690 cleaning would be charged to the deposit. Now I owe the tenant another $690. 2) The company mailed the keys and garage door openers to my realtor. The package is lost and was not insured by the company. Now they simply suggest filing a "missing package" request and are not willing to accept responsibility for replacing the items that I entrusted to them. 3) Besides from one phone call, all communication is over email, which is creating delays in resolving these issues, leading the former tenant to threaten legal action against me. The company is not taking ownership of any of the issues that were caused by their miscommunication or negligence. Be careful!

We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

They built our condo. Not bad. But they didn't connect some underground pipes to the water or sewer…read moresystem. They left exposed pipes under our home, so our bathtub downstairs flooded the crawl space. They seem to have denied responsibility and have continued to ignore requests to repair these pipes and the related damage. Their contractors almost always flake or are late when they even bother to agree to show up. Then, when they arrive, they demur and pretend not to realize the plain issues they see. They're also quite rude. They left a Washington Gas account open at our new address for more than a year and repeatedly refused to call Washington Gas to cancel it. So, my wife had to do it for them instead. All the while, the people in the M Squared offices dismissively claimed they had nothing to do with it. In closing, condo builders like M Squared are a dime a dozen. And other ones might not do shoddy work and treat you poorly. So take a chance with one of them instead.

I know the rental market may be competitive but be seriously warned renting through M squared…read more Usually I give at least a 2 star review but with them trying to screw us over at every turn, it had to be a 1 star. Starting off the list: 1) They allowed our AC/Heat to stay broken in the dead of summer for 5 months. The only reason they fixed it was because we said we were moving out. They said it was our fault, that we didn't change the filters, but we had proof that they were changed. And the technician told them explicitly to replace the blower the first time he came to fix the AC. Luckily we left before it got too cold. 2) The paint they used on the walls was very cheap and cracked very easily. Leading to them taking a large chunk out of our security deposit because they had to double paint. Apparently $3300 is how much it costs to paint 1 floor of a house with cheap paint. 3) They raised our rent $300 at the start of the pandemic before it became illegal. $200 extra for month to month and $100 for an annual rent raise. 4) They offered us the parking space in the back but then took it out from under us to sell the downstairs unit. 5) The house had mice when we first moved in. 3 of them within a month span before we finally found and patched up the hole. But I will say this is common with DC houses so not their fault. Unfortunately they let landlords walk all over their renters and refuse to fix problems. Especially in old houses that are bound to have issues. They use the fact that renters don't want the expenditure of taking action in court so they make every excuse to squeeze you. Absolutely the worst experience we've had renting in the 10 years we've been renting apartments/houses.
