Even one star is too good for EJF. My co-op hired a management company that immediately made the complex go downhill. Within a year, we went from being profitable to being a distressed property. After we got rid of them, I thought anyone would be several steps up, but EJF proved me very wrong. They are several flights down into the abyss. Despite co-op members' constant, valid complaints and efforts to rid ourselves of this plague, our board seems to be under their spell, as they were with the other mismanagement company. EJF has different outfits within their company that don't communicate. You never know if you're calling the right people to handle the problems they foist on you. Their customer support is outsourced overseas and has no idea of the needs of our community. You're likely to get several wrong answers before you find someone that has a clue about your problem. Also, by the time they nickel and dime the co-op for every little thing, we could have hired a company that provided full service for far less. Despite their inability to handle the complexities of our co-op, my biggest problem with EJF is the fact that they try to exploit the vulnerabilities of artificially distressed properties they manage. When a management company tries to buy the property they mismanage, that's a conflict of interest. Full stop. End of argument. Steer clear. Don't let your co-op, condo or HOA get caught up in this racket. The entrance to our units have not been looked after for years. The landscapers come and go, and they don't do anything for us.. around the corner they're fine. This company continues to neglect our entrance because it's not on their inventory for whatever reason. The landscaping is just one of the items on a litany of issues where they give us unequal treatment for the money that we pay for condo fees. Additionally, most of the reviews on Google after doing an analysis show that they are solicited by a third-party company, and essentially are fake reviews. how else do you get 2700 "5 star" reviews? This is why they're such a discrepancy of reviews on yelp and Google. Doesn't take a genius to figure out that this is all. everyone knows you're using AI to to fake your profile. read more

Avoid This Company at All Costs - Pre*at*ry, Incompetent, and Unprofessional EJF is, without question, the worst condominium management company I have ever encountered. I say this as someone with direct experience: I am a former condominium property manager and the current Board President of a 36-unit association in Washington, DC. Unauthorized $12,000 Plumbing Expense (No Board Approval) Our association experienced intermittent drain backups affecting only a few lines. We asked EJF to obtain a quote. Historically, snaking a few lines had cost our association around $3,000 with other plumbing vendors. Without a full Board vote--and based solely on an email exchange with the Treasurer--EJF proceeded with work that ultimately resulted in a $12,000 charge, representing nearly 10% of our entire annual operating budget. This expense was completely unbudgeted and never approved by the Board. When questioned, EJF claimed the Treasurer "approved" the invoice after it was sent. Even if true, no single officer has the authority to approve an expense of that magnitude, particularly for a small association. Worse, EJF failed to disclose in advance that they planned to snake 27 lines, vastly exceeding the scope of what was discussed. Had we known the true cost beforehand, the Board would have: Required camera inspections Asked which lines were actually failing Evaluated phasing the work over multiple years Sought competitive bids We were denied that opportunity because EJF rushed the work through once they realized it was a $12,000 in-house job. Two Years Later: Same Problems, Worse Outcome We are now managed by a different company and continue to experience serious drain issues. A licensed plumber has since confirmed that a main kitchen line is severely clogged with grease--to the point that the concrete floor must now be excavated to access and replace the pipe. Had EJF conducted proper camera inspections (which they never documented or shared), this issue would have been identified years ago and planned for. Instead, the association was left completely in the dark--and is now paying significantly more due to EJF's incompetence. Assessment & Par Value Errors EJF also miscalculated assessments and par values, errors I personally had to correct. Unfortunately, by the time I identified the mistakes, EJF had already sent incorrect dues notices to owners. The Board was forced to: Hold an additional Board meeting Reissue corrected communications Spend additional association funds on a second mailing These were basic errors that should never occur at a professional management company. Consideration of Legal Action Given the financial impact and governance failures, the Board seriously considered pursuing legal action against EJF. However, due to the company's size and the association's limited resources, we ultimately determined that litigation would not be in the best interest of the association or its owners. Bottom Line EJF operates in a predatory, opaque, and unprofessional manner. They failed at basic governance, financial controls, transparency, and technical competence. Their actions cost our association tens of thousands of dollars and left us with unresolved infrastructure problems. Just another update on EJF. Do not buy or rent in a building they manage. If you are a building board, don't even consider them. Literally the worst management company I have ever encountered - the building boilers went out so no heat. Within a few hours they got them fixed but out heat never came on. It was freezing last night. Heat is still not working. Emailed them - no response. Called the number I had and tech says it is your problem, call an HVAC repair. I ask how that is possible since the reason my heat is not working is because the building boilers went out. He hung up. I follow up - the service company calls back and says we can come but we need authorization for overtime. I emailed at 2 - it is now 5:33 pm and it's already super cold and they have still not authorized a tech. It's going to be in the 20s tonight! I tried to get someone private to come out and fix it but guess what - they can't come out unless ejf lets them in. read more

These guys manage our condo building. They announced to us at 2:15 pm that they were scheduling a non-emergency water shutoff from 5:00 pm to 7:00 pm. When the water was still off at 9:00 pm they said it would be another half hour. And another half hour. And another half hour. At 1:30 am the EJF technician (possibly a licensed plumber?) told us they need a part and would order it from the store at 5:30 am when it opens and have the water repaired by 7:00 am. I'm not really holding my breath. I'm not sure if the technician is incompetent or if the job really was more complicated than appeared initially, but the two major sins her were shutting a whole building's water off on two hours forty-five minutes of notice and then doing so in the evening when everyone would be at home. This could have easily been scheduled for another day at a more convenient time. I'm not sure what they're thinking over there. It was scheduled for the perfect time to not give people a chance to maybe fill containers with water or something before they got home from work. And if they hadn't continually lied or miscalculated I could have just gotten a hotel room for the shower and bathroom. Unfortunately now I'm out of luck. read more

EJF took over management of my community's HOA after my property was listed for sale, but before closing. When the buyer's closing attorney also paid May HOA fees which had already been paid by me, I was due a refund of the duplicate payment. As of today, this process has taken over a month, more than a dozen phone calls, emails, and messages to EJF, a few more to the closing attorneys, but EJF has yet to issue a refund. Each time I contact EJF, there's a new reason the refund hasn't been or can't be issued. I'm left with the impression they will do anything to delay returning money which is legitimately owed to another party. So glad I sold this unit and won't have to deal with EJF going forward. I've notified the 1800 JPA HOA President suggesting she keep an eye on things to see if my experience with EJF and that of numerous online reviewers proves true in Charlottesville. Based on my interactions and online reviews by others, I'd certainly make an effort to avoid living in a community managed by EJF. Do not use this company if you don't have to. They didn't pay our trash bill for over 2 months and our trash started to pile up in the neighbor hood. The property manager was no where to be found when I called to speak with her. When I finally did speak with someone they said she wasn't in the office for the day, all while our trash bill not being taken care of. If I could give negative stars, I would. EJF is easily the most manipulative property management company in D.C. Any time we submit a maintenance request (twice for clogged drains), we are threatened with a charge if they determine the problem is our fault. Of course, they have every financial incentive to claim it is our fault. Each time, my roommate and I waste our time and energy going through a song-and-dance to tell them we won't pay for any charges associated with routine maintenance of our unit, which we take excellent care of. The threats are empty if you have the time and energy to tell them No. If not, they'll charge you whatever they want. This last time, it was $275 for them to unclog our bathroom sink, which had hair in it. Why would there be hair in a bathroom sink??? They are very biased, and it was pure harassment, whatever I tell them they say no. It is not fair that I had to pay them extra fees, interests and penalties because of their miscalculations and negligence. Every time they give me a different amount, and send very confusing bills and statements to make me confused and to hide their stealing and their adding extra charges. I live in a property that EJF "manages." However, they do so poorly. I've reported multiple packages stolen from within the lobby of the building, and EJF hasn't taken any action to prevent future repeat occurrences. They haven't alerted any residents, posted signage within the building, or even bothered to answer multiple emails from my landlord or me when we've requested their help. EJF did obtain and share with me security footage from the building's camera, which shows someone within the building taking one of my packages. The individual is all suited and hooded up before 6am one day. The person appears to live in the building, given that he or she did not enter from the door in this screenshot. Sending this footage was helpful, but at the same time, it's creepy to think this person is likely a fellow resident. The worst part is that EJF doesn't care to address this in any way and let other tenants know to be on the lookout. So I guess I'll just wait for my next package to be stolen by a neighbor again since there's no form of recourse here with this negligent property management company. read more

They are lying, putting fines on my property so they can put a lien on it. I have been sending pictures of my property for almost a year now for them to remove the violation and fines. Nothing happened. I sent pictures to the lawyer that represents them. The list can go on. The whole board is involved and I don't know what to think of this. Zero would be my preferred rating! They added a service charge for tenants and things degraded. The staff has NO SENSE of cooperation with tenants. Messages are sent setting, without prior consultation, date and time for an inspection. The message comes with e specific block from replying. All too often their "staff" fails to appear on time or just no show with no notice. Many of the technicians who come cannot or are poor ta communicating. When contact is made with the OFFICE STAFF, their pattern strongly indicates that either they do not care or they do not read. Multiple emails to them are required BEFORE they get any idea of what is being requested or objected to. The online system is confusing at best or intentionally poor. Their advertisements indicate that their team is well regarded by the public, No way that such self-praise is justified. No owner who is thinking of placing their property with EJF should believe any of their promises. read more

Very unprofessional and greedy company. They don't care of your needs, all they care is how to still your money. I called them in December with a simple question on how to turn on heat in my unit. I just moved in my condo at that time. Instead of providing me with instructions, or forwarding my question to the building board, they sent a professional plumbing company, who is working with corporate clients only. I had no idea about this. The person came, looked at my radiators, pointed at the main valve, which needed to be turned on, did nothing to open it and left. I was able to open that valve myself after he left. Later EJF charged me for this visit $570. I was told by the board, who refused to pay the bill, that this is a fare decision, and this is how much this plumber charges. I called the other plumber, who works with individual customers myself and was told that first review visit will cost me $49. EJF managers don't want to explain why they sent the expansive corporate plumbing service to me. I asked for a meeting with upper management, but they refused to meet with me. They said that this should be solved between the building board and me. The building board doesn't want to pay for this, because the issue was in my unit. I tried to explain that I didn't request the plumber and there were no work done in my unit, but nobody cares about this. Nobody cares that this is not fare to me at all. They just want me to pay. EJF keeps asking me to pay the bill and threatens me with possibility of foreclosure. They don't want to hear my points. I am not sure what to do now. I explained this many times, but nobody wants to hear me. If somebody has similar experience, or knows a good layer, can you please share with me? Any help is appreciated. read more

Terribly incompetent staff. My roommates and I have had a broken washing machine for two months because EJF has not been organized, responsive or competent enough to fix it. In the last ten days alone, we have called and emailed five times - with only one response from a person telling us she "would follow up with the vendor" about backordered washing machines. This was after three technicians were dispatched, both from EJF and their vendor, to look at the washing machine. The vendor technician did not even show up. When we finally had a replacement washing machine, we had to start the process all over again because no one from EJF thought to measure the dimensions of the space for the washing machine, or ask us to send the dimensions. When you follow up with EJF, they do nothing besides hit you with platitudes about "we are so sorry for this inconvenience" and "this is certainly not the experience we want you to have." EJF does not fulfill its legal obligations to tenants, so best to avoid. read more

Let's start with we moved to EJF from another management company for our condominium. At the beginning, they were very enthusiastic, but after 30 to 45 days things start to take a turn there seem to be some kind of schemes on the side when it came to their property management, trying to force us into different kinds of agreements. When they realize what that person was doing, they changed us on to another person apologized. Gave us the full disclosure about how they're going to be better and from there it did not get any better at all. They're very non-responsive you can't get questions answered they pair with companies they try to gouge you and then stand behind the companies. They tried to gouge you when we finally decided to cut ties with EJF. The transition has been less than favorable. They have decided to not give all of the information that was needed for the transition. They decided to stop paying the bills with our money and they have still yet to turn over all the money out of our accounts at this point, we have to pull our attorney in to solve this I suggest You look for some other management company. read more

Talk about the absolute worst property managers in DC. If I could give ZERO stars I would. I have a long list of complaints but will share the most recent. I am a condo owner at 2130 N street. My long term tenant called me yesterday to say that none of the washers and dryers worked (this is the second time in two months this happened). 36 hours later after three emails and two phone calls I finally received and email saying 'we are out of office - we leave at 2 pm on Friday (how nice) and they will fix this on Tuesday". Amazing that I spend over 500 a month HOA fees and these folks can't bother to take a simple action before a three day weekend to fix something. Sarah Keller is the supposed property manager but is never to be found to deal with anything. Apparently they enter tickets in systems that that 36 hours to be placed and meantime no one actually takes meaningful action to actually get a job done. Like people - pick up the damn phone and call the repair person! No one calls you back ever, and unless the damn place is on fire the property manager collects her salary, leaves at 2 on Friday and has a free apartment to live in without ever repainting to owners and tenants concerns. Last week the garage door was broken for 25 hours and no one repaired it - leaving it wide open to the street for anyone to walk in. Please, save yourself the misery of renting with EJF. The property has so much wrong with it, including rodents living in our kitchen and basement ceiling. While they fixed things in a timely manner and the contractors were very kind, it is obvious they do not thoroughly inspect properties regularly to ensure they are in safe and decent condition. We didn't even have working smoke detectors, which EJF was aware of but didn't bother fixing. Nearly every person (Vincent, Cathy Sanico, Jazmin) who I have communicated with at EJF has been unhelpful and unable to answer basic questions, instead deflecting to another person who also has no answers. We almost always had to email someone 3-4 times to get a response. Marco was always kind, responsive, and tried to be helpful, but wasn't able to answer a lot of our questions because it wasn't his job (understandable) I moved into an existing lease as a new room mate in January 2019 and then completed a change of occupancy in September 2019 with new room mates. Tenants far before any of us ever lived there left trash and moldy, rat infested items in our garage (picture attached). When we asked EJF if we could compare pictures to figure out what was there before, we found out that they had absolutely no record of our property- no pictures, records of inspections, or even a simple move out sheet. The house was built in 1920's, so of course it needs repairs, but EJF has no record of what was there before versus what damage we may have caused. We have been great tenants- paying rent on time, letting them know of repairs as they pop up, keeping the house as clean as possible, and even doing our own improvements including a deep clean of the garage and patio. Towards the end of our lease, there was a constant stream of contractors in and out. They didn't even really do any work, EJF just wanted estimates of repairs. This was during the pandemic, so while we tried to be understanding it was discomforting to have so many people in and out. They very often would show up without prior notice or hours late. I feel bad for the property owner because I'm sure she is paying a hefty price to have EJF totally mismanage her property. I am so disappointed with my experience with EJF and the many hours of frustration it has caused myself and my room mates. Nothing is ever easy when EJF is the property management company for your condo association. Simple tasks like getting a copy of the front door key, collecting move-in fees, or getting vendor quotes become endless ordeals that require you to have to call and email repeatedly for months. Multiple projects at our building were delayed for months and years because of EJF's terrible management. As a board officer, I often had to do EJF's job for them, hunting down vendor's contact information, getting my own quotes, and overseeing work myself. If EJF makes a mistake, it's nearly impossible to get it fixed. EJF charged our building for fraudulent invoices for work never completed and then ignored me for over a year as I asked again and again and again to get it refunded. This summer, one of our service maintenance vendors knocked on doors in the building until they found a board member and informed us that EJF wouldn't respond to them. EJF had been ignoring their messages for months about dangerous conditions with our furnace that required repairs before the heat could be turned on again in fall. I asked EJF to please get in contact with this vendor (who was DESPERATE to speak to them) and get a quote for the repair. It took multiple emails over six weeks asking again and again and again if EJF had talked to this vendor before they finally did so. Their document management is also non-existent as they consistently fail to keep copies of important documents like service contracts with vendors. Their board portal is a joke as they fail to ever upload important files like tax returns. If you have to ask them for these missing documents, they will ignore you or claim they don't have it. My building has now switched to a new management company. Predictably, EJF made this experience a frustrating nightmare with their inability to communicate about or prepare for the transition in advance. Despite 60-days notice and repeated requests by me for missing documents, they created a crisis situation at the end when the new management company could not open a bank account from us because EJF was being uncooperative. I will never get back the hundreds of volunteer hours I spent over the years pleading with EJF to do their job or outright doing their job for them. If you are a condo board looking for a property management company, avoid EJF at all costs, they will cost you time and money and aggravation. read more

As a longtime renter, I feel completely justified in saying that EJF is by far the worst company I've ever dealt with from a property management perspective. It took them two months to replace an oven that failed to work. It took them 3 months to look into an insect infestation caused by a leak in the unit. Then an extra six months to repair the damage. I had to call 911 to get anyone to deal with a flooding issue that nearly damaged the unit. And now, as I'm finally moving out, they have moved the goal post multiple times in an overly bureaucratic process to get a security deposit back -- which I see as a clear attempt to hold on to the cash as long as possible. I've always paid my rent early and never missed a payment. This is an unprofessional outfit that has poorly served me as a renter and poorly served the owners of the unit. I woke up one morning to find no water in my unit. I called the EJF emergency maintenance line, and the woman who answered was very upset that she was being bothered. I told her about the water, and she said that the city was doing work and that we would be without water for 24 hours. I asked how come nobody bothered to tell us. She got very indignant and asked me if I wanted to file a complaint. I said I was just asking a simple question, and she replied, "What exactly do you want me to do about it?" That was my first interaction with EJF, and set the tone for every interaction I ever had with EJF. Packages repeatedly stolen from the lobby? Zero response from EJF. Maintenance requests? They usually forgot about the request, and nobody had any idea what I was talking about when I'd try and follow up, and I'd be sent to multiple different people in their office before anyone could figure anything out. When I moved out, I was told to drop my keys off in a box outside their office door. I did that. When I got there, someone from inside their office yelled asking what I was doing there. I explained I was dropping my keys off as I was told. He said nothing. I separately inquired about how long it would take to get my deposit back. Mind you, there was no damage, and I cleaned my apartment before I left. I was told that I would get it at the end of the 45 period DC permits. Day 45 hits, no deposit. I called EJF, and they said that it was in the mail. A few days later I got a letter in the mail from EJF saying that due to extensive damage to my property, they were withholding my entire deposit and would contact me later about additional charges. I've never had this happen before, so I immediately called EJF. They told me that it was a mix up, and that the property owner authorized them to give me my entire deposit back. I asked when the check was coming, and they said it was already in the mail. Days later, still no check in the mail. I called again, and the guy admitted that they didn't know what bank account my deposit was in, and that they were looking for it. Days later I followed up again, and they told me they found it, and that my check was in the mail. Again, I did not get it in the mail. Each time I called, they told me my check was in the mail. Nearly 3 months after I moved out, double the amount of time permitted by DC law, I contacted the DC Office of the Tenant Advocate who advised me to email EJF letting them know that I was already in contact with their office about my deposit check. EJF replied immediately saying that they put the check in the mail weeks ago, and they didn't know what was going on. I finally got my check in the mail a few days later. The check was dated the day I emailed them about the DC Office of the Tenant Advocate. They gave me my full deposit, as authorized. However, they didn't give me interest on the account, as required by law. Fed up with their lies, I didn't want to bother and have another months long fight with them about it. Funny enough, I've talked to other people who rented EJF properties, and they all had the same experience. I will never rent another EJF property again, and I will continue to warn people away from using them, including property owners. read more

I am a little nervous. In April 2023 our HOA switched from another company to EJF. Despite paying my HOA fee directly to them via my bank, I have received several emails and even snail mail saying I am delinquent and headed to collections. I emailed and called. They seem a little confused. The emails I have received back have been jibberish. When I called a guy on the phone the other day he was pleasant and told me to ignore the emails and then asked me to go and leave them a good review. LOL! That is what sent me to YELP. All of these negative reviews are quite scary. I hope the service gets better and not worse. read more

This review is for one of EJF's property managers, Jamie Glassman. He has been responsive, professional, and knowledgeable during all of my interactions with him. I am so sad to see him leave when our building transitions to new management in 2022. In early 2020, Jamie worked swiftly to trouble shoot a bathtub faucet issue  on a high floor unit that resulted in a leakage and drywall damage impacting several units below it. He coordinated repairs to my unit within the following week. More recently, in mid-November 2021 my unit sustained considerable water damage to the ceiling, air vent, and side wall due to the resident in the unit directly above mine leaving the faucet on. As the damage worsened by the minute, I called Jamie who was driving, yet he still calmly talked through the issue with me. Once he reached his destination, he got me in touch with the resident above my unit and provided me contact information for several reputable plumbers. Jamie has been patient and resourceful as I've navigated a complicated insurance claims process. He has answered my phone calls, explained the bylaws and other relevant policies, connected me to the master insurance agent, and facilitated an estimate for damage repairs. Jamie's customer service, knowledge, and, positive attitude are a true asset to EJF and they should be proud to have him on staff! read more
